1. House description on VRBO advised of the community water system. It failed to state that water pressure is so low after flushing toilet that the shower was impossible dribble until waiting several minutes. Using multiple spigots same time in this house resulted in unacceptable low water pressure at other spigot.
Would not have rented if original VRBO description was truthful!
2. Ice cubes in ice bin frozen into a clump so would not come out when lever was pushed. Had to chop them free to get it to work.
3. Ice cube upper and lower bins cracked and kept leaking water onto kitchen floor. Had to keep cleaning up water puddles.
4. No coat hangers in some closets.
5. Deck boards loose and very old and need replacement.
6. Light out over center island.
7. Inside floor mat in front of lake deck and in bedroom curled at edges needs replacing because we kept tripping over curled edges. We moved them away.
8. Pantry cabinet lower hinge real loose needs tightening or replacement.
9. Bedroom opposite bunk bed room had front of bed supported by 10 wood blocks. Bed wobbles badly.
10. We paid more than $1000/day for this rental and it was not worth it because of 1-9 which we hope you correct and don’t ignore. We understand this review may never see the light of day but You can do better!

Loved the house! Very roomy and great place for a fun weekend with friends. Open communication at all times with host who was very helpful with any questions we had. We can’t wait to go back.

The house has a beautiful layout and decor but could use some TLC regarding maintenance. Well stocked kitchen and spice cabinet. Beautiful views and large windows to brighten the rooms. Plumbing was a problem but the property owners were highly responsive when problem occurred.

Our family was excited about staying here for a wedding nearby. While the lake views are impressive, it seems that management or ownership is no longer maintaining this property and ignoring potential liabilities. Some of the issues we ran into and noted:
1) The outdoor deck seems unsafe, with multiple boards deteriorating and potential trip hazards.
2) The flooring at the top of the stairs is cracked and the upstairs tub seems to be sinking -- possible foundation issues
3) While linens and fixtures were clean, the rest of the home was not. Dust, bugs, fridge and freezer, cabinet interiors, etc. None appear to have been cleaned in months.
4) Coffeemaker would only trickle; needs replacement as do some of the basic kitchen items.
5) Whole house has very low pressure and only cold water in 2 of the bathrooms. Shower one at a time.
Overall it looks tired, with debris on the front porch, worn doormats and lots of cobwebs.
We enjoyed the views of the water and the large living area, but would not stay here again due to all the deferred maintenance and potential hazards.

Girls short trip and Granbury is nice. The house had great views and would have loved sitting outside if it was not so hot. The house was charming on the inside and enough bedrooms for us. Beds were comfy.
The house was not clean and found much mouse droppings inside. The towels were stained and no mirrors in bedrooms. Street appeal would have been improved by mowing and pick up trash on front porch.
But overall we felt safe and the a/c was nuce and cool

Wonderful view of lake from living/dining/kitchen. Well-stocked kitchen with dishes, etc. While linens seemed clean, some stains on white sofa covers and blankets in bedroom. With the rapid change of spring weather & temperatures, it was challenging to get room temps adjusted.

We had three families with children of all ages. We were able to have a family reunion in a safe space for everyone involved. TONS of sleeping quarters and even a bunk room for the children to hangout all weekend. The games, toys, and amenities were absolutely fantastic to keep everyone entertained. The space allows for everyone to have room, kitchen is very spacious, the dock was a fantastic place to enjoy laughs, and the amount of seating outside made for a great way for everyone to enjoy the weather and Brazos River . 10/10 recommend for anyone who wants a unique home where kids and adults can enjoy their entire stay.

We had a wonderful 3-day weekend at this house. With 10 “mature“ ladies, it’s a challenge to find just the perfect place, but this one came close. The living area was big enough for visiting and games, & the lake views from this room & from the deck were beautiful. The owner was easy to deal with & very responsive to any problems that arose. The only logistical issue people need to be aware of is that there are 2 bedrooms & 2 baths upstairs, but 3 bedrooms and only one bath downstairs. We enjoyed being out in the country, yet just a few minutes from downtown.

We are a group of 10 “mature“ ladies who spent three nights at this lovely house. The living area & the outdoor area both overlook the lake, and were roomy enough for our whole group for visiting, games, and relaxing. In reading the reviews, there was a little confusion about placement of bedrooms and bathrooms. There are 2 king bedrooms & 2 bathrooms upstairs. Downstairs are two kings, the bunk room, and one small bathroom. The owner was very responsive to questions and concerns. The house is just a few minutes from downtown, but has a real country feel. We thoroughly enjoyed our weekend!

Our girls weekend was a complete success! The property was exactly as shown & we had such a great time. We enjoyed all the room in the house to spread out & hanging out on the decks! If you come, you’ll love it!

We had a nice family gathering at this waterfront property. We spent most of our time hanging out on the dock. In the evenings, we played several of the games offered with the kids. The house was clean and had plenty of room.

Perfect for our group
We needed a place for a group of mature women to get away. It was perfect for our group. We enjoyed the patio on the lake. The kitchen was well stocked and the open concept for the kitchen and living area was great.

Stellar House, Customer Service and Amenities!
We had 6 adults and 5 children and thoroughly enjoyed our visit. The perfectly house was roomy for our group, the kitchen, dining and bedrooms were nicely furnished. The kids fished from the docks and from the kayaks and the owners had graciously decorated the living room for Christmas. This owner goes the extra mile to ensure you are taken care of.

Great getaway
Granbury is an excellent place to take a few days away. This property was beautiful as was the lake it resides by. As is mentioned in most reviews, the house needs some minor attention, things like light bulbs and window washing. We left it cleaner than we found it. But it is well worth its value and it location can’t be beat.

Nothing like the ads
This property was nothing like the ads. The dock was covered in spider webs and spiders on the top and bottom deck…that we had to clean up just to use. Half of the light bulbs were out in the house. The windows had to be cleaned of spider webs as well. The air conditioner / plumbing put off a terrible smell toward the end of our stay. The dining room windows were leaking with rain. The bbq grill was even clogged up and not operational.
But the beds in the master bedrooms were really nice and comfortable.
The downstairs only has 1 bathroom that services 2 king bedrooms and a 4 bed bunk room….the living room….and kitchen. Very odd.

We are all ladies over 60. Had an excellent excellent experience.
The only issue (not represented in advertising) The downstairs has 3 bedrooms which can sleep 10. The only bathroom downstairs is a 3/4 bath. Nice full baths upstairs in the 2 masters.

Lake Granbury
The house is very nice and right on the lake. The listing says it sleeps 14. We are a group of 12 mature ladies so the bedroom with bunk beds was a bit of an issue. There was only one bathroom downstairs, so with the bunk room downstairs, it would mean 8 people sharing one bathroom. The upstairs had two bedrooms and two bathrooms to sleep 4 people. We did enjoy the house. I would just say, with the bunk room, it's more appropriate for a family with children or young adults.

Great Getaway with Family!
The home was just as described! Beautiful, clean, ample room for all of us! The view was amazing from the dining and living areas. Our family of 14 had a great time celebrating Easter! Front yard is large so many games were played and we fished off the dock in the back. Would highly recommend this! Close to town, yet far enough out to see the stars at night!

The place view is spectacular. We stayed there with family for two nights to change our scenery due to Covid and this is close enough from Dallas. We read the reviews and we had a couple of concerns. I sent a message prior to leaving for the vacation, but didn’t get any response.The first night, we had temperature problem, and parts of the house was too cold and part of it was too hot. Next day we figured it out. Second night no one who slept in the rooms facing lake could get a restful sleep due to the flock of birds making loud noises all night. The cleanliness seems like an issue. Under the coffee table was very dirty with cigarette butts, the kitchen trash can was filthy when we wanted to change the bags we realized there were black molds, the downstairs shower had mold on the ceiling. The kitchen is good for warming your food baking but not cooking. There’s no hood for the cooktop. I thought it was overpriced and overrated. It might be better in a warmer season.

We stayed at the house in Granbury for 3 nights over New Year’s Eve. The house has a beautiful location that you can't really go wrong with - it is right on the lake. This allows the home to have beautiful views from the living room and a couple of bedrooms. The house also is conveniently located to gas station and grocery stores in the area and Granbury square with shops and restaurants. The house has a lot of things to support groups of all ages whether you choose to stay indoors (amazing number of Board games) or go out (life jackets, etc.), cook (pots and pans) or just chill out (patio furniture, indoor seating, etc.). Overall, these things made for a memorable stay.
Our stay was not without challenges though. When we first checked-in the home including the kitchen, toilets and bedrooms were dirty. We contacted Angie (owner) who was very responsive and sent the cleaner back to us within 30 minutes. Unfortunately, the cleaner asked us what we needed to be cleaned one thing at a time and was not really willing to clean up the house to a level most guests would expect. This meant most of the bedsheets we used had stains on them and one bed smelled like cigarette smoke. This was disappointing as we paid over $700/night for the home.
The home also had water leaking in from multiple glass windows in the dining area and the bedroom next to it due to non-stop rain we got during our time there. The dishwasher in the kitchen was not draining. We sent Angie a picture of the dishwasher and she was very quick to respond and agreed to give us a small reimbursement back due to no appliance companies being able to come out (it was Dec 31/Jan 1). One of the members in our party slept all 3 nights on the floor as the bed (in the bedroom next to the dining room) was arching and not great for the back.
Overall, we felt like our stay helped us make great memories but could be maintained a bit better with some simple fixes.

Perfect family reunion spot!
It was our second time to stay in this wonderful home. Couldn’t ask for a better location on the lake. Loved the five bedrooms and three bathrooms for family and friends. Ate several meals out on the patio and grilled quite a bit. Caught a huge catfish off the dock.
The beds were very comfortable and the kitchen was well stocked. Everyone wants to come back again next year.
