Check in was a bit difficult as it was on Sunday, no one there and needed a code that wasn’t working. But the nice guy at the snack bar got it figured out for me and I was able to sit by the pool while waiting. The views from the sea view rooms are unbelievable and the pool is fantastic! I highly recommend the stay, just make sure to get checkin instructions. Beautiful place!

Great view from balcony
Location ok- but no shops or restaurants around at all.
Poor communication- we arrived late at night by car, no access code provided and one of the guests who spoke french helped us to get the keys to the apartnent.
The apartment was not big enough for 2 people let alone 5.
The bunk beds are literally in the hallway, no space to turn around, no space for clothes.
Very poor hygiene
Pool was good but you have to pay daily
The beach is close down steep steps.
No toilets in the complex, you can only use apartment toilet.
Reception staff very very poor attitude not helpful at all.

Ideal place - easy walk for the beach and the town, would highly recommend. It's not posh, it's not modern, but it's safe, with friendly staff, and a bargain in such an expensive area.
If you're looking for a romantic hotel experience, this isn't for you, but if you're a family, or a group of friends needing a good base - this is for you.

Don't go in thinking of this as a hotel - it's more like a super-tiny apartment. The rooms are tiny (had to leave the bedroom to have room to get dressed). You can't easily walk anywhere in town (it's on a walled-in road with no sidewalks), which is a particular problem because you'll need to provide your own groceries. On the up side, you can walk down to the beach and there's a beautiful view from the pool area. If you're on a super-tight budget (and have a car!), this is worth it. We left after the first day because we didn't want to spend our whole vacation tripping over each other and worrying about taxis.

As long as you know that (i) you have to Make your own bed (II) clean kitchen area before you leave and (iii) take out the garbage, this no frills hotels/residence is great for families with access to a nice pool and a beach with no waves and some sand. You will need a car as there’s no supermarket close by and the studios are really small, don’t plan to cook anything but the very basics. Despite all of this is was the best value for my family with a 2 year old while we were visiting Nice, Eze and Monaco.

Room could have been cleaner; a vent in the bathroom would be better; apartment is much smaller than it appears in the pictures; beds are also very small; mattresses are not that comfortable.
Most importantly, they should improve their communication with their vendors like hotels.com, etc. as the reception desk is open certain number of hours. I checked in late and then I called hotels.com to connect with them; however, neither hotels.com nor I was able to connect with them. at the number they provided to hotels.com. This caused a serious issue and should not be taken lightly

Horrible hotell! Horrible service!
Had booked a room for 3 nights (pre-paid) and got to the hotel late so the reception was closed. Walked in the dark and found our entrance to our apartment and went inside. Instantly smelled that it was mouldy and damp in the apartment, but after travelling all day we went right to bed. Didnt get no good sleep because we couldn`t breathe properly so the following morning I checked the windows and the edges was covered in black mould/fungus! Went right to the receptionist and explained that they can`t let ANYBODY sleep in those conditions and asked if we could get a different room. The answer was NO! because they were fully booked. Asked for a refund for the 2 remaining nights because it was a health risk to stay another minute in that apartment. They said NO refund and we could leave the key in the reception when we left. We packed our bags and left at once and found us a new hotel with friendly, serviceminded staff.

May not be the best apartments you’ll stay in, but given the location, the easy free parking, and the relaxed atmosphere I’d happily stay here again. Good aircon, poor internet. A little aged.

It’s just 5 minutes walk to the beach... We got the apartment underground -3 , there is a little garden, good for kids, but a little damp. The swinging pool is cool.

The hotel was lovely and the staff were really friendly. It was close to the beach and the main area was a short walk away, it was quite steep to walk back, but manageable. There was a bus stop outside to travel to nearby places and also the airport. The rooms were clean and modern and big enough for a family of four with teenagers. The view of the bay was stunning from the balcony. We found the food at the pool side bar reasonable and good quality.

Cons: Hotel staff's English is only basic conversation level (not fluent). Just the basics supplied, not quite enough towels etc, but the apartments are fine for self catering. I would definitely NOT recommend these apartments though for 4 or 5 adults. Far too cramped, but OK for a couple or a family with 2 children.You would need to pay more for space in this 'neck of the woods'.

We arrived in the evening and the reception was already closed at 7 p.m.. It was extremely hot, but we could not use the aircondition since the remote control was only available at the reception for extra 15 euro per night.

The property has some good facility and was in a good location but had no air conditioning in the very small rooms.
There were also no fans, which would have been great given it was so hot and there was no A/C.
Our room backed onto the railway and since we had to sleep with the doors open due to the lack of A/C, we were woken up by the regular trains as well as eaten by mosquitoes.
When booking we were unaware that the rooms were not air conditioned as this was not stated and the listing had photos of rooms with air conditioners in them and no delineation between the available rooms with or without air conditioning, the descriptions were all the same (bar size, beds, etc, but no mention of A/C), so as a basic room facility we were stunned to find the rooms were not air conditioned and consequently had an incredibly uncomfortable, sleepless night.
We felt that there had not been full disclosure of information about the rooms and that we were therefore unable to make a fully informed decision about our stay and were misled about the rooms facility, we requested relocation to a room with A/C (which we were prepared to pay extra for) but none were available so we requested a refund on the residual of our stay so we could find alternative air conditioned accommodation.
We were promised a refund by the Manager Krystina, but a week later are yet to receive this.

Studios are quite cramped, but views from most are very good while still maintaining privacy, and reasonably quiet despite the adjoining train line. The complex was probably the height of self-catering family accommodation when it opened in 1987, still well-kept but rather dated now. Staff very helpful when they are there, but reception is closed more often than open. Despite its limitations, this is probably the best place available for a stay of a week or more - we'll be back!

We arrived quite late, we had been given a code to enter but it was wrong, thankfully there was a resident there to let us in. We were shocked at the size of the studio apartment. We had requested a double bed (which we didn't get) and the room was not air conditioned so it was very stuffy. We had to make up our own beds, they provide sheets and pillow cases but no duvet covers! As the room was so hot we didn't need the duvets. The positives of this residence is that the location is good (between Villefranche and Beaulieu sur mer), the bus for Nice and Monaco stops right outside the grounds and its close to some lovely beaches. It also has a lovely pool area overlooking the bay. There is a small bar which is open until 9 (later if it's anyway busy)serving cans of beer,a selection of spirits and sodas and house wine, they also do food until 4pm. If you are travelling with kids I would suggest you book a much bigger apartment as ours was far too small for 4 of us. Oh and bring your own toilet paper.....they only provide one roll!!!

we used it as a base for my son to participate in the iRONMAN fRANCE. Great for Monaco, Italy even Barcelona for the day. Great little place, Beautiful swimming pool. Not happy with the £2 per day sunbed charge so didn't use one. Had an item break in the room and it was repaired the next morning. would stay there again.

I stayed here two nights with my husband and daughter. We had a beautiful view from our balcony although the room was quite small even though we had a suite. The traffic noise from the road next to the hotel can be quite loud at night. The hotel staff was very helpful we were five hours early to check in due to our flight being so early in the morning and they still allowed us into our room. Free gated private parking was very convenient. The residence's lobby is not manned 24 hours a day so if you need something after 7 PM you're not going to be able to get it from them. Overall this hotel was fine for our first trip to Nice. If you're traveling on a budget and are only staying there a couple of nights it is worth it.

This is a very basic standard of self catering, perfectly adequate for our week long holiday as we just used it for sleeping and breakfast. The location is great; between Villefranche and Beaulieu Sur Mer beaches, so you can choose which beach you prefer. The staff are friendly and helpful. Buses pass regularly and the train is nearby

It was our second visit. Although the apartment is quite small it is perfect for our needs. We love the freedom an apartment gives and, of course, the swimming pool. The pool restaurant staff are very friendly and the food and drink are very good, particularly the cold lager! The apartment block is ideally placed for Villefranche and Beaulieu, and Beaulieu has an excellent supermarket by the station which is not too far to walk to from the apartment block. Beaulieu beach is also very near. From the swimming pool you can see Keith Richards' former home! It is a lovely part of the Cote D'Azur and, although the apartment could perhaps do with a little redecoration & most of the large plates were chipped, it did not detract from how nice it is there and we hope to return there again, perhaps with our grandchildren who will love the pool. The view of the bay from the swimming pool is quite stunning. In a nutshell, we loved the apartment, all its facilities, its location and the reception staff were all very helpful and friendly. Superb.

The apartments were in a good location for the beach. Only a 5 minute walk.
The rooms are not air conditioned, which was very uncomfortable. You could hire an air conditioning unit, at an extra costs 100 Euros foir the week.
Very disappointend havuing to hire sun beds around the pool area. 4 Euros per day for each sunbed. This put us off from staying around the pool duting the day.
The canopy for the apaprtment needed a key to operate, but as this was a private apartment, we were told the owners held the key, so we could not use them to provide any shade.
The costs for the air conditioning unit and the costs of hiring sunbeds should be detailed in the accomodation details, as this adds a considerable amount to the costs of the accomodation, and you may choose somewhere else, where tese items are included.

It was a lovely place to stay, well run and close to all local amenities. The train provides such easy access to Monte Carlo, Cannes, Antibes, Nice and even Italy!
