About this bed and breakfast
Modernized Beach Guest House with Fully Equipped Kitchen, Living Room, 2 Bedrooms. Living Room has Futon that sleeps 2, Master has King Bed, Second Bedroom has 2 Twin Beds (can convert to King) Bathroom has tub/shower combination and plentiful storage. Courtyard is enclosed and catches Bay and Ocean breezes. Free Wireless Internet and Cable TV. Close to it all - beaches, boating, dining, kayaking, paddle boarding, fishing, entertainment, surfing., basketball and kids play areas.
We take pride in the cleanliness of the home. Sanitizing and disinfectant products are used during the cleaning process. Linens are professionally cleaned and pillows, comforter inserts, and mattress pads are cleaned using a sanitizing wash and sanitizing dry cycle. I have removed some of the decorative items that are not easily cleaned so the home may seem a bit plainer than you viewed on this site. I hope that this gives you an added peace of mind during your stay.

This house is very close to a beautiful beach that is excellent for young children. You can also go to the beach across the street and play in the waves. This was a great option when you have Younger and older children. We took the trolley to fun zone!!! Went parasailing for my daughter’s 13th birthday!! What a great trip!

We stayed here over Memorial Day for our son's High School Graduation. Price was very affordable. House was so beautiful and perfect for what we needed. The host Cindi was so nice and accommodating. She was very quick to respond when I had questions. The beach was a 1/2 a block away. We had the best time and absolutely loved the property! Definitely will come stay again! Thank you Cindi!

You just can’t beat the location of this place! We had a good stay and communication with the property owners was easy and good. I just have two small quibbles: first, it’s impossible to appreciate how small the bathroom is without experiencing it for yourself. You cannot sit down on the toilet with your knees forward. My second quibble is that the main/big bedroom is not actually fully enclosed. There are some sliding doors between the living room and the main bedroom, however they do not go all the way to the ceiling. This means that if someone is in the living room with a light on or making any noise at all, the people in the bedroom will experience whatever is happening in the living room – and vice versa. I wish that the pictures on the listing would have shown this. Overall though, the location made up for it!

We really enjoyed staying at Cindy's house. It's a very convenient location, especially with kids: two great playgrounds with beach are within walkable distance. Everything is present (including dishwash / laundry tablets, etc.), fully stocked kitchen equipment etc. The place is clean and has a nice vibe to it. No garage but it was easy to find free parking very closeby.

As described in other reviews, this is an excellent location. A few tweaks to the property would make it exceptional. The king bed is cheap. It makes a lot of noise when you move and there is no head board. And the pillows suck. The kitchen is decent, but there is no real place to sit and have a meal. Get rid of the junk furniture in the "living room" and add a table and chairs for dining. We had a great time, but for the money, I find a hotel preferable. And, oh by the way, the bathroom is a crackerbox.

Wonderful location, a short 5 minute walk to the beach. Perfectly situated between both piers. Good communication/responsiveness from hosts. This rental could easily be a 5 if the main bed that creaks terribly every time you turn over was replaced, along with new bed pillows and area rug replacement with non-shag area carpets.

Perfect place for two old high school friends to meet up for a girl’s beach trip. Convenient location to the beach and restaurants. Super secure and safe! Everything you need for a beach get away!

Great location as long as you do not mind a lot of noise in the morning. Apartment overlooks a nursery school playground so sleeping in will not be easy. Other than that, hosts were wonderful,. Place was clean and location was stellar.

Property was clean, easy to find, close to the beach. It was so nice to have a kitchen to maintain routine with the kids, close to the beach for mid day rest! But off the main sand strip away from the hussle and noise of bikes, kids, parties etc. we rented bikes to ride to balboa pier, And walked to Newport pier easily. The bay beach and park were perfect for morning coffee, just a block away. Thank you for hosting our family.

I recommend staying at this beach house! The hosts are responsive and gracious. The home was very clean, and the kitchen was well appointed. The beds were comfortable and plenty of linens. Each room has a large TV, where you can access your streaming services. We enjoyed breakfast on the patio each morning. You can easily access the beach across Balboa on the ocean side. On the bay side, it’s a reasonable walk to Mother’s Beach and W Bay Beach. There are beach towels, toys, boogie board and chairs to use, which means less to pack. There’s also a washer and dryer (with detergent and dryer sheets) if you want to pack fewer clothes and wash them. Overall, very satisfied with our stay. Thank you!

The property is great. The down fall is parking, you can’t park
In front you park on the street and make sure it’s not on a street cleaning day.
The unit is perfect for three people. You can walk to restaurants and shops.

Overall really great stay! Great location very close to beach and walking distance to most activities. Only minor thing was the bathroom was a small. Otherwise heater, AC, washer/dryer were all very nice, convenient with families.
Perhaps a suggestion is maybe a stool for kids to use to get up to bathroom sink? Our 4 yr old was a bit too short.

The location was great, with many things to do in the near area.
Parking was easy to find and many of the activities we did were within walking distance.

Everything was described as is. The place was great with close walking distance to many shops/restaurants and the beach. The owner was very friendly and responsive. We would highly recommend staying here!

Cindy’s place was conveniently located 2 blocks from the beach. It was very clean, bed was comfy and large and the convenience of our own washer/dryer was a plus. The bathroom was tiny but the shower worked great. We were there during the heat wave and the standup room air condition cooled the bedroom well (as soon as Cindy’s husband came over to show me how to use it!). Didn’t really cool the living room much, but it might have if it hadn’t been so hot. The 2nd bedroom was quite warm. Very nice tv with lots of channels. Cindy was extremely responsive and friendly. We would do it again

Amazing location, lovely host
This flat is well-equipped with everything you need. The place was very clean and the host is very friendly and responsive. The main bedroom has a super comfy mattress. The linens and towels were also nice. The host supplies beach toys which was a nice touch. I wouldn’t hesitate to stay here again.

Beautiful, quiet, great location
Very clean, with no one underneath us so it’s quiet, especially since we are not on the main Street. Right next to Lighthouse park. Note that the wall to the king bedroom off the living room does not go all the way to the ceiling. That did not bother us at all. Sleek light and airy very nice modern decor. Not your typical beach rental quality—much nicer. Fun to show people! Plenty of beach towels, toys, and an adult and child boogie board. No garage use or room to store bikes. We had two rentals so again not an issue. Big fridge. Steps away from beach and bay.

Cindi was very kind and attentive to all of my needs in a quick and timely manner. This location is perfect if you plan on getting away with no need of a vehicle. Just the beach and the small town that surrounds it. You’d wish everywhere could be Newport Beach.
