Rose Hill's Estate Guest Quarters Apartment is part of Rose Hill's five acre estate at the top of the hill in the Village of Watkins Glen overlooking Seneca Lake. Feels like you are in the country but just down the hill is the Harbor Hotel and the Village of Watkins Glen with all the pleasures the Village has to offer. The Guest Quarters is a great getaway for a long weekend of sightseeing, wine touring, bike riding or race car driving. Stroll down the hill to the Village and enjoy an evening on the town. Babes & Bud is great little coffee stop in the morning or just sit on the porch and sip your coffee and take in the breathtaking lake view. Walk to Watkins Glen State Park or take a quick car ride to the racetrack. ROSE HILL Estate Guest Quarters - THE PERFECT GETAWAY!

We really enjoyed our stay here. The cottage is charming and cozy with beautiful views. The bed was really comfortable. Perfect location, a short 2 minute drive into town. We’d definitely stay here again!

This property was very clean with a distant but nice view of the lake. It was located close to the town but up a steep grade to get there. We especially liked the personal touches of drinks and food left for guests to enjoy. The property owner seemed nice but communicated in a passive aggressive way at times, which was confusing when we agreed to do all that she asked. Overall we enjoyed our stay and all that the area had to offer.

We enjoyed our stay. The view from this property was excellent. The host was very accommodating & easy to contact. The house inside was nice & comfortable but needed some repairs to the kitchen & bathroom sink's faucets, & it needed some basic kitchen supplies (glasses, mixing bowls & measuring cups & spoons). The deck & patio while very spacious needed some repair work.

Even though the weather was unseasonably hot our stay was delightful. The accommodations were spotlessly clean and comfortable. Theresa and her husband are very friendly and helpful. We enjoyed our stay.

Theresa and Ed were wonderful hosts. Very helpful with suggestions for our first visit to Watkins Glen from out of town. They even stocked the fridge with a few items for our stay! The private quarters were quaint, quiet and relaxing. The estate was beautiful with a great view of Seneca Lake. We loved being able to sit out on the porch and relax after a hike through the state park. Thank you Theresa and Ed for the care you took to provide a beautiful place to stay in beautiful Watkins Glen!!

My husband and I planned this relaxing weekend away as a birthday gift to each other. It was just what we needed. The guest quarters were quaint and clean. We especially loved the back porch with a view of the lake.
The fridge with stocked with juice, muffins, cheese, creamer, soda, beer, water and a bottle of wine.
We would love to stay here again!

Such a wonderful 3 day visit made extra special by the hospitality and kindness of Theresa. The cottage has all you need to enjoy the Watkins Glen area. Downtown and WG State park are minutes away. Secluded but convenient with wonderful views of the Lake and rolling hills. Just a perfect spot to explore and enjoy.

Unit was just as described. Very clean and comfortable and in close proximity to the town of Watkins Glen. Theresa greeted us upon our arrival and was sure to let us know she was there if we needed anything.

We loved this spot. Conveniently close to downtown and other attractions — restaurants, state park, etc. Easy driving distance to fantastic wineries and the Corning Museum. Theresa and Ed are wonderful hosts. A bottle of wine in the kitchen and cheese and crackers

Very easy to find, easy to check in. Great location. We were a 20 minute ride from Corning and Elmira, plus a short, although hilly walk to downtown Watkins Glen. Host provided water, snacks and even a local bottle of wine. Very thoughtful. Would highly recommend this property.

We were in town for the 3-day Watkins Glen VIntage Grand Prix event. The property is close to everything in Watkins Glen and surrounding areas. The owners have stocked the fridge with OJ, creamer, muffins, cheese & crackers. Pantry has tea & coffee, so no need to grocery shop! We really enjoyed our quiet mornings enjoying coffee on the patio with a lovely view of the lake. We’ll be back next year!

We loved our stay at the cottage! It gave us a great centrally located base to explore the area. The porch was great for relaxing, enjoying lake views or planning our next adventure. Theresa and Ed were great hosts, leaving snacks for us and offering suggestions about the area. The cottage was comfortable and cute and had everything we needed. We hope to stay here again!

The property was convenient, comfortable and well maintained. It had a great view of Seneca Lake and was quiet and peaceful. It amply provided for everything we needed during our stay. The furnishings were unique and were in great condition.

Beautifully appointed apartment with a covered patio overlooking Lake Seneca. Better than the photos!! Theresa stocks snacks for you and can provide recommendations for local activities. Totally enjoyed our stay and our small dog loved the patio and yard.

My husband and I stayed at this listing for our 10 year anniversary trip. The pictures don’t do this place justice. The view of the lake is spectacular and I wish it was a view I could see everyday! The host was responsive and provided nice little extras like a bottle of wine and snacks in the fridge. The place was super clean and just up the hill for the town. I’d definitely stay here again in the future

This is a nice, quiet property that has a nice view of the lake. The kitchen has all of the basics plus a few additional things that came in handy - like ziploc bags. I really appreciated having a toaster oven.
Theresa was a great host who communicates well. I let her know I would be checking in late in the evening. She said should would turn the lights on for me. I only expected the outside light to be on. But when I arrived, she had turned on a few lights inside as well, providing light in each area. So I was able to unload my car and take things straight to where they belonged (kitchen, bedroom, etc.) without fumbling for light switches. Being rather tired when I arrived, I really appreciated this. There are other nice touches that have been mentioned in previous reviews. The little things DO matter and it makes Theresa a fantastic host.

This property was very cozy, comfy, and cute. No details were overlooked. From muffins and orange juice to cheese, crackers,wine and other drinks.
Theresa was helpful in letting us know some great activities in the area.

We enjoyed a wonderful stay at Rose Hill Estates. Clean and comfortable. Theresa was quickly responsive to our requests and supplied us with more amenities than any other place we’ve stayed. The views from the property were amazing, though be prepared to deal with hilly terrain if you plan to do any walking or hiking. If our travels bring us back to this area, we will stay again!

The location is a great base location to visit many other points of interest. A very easy 20-30 minute drive to many other towns & parks/hiking areas. Seneca wine trail (including breweries & distilleries) on the east side of Seneca Lake was a short & easy drive. Host had great suggestions on some sites, had snacks/wine stocked when we arrived, were very accommodating & respected are privacy. It is a steep hill all the way down to the main road (we always drove) & the furniture in the living room was updated (not the ones in the picture). Would love to come back when the host restaurant is open (closes after Labor Day) because I know that would have been the best meal in town!

As if the view, great location and beautiful little home was not just perfect. The owners add a special touch. We had water, juice, muffins, crackers, wine and beer in the refrigerator!! The bathroom included all the essentials and even first aid things! Well done!

Perfect for a great stay for 2 in Watkins Glen. Theresa and Ed provided a really nice and thoughtful welcome package including wine, cheese, crackers and muffins for breakfast. The place is just as described and we especially enjoyed sitting on the patio in the morning and evenings overlooking Seneca Lake. Location is perfect for visiting the town, the state park and the multitude of wineries and breweries. Would absolutely stay here again when in the area.

The location was perfect, not far from town and close to Watkins Glen State Park for hiking.
The Carriage house that we stayed at was beautiful, the view of the lake was great! Even our dog enjoyed looking out in the morning, we saw fawns and bucks even stroll through the yard couldn’t of asked for a better place to stay. Theresa the owner was great to deal with, and if you get the chance check out their restaurant “The Oar House”
