The property was very homely for our group of 5 adults. Well equipped, well stocked, a very quiet location, large bedrooms, comfortable beds, plenty of outdoor chairs on the expansive verandahs and deck , a lovely pool.
A second bathroom inside would be good (even though there was an outdoor bathroom)

Stunning location. The house was well equipped for our stay. When we needed more fire wood, we rang Unwind and our hosts had purchased a bag for us and left it at the door. We were met on arrival. There was a nice bottle of red, a loaf of sourdough and some fresh eggs in the fridge. We really enjoyed the privacy of the venue and the fact we could bring our dog. Next time I would like to take a greater number of family as there are little cottages out the back that are able to be booked in connection with the main house. I think it would be lovely in the summer as well.
It was a bit pricey for our budget and the funds came out over a month in advance, I did not recall any notification being sent to warn us of this action, (though it was stated in the terms, I just forgot because I had booked it five months earlier) . Otherwise we were very comfortable.

The unique & rustic nature, combined with the modern comforts required for our family, appealed to us most when we were looking for accommodation for 3 generations of family.
Aspects most appreciated by us were :
the Fabulous Cooking facilities and cooking utensils (we love to cook and enjoyed our family celebrations by easily doing so at Red Tractor), the set up of 5 Queen sized bedrooms so each family couple slept so comfortably (3 bedrooms being within the farm house & 2 bedrooms being in 2 cottages on the grounds very nearby),
the modern bathroom & the rustic 'outhouse' were great & served us all well,
the pool (just wonderful to cool off in after a long walk),
the crisp white sheets & very comfortable queen beds,
the return verandah (where we could sit and catch the breeze throughout the day & night), the beautiful & antique furniture & furnishings (so refreshingly different to accommodation chain style lodgings),
the well equipped kitchen (adequately stocked cutlery, glassware, crockery, pots & casserole cast ironware... even platters for our grazing table) and
the facility to bring our family dog (who felt so at home with us on the verandah catching the breeze..he didn't want to come home!)
Probably the most appreciated aspect of our stay was the cleanliness of all of our facilities at Red Tractor. Being a rustic farmhouse, with the outhouse and 2 cottage bedrooms, I expected the presentation to be alittle less than sparkling clean so we were delighted by the beautifully clean standard. My 80 year old parents were motel owners during their working lives so I hoped our lodgings would meet their high cleanliness standards. It certainly did and this was a high point of our experience.

The communication before we arrived was good. the location was good too.
We liked the rustic, country ambience and the welcome food and wine.
We’re not clean freaks however it was extremely dusty and there were cobwebs everywhere. When we moved outside tables or put on light switches we touched cobwebs. It did not look like it had been cleaned for a while. We did not realise that the two external cottages did not have bathrooms. The grass was overgrown when walking to the external cottages and outdoor bathroom.
We visited friends who were staying at the neighbouring Monkey Place and it was a lot cleaner.

-It’s Rusticness
-Loved the 2 cabins outside
-Beds very comfy & warm even though air was cold
-Some breakfast items supplied
-Shower in outside bathroom was good
-Big communal table
-Plenty of outdoor seating, can follow the sun
-kid & dog friendly
-Socket for the dishwasher broken - we used extension lead which probably a bit dangerous
- all the outside lights could do with reinvigorating - dead fairy lights & dead solar powered path lights
- water pressure in family bathroom & kitchen hit & miss
- electric blankets in the cabins in winter wouldn’t go amiss
- a reorg of sitting room might be an idea as 2 couches lined against a wall not great for a group who won’t be watching tv

Breakfast great. Generous. Thoughtful. Location fabulous and so easy to access vineyards etc in the area.
Perhaps little maintenance needed. Doorknob first bedroom comes off. Nails on veranda boards need pressing in.

The location was perfect for our needs being close to wineries and the heart of the Hunter. Breakfast was great and all our needs were catered for.
