Amazing property, lovely room with super comfy bed, great continental breakfast with added bonus of kitchen with fridge to make drinks. Karl was a very welcoming, friendly and knowledgeable host. We would definitely stay there again.

I would have liked a little more freedom on access to dining room as the property misses a relaxation focal point sitting room.

A beautifully renovated property in a great location with easy access to the city centre and both Anfield and Goodison Park (yuck). Karl was so welcoming and friendly and was more than happy to help us out with directions to wherever we wanted to go. The room was spotlessly clean, with a very comfortable bed and a powerful, hot shower. Continental breakfast provided was lovely and fresh and set us up for the day. We would absolutely stay here again and will be recommending to anyone wanting to visit Liverpool.

Continental breakfast was fine. Karl was really helpful without being intrusive. He went above and beyond to make our weekend memorable. We were there for the Grand National and it was the perfect location.

We couldn’t get a bus back to our accommodation because the roads were closed but that was outwith Karl’s control obviously!

A really nice clean alternative to our usual stay at a premier inn. Elton john was in town so the normal prices trebled.

Would have liked a cooked breakfast but what we had was a great alternative.

The welcome from karl as we got there. Him showing us around the place and taking us to our room. The place had a feeling of being in a house not a B&B or hotel and the cleanness of the property was 100 percent.New carpet all over the place and very soft too. The bed and pillows have to be one of the best I’ve ever slept on anywhere away from home. The place is also only 15 min to town by cab and 20 min walk to football ground.

I really can’t fault this place, but I know Karl said some people complained that he does not do a cooked breakfast. But if you read what it say it’s a continental breakfast and if you really want a hot breakfast so have the chose of lots of pubs nearby

We stayed in room 4 after a wedding at Sefton Park. Karl provided us with all the information we needed for arrival which was so handy. What a beautiful house and decorated to a high standard. Our room had all the necessary amenities for a comfortable stay.

There was nothing we didn't like.

The owner is an amazing person and nothing is too much trouble for him. The guest house is immaculate and you can see he is very passionate about what he does. The continental breakfast was excellent. Great choice of food with lovely coffee and juice. The location was perfect for our requirements.

Couldn’t fault anything at all.

This conversion has been carried out really lovely, all the deco is fresh and warm. The owner greeted us and was on hand when needed and couldnt do enough to make us feel welcome. We would definately recommend. We caught a bus into liverpool for 2 pounds each. We would definately stay again.

Only staying one night!

We loved everything. My wife fell in love with the duvet. The room was perfect, so clean and tidy. One of the best rooms we've ever stayed in. Karl was a fantastic host. Slight hiccup with the room key but he went above and beyond to apologise and make amends despite assurance it was just an unfortunate accident. He is the definition of a perfect host.

The house and rooms in it were modern and very clean with a beautiful view , location is very nice, The hospitality and friendliness of Karl was something special. I would strongly recommend it to any visitor to Liverpool
