About this cottage rental
Dot’s cottage is situated mid-way down Bridge Lane, a quiet road with little passing traffic leading down to the waterfront. On entering the front door there is a roomy lobby with plenty of hanging space for coats, as well as storage for hats, gloves, shoes etc. The lobby opens into a bright, newly furnished living room which has a dining area at one end. Both areas offer clean, modern, functional living space. From the living room you enter the sunny kitchen which is well equipped with a breakfast table, brand new appliances and views out onto the pretty cottage garden, stocked with flowers and shrubs. The kitchen door allows access into the garden, at the end of which there is a lockable shed for storage. There is a bbq and garden furniture, allowing you to enjoy the beautiful location. From the front lobby the stairs lead up to the main bedroom which has plenty of clothes storage and allows spectacular views of the estuary. The second bedroom, like the first, has a king-size bed, with the added attraction of an en-suite toilet and washbasin. The third bedroom has spacious, adult-size bunk beds. On the landing there is a large integral cupboard which provides ample storage. The family bathroom is light and sunny with an l-shaped bath and shower. The property has free wi-fi access, a mains supply smoke alarm and a brand new heating system. Dot's Cottage does not have off street parking but the village car park is 100 meters away plus there is street parking at both ends of Bridge Lane. We are sorry but we don't allow pets or smoking.

Dot's cottage is lovely. It was clean and well presented. Perfect location too. The communication with the owner was really helpful. We enjoyed our short break in Instow and highly recommend this property

Fantastic cottage
A fantastic cottage in a great location. It’s close to all the amenities of Instow and a great base to explore North Devon.

We loved our stay at this perfectly situated cottage. 5 minutes and you’re on the beach. We have 2 small children (4&5) so it was great to be able to wander down to the sand and let them play. The cottage was super clean, tastefully furnished and had every single utensil, pot or pan you could wish for. There’s even a little sun trap of a garden. Hopefully be back soon!

Perfect location
We loved our stay at this perfectly situated cottage. 5 minutes and you’re on the beach. We have 2 small children (4&5) so it was great to be able to wander down to the sand and let them play. Another lovely year
Fab cottage, loved coming back for another year. It's always really clean, but particularly so this year, which was reassuring. So near the beach. Well equipped and tasteful, uncluttered decor. Hope to be back again, thank you.

Home from home in Instow
Dot’s Cottage is in a very quiet location, tucked away but still just afew steps from the beach. It had everything we needed for a cosy winter break and was well set up to cope with wet coats and muddy boots. We had visited Instow before and wanted to stay so Dot’s Cottage having been beautifully refurbished but still retaining some character was perfect for us.

Home from home
We really enjoyed our stay in this cottage, which is well equipped, cosy and comfortable with lovely modern furnishings. The owners are very accommodating and the location is perfect for exploring the north Devon coast. We would love to come back, and hopefully next time the sun will shine! Many thanks Emma! x

Extended Stay for parents
Our parents were relocating from South Africa to Bickington Barnstaple and needed a place to stay whilst we were waiting for their house to complete. It was the perfect cottage for them to get to know the area and spend time acclimatizing to the South West. The cottage had everything they needed and all questions and concerns were answered instantly. Would highly recommend staying here for a family as the accommodation is set up for this with two bathrooms. Being around the corner from Johns and the Quay inn is a great bonus. We really enjoyed our stay.

Beautiful cottage in fabulous location
We had a wonderful week at Dot's cottage in August! Very helpful communications with the owners beforehand and lots of useful information provided. Always responded very quickly.
The cottage is so pretty from the outside and is absolutely immaculate! So clean and fresh with lovely homely furniture etc. You can tell that it's very well looked after. Great to have a washing machine, dishwasher and the extra toilet in the little en suite. Plenty of space for us and our 3 little children. The garden and the views were extremely pretty too.
Amazing to be a matter of steps away from John's Deli/cafe - we used this every day! We walked on the beach at Instow (but be aware you're not allowed to swim here because of water cleanliness). Mostly we went to Westward Ho for the beach as it was a very short drive away and we really liked it and had lots for us and the children. Appledore is nice to wander around and we ate at Flame Factory - great food!
Weather was very mixed so we went to the swimming pool at Northam a few times which was nice and we went indoor rock climbing in South Molton which the children loved!
We would highly recommend Dots cottage for a family holiday. It has everything you would need and is absolutely lovely!

Beautiful cottage
Spotlessly clean and tastefully decorated. Thoughtfully equipped with plenty of storage. Good quality appliances. Brilliant location, 2 mins from the delightful John's shop and less than 5 to the beach. Finding free off-street parking was really easy, so the lack of parking is not a problem. Great for a family holiday with my boys (7 and 10). Hope to return!

Lovely cottage
The cottage was beautifully modernised with good quality furniture and fittings. The garden was nicely kept. The host was very helpful and quickly responded to problems we had with the central heating. A rug on the wooden floor would have made the living room seem cosier.

The perfect holiday hideaway!
Our stay at Dot’s Cottage was a delight from the very start. The owner, Emma, was so helpful and accommodating from the outset. Any questions were answered very quickly and during our stay it was just the same. So thank you for making everything so easy Emma!
Dot’s Cottage itself was just perfect. ‘We’ consisted of myself, my wife and fifteen month old daughter, but with the bunk bed room and spacious seating downstairs I could see the cottage easily hosting a much larger family. All mod cons were provided both inside and out, and enough plug sockets to keep even the most social media addicted teenager happy. Bedrooms were comfy and spacious, plenty of towels provided and we wanted for nothing in the kitchen. Outside the garden is beautiful and catches the sun pretty much all day with table and chairs provided along with a barbecue. On arrival the place was scrupulously clean and welcoming. Accessing the property was quick and easy with the instructions provided.
I confess that I was armed with inside info in terms of how good the location was going to be having grown up in the area. The Cottage is no more than five minutes walk from anything; the beach, the local shop (and simply fabulous deli/cafe John’s), nearest pub, bus stop, free parking and the little ferry over the estuary to Appledore. Looking further afield thirty minutes should get you to the vast majority of the local attractions or market towns. It simply couldn’t be better really.
In summary, we had a wonderful week at Dot’s Cottage and would thoroughly recommend it to anyone considering a holiday in the area. Thank you Emma and John, we can’t wait to come back.

Family booking
5 of us stayed over the Easter weekend. Absolutely loved the cottage. Decorated and furnished to a high standard. Owners were on hand for us when the heating didn’t come on. Lovely village, would love to return and stay again.

Lovely house in a lovely location
Instow was a lovely village from which to explore the surrounding countryside. Dot's Cottage was a perfect place to stay, very well equipped, nicely decorated and clean. A peaceful location. To be recommended: John's of Instow - more than just a village shop (just a 2 minute walk away), the bus service, cycling along the Tarka Trail.

My husband and I had a wonderful week here. Cottage has been beautifully refurbished with all modern conveniences. Very well situated. The cottage was clean, comfortable and had everything we needed. We enjoyed exploring the area. Would certainly recommend, and would not hesitate to return.

Fantastic property, high standard, superb location
My daughter and I enjoyed a really relaxing long weekend in Instow. Dot's Cottage has been beautifully refurbished to the highest possible standard, whilst retaining its character and charm. On arrival this beautiful house was clean, comfortable and offered all modern facilities. It was spacious, thoughtfully decorated and provided everything we needed for a relaxing holiday.
The location was perfect with the beach, harbour and ferry all just a pleasant stroll away. Johns' Supermarket sold everything we needed and was just at the end of the road. A selection of bars and restaurants were also within easy walking distance.
We would highly recommend this excellent property to anyone looking for a relaxing break in an idyllic setting. Just perfect. We're looking forward to returning soon.
