We were made to feel welcome from the very start. Breakfast was excellent and freshly cooked. On my second day I wanted something a little different - not a problem. Even allowed us to leave the car in the car park for a couple of extra hours (next guests were not expected until the following day). Excellent hints and information about the area.

It would have been useful to have known how to access the car park before we arrived. This is a suggestion rather than a complaint.

Very comfortable, clean and spacious room with addition of lounge area. Great breakfast. Well located for walks into town and seafront. Martin and Dawn are very friendly hosts; would highly recommend.

Room was very clean, spacious and well appointed, with the bonus of a seperate little tv lounge which was great. Breakfast was excellent and just what we ordered :)

Dawn and Martin from arriving and departing were very professional, helpful, friendly and dedicated to giving everyone a comfortable stay. Rooms are cleaned and stocked up everyday with clean mugs, biscuits, hot drinks and fresh water. Breakfast was freshly cooked to order and Martin cooks the best English and brunches as well as a selection of cereal, fruit and yogurt. Fresh filtered coffee all served up by Dawn.

Martin and Dawn are delightful hosts; helpful, kind, conversational and very inclusive. If anyone was one their own and worried about coming to breakfast and feeling lonely, don’t worry, they both managed to bring guests together subtly and kindly. The location was great - only a 10 minute walk to the ‘action’ of Sidmouth.!

Very welcoming hosts. Free parking which is a real bonus in Sidmouth. Location great, just a couple of minutes from the shops and Esplanade. Nice cooked breakfast with good pot of tea.

Our room had a lovely balcony overlooking the gardens. The room was very clean and had enough storage space for everything. Shower was good, nice and hot. Breakfast was amazing. Great quality food cooked to perfection. The hosts were lovely, including Bo the dog. Had time to chat and made you feel so welcome.

Excellent cooked breakfast, all perfectly cooked - especially the eggs. Room clean, and beds comfy. Private lounge was a bonus. We especially appreciated the double bed being converted to twin. Hosts have good local knowledge which they share eg pointed out a lovely scenic route to the seafront.

Parking was a little tight, but all on the level so we managed.

Was made to feel very welcome and the place was easy to find. Good to have parking at the rear of the property. Lovely clean room with a balcony, tv, tea and coffee making facilities, hair dryer, shower gel and shampoo. We had ample storage cupboards and water supplied in the room ready. Nice choice for breakfast, pre ordered the night before. Short 5-6 mins into the town and access to a riverside walk behind the property. Would stay here again for sure.

No direct 'dislikes ' to mention.... Preferences? - only perhaps a slightly bigger tv would be great, but at the end of the day, we don't stay in a place to watch tv or on merit of a screen size. Thank you for our stay. Much appreciated.

Room was warm, clean and quiet, and the shower was easy to operate. The owner was very welcoming and friendly and breakfast was excellent. We will use this guest house again when we're in Sidmouth.

For my solo trip I stayed in a very comfy single room. The shower was hot with good water pressure, and breakfast was cooked fresh by Martin with lots of choice and good quality items. The hosts were friendly, caring, and very accommodating. Thank you so much, I will definitely be returning!
