Nestled on the heights of Théoule-Sur-Mer, this luxurious Duplex apartment is located in the prestigious area of Imperial Bay.

The apartment is composed of high-end furniture. The 2 bedrooms and the entire ground floor are air conditioned.

The two bedrooms are located upstairs with 4 very comfortable X-large beds and enchanting sea views. They each have their bathroom with WC. Are sheets and bath and beach towels supplied as an optional extra (see conditions with the owner)?

2nd TV + Wii in bedroom 2.

All the living rooms have a magnificent view of the sea, the bay of Cannes and Antibes, the Lérins islands, Théoule bay and Esterel. You will take advantage of the terrace to eat there, a garden furniture and deckchairs to relax.

By a small staircase at the bottom of the garden, you will reach the very large swimming pool of 15m and the children's pool, located 50m below.

The swimming pools are open from May 1st to October 15th.

Children are welcomed with great pleasure.

Near the residence, there are private and public beaches.

Possibilities near scuba diving, boat rental, water skiing, sailing, golf ....

Simple or exceptional restaurants with Michelin stars (Le Bessem, Le Mas Candille, La Bastille Saint Antoine ...) will give you a taste of local specialties.

You can easily go to Cannes (10 min), Saint-Tropez, Monaco, Mougins, Saint Paul de Vence, Italy, or Isola 2000 ...

The unit is in a beautifully landscaped gated community set on a steep hill. The result is that you take an elevator down from street level to a ground level unit with a large private backyard overlooking the blue waters of the Mediterranean. The view is stunning. The apartment was very clean, very spacious with large luxurious bathrooms. Lastly it had fun coastal decoration that made the place homey and comfortable.

This is the second time we have stayed in this excellent apartment. Super location in a secured complex, great terrace with an exceptional sea view, nice host. Nothing is missing and we will certainly come back a third time. Highly Recommended!

Fabulous, spacious and luxurious apartment with a large terrace, garden and great sea views in a sheltered, quiet complex. All in very good condition and as shown in the pictures. It doesn't get any better than that. Nice and caring landlord. We'll be coming back!

We enjoyed the stay a lot with very nice views, on the coastline on Cannes on the mountains…The photos are very well matching reality. The apartment is located in a gated quiet community , on the outerside…which is giving privacy…though a longer stroll to the swimming pool. The swimming pool is very big and quiet with superb view. The apartment is decorated with taste and the hosts are really generous and friendly!! The beach in Theoule itself is really adorable with clear azure water and some restaurants. Cannes is only 15 min., saint tropez and monaco are nearby! We really enjoyed our stay, and can advice the apartment for families, couples….so thank you again Alexandre for the welcoming stay!

The garden apartment was stunning, from the view to the furnishings . The outdoor furniture was plentiful and of a high standard. The kitchen was well equipped. Everything was exceptional . The pool Is large and beautiful . The only thing we didn’t have was any English tv but we were outside most of the time but for winter this would be nice. We’ve bought a fire stick so this would help! The owner was very good at communication and was kind and helpful . We would book again

We spent a wonderful week in the property. Everything was as advertised: unbeatable view from the terrace and apartment; ample and high-quality furnishings; the pool is nearby and the beach is just a short walk; and Alexandre was a very helpful and responsive landlord.

One of its secrets is that although it is located on a large "domaine", it is almost hidden in a corner which give you the rare experience of being there on your own with total privacy. All that and the spectacular - ever changing - view on Mediterranean Sea makes this property a unique place to stay!

We thoroughly enjoyed our stay here. The apartment is very spacious, comfortable and clean. It is in a wonderful setting and you can just relax and enjoy the spectacular views at sea. The shared pool was perfect during the hot days. The owner has catered for all your needs including a fully equipped kitchen and a good selection of music, books and DVDs.

This apartment is located at all the way up in a guarded compound, which explains the absolute privacy and the spectacular view on the Mediterranean See. Just looking at the See, and its changing collars during the day (and at night) made it a treat. The apartment itself is spacious and furnished in a comfortable, luxurious way. The kitchen provides all the equipment one might need (although the villages nearby have all the dinner locations one could wish for - don't forget Theoules harbor!!). We spent a very nice time in this magnificent appartment (2 adultes and 2 girls 16,18 years old). The beautiful view and the very lovely terace and garden let us stay at home nearly all the time. The very unique furniture were in a charming way just perfect for this area of France. The beds were so comfortable and very high quality. The two bathrooms were large enough for a very big family. The kittchen was fully equiped and with stylish dishes. We enjoyed the very quite area. Unfortunately the pool was closed until 15th may.
