1. Smoking is NOT allowed in the unit or on the balcony. If there is any residue from smoke or smell of smoke, there will be a $500 charge.
2. People other than guests listed on the rental agreement are NOT allowed to stay overnight. Guests are not allowed to exceed the occupancy limit of 6 people.
3. Guests should refrain from excessive noise between the hours of 10pm and 8am.
4. All of the units in Beach Cove Resort are privately owned; the owners are not responsible for any accidents, injuries or illnesses that occur while on the premises or facilities.
5. Keep the property and furnishings in good order. If you spill or create a stain, you need to clean this up immediately.
6. Only use appliances for their intended uses.
7. Pets are NOT allowed.
8. Parking: • PARKING – parking is limited to 2 vehicles. Parking permits for your stay will be inside the condo upon your arrival. Any unpermitted or illegally parked vehicles are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. You may purchase additional housekeeping services. You may also wash your things in the laundromat on the bottom floor of the building. You will need to bring your own beach towels. We do not permit towels or linens to be taken from the condo. You will also need to bring all of your own toiletries and supplies. Please note this does include shampoo, conditioner, toilet paper, garbage bags, and paper towels that you need to provide.
CLEANING & LINEN SERVICE POLICY: The unit is provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels & wash cloths including extras located in closets. A cleaning service to clean the house and linens on your departure is included on your invoice. It is your responsibility for all debris, rubbish and discards are placed in plastic bags and transferred to the large trash cans by the elevators, and soiled dishes and cooking utensils are washed and cleaned. Linens, blankets, pillows, bedspreads, comforters and towels are provided. It is standard for beds to be made for Guests arrival (except pull out couches not fully made) as part of the linen and cleaning service. The unit is provided with a starter set of toilet paper & paper towels. Managers do not guarantee that these extra items will always be available and guests may need to replenish their own paper goods, toiletries, & dish detergent, etc.
CONDITION OF PROPERTY: Managers have, to the best of their ability, given an accurate description of the property and it’s condition. Guest understands that it is considered as reserved "sight unseen". Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as TVs, cable, or the Internet and WiFi service are not a basis for any refund. Manager will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. When you arrive, if you find that the house has not been cleaned to normal standards please notify the Manager immediately. We will do our best to have tradesmen attend to any issues. The Guest agrees to hold the Manager harmless from any liability for the condition of the house. Due to the nature of beach properties, the sand, stairs, decks and concrete are not always stable. Use at your own risk.

For inventory and maintenance purposes a property management employee of the Manager may need to enter the premises. The same permission procedure applies as above. In any emergency, Manager or Manager’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency.
ASSUMPTION OF RISK: No lifeguard may be on duty. Accordingly, persons using the beach or pool do so at their own risk and the Manager assumes no responsibility for accident or injury. No one should swim alone. Renters will hold the Managers harmless from any and all bodily injury and/or property damage incurred on the property arising out of Renters' negligent acts or omissions.
CHILD PROOFING: Guest understands that no special efforts have been made to “childproof” this house, and accept the risk or harm to any children we allow on the property. These risks are not limited to, but include access to the balcony, ocean, pool, adjacent street, and cleaning supplies in the house.
FURNITURE: All furniture must be returned to its original location on Guest's departure or an additional charge will be made. MISSING ITEMS - Renters will be charged for any missing items reasonably attributable to Renters and not returned after notification. The cleaning service performs an inventory/survey of the property after Guests depart and notifies the Manager of any missing items. Manager will notify guests in the event that items were inadvertently taken, and provide guests the opportunity to return the missing items.
USE OF SECURITY CAMERAS - Renters understand and accept that the property is protected with outside security cameras. These cameras are used to protect the property from potential break-ins and theft. There are NO cameras inside the house.

Walking out to the beach was easy and a great spot. The pool was perfect. Brad was very quick to get what we needed. The building was older and some repairs are due. The beds were comfortable enough except for the pull out couch. We really enjoyed our stay.

Every thing was great. Stay and location great. The only comment is the remote controls for tv in front room and bedroom did not work. The batteries are dead. The bedroom tv could manually be operated. Not the front room. Other than that view was great and stay was great too.

Great oceanfront location, quiet but close to plenty of restaurants/activities. Great view! Looks better in pictures than in person due to some wear but still nice. Unfortunately, I picked this property because of the multiple pools and lazy river and arrived to find the lazy river, 2 outdoor pools, the indoor pool/whirlpool were under construction/renovation, which was never mentioned. Also, never saw any racquetball courts as mentioned in description. Another pool and a hot tub were closed for a day of our stay due to need for treatment due to cloudiness. That left only 1 pool/1 hot tub open which aren't that large. The advertised Beach Bar and Grill at the poolside is actually just a bar, no grill. The Town Center restaurant on site is only open Thurs-Sun so we didn't get to check that out either. I was alarmed when I saw the sign by the elevator listing the monthly dates that pest control comes . So I made sure to bring any garbage to the outdoor trash bin 1 or 2 times daily to avoid attracting roaches. Thank goodness I never saw any. One of the 2 elevators was under construction the whole time so it was a bit of a wait for the elevator each day. So thankful for the gorgeous beach that is a short walk from the pool. Also, Banana Boat rides available right in front of the resort. Parking was convenient in the garage. Communication could have been better with the host. Sent 3 messages on separate days before I got my first response. That was frustrating.

The prooerty was fine, we were told not to use the bathroom sinks because they were clogged, they were to be fixed and wasn't. I feel as though we should have received a discount for this huge inconvenience. The indoor pool was also not in working order.

We stayed Sept. 21-24 and had a great time, the condo was clean, pretty, decent size balcony, the coffee maker is a Keurig so I just bought coffee downstairs and it was excellent. It was chilly and rainy so we spent a lot of time in the hot tub and heated pool. The indoor pool and hot tub was down for renovations. There was a good amount of towels though it never hurts to bring a few extra as the laundry area is downstairs and a bit of a hike and I heard it was coin operated. The resort was having trouble with some of their elevators though they do move pretty quickly. There was hand soap and dish wash soap, we brought out own bath soap and hair stuff. The shower does not have a tub and it's a bit tricky shaving the legs but it's doable and it's wonderful to be so close to the beach and pools. I don't know that I would enjoy it for a week, we are used to more space and a second bathroom but it's great for 3-4 days. One of the bedroom walls doesnt' go up to the ceiling and there are shutters in the bedroom that can be opened so you can see the ocean from your bed so if you plan to be in the condo a lot and have different schedules from your spouse, that could be a problem. We didn't stay inside a lot. We enjoyed watching Netflix. The WiFi seemed to be good but I have an iphone 14, my husband has an older phone and he had no trouble with the wifi.

We’d book again. Pass through from living area into the bedroom can be problematic(noise) the living room, TV interferes with the bedroom TV. It’s a very busy place. Our second week was more enjoyable because most kids were back in school. Very disappointed in the dishes, silverware pots, and pans. I would expect to have the same things there that I do at home as far as being able to cook a meal, even though we only had a two burner cooktop. Other than that it was very enjoyable..

Location is terrific with great views of the beach. A very ample balcony along with 2 beach chairs to take to the beach. Yet there wasn't a small table to put drinks on or food while you were sitting, enjoying the view. We saw multiple units that had tables. We liked having a separate living area apart from the bedroom. One day while going to bed there were some drops coming down from vent on me and then in the bathroom. Then as I moved some towels a roach came out of them. A little unsettling. The unit itself is showing some wear and tear which of course isn't depicted in the pictures. The laminate floor had places that your feet would go down in as if there were no support underneath. I would think that the rental price would be reflective of a place that had been kept up more. Also, there were many reviews of how responsive the owner was in communications. I asked 2/3 questions which weren't answered till 3 or so days later. All in all, it was a nice getaway.

This was our first time in Myrtle Beach, so we weren't familiar with the area. This property ended up being close enough to activities, but also seemed far enough away to not be overcrowded. The condo itself was very clean and well maintained and the view was amazing. We enjoyed the pools and hot tub on the property and easy access to the beach. I communicated with the owner on the day of check in and he was very nice and helpful. I highly recommend!

This condo was perfect for our first family get away with our one month old. Place was clean and quiet. Enjoyed sitting on the patio in the mornings during bottle feedings. Close to many restaurants and entertainment to explore at Barefoot Landing. Will definitely be back when the weather warms up!

Nice condo. Comfy beds. Nice bathroom with walk in shower. We were surprised that there were no bars in the shower if one was handicapped. Kitchen lacked a few items but overall was fine. We especially liked the taller balcony chairs, they enhanced the already beautiful view. There was only one end table on site so we carried it out to the balcony & then back inside beside the couch. Overall we would rent again & bring a few things. I.e. frying pans & 2 ply!!!

No fault of the owner, but busloads of kids arrived the last nights of our stay so it wasn’t as quiet…also the Hot Tubs we were looking forward to, were all down for maintenance.
Only thing we wish would have been different, would be more than just 2 rolls of TP, and more than just 2 forks. It sounds a little petty, but Walmart was not a place i planned on visiting multiple times.

Most importantly the place was very clean and extremely easy to get in with the code. It has a perfect view of the ocean with very comfortable outside seating...and the couch inside was extremely comfortable. It felt like home with a view! Brad is also very easy to contact and he responds quickly. The only issue I have is that you can't control the A/C and heating system as it's locked in by management. We're older and get cold/hot easy. But it was a very nice visit.

Nice location and beautiful views from the balcony. We've stayed in this building previously and had a good experience. This time it seemed to not be as clean and maintained as the previous times. Perhaps the hurricane the past month had some impact. The worst issue with the building was the elevator system. There were 2 elevators in the tower, but only 1 was working. Then on the night before we left the one elevator would not open on our floor! The front desk was informed but it was not fixed by the next day, so when we checked out we had to carry all our items down the stairs to a floor where the elevator was working. That was a major disappointment. The unit itself was clean but very dated. The old furniture was not very comfortable to sit on and the TV in the main room was so tightly fit between the cabinets that we could not use the HDMI connection to stream our movies to the TV. It would be nice to have space for that feature when traveling, and some places we've stayed before had the ability to connect our phones directly to the smart TV for streaming. So it might be a good idea to upgrade the TV system in the main living space.

The check in/out process was awesome because there wasn’t one. We just walked right in the lobby and up to our room and had such an easy time getting in and out with the hosts instructions. We had no issues during the stay other than the bedroom tv not working but the host was unaware of the mishap and stopped by and set up a new tv while we were out exploring. Awesome communication and a cute little spot with a perfect ocean balcony view!

The room was clean and nicely decorated at Beach Cove Resort. Loved the balcony with view of the ocean and pools. Plenty of parking and close to many attractions. The only negative was the pull out sofa bed was very thin and uncomfortable. Had to go to Walmart to buy a mattress pad.

Enjoyed the stay. It needs more lighting in the bedroom and maybe another skillet or pot. I don't cook on vacation except breakfast and that would be helpful. Overall a good place to stay

It’s the small things
Shouldn’t have to have learned that we did not have access to all the amenities of the resort once on-site .. for example all the food options at the resort were available only to direct guests of the resort. More details on how to “work” the front door lock would have been appreciated.
Should not have to learn as we go. Not fair to ask many let alone any questions at the front desk.
Also outside, pool side late night noise, obvious recreational use of drugs and allowing other guests to hoard bellcap carts in their rooms was disconcerning.
I am pleased to share that the room was very clean, all appliances work wonderfully, and the rooms absolutely appeared to be insect free. Also the host replied back to questions left on your portal within just a few hours .. like where do we dispose of our trash, and what we do with our sheets and towels at the end of our stay.

Probably won't be back.....
On arrival, 3:55 pm, the condo had not been cleaned so we called the Property Manager and he discovered that due to a software glitch, the unit was not on the list for cleaning so that was the reason for the oversight. Within an hour he and a friend came and took care of the cleaning of the unit and the changing of the linens - they did a very good job. Over the course of our stay there seemed to be one thing after the other, the elevators were out for 2 days, so being on the 11th floor made taking the stairs a little more difficult. The combination lock on the door would work sporadically so there were times we were left standing for 10 to 15 minutes before it would "catch" and lock back. The positives for this unit is that is does have an incredible view of the sunrise and the Property Management was always available when we contacted them.
