About this house rental
Gorgeous family Bach in a quiet neighbourhood, close to the Lake with lots of room for everyone over two levels. Wi-Fi and Linen are also included for your convenience.
This family home is spread over two levels with the living, bathroom and three of the bedrooms on one floor with two further bedrooms and another bathroom on the lower level, off the *garage. Perfect for the whole family that wants to get away from the city.
The lounge opens out to the views from the large bi-fold doors onto a roomy deck looking out over Little Acacia Bay, and from French doors to the sheltered rear deck with a BBQ and more outdoor furniture. The living area has a large heat pump and seating options plus Wi-Fi is included.
The open plan kitchen has all the mod-cos and there is a large dining setting perfect for catching up with family.
The section is large with ample parking for cars and boats, and the boat ramp is a mere 150 meters from the house. The garage is not available for parking

All homes are self-contained and privately owned. These are family holiday homes that are being shared with you, for this reason there may be some level of personal belongings in each of them.
All bookings are accepted on the basis that you have read, understand, and agree to abide by the Terms and Conditions and House Rules.
All bookings will be required to complete a check in form prior to arrival (excluding identity verified, Airbnb accounts) which will need to include a copy of your ID and the details of all guests intending to stay at the property. Failure to complete this form will result in the booking being cancelled.
Our office hours are 9.00am. – 5.00pm. (Monday - Friday). Closed public holidays. Messages and emails are not monitored outside of these hours, a duty manager is available outside of these hours for emergencies during your stay.
Guest Responsibilities:
If we are notified of parties or illegal activity you will be evicted and are liable for any damages to the property. We have a strict no party policy (large groups, hens, stags etc.) and do not allow functions or large gatherings.
The holiday home is not to be used as a function venue, events or activity that involve a larger number of people than stated on the maximum occupancy.
The guest named on the booking is responsible for the property for the duration of the stay and must take all reasonable care of the house. Respect for neighbours regarding noise and cars must be considered, we reserve the right to terminate the contract without refund if we receive complaints.
All guests are your responsibility so please take care and parental supervision is required for all children at all times, especially around stairs, balconies, water and fires. It is your responsibility to familiarise yourself with any potential hazards and hazardous areas/situations.
All homes are privately owned, please treat them with respect and if an incident/damage happens, report it ASAP so it can be repaired or replaced. For damages be aware that your credit card will be charged for the repair or replacement plus a 10% handling fee.
All properties must be left reasonably clean and tidy, ensuring all furniture and appliances are returned to where they were on arrival. You will have paid a compulsory cleaning fee which covers a general service clean. If the property requires extra cleaning, you could be charged an additional $40.00 per hour for this.
If you use a BBQ it must be left clean, if not a $40.00 fee will be charged for cleaning.
ALL rubbish must be removed from throughout the property on your departure; failure to do this will result in a minimum charge of $40.00 for labour and council disposal fees. You may leave up to ONE bag of rubbish as part of the clean fee, specific property instructions will be at the home for you.
All holiday homes are strictly non-smoking. Smoking and vaping is permitted outside but please ensure you remove all butts and do not smoke near open doors or windows. If you do smoke inside there will be a charge of $150.00 to remove the odour.
We kindly ask that you do not cook food items that leave a strong and unpleasant odour in the home. If there is excessive cooking odour left upon your departure you will be charged $150 for professional odour removal.
Any properties that provide kayaks, bicycles, spa pools and/or swimming pools are to be used at your own risk. Taupo Realty Services accepts no responsibility for any injury or loss to any Guest or their belongings.
The property must be left secure and safe upon your departure. Please check all windows, doors and appliances including heaters, electric blankets, elements, and sockets before you leave the property.
Cancellations:
Please refer to the booking websites policies on cancellations.
All cancellations must be in writing/emailed, no phone cancellations accepted.
If you need to cancel a booking, please let us know as soon as possible so we may offer the property to others.
Any other amendments may incur an admin charge and are subject to availability, minimum stays and new tariffs for time booked.
No shows, early departures and cancellations received within 2 weeks of scheduled arrival will incur a 100% cancellation fee.
If, due to circumstances beyond our control, the property becomes unavailable or unfit for use, we will notify you as soon as possible and refund your money in full. The Property Owners retain the right to cancel bookings if necessary. In such cases, we will make every effort to offer you alternative accommodation, though we cannot guarantee availability or pricing.
If due to extenuating circumstances you need to cancel your booking because a New Zealand Government issued travel restriction is in place or your group are seriously ill and unable to travel you need to contact us via email as soon as possible, you can put your reservation on hold. All rebooked reservations are subject to availability, minimum stays and new tariffs for time booked.

In a great location. The house is lovely & clean & tidy.
There was plenty of space to accomodate our family without being cramped. Great to have 2 bathrooms.
The rooms by the garage were a little colder but there was good heating & electric blankets.

With 9 of us staying we had a lovely weekend. So close to the lake and every morning watching the gorgeous sunrises over the lake and the first sounds of the tuis calling in the morning.
A super peaceful neighbourhood it couldn't have been quieter.

Well located in a quiet location with a gorgeous view of the lake, the property was the perfect choice for my partners birthday to chill out with friends and family. Loads of space, handy to Taupo and heaps of parking.

We really enjoyed our stay! The home was a perfect size for us with 7 adults and 2 children. We also had plenty space to have other family come over and join us for meals. Was a beautiful location, with amazing views. Having such a special place made celebrating my Māmā’s 50th all the more memorable.

Nice house in great location. Had everything we needed. Beds were all comfortable. Very cold downstairs with two of the bedrooms straight off the garage. Fire place was nice, had heaps of wood for us to use. Bathroom and toilet upstairs cold do with a good deep clean, walls etc dead bugs everywhere and in the lights too. Gas bottles weren’t completely filled for the BBQ so half way through cooking dinner it ran out and the other two spares were empty too, so had to trek back into Taupo to find somewhere to get gas. Also a mouse running around downstairs too. Saw a trap but nothing in it to catch the mouse.

We were a group of 9 longtime friends touching base for the weekend. The house was in a great location with a lovely view. The amenities were great & suited our group size perfectly and the fire was an added bonus. We had a great long weekend.

The large house suited our needs well, though we had to watch our 21 month old grandson constantly due to high windows having no restrictors, the property info does say may not be suitable for toddlers, I would say caution needed for children under 7 at least. The upstairs of the house was very comfortable and well-equipped , with lovely sunny decks , one with fabulous views of the lake. Unfortunately the 2 downstairs bedrooms were not so great, they open directly into the garage which has a boat and a car in it and you could smell diesel in the rooms, the garage is also full of tools paint etc . The neighborhood was lovely and quiet , we enjoyed staying on this side of the lake for a change.

We were a family group of six adults and thoroughly enjoyed the property, although it is a 10 minute drive from the centre of Taupo it was well worth it for the stunning outlook. We sat on the deck and soaked up the view every opportunity we had.
The kitchen is well provisioned and the BBQ was clean!!

Family ages 8 months to 87 years old and it was the perfect location. House was nice and warm plenty of room for us all. Neighbourhood was peaceful and we had a lovely view of the lake. If we needed a home again of this size I would definitely rebook.

Love the quietness, private, off road parking, safe for the kids, comfy beds, everything you need, view +++, close to lake, reserve next door for the kids, clean organised house, you name it and tick that box. This away from traffic noise place has 5 small bedrooms with a queen bed in each. Perfect for 5 couples.
Open plan kitchen/dining/living/decks ensure everyone feels together & nothing squashed. Wonderful view of the lake was eye candy for those who don't have a view from their own homes.
Plenty of parking out the back.
There's a BBQ but we weren't there for evening meals so we didn't use it.
