Four adults and two dogs had Plenty of room, very comfortable. Enjoyed walking around the property and easy day trips to Capitol Reef. Didn’t come to the area to play pickle-ball, but did get in a few games. Host is on the property (500 acres), questions answered quickly.

Host was very accommodating. Lots to do on the property and nearby. Kids loved the pool table! Stargazing was awesome!

We have come to Capitol Reef every year for at least a decade, and this was our first stay at Elk Valley Ranch. It was a beautiful change of scenery! The barn was a perfect space to gather and enjoy our family time together, and it was conveniently located to enjoy the outdoor offerings of the park and other nearby areas. The barn offers so many amenities and fun activities that we were never struggling to fill time. The ranch is so beautiful, and the hosts are so kind to share it with visitors like us. Thank you for allowing us to stay!

We enjoyed the very peaceful and pretty location. The kids loved the pool table and outdoor firepit. It is a fun and quirky house with a lot of space for a large group. There is ample seating and table space. The contact, Tim, was very kind and friendly. A few suggestions would be to have better directions to the house, have a professional cleaner come between visits, and put more fans in, especially upstairs. It gets quite hot in July. Overall, we enjoyed our stay though and had fun exploring nearby Capital Reef and Fish Lake.

Not only is the area amazing but the ranch is extraordinary! Top location and the hosts were fabulous; gracious, informative, kind and brilliant in how everything is set up! The ranch is set for 1 or 10+. Take the family or friends and explore one of the best areas in all of Utah in comfort, fun, and adventure! I will be back many many times!!

Fun property with the reinvented barn into a rental property. Peaceful surroundings. Close to Capitol Reef NP. Loved wide open first floor with kitchen, dining and living room and pool table all together. Comfortable couches for relaxing with a movie after a day of hiking. We had a great experience!

This was our 8th time at the Barn so you know we must love it. Accommodations are great and the scenery, beautiful. Even with windy and rainy conditions we still have an amazing time. We really missed Sandy and her touch this year. 😢

This area is amazing and we just love it here. Sitting on their front entrance of the barn enjoying coffee in the morning, wow!
The owner was so helpful, thank you! This is definitely our favorite VRBO!

This place was in a great location for our hiking trip to Capitol reef. Short drive to the park. Well equipped kitchen. It was a bit difficult to navigate the circular stairs to the second floor bedrooms. Tim was very helpful.

My husband and I thoroughly enjoyed our stay at the Elk Valley Ranch! It was quite magical, to say the least. Enjoying the inside and the outside of the barn were our pleasure! My only complaint was the lack of cooking utensils. Otherwise, we cannot wait to go back!

The host was very responsive and helpful. Only advice is making sure you get better directions when traveling to the property since it’s off the beaten path. Thanks for a great stay!

The property was even better then described and as indicated in the pictures! WOW is all I can say!
The property owners were extremely prompt on all communications and answered my many questions! You cannot go wrong staying here, it was everything we’d hoped and more! We had kids of all ages and they loved it as much or more then the adults!

Peaceful beauty in Utah!
The most peaceful place I have ever stayed!! Not a sound to be heard except birds and the breeze! The barn is stunning and roomy!!! The bathrooms are amazing! The ranch is stunning and the cliffs in the backyard offer you endless exploring! Pickle ball in the evening with the family was always a perfect ending! The only regret is that we didn’t stay longer to just be on the ranch! We will be back!! Thanks Sandy & Terry!

A comfortable and very affordable family get-away
Our family has enjoyed this wonderful accommodation for 6 separate vacation visits. It has always been a look-forward-to priority for each of these years. We have always found it to be extremely clean and comfortable. Our family has shared our experiences and impressions with many people and recommended their consideration for their own visit.

Hidden Treasure
This opportunity is a rare chance to be guests on a breathtaking ranch. Everything was in place for a fantastic few days at Capitol Reef. The two master bedrooms are up an enchanting spiral staircase. My sons loved sleeping in the hidden lofts. The owner was very gracious. Thanks for an amazing stay!

Great for large group
We were small but plenty of space and a lovely setting. A little out of town but had what we needed. Stars were amazing and it was quiet and close to Capitol Reef.

What a neat setting! The converted barn has views of cultivated fields, Boulder Mountain and some of the surrounding red rock country. The hosts were really helpful and there was space for everyone.

motorcycle haven
we havde stayed all over the west and b.c. This is the best ever. we are all pickleball addicts and 3 courts drained us. we rode our motorcycles to bryce nat'l park, capitol reef, hogs back, fish lake. we played pool, chess and evenings on patio fire pit. watched deer, had cyotes yell at us, and saw an eagle pick up a rabbit. we had our own cook and meals were fantastic. yes, best ever!!!

Adult family vacation in Utah
Our young adult kids, who went on vacation with us for the first time in three years, did not know much about the property we booked for part of the trip. When we arrived, they were instantly impressed and excited about this property. We loved our few days in the barn, along with night-time fire pit sessions and star gazing, and pickleball games. We also spent time at Capitol Reef National Park which is only a few minutes away. We would definitely come back to this place!

Beautiful Spot. Unique Converted Barn. Comfortable. But Could Use a Little Care to Make it Perfect.
This property is located in an amazing spot. It's right between Capitol Reef NP and the Boulder Mountains. You're only about 10 minutes from Torrey and 25 minutes (or so) from Boulder, UT. The drive to get there is beautiful. The property is also nestled right next to pasture land where there are horses grazing. It's a comfortable spot.
Overall, we loved the barn. We played billiards a lot. We watched the Olympics. We read books. We made breakfast and dinner for ourselves.
Most of the beds are in the attic. (Climbing the spiral staircase was cool.) It was hot in the attic for most of the night but we slept pretty well in spite of that.
There are also two very strange spaces for sleeping. They are two cubbies next on either side of the attic. One is accessed through a Harry Potter closet through the bath room! They are strange spaces that we're glad we didn't have to sleep in. The kids would have thought it was adventurous but we wondered about spiders, etc.
The property is situated in a tiny community of other properties but this didn't really bother us. The road is only a single lane so it was tricky a few times as we were coming and going. There's a pickleball court but it wasn't clear to us that we could use it.
Things were a little dirty. The dishes in the drawers weren't clean. The stove was covered in grease. The dishes that were clean were covered in hard water stains. I recommend investing in someone to help clean after each customer visit (rather than trusting each visitor to clean).
The directions we got to the property were terrible. They went something like this: "drive down a dirt road, pass a tan cabin on your right, take a right at the theater, by now you'll wonder where the heck you are..." We were driving at night and it was near impossible for us to tell that the drab barn on our right was a theater. Each of the roads has a name. Would have been much easier if the directions simply told us which road to turn on.
We had a few other minor complaints (strange spots for light switches, etc) but overall, we really enjoyed our stay. It's a beautiful spot, unique property that will be great for your group of 6 or so.

Gorgeous property, perfect for families
This is a beautifully renovated former barn on a large ranch. High-end furnishings, looks professionally decorated, but I think Sandy just has lovely taste. Perfect for large families with 2 bedrooms plus 2 huge lofts with beds and another bed just off living room, 2.5 baths with 3 showers, and two dining tables, as well as picnic tables on the patio. My kids loved seeing the horses and their foals, and we enjoyed star gazing and cooking s’mores over the fire pit. Close to Capitol Reef National Park and right off Hwy 12, voted most scenic drive in America. Very restful stay in the middle of our tour of the Mighty 5 national parks. Sandy’s son was in the house next door and was very attentive to anything we needed. Would absolutely stay there again.

The best Barn!
We have been to the Barn five times now. It is always so much fun for all of us. It is big enough to accommodate everyone with plenty of space to just chill if you aren't outside in the beauty of the surrounding area. It is nicely appointed with everything you need except your own food. Sandy, the owner is always available and ready to help but never intrusive. We all look forward to next year.

Wonderful time
What a beautiful location, and accomodations. Had a great time with the family. It was great to chat with Sandy and Tim about their families' history in the area, and the perfect place for us to relax and explore the scenery. We'd love to come back again.

A Perfect Utah Getaway
From the gorgeous night skies, watching the elk in the pasture and the eagle nest high on the cliff behind the house, this was simply a perfect, relaxing vacation home. A unique, yet beautifully decorated home, conveniently located close to Capitol Reef and a 45 minute drive to hiking in Boulder. Thank you so much Sandy for hosting us.

Spectacular views!
We had the best weekend staying here with our family! This home used to be a barn and it is decorated with rustic charm! It is in the most beautiful setting! The pickle ball courts were so much fun! The beds were comfortable and there was more than enough common space for the family! The loft has very low ceilings and was less spacious than I imagined but the kids still had fun up there. The outside fire pit was really fun to sit around at night. Our only complaint is that we were there on a very hot weekend and there is no air conditioning but it cooled off really well at night. Sandy was great to work with and we felt very welcome! We hope to come back again soon!

Family Vacation
The property was lovely, plenty of room for everyone to visit, and the setting was beautiful. We loved the outside patio space and had great fun on the pickle ball court. Accommodations were clean and everything we needed was available. Owners responded in a timely manner and were always helpful. Definitely a week to remember and we would recommend this ranch to anyone.

Family Valhalla
The owners of this property are the best! They moved Heaven and Earth to accommodate our stay. The location is secluded enough to feel like you are away from the world, yet close enough to everything that you want to do. This is our second family stay at this home and we loved every minute of it.

An unforgettable stay
The ranch far exceeded our expectations — we were simply in awe of the beautiful property and perfectly appointed barn. It was just me and my boyfriend on this trip, but we could see how the space could be just as accommodating for a larger group of couples or a family. The location was a very manageable (and scenic) 30 minute drive from Capitol Reef, which we explored each day of our stay. We would love to come back to Elk Valley and do it all again!
