Upon arrival we were shocked to discover 3 of the 4 beds were dirty. Luckily housekeeping brought clean sheets right away. The king size bed in the master makes a terrible clanking sound with the slightest move and the mattress sags in the middle. Kitchen faucet needs to be replaced because it won’t stop leaking. Rooms are larger than they appear in the photos so that was a plus. Nice cozy living area that had plenty of room for 4 adults and 2 teens. The location is wonderful with 30 second walk to beach and the property is quite. The townhome has great potential if some updates were made.

The location of the property was perfect! Short 100’ walk down the boardwalk to the beach. The house was nice and had plenty of dishes and utensils for any meal that was cooked. The only issue was the two upstairs bathtubs wouldn’t drain, so our family of 7 had to all shower in the downstairs shower.

It was clean and the entire complex was well maintained. The only downside was parking. There is tandem parking in the garage and apparently only one designated space outside. Don't bother trying to park anything larger than a medium sized SUV in the garage. Because of the location of this unit there was no room to make the turn. Some of our family had to park outside the complex. Very inconvenient! Must be very trying during the busy season. That aside, our stay was wonderful with beautiful views of the beach. Definitely would recommend this property to anyone interested in a family friendly vacation.

There was a nice pool and tennis court for days the surf was too high to go into the Gulf. I would definitely rent in this location again.

This particular unit could use some work. The faucets all dripped. A lot of the furniture was broken. The refrigerator drawers were broken and one shelf was missing. The umbrella on the deck table was stuck halfway up. There were no curtains or blinds in one bathroom window that was directly in view of the property across the street.

The management company was great. The late check-in process was as easy as could be. Everyone I dealt with was helpful and polite. They even called us when the cleaners found one of my son's shirts in the laundry and asked if we'd like them to send it to us.

Next time, I'll look for a different unit in this same complex. If I can't find a unit here or at an equally good location, I'll stay in this unit again. And if they fixed all these small issues, I'd save myself the trouble of shopping around and go straight back to this unit every year because the location is amazing.

The teens in our group enjoyed the short trolley ride to Pensacola Beach central hub activities. The deck and kitchen were nice and there was plenty of room for 10. I realize sand is a given on a beach vacation but I feel like the cleaning staff forgot to vacuum and check this before we arrived. I gave it a 4/5 only because there was sand on all floors in bathrooms, bedrooms, and living area and also on furniture. Reviewer Comments: Been going to Portside Villas for 40 years. Still a great spot, not crowded and easy access to beach, Fort Pickens and shopping/restaurants. This unit was okay. Well equipped with kitchen supplies but furnishings a bit dated, very small tv is living room, 20+ year old box tv in master bath, etc. The dryer did not work well (required multiple cycles to dry cloths. Seemed like the only unit that did not have a wood deck next to garage making clean up difficult and hard to avoid tracking sand into the condo. I highly recommend Portside Villas, but would probably seek out a different unit next time.

Very private, little to no interaction with other guests, very easy to maintain social distance. Beautiful view, close access to pool and everything else Pensacola Beach has to offer !
