About this house rental
Located on a private road in Holme-next-the-Sea, this comfortable property has a cosy sitting room and a beautiful sunroom that doubles up as the dining room. It's an easy walk to the beach and nature reserve and there is a private bridge directly onto the marshes from the wonderful, large garden.
Tanholt is a detached bungalow located on a private road which leads to the NWT Reserve. It has a wonderful, large garden to the rear which is fully enclosed, perfect for dogs and children. At the bottom of the garden is a private gated access to the marsh. You can literally walk for miles from your doorstep here.
Inside, the bungalow provides very comfortable accommodation for five guests. There is a cosy sitting room, a well equipped kitchen and a large sunroom which is also the dining room stretching the width of the rear of the property. Outside, accessed by the spiral staircase is a balcony. Here, looking through the willow trees and over the garden you will find the beautiful view looking over the salt marsh, towards the sea.
There is a large gravelled parking area to the front, where the views again are lovely. The wildlife here is incredible, and you are within easy walking distance of the beach and nature reserve - just perfect!

Two well behaved dogs are welcome (small additional charge).
Access to the balcony is via an external, steep spiral staircase. Please ensure that all children are supervised whilst the staircase and balcony are in use.

Lovely Holiday Cottage
This holiday cottage is very special. Fantastic location. Everything you need for a great holiday. Clean and comfortable. We had a great week and hope to return.

Good location, some drawbacks.
Good location, well fenced garden which the dogs enjoyed. It could have been cleaner - surfaces dusty and cobwebs on the light fittings. More suited to a summer let when the dining area in the conservatory would have been usable.

Tanholt in winter
The cottage met all our needs. Just one negative - the heating in the double bedroom had been removed with no backup offered.
As there were just 2 of us we were able to use the twin bdroom. A group of 4 would not have this option.

A very good property in an excellent location
A very good property in an excellent location. Very comfortable and well equipped. It was just a little cooler in the conservatory due to the gap in the window frame of the patio doors, but otherwise fine. Welcome pack of biscuits, milk etc was very much appreciated. Our only criticism would be the track to the property which was full of pot holes which made driving to and from the property a little tricky to negotiate. I have already recommended the property to friends.

Tanholt -July 2019
Oh dear, where to begin!
Previous reviews from several years ago said that the house was tired and dated, sadly the situation has only got worse. We arrived on a really hot day and the two large patio doors in the conservatory that were difficult to open a few years ago now don’t work at all and have notices saying don’t use them and two of the three conservatory windows didn’t open meaning it was impossible to let the heat out.
Norfolk Hideaways were very helpful and quickly sent someone out who managed to get all three conservatory windows open, one had been sealed with silicon! and another was jammed and now won’t close.
The kitchen is tiny and dated, it’s a long time since I’ve seen Formica worktops and there is no room for a dishwasher or washing machine which is a nuisance.
On the plus side it’s close to the beach but not through the salt marshes that it backs onto but by walking back along the lane. The garden is large and enclosed which was good as we have dogs.
To sum up, it would make a fantastic building plot to knock down the current bungalow and replace with something more fit for modern day living

Shortened stay
We had to leave early (Monday), as my husband was poorly, and needed to see his own GP, as his health issues are very complicated, so was safer to go home, to be seen there. What we did see of the area, was beautiful.

Good time
Lovely place , clean and comfy. Enjoyed our stay, local pub good food.good place for dogs because of the big garden quite close to beach.

Unfortunately we had to clean through the cottage on the 2 nd day of our stay .There were sweet papers crisp packets under chairs and sofas, dog hairs behind sofa and chairs in the Conservatory which had to be swept through the Vacum was stuffed full of dog hairs and had to be emptied before we could use it.The waste bins had not been emptied by the refuse collection the food bin was full of food still in wrappers which we had to don rubber gloves to remove them before the refuse men collected! It should be made clear that the bins require putting out onto the road for collection and food removed from wrappers . A list of tide Times would have been useful An extra bath towel would have been good we only had 4 for 5 of us plus an extra hand towel .At the present time ,
It does not bode with the high standard you place in the advert but with extra attention would be great .

A good location, great sized garden but house was lacking in certain areas.
The location was very good, close to the coastal walk, very little passing traffic and we saw the most wonderful sunsets. The garden was very large and our dogs were safe and secure. House wise - kitchen was very narrow and small. one person only could move in it. No oven glove! Really missed a washing machine and dish washer! Conservatory was good and lounge was ok. Bedrooms were ok but one bathroom with the one and only loo was inadequate. I had to swill out the shower drain before using it. If 5 people stayed in it, it would not be good. One loo roll was not a very generous welcoming! Loved the village.

Our place
Excellent location with a lovely grassed area to the rear with access to the coastal path.A well appointed property although the kitchen is quite small.The one drawback is the access road which is in a terrible condition.The shower cord was faulty and the front door key was often difficult to operate.However we have been coming to Holme for many years each May and October and would return to this property.

Plumbing and door locks could do better!
We love Tanholt! This was our second stay. However, the plumbing issues and the fact that we couldn't open the conservatory doors on some VERY HOT days, did spoil our visit, especially as they were the same faults noted in the visitors book (which no longer exists, but we read it last year) from us and other visitors, from at least 2016. We didn't use the shower because as soon as you switched the water on, you were very quickly standing ankle deep in smelly water, with a smell of drains. The décor is looking very tired and worn in places. Please get the issues sorted out as it is otherwise a fantastic location with a wonderful, dog-proof garden and lovely walks from the bungalow.
With the question "Would you recommend this property to others?" we have put a "Yes" , but only with a warning about those various issues.

Tanholt
There were a few issues with the property that perhaps we should have called in.
1. no heater in main bedroom
2. shower blocked and drained away slowly
3. tiles on coffee table in conservatory were coming off
4 tiles on coasters were coming off
5. sliding doors on big kitchen cupboard were hard to get open
6. no jay cloth left for us to use just a sponge for washing dishes.
7. horrible brown velour chair in one of the bedroom and a dirty table in the bottom of the wardrobe
8. some of the furniture was a bit tired and dated
Garden was great and liked having a conservatory. Would probably not go back.

Have stayed at Tanholt 3 times and will do so again
Tanholt is in a great location. The main benefits of this property are its relative isolation, a very large enclosed garden and car parking for many vehicles. The property is well equipped and clean. T he only downside is the very small kitchen and patio doors that cannot be opened. However, having a dog Tanholt is the perfect bolthole.

Letting in February requires improvements
Tannholt was adequate. If the owner wishes to let in mid winter improvements are needed:
1. Heating in master bedroom non existent????
2. Alternative heating to be available in case of power cut
3. Thicker duvets & larger duvets - inadequate as they are
4. Instructions need to be updated - number of things incorrect.
5. Gate to beach padlock needs replacing as impossible to open.
6. Wifi did not work - helpful neighbour.

Good Location
Good points:
The location of this property is very good being very close to the Coastal Path and Holme Beach.
having access to this from the large back garden is extremely handy.
Good sized fenced in garden for my dogs
Lots of off road parking
New electric heaters (although we did not use them)
Bad points:
The private road leading to the property has many large potholes in it.
The kitchen is in need of updating
Conservatory windows were extremely dirty (finger marks, dog marks on them)
When it rained the conservatory had water coming in a window area which then resulted with me having to mop up the floor
The ceiling rose in the hall had come "unscrewed" exposing bare wires
DVD player did not work - tried several discs
TV very small
Sofas not very comfortable
Front door lock needs looking at - found it very difficult to lock
In summary, I probably would not stay at Tanholt again (although I loved the area)
Another concern for me would be the next door property (recently sold) is I believe going to undergo a redevelopment which in turn would mean disruption...

Good value for money for location and dogs not good value for money for the standard of the property
Tanholt is an amazing property for location, especially if you have dogs, like we do. However, the property itself needs updating but it has fantastic potential to make it an exceptional holiday home.
Tanholt could have a complete overhaul but I think then it would increase the price too much for couples. Some small significant changes could improve the property dramatically.
We knew when we picked it looked outdated however this is our holiday with our dogs so Tanholt suited their needs more than ours, which was more important.
Pros
Amazing garden, especially if you have dogs. The gate at the bottom of the garden is excellent and you can walk straight out on to the costal path and onto the beach. Loved the fact we didn’t need to get in the car to walk the dogs.
In the main the garden is secure however our 2 dogs did manage to escape into next door over the lower part of the fence in the front garden where next doors ground level is higher.
Outside tap for cleaning dogs or wellies
Loads of dog friendly beaches and pubs in the area. Great delis, farm shops if you want to buy local and avoid Tesco. Try the Grove Orchard, great apple juice pressed on site.
Cons
Very small and outdated kitchen, it is a real squeeze for 2 people to be in there at once. You cannot stand in front of the oven, open the door and take out anything as there is not enough room. You have to do it all side on!
No key for the patio doors – did tell the cleaner when we left
Things for improvement
It was disappointing to read feedback in the visitor’s book on small things that could improve the property, where the owners have not taken any notice.
The property sleeps 5 but there is only a 2-slice toaster. This is a quick fix and it’s the small things that make the difference. There was only 2 of us and this was a pain.
Radio was an old cassette FM/AM radio. Invest in a DAB radio, docking station or a Bluetooth speaker (thankfully we took our own bluetooth speaker which was great as we spent most of our time in the conservatory listening to music, reading, watching the dogs enjoy the garden). Again, a quick fix and helps bring the property up to date.
Small TV – if you want to watch it!
Need more info on the area and walks, dog walks, places to eat and drink etc. Some local tips would be good. Like you can walk to the last house and through the nature reserve to the pub instead of going on the read the long way around. Most properties have this. Give the occupants more info on everything. It’s better to have not than not enough.
Need a decent torch in the property for walking at night as no street lighting (walking the dog or back from the pub)
Lights in the garden would be good so you can see dogs at night.
Although we didn’t use it there is a dog kennel outside to use however it is full of stuff and if you want to use it to need to empty it first!!. Get a shed. There is plenty of room in the garden for one.
Headboards for the beds – this was also in the visitor’s book.
Position the double bed some you can get in on both sides. We are adults not children.
Was disappointed to read we had to strip all the beds before we left – again small things.
All kitchenware needs to be checked before new occupants come in. Many of the cups, glasses and pans were dirty. I know this is down to previous occupants but still it should be checked.
Having said all this we would go back for a dog holiday but not if it was just the two of us. We would also recommend it to other dog owners as the location is amazing. Let’s just hope the owners listen to feedback and take some steps to improve the property.

Ok
Surprisingly warm, we were very comfortable. Trees, sadly, have lost their aesthetic attraction and give the garden a bleak look, particularly for the summer months when this must be a plus point. Dog very happy in garden room.
