Didn't stay long enough to like anything.

After I booked and paid for room for the night when I got there I was told there were no rooms available. I said I was told I booked the last room and host basically said too bad so sad, I can give you a blanket so you can sleep on the couch. So I paid 1w0$ (including room cleaning fee) to sleep on a couch. Oh yeah, no refunds, no compromises, basically EAT IT!!!! OF COURSE NOBODY WILL RETURN MY CALLS OR EMAILS ON THIS MATTER.
Had to pay a lot to get 4 hours sleep on couch people walking through living room where I was put to sleep after I paid for a room to myself, all night long, no privacy

This was not a one person/ apartment. It was house with 8 person living in one house. This is like a Bording House. Not Safe ! I think that this place is illegal to have all the people living there.

nothing, they lost my reservation. so they put me up in another rental unit they had on a very busy street with NO amenities that were included w/ original rental. No TV, No Sauna, No laundry facility, no NEWLY renovated ANYTHING. I left after I couldn't get even the TV fixed.
They could have honored the contract they signed. We were in touch 3 times before the start date and yet they "lost" the reservation and rented my room to someone else. they said it was my problem and told me I had to take it up with Booking.com for a refund of my money.

The price was reasonable.
I found the location looking for a motel. I did not recognize from the ad that it was an AirBnB. Therefore, I couldn't find it when I first arrived. When I finally identified it as an AirBnB and found the residence, there was no one there who could help me. I think I was met by another customer. The room was not as pictured in the ad. The room I got was basically a large closet. The information provided about the internet connection was unclear and I was unable to use the WiFi. For the price, it was fair.

I was woken up at midnight by an animal jumping into my bed. I turned on the lights and dodged it as it chased me around the room. I thought it was a wild animal that had snuck in through an air duct. I HAVE VIDEO PROOF of me freaking out as it jumped around my room. Wild animals can have rabies and I wasn’t taking any chances. I opened the door leading to the outside and it ran out.
Next morning, I find out one of the long-term occupants has lost his pet sugar glider. I helped look for it in the yard and felt terrible, with the pet owner berating me the whole time. If only they had informed me that an animal lived on the premises in the first place. Disclosing animals in case of allergies or simply hygienic purposes is important.
After initially accusing me, Phyllis, the host, admitted it was the pet owner’s fault. She explained how she’d told him to keep the animal in its cage or put towels under the door so it couldn’t get into other people’s rooms. Evidently, his negligence had already caused the death of a previous sugar glider. I felt so bad about the loss of of this current pet that I broke down and cried. ALL of this could have been avoided if Phyllis had been honest about having an animal on the premises.
Phyllis told me to check out a day early and she’d give me a refund, but she never did. I contacted Booking, who requested multiple times that she refund me, but instead, she lied to them, saying she’d told me to “not open the front door,” which makes no sense. The animal came into MY ROOM, and if I’d known there was a pet in the house, I never would have opened the door in MY room to let what I thought was a wild animal out.
I was cheated out of a night I paid for, but more importantly, I was traumatized by this whole experience. The weird vibe of the hosts, the rude comments, the poor sugar glider being lost because of these people’s negligence, and then Phyllis’ dishonesty to Booking. The whole thing makes me sick and sad.

its advertised as a hotel but it’s actually a modest house on a neighborhood street. Our bed was extremely uncomfortable, my sister slept on the couch. The house smelled strongly of cigarette smoke and our room smelled musty. We had to use a long steep staircase to access the shared kitchen and bathroom. Other guests kept us awake as the area they were using was just outside our window.

Pictures showing property were far from accurate for the building I was sent to behind McDonalds. I would have possibly enjoyed the room I was shown in the picture presentation and booked but was sent to a different building 2.5 miles away. Only thing good about building #2 was it was right across the street from McDonalds 5and a Mexican restaurant and it had adequate parking, but the parking didn't feel safe. Home #1 is in a quiet neighborhood, a little hard to find even with good GPS and a boat in the driveway and only parking on the street, but it felt safer. I was never invited into the main house and given a little map to find building #2 with keys for entry doors and room door. Building #2 was somewhat clean and the carpenters tried to keep the sawdust out of the hallways but there was an overwhelming smell of sawed lumber.
I was sold on the quietness of the property shown in the promotion pictures. The room I was supposed to be staying in would have a single bed, a table and chair to set up laptop and good WiFi signal with electric outlets, nice furnishings, furniture and cabinetry to store clothing, plus shared good size bathroom with towels and use of common space living room/TV and equipped kitchen, with breakfast in morning at an extra charge but sounded good. But, the property owner moved me to a different building on a very busy, noisy street, with the smell of burgers from McDonalds across the street. The room was good size and bed was queen size w/ full size old memory foam mattress. Sheets were clean but there were no wash cloths or towels and none in shared bathroom. The bedside stand was the cover over the very hot radiator and no electrical outlet for my C-PAP. No chair or desk high table, one bare light bulb center of ceiling, NO WiFi, tiny kitchen with dishes scattered on all counter tops from couple in next room, smell of cigarette and pot smoke in hall, bath and kitchen, hammering and drilling in 2 other rooms being flipped and refurbished. Bathroom was clean but was so tiny. There was no way to control the heat unless I opened the window and the wind was howling and cold with snow falling heavily. Back to room, there was no place to put suit case and no dresser to unpack into. No common space or TV. There was a closet without doors and no hangers to hang a shirt or pants. Just had to drape coat on bed. Other than the bed with full thickness old style memory foam mattress, there was no other place to sit. I couldn't get my money back from Southern Hospitality House after locating a Motel 6 next to a DENNY'S 10 miles away with better accommodations and adequate WiFi so I could complete my work.

This unit is right off a busy street and the traffic is very loud which makes it hard to go to sleep at night. Other than that, it was an average room for a discounted price.

Location was great! We were able to get to Red Rocks Amphitheater in ~15/20 minutes. Highly suggest staying here if have a show. Also was very quiet, as a light sleeper I very much appreciated this.
The room did not have a mirror, and there was a shared bathroom. Room also didn't have great lighting (fair enough, is it in a basement). I didn't feel comfortable hogging the bathroom for 30 mins to do my makeup. I ended up buying a 7$ mirror for the room. Room we booked wasn't quite what we expected (small), but that was maybe on us to review the pictures more.

Nothing it wasn’t the place I booked on booking.Com. On our way there they called me and switched our room to another completely different address and the room was terrible. We had to go buy sheets and pillows that we left in the room. I would not recommend the Southern hospitality house.

Phyllis is super nice, everything was clean and it's easy access to the area and highways. It has a nice he washer and dryer, the water pressure on the shower is nice it's in a nice neighborhood, no complaints from us

Phylis and company are fantastic hosts. They are warm and informative and really make you feel like you're in safe hands. The room itself was extremely clean and quiet and comfortable. The check in process was straight forward and very easy. This booking is extremely well placed, only minutes away from downtown, mile high stadium, and red rocks ampatheater. If I ever get the chance, I will be staying here again!

Location was great for all we wanted to do in Denver. The room was private and comfortable with easy access to the shared bathroom, common area, and kitchen.
Not all of the other guests were tidy in the shared spaces, but this was no fault of the property.

It was cheap, like being at your grandparents because Phyllis was polite for the most part and there was utensils, washer/dryer and stuff in a mother in law unit, it was a pretty decent location wise I wouldn't say the area was great it was kinda industrial/could mess up your alignment because of the bad roads but was close to Denver, Boulder, Sloan's Lake, freeway, mall, basically what you would expect at this price
Smoke smell wafted through the little window that was in the basement room, very thin walls/was probably an addition they made into another room bc there were probably 4 or 5 "rooms" down there and they were all guys who had been living there long term, bathroom had a weird layout so the shower door hit the toilet, it wasn't that clean in the bathroom but thankfully disinfectant wipes helped that issue but there was a dank/musty smell prob due to lack of ventilation, very strong weed and tobacco smells so if you don't have your own lil air purifier you may want to bring it and a diffuser, had no idea the host had so many properties listed here and on airbnb which to be honest this wasn't a bed and breakfast so set expectations low- it's basically a family renting out tons of add-ons as "rooms" while simultaneously renting to long term ppl who may or may not be your cup of tea
