About this villa rental
The villa is very spacious and airy with the large rooms and big opening sliding doors. The villa is on a large plot with big open landscaped garden that gives the villa privacy as well as having no immediate neighbours. Large two bedroomed secluded villa with panoramic views of the ocean and amazing sunsets. Newly constructed 10m infinity pool, barbecue area Pavilion and landscaped gardens. Situated close to the rugged 'Sea Caves' area and just a 10 minute drive to Coral Bay. The house is fully designed to take advantage of its spectacular location. The main entrance is located in the centre of the house with two ground floor bedrooms, each with family en-suite’s, coming off a central hallway. The bedrooms are light and airy, with newly installed top of the range air conditioners and have new king size beds that can be converted into twin beds. The sweeping staircase leads up to the spacious open plan air conditioned fitted kitchen/dining room. Here you will find a coffee machine, dishwasher, oven/hob, microwave, two fridge freezers and well equipped cupboards containing all utensils, pots pans and a complete dinner service. A dining table and chairs, with bar fridge , drinking water cooling machine is also provided. The dining area leads out onto the top deck. This area has modern seating with gas barbecue and an automated pergola for sun bathing or complete shade. Back across the hall the lounge has an L shaped sofa, 55’ LED TV, multi-channel digital receiver, sonos music system, a DVD player and is fully air conditioned. The lounge has a log fire place for Ross cold moths as well a a mobile gas heater. All air conditioners also have heating. All rooms in the house have glass sliding doors to take advantage of the panoramic views of the Mediterranean Sea.

This was our second visit to Villa Jason, with the first back in September 2019. One of the main aspects for returning was the peace and quiet afforded by the villa location. It was really nice to see the further improvements to the villa (refitted bathrooms, kitchen, etc). The pool area was just as great. Jason is very prompt with responses to questions and sorting any problems with the property.
One change though was how many new villas in the area are in the midst of being built and new sites for sale. A villa is also being constructed in the field adjacent to the rear of Villa Jason; the land abuts and the villa is about 50 metres away and can be seen from the pool area.
There was construction work ongoing most days at the adjacent villa. Most of the time it was low level noise that did not bother us. However we did have four days of noise from large earth moving machinery that was loud and annoying for us. This typically lasted for about 6 hours a day, starting from just before 8 am and on occasion finishing at about 4 pm.
The Villa Jason and its views really are great, as is the prompt response from the owner to sort any problems. Clearly though any noise from the adjacent construction is outside of the owners control, for which peace and quiet may or may note be an issue depending on your tolerance. I hope it remains quiet for other guests.

We had a wonderful week at Villa Jason - the villa was brilliant - the outside space was marvellous and the views were great. It is in a lovely area and walking distance to 3 great restaurants.
We had a couple of minor issues but they were soon sorted out by Jason.
We Will seriously consider going again next year.

Wonderful Stay in villa Jason … great communication with Jason the owner … the villa is modern & finished to a very high spec .. loved the concept of the bedrooms downstairs and kitchen and living room upstairs .. the sunset views you get from here are stunning …a car is a must but only a few mins drive to local restaurants and bars .. yes they are building just behind the villa but this doesn’t effect your stay here … if your looking for a tranquil beautiful villa in the heart of sea caves this is a must for you 😊

Myself and my wife plus 3 adult children all enjoyed a fabulous holiday at Villa Jason.
The Villa has the most perfect uninterrupted views of the Sea Caves and Mediterranean.
It's perfectly located with excellent Tavernas and walks along the Sea Caves coastline.
The facilities of the Villa are excellent with everything you need for the perfect holiday.
The host Jason was always a pleasure to contact and provided any assistance we required.
Would 100% recommend to anyone seeking the perfect holiday in the sun😎

Are totally accurate villa very spacious, bedrooms on ground floor brilliant.
All amenities are truly exceptional, we loved the area, however a new villa construction behind the villa meant heavy equipment in use, but this overall did not impact our holiday.

Fantastic Villa!
We loved our stay at Villa Jason. We were a party of 4. Me and my partner and our 24 year old daughter and her boyfriend. We did hire a car but really only used it to get to and from the airport, for supermarket trips and occasional days out. It was not a necessity. There were 4 restaurants within walking distance, 3 of them about a 10 minute walk (Sea Caves Tavern, Nature and Sentiero by the Sea - Nature was our favourite but our daughter preferred the other 2!) and Oniro by the Sea a bit further at 30 minutes (we all liked this but didn't get to go back again as we couldn't get a table on the weekend before we left). However, all 4 were good. My partner and I mostly stayed around the villa, either by the pool or up on the balcony off the kitchen. We did not use the lounge at all! The bedrooms and bathrooms are huge. Beds were comfy. Some reviews mentioned water pressure. We had no issues at all. Nor do we have any issues with the power. The kitchen is very well equipped. Sonos in the kitchen was a nice extra although we were unable to connect to the speakers by the pool but it wasn't something that bothered us.
The position of the villa, on the hillside up from the sea, meant that we had a welcome breeze. Views from the pool and the balcony were spectacular, as were the sunsets. I would recommend Villa Jason to anyone that wants a relaxing holiday base in a luxury villa, but which is still convenient for restaurants, supermarkets, nightlife etc. My daughter and her boyfriend went out in Coral Bay several times. We used Coral Bay taxis. They were very good. Cost was 12 euros each way. We have stayed in villas between Paphos and Coral Bay before but we preferred the Sea Caves area and this was the best villa we have stayed in. I would highly recommend it to anyone!

5* Villa and Facilities
This is our 3rd stay at Villa Jason and is truly our favourite villa in Paphos / Coral Bay. It was our first visit since the refurbishment of the bathrooms and kitchen and wow what a difference. When you step in to the villa and pool area it is like paradise and allows us to totally relax. Ideally located for the sea caves, beach bars and restaurants. Can’t wait to return in August. Only gripe was the shower drain needs cleaning out as it caused the bathroom to flood but this is a minor gripe and one that would not ruin a perfect break.

8) Sliding windows don't fit properly any more and are very difficult to lock. They really need repairing or replacing and the runners need spraying with Teflon lubricant to make them slide easier.
9) The bath towels need either drying properly or need tumble drying with a scented sheet as they smell awful as though they are musty.
It wouldn't take much to make this a really lovely place to stay, but as much as we can see improvements since 2017 these is still a lot to do.

Beautiful Villa looking over the Sea
The overall experience of staying at the Villa Jason has been exceptionally good, Jason’s communication on how to get access and get everything we needed was perfect, he was also quick to respond to any minor points we had. The villa itself is a beautiful villa in a nice location looking over the coast, great for enjoying the weather all day long and for taking in some beautiful sunsets. Local facilities all easily accessible with some restaurants available locally as well as Paphos a short drive. This villa is definitely worth a visit and I’d highly recommend.

Zehn Tage durften wir in diesem schönen Haus in exponierter Lage verbringen. Die Aussicht war traumhaft und einmalig. Der Zustand der Villa entsprach der Beschreibung. Alles war sauber und das Haus war gut ausgestattet. Selbst im November war das Baden im Infinitiypool noch möglich. Der Check-In und Check-Out waren unkompliziert. Der Austausch mit Jason war unkompliziert und freundlich. Wir würden das Haus jederzeit wieder mieten.
We were allowed to spend ten days in this beautiful house in an exposed location. The view was fantastic and unique. The condition of the villa was as described. Everything was clean and the house was well equipped. Even in November, swimming in the infiniti pool was still possible. The check-in and check-out were uncomplicated. The exchange with Jason was uncomplicated and friendly. We would rent the house again anytime.

Erholung pur
Die Villa entspricht den Beschreibungen bzw. ist noch besser, da gibt es nichts weiter zu sagen. Die Alleinlage ist so, dass man den Pool unbesehen von Nachbarn benutzen kann, das Gleiche gilt für die Terasse und den Balkon. Man erreicht in ca. 500 bis 800 Metern zu Fuß drei Tavernen.
Eine weitere befindet sich in der Nähe einer Kirche mit einem sehr schönen Blick. Ganz in der Nähe gibt es Bananen und Granatäpfelplantagen. Es ist einfach alles prima. Wir haben 14 Tage dort verbracht und sind potitiv überrascht. Das Haus könnten wir wieder mieten.

Lovely location and views
We have just returned from an 11 night stay at Villa Jason and had a thoroughly enjoyable time at this very spacious villa, which we thought offered good value for money.
Firstly l’ll mention about the bathrooms and kitchen, which the previous reviewers have commented on. Although the bathrooms are not modern, they are perfectly functional and most importantly for us, they were clean. The kitchen is functional and yes, could ideally do with a makeover at some point, but we can see that the update of this villa has so far been concentrated on the outside areas and furniture, which is where we would also put our money initially.

Lovely infinity pool of a good size and spacious patio area; all finished to a high standard.
Good quality of outside furniture (i.e Hartmann).
Flexibility of 2x gas bbq’s that were also very clean.
Flexibility of outside sink/fridge and toilet/shower block below the covered seating area.
The lovely sea view and peacefulness of the surrounding area; the majority of the nearby villas were not occupied during our stay.
Nearby options of restaurants within a few minutes drive, and the large Philippos supermarket about a 8 minute drive, also 30 minutes to Paphos.
We really liked the immediate area around the villa, which is off predominantly large villas and has not been overdeveloped (we hope that lasts).
Covered veranda area adjacent to kitchen where we spent our evenings watching the sun set.
Cons
A walk in shower would be preferred than the bath/ shower option.
Not much else really based on the rental cost vs value for money.
Would we return? A definite yes from us.

An amazing villa
Another reviewer mentioned that the inside of the property is a little tired and the outside is new and perfect. I would say the inside is perfectly good - the kitchen probably needs updating but is perfectly usable. The villa has all the facilities you'll need and has lots of the basics too - cling film, coffee, tea - which means you don't have to buy everything from scratch. That's really helpful. But, the BIG appeal of this villa - and why I highly recommend it - is the outside space. The pool, view, outside kitchen, lounging area are all exceptional. Especially the view. We had an amazing holiday and felt very fortunate to be able to enjoy such a stunning holiday home.

WONDERFUL SETTING
Villa is in a fantastic location with wonderful views and close to all amenities ie supermarkets/petrol stations etc. One of the best views we have every encountered in our numerous holidays - especially from the veranda. Unfortunately the inside of the villa did not match the outside. Kitchen and bathrooms need updating.
Having said that it did not spoil our holiday.

Die Villa ist wunderschön. Alles ist so wie beschrieben und auf den Fotos gezeigt. Super ruhig und schön gelegen, traumhafte Aussicht und alles sehr sauber. Wenn man im Pool schwimmt, sieht man direkt aufs Meer. Wir haben eine schöne versteckte Bucht ganz in der Nähe entdeckt. Auch hat es in der näheren Umgebung viele gute Restaurants. Wir kommen sehr gerne wieder.

AMAZING HOLIDAY
What can I say. A fantastic holiday from the moment we pulled up the long drive with the palm trees blowing in the breeze. A stunning property villa jason stands out on the hillside overlooking the sea only half a km away. The exterior is wonderfull and has everything anyone could want. A gorgeous long infinity pool that was so clean and lovely to take a dip in. The views when swimming are simply of the glistening med ,feels like you could reach out and touch it. The outdoor kitchen area was so useful. Cold beers and wine just a short step from the pool.
Fab Bluetooth speakers attached to the outdoor kitchen for a pool party or my mum and dad doing water aerobics. 2 gas bbqs and storage a plenty.
Comfy sunbeds and 2 great umbrellas.
The main house is great. Wonderful balcony with 180 degree views of the sea and banana plantations. We spent hours just sitting admiring the views and drinking great wine. Kitchen has everything you need and 2 large fridge freezers. 1 for drinks 1 for food.
lounge area is comfy not that we spent more than 10 mins in there.
beds were super comfy and aircon was great.
Would book this villa again in a heartbeat and thanks to jason and faye for making it all so easy.
If my lottery win ever comes up I shall be ringing jason with an open chequebook..

A very comfortable well equipped villa. Stunning views and tranquil setting
We booked the Villa with short notice. Wasn't expecting much but we were pleasantly surprised. The pictures do not do it justice.
The beds were very comfortable, there were condiments, oils, coffee and useful kitchen didposables ( foil, baking paper etc )which makes life easy when self catering.
The gas bearbeque was great on the veranda with remote control shading.
The stunning infinity pool was a perfect temp with fantastic views.
The bathrooms have large dressing rooms. Only downside was, there were only over the bath showers with no screen so you had to be careful to avoid slipping . But that was minor as the bathmat mopped the water up. The beds were so comfortable with a thick matress topper , no back ache at all.
We stayed 7 days in late May early June, we wanted to stay longer and both decided it is the only place we would return to. Thank you. We had no problems , everything was just so easy.

Bestens getroffen - perfekte Unterkunft für unseren Urlaub!!
Die Villa Jason hat unsere Erwartungen vollständig erfüllt. Sie entsprach jeder Beschreibungen und Ankündigungen laut ihrer Objektunterlagen. Die Lage oberhalb des Meeres, und auch der Bananenplantagen, mit dem neugestalteten Aussenpool genossen wir ausführlich. Die Innenausstattung entsprach ebenso der Beschreibungen und dürfte immer wieder erneuert werden. Weiteres schätzten wir die Ruhe der Hausumgebung, da wir keinen wirklichen Nachbaren hatten. Es war alles was benötigt werden könnte im Haus und noch einiges mehr. Durch die Wahl dieser Unterkunft wurde unser einwöchiger Urlaub in Zypern zu einem besonderem Erlebnis, den wir zur Gänze genossen.

Fantastic and very peaceful holiday
My wife and I stayed in this beautiful villa for one week and thoroughly enjoyed ourselves.
The villa was clean, well kept and very spacious. A perfect balcony for a bbq, with a beautiful view of the sea and surrounding areas nearby.
The villa had all the facilities necessary and is well lit up at night which really enhances the look of the villa.
The pool size is great and perfect for cooling off in the heat with an additional shower outside - a nice extra.
The only downside of the villa was no air-conditioning in the kitchen.
The owner, Jason was a delight to deal with, responded in good time answering all our queries. Upon arrival at the villa and couldn't find the key Elena and her husband arrived straight away and were a fantastic help!
In order to get around and tour Cyprus a car is necessary.
