The room you see in the pictures is not what you'll get! Upon check-in, we were given a room so tiny that the fridge was placed in the bathroom. Initially, one of the staff members informed us there was no breakfast included. After complaining about the room size, the "manager" moved us to a different room but mentioned that the previous room had breakfast included, not the new one.
The new room had no hot water (fortunately, it was very hot in Venice at the time). Upon checkout, another staff member asked if we enjoyed our breakfast, stating it was included in the room. This was frustrating as we had been told otherwise and missed out on breakfast. When I mentioned the lack of hot water, the staff's response was simply "OK."
The building itself is beautiful, and the location is excellent. However, be aware of the poor management and misleading pictures.

what a great place to stay in the middle of everything in Venice. Walkable to everywhere, great food nearby, all the places you want to go with easy access. The hotel is spectacularly beautiful as well and everyone helpful

Please beware if you book a room at the top, I believe we had a superior room, heat rises and although it was rainy and dreary it was HOT UP THERE! Apparently during the month of May, they do not run the AC at all. When we were in the lobby it was COLD. However our room was uncomfortably warm and the only thing was to open windows and have a fan! I wish we were told this.
We were not recognized as Expedia VIP members, no perks.
Communication regarding getting there via water taxi was great, and although it’s very pricey- $70 it’s definitely worth it! We used a porter for $40 and it was such a long trek (this bares no relevance to the eating- just giving info).
I wanted to stay on the canal but had no view, no possible upgrade, so a little disappointed. It’s very dated, but I definitely expected that. Water runs hit which was good to a fault lol
A little further back but I do feel like I got a true Venetian experience here! And paid for it.

There is a unique charm in staying an old palace like this. I can see why some may prefer a more modern hotel (ex: stairs are pretty steep). We loved our time there and the staff was fantastic. We were in the suite Prestige and it's incredible. A few days to remember.

Amazing historical Palazzetto with stunning historical artefacts, features and Canale Grande front location and its own pier. The room was a trwat in the main part of the Palazzetto - and also had historic details plus modern conveniences.
The staff is mixed - the daytime (male)front desk staff very unpleasant as per other reviews, but the Friday night shift was very friendly. The bar tender (Andrej) was very attentive and mixed good drinks - a nice surprise for a small house.
The building has many little treasures to discover, hope I can be back!

If you want the real Venetian experience, stay here! Excellent staff, rooms, food, and location. You feel like you stepped back in history the minute you enter the plaza to walk the narrow streets and path to the hotel.

A day before checking in, I sent the hotel a message via the Expedia booking about the best way to get there with suitcases from the train station and never received a reply. Upon arriving at the station I found a FAQ on their website saying via water taxi or ferry to Accademia and it’s just over the bridge. It forgot to mention the bridge is entirely stairs and torture to move suitcases over which would’ve changed our choice.
The man who greeted us was very rude and had a rant to us (when we didn’t ask) about the restaurant staff not being around the next day. Both he and the person who moves luggage were very very snobby, judgemental and rude all trip. The male receptionist also preferred to gossip than stay at reception and I saw people collect their own stored bags and I put my keys on the hook behind the desk myself when he was busy chatting upstairs instead of being at the desk. I found this highly unsafe when bag storage is in the open and keys are left at reception with no receptionist.
The breakfast buffet had very little hot food, but a wide variety of dessert snacks and pastries. We were thankful it wasn’t included since the eggs were empty and not replaced in the whole 1 hour we sat there.
The room suite was very nice and we appreciated it blocked the light well. There were renovations directly outside the window early every morning, but also afternoon music sounds from next door we enjoyed. It wasn’t a modern room by any means, but it was fine.

The hotel was difficult to find and upon arrival we were instructed to carry our own bags up 4 flights of stairs! The actual palace was impressive because of its age and furnishings but the customer service is lacking!

Rooms were not as described. Air conditioning was off the first two nights of our stay. Walls are paper thin, you can hear the people in the next room using the bathroom. Finally the mini fridge is in the bathroom on the floor next to the toilet, absolutely gross.

AC not functioning on the second floor of the building, rooms are small and aged, clean overall but no outlets working, AC is not central is a split and was not working we sleep with 30 degree all night, night audit unable to offer us a fan or a fresh bottle of water and not even able to accommodate us in another room, only one room was left and he was waiting for others guest to arrive. In the morning they treated us like we would annoying them due to the AC complaint, they ruined our first day in Venice we couldn’t sleep or even open no one of the windows in the room, front desk very rude, I am fluently Italian speaker and I heard them talking about the AC situation like it was a disturb for us having us as a guest, we are paying guest, we ask at least for a fan or anything to make it trough the night and all our requests were ignored. We decided to switch hotels the next day and they were unable to offer a refund or neither a complimentary breakfast or only one apology for the inconvenience, they got annoying when we walked out and went to look for another accommodation. Do not stay here RUN away this place is not accommodating and the staff night audit staff is incompetent and extremely rude.

Our stay was great. The room was huge perfectly located in the heart of Venice. We could see gondolas bass by our windows. The only thing that was not great was the condition of the rooms is a bit run down. The shower was not in good shape, ceilings had leaks and just overall needs a facelift. The main lobby, sitting room and common areas of the Palazzo were great and well taken care of.

First of all, the staff was charming and helpful. However, we were quite disappointed with our room. We felt there was some false advertising. Our room (the Arabella) had a portable bathroom that was not any bigger than a camper. It was advertised to have a bidet and toilet with shower. Instead it was a hand held shower head. The room was also located past the cleaning closet. It smelled of cleaning fluid and dirty mop. The worst part was we left a day early after getting bed bug bites on our bodies and faces! Wi-Fi didn’t work in the room. The staff worked to remedy this with a booster with little success. Again, the staff was kind. It was a charming hotel- with good food and service, but I would stay away from the Arabella room.

This property is old world charm and decadence. We stayed at the Grand Pisani Suite, and felt like we were transported back in the Gilded times. A simple research will show you that this was a property of one of the noble families in Venice, the Pisanis, and this home was preserved well and now serves as a hotel. Do not expect to see a modern hotel that we’re all used to, but understand that this hotel is trying to show you how it was to live in old Venice.
My boyfriend and I loved every single second of our stay. The staff was phenomenal. Ricardo made sure we were comfortable and had everything we needed. We didn’t have to drag our suitcases on bridges, alleyways, as they have their own private dock, leading directly to the reception area. The building is situated right next to the music conservatory, but we were not awaken by any sounds coming from there, instead, we hear it on our way out the property. Piano playing and other instruments drift from the conservatory’s window, as you walk past the conservatory, right after you exit the building, giving the experience an other worldly feel. The property is a 10-15 min walk from piazza san marco and is an easy walk anywhere else. Outside the hotel, is a piazza with a whole lot of dining options and liveliness as well. Overall, our favorite hotel out of the 3 hotels we stayed in on our Italy trip. Would not consider any other hotel coming back to Venice, but Palazetto pisani!

The hotel staff was generally friendly and accommodating, but there were a few issues during our stay that I wish to address. My partner and I were very disappointed with the ongoing construction from the hotel outside our suite window. We would have appreciated being informed about the extent and intensity of the construction noise prior to our arrival as it was excessively loud and disruptive, highly impacting our ability to relax and enjoy our stay. I hope in the future that the team notifies guests when such circumstances arise, as it greatly affects the overall experience.
There was also a significant lack of clarity regarding the cost of breakfast. Upon checking in, the front desk mentioned the breakfast timings, but unfortunately, there was no clear indication whether it was included in our stay or if there was an additional charge. We consulted the information book in our room, which only provided prices for "late breakfast" and lunch (both priced at €20 pp). This lack of clarity led my partner and me to assume that the breakfast service was complimentary. Consequently, we were quite shocked and dismayed when we discovered that the actual charge for breakfast was €28 pp, making it an unexpectedly expensive meal particularly considering we only ate bread, cheese, and fruit. The concierge desk was dismissive to our concern over these costs due to the lack of transparency. We will be requesting a refund for these charges, but I'm doubtful of a positive response.

Our arrival in the evening, reception remains very gracious in welcoming us and taking us to the room while a bellboy brings our luggage after.
The hotel allows you to experience the spatial appointments of a “doge’s” life or a duke as the building is adorned with the Pisani’s family’s furniture.
I didn’t have time to wander as I was there for only a night.
It would be nice to provide more light in the tunnel that leads to the palazzo so it would feel safer, and also easier to find. However, it was only for a few seconds upon entering the pathway until a warm welcome entrances you to a rich but discreet lobby.
Staying in one of the non-canal facing suites, the winding corridors could use a cleaner and fresher smell. Corridors are carpeted and it felt stuffy.
My Asian influence is uncomfortable with many mirrors in the room, one in front of our bed, and one facing a door but they were very kind to drape a white blanket on the one in front of my bed. They do not skip a beat in ensuring your peace of mind and comfort. The shower handle can be fixed better but the room’s wall and furniture surfaces seem be cleaned daily. Bath are by Culti.
The dining area is a feast - you are able to breathe, see light and feel the breeze in front of the grand canal. Breakfast in another room was widely assorted from pastries to cold cuts, yogurt and dairies and Prosecco and fresh strawberries. At the very least good, but not really too fresh, especially the brioches.

We loved this boutique hotel! Location perfect overlooking the canal. It is off the beaten path and has so much charm. The staff were incredible and accommodations were perfect. They actually upgraded us to a 2 bedroom suite which was a nice surprise.
We took a water taxi directly from their lobby to the train station…so convenient and such a unique experience! I would highly recommend. We will stay here again.

Run down property. Got a gigantic room with the view on the 3rd floor and had to climb quite steep staircase.
Although I was happy with very large room, the place is very old and tired, water pressure quite weak, windows keep opening in the night by the wind, got bunch of mosquito bites, given the size of the room, the number of outlets was quite low.
Staff barely spoke english.
When past 12am, we had to ring a bell to have somebody come out to open the door for us.
Due to the location by the water, we had to walk on boards when water comes in as water swells over the street.
Location was ok but not the best considering Venice is a pretty small area.

Gorgeous old palazzo style hotel on the bank of the Grand Canal.
Yes it really is down that passageway, and through that arch, and down the end of the music conservatory!
Beautiful throughout, the breakfast room is stunning and the breakfast itself very enjoyable although a little pricey.
The balcony in the bar overlooking the grand canal is something else. We spent an amazing evening drinking cocktails, listening to Italian music, watching the sun go down over the Grand Canal, and saying cheers to any passing water taxis.
Highly recommended!

Absolutely fantastic! From the hotel location to the view to the staff… superb!
This historic property retains its charm while offering incredible views of the Grand Canal. Very centrally located in a walkable area. The property is gorgeous, but please understand it is not the Hilton - which is a great thing to Us. The furniture is very much period correct, so you will find a few things that show age because they are old and beautiful. Do not come expecting sleek, modern lines - but to appreciate the history of this place.
Our room was up several stairs, so those with mobility issues should inquire before booking.
Would absolutely seek this property out on a return visit!

Hotel was a little difficult to locate at the start as the entrance is hidden in an alley. The hotel is a bit old and probably need some refurnishment.
The room we booked was the suite which was very spacious and had several rooms. However, the condition of the room is a bit old so probably need some renovation.
