About this house rental

A much loved family beach house available to share with others.
Great elevated, sunny (northerly) aspect. Magnificent views towards the village and over the beach and shoreline. Positioned in a quiet cul de sac. Lie in bed and look out over the ocean and the off shore islands. Eat/drink on the deck and do the same. Open up the bifold doors for the best of indoor/outdoor summer living.
Walk across the road and across the reserve to the beach. Walk in the other direction along a coastal track to stunning secluded beaches.
The Onemana Beach is patrolled throughout most of the summer school holidays and there is an active "Nippers" program that welcomes visitors.
Also walk across the beach reserve to the local dairy/café/take away/restaurant.
Free use of well maintained public tennis courts on the reserve. There is also a kids' play area with swings, slides and a “pirate ship”.
4 km to mountain bike tracks in the forest. Less than 1 hour drive to the Waihi end of the Hauraki Rail Trail.
9 km to Whangamata for cafes, clubs, shops, New World supermarket, boat ramps and one of NZ’s best surf beaches.
Approx 1 hour drive to Hot Water Beach and Cathedral Cove.
The house is elevated with a flight of stairs to the living areas. The deck is child safe. The property is not fenced, but the cul de sac location is relatively child friendly.
The location is also enjoyable for more peaceful breaks in the cooler months when the Onemana village is quieter. The house has electric heaters and a firebox wood burner.
The house is connected to the internet with unlimited wifi. There is also a 55" smart TV.
CONDITIONS OF RENTAL
Terms of payment: 30% payable to secure reservation. Balance payable 30 days before arrival date.
Bond: $300. Refundable balance payable within 7 days of departure. The renter will be responsible for any breakages and damage to the property caused as a consequence of the rental and the cost to repair will be offset against the deposit.
Cancellation by you: 100% refund for notice more than 30 days prior to scheduled arrival date. 50% refund for 14–30 days notice. Nil refund for less than 14 days notice.
Cancellation by us: 100% refund payable immediately on cancellation. It will only occur for reasons beyond our control. We will have no further liability to you, but will consider a discounted future letting if you have been caused undue disruption.
Maximum occupancy: 6 people.
Rentals more than 7 days and other long term: Price by negotiation.
Check in/out: Check in after 3:00pm. Check out before 10:30am. Times may be relaxed by agreement with our local manager provided there are no other tenants in occupancy immediately before/after this tenancy.
Cleaning: A fee of $140 will apply.
Linen & towels: Not included, but can be supplied for $25 per person per stay. It is a condition of rental that both upper and lower sheets are used with duvets (either the guests' own sheets or ours).
Kitchen essentials: “Starter” quantities of milk, tea, coffee, sugar, paper kitchen towels, toilet paper, 1 council garbage bag, cooking oil, laundry powder, dishwashing, hand and body wash are provided.
Parties/events: Strictly none. We want our guests to celebrate their time at Onemana, but only with a limited number of family members and close friends.
Tents. Tents on the lawn only by prior approval, but it will be hard to convince us.
Smoking. No smoking on the property please.
Pets. We like pets, but our starting position is no pets in the house. We will allow up to 2 pets by prior approval. Approval will be subject to pets being 100% house trained, they are small pets, that pet owners provide their own pet beds, and no pets in bedrooms. There will be a fee of $30 per stay per pet.
Owners' liability. The owner will have no liability to the renter and his/her guests for any accidents on the property during the term of the rental.
GST
New GST laws came in to effect on 1 April 2024. GST of 15% is now added to the cost of holiday rentals. However, I have adjusted my rates down to offset the GST effect. For example, I have reduced an overnight rate that was $250 down to $217. ($217 +15% GST = $250). The renter is therefore paying me the same as before and should not be impacted. I can do it because I now receive from Inland Revenue a GST input credit to offset against my costs. Note to consider: I suspect that not all holiday rental owners have reduced overnight rates as I have and are conceivably using this as an opportunity for windfall gain at the expense of the renter.

We stayed at John’s place for 4 nights and loved it.
The views, 2 min walk to the beach and tennis courts as well as a well equipped house made it hard to leave.
It was nice to have kitchen staples, firewood as well as a spare boogie board to make the most of our stay.
It was great to be able to enjoy all day sun and see if the tennis court was free from the comfort of the deck.
Would def come back.

We love staying here, must be our 4th or 5th stay.
The house has everything you need and the view from the deck and lounge is amazing.
We found some more local trails to explore and got to see some action in the bay with lots of fish around this easter wknd.

Beautifully located and well appointed beach house, quiet with gorgeous views and plenty of space for teens. Lovely bushwalks to neighbouring bays and handy to Whangamata. Ocean swell was high for swimming or kayaking during our stay but lifeguards present. Great communication with owner.

With the beach and park a stones throw from the house, the location is perfect for a family. Waking to sea views each morning followed by coffee on the deck or an evening BBQ was great. House came with all the usual and plenty of extras that was appreciated. We will be back!

Yes as far as location goes it would be hard to better it and right in one the best kept secrets the Coromandel . What a beautiful part of New Zealand. You are only 5min from Whangamata like I say the scenery is fantastic.

20th Anniversary
My husband grew up in Onemana and we honeymooned here 20 years ago. It was a wonderful opportunity to show this part of NZ to our 4 kids. The house was the perfect size and had everything we required. The location to the beach was a treat and we were able to sit on the deck and watch the kids at the playground and tennis courts. Hassle free and an enjoyable holiday. Would definitely stay here again!

Amazing !
We had never been to Onemana before and decided to try one whet different . This Bach was amazing , beach/ water views and a short stroll across the road to tennis court, beach and playground . It was so well set up with everything you need . We took our 3 children the youngest being 19 months . It was lovely to be able to sit on a deck that was child proof and secure and enjoy the view . Communication with owner John was fantastic . We cannot wait to go back !
