This 5 star luxury apartment has unprecedented views of Edinburgh castle and commands an extremely central location on the corner of fashionable George Street and North Castle Street. Surrounded by leading stores such as Harvey Nichol's and great restaurants and bars. It is decorated and furnished to the highest standards.
One of the first flats to be built in the New Town by James Craig in 1790 and directly adjacent to the Edinburgh town house of Sir Walter Scott! Two bedrooms - one master, (with super king-size divan) and stunning castle views. The single bedroom (but large enough for two with a single/trundle bed that coverts to an additional single) has a very comfy new bed with good length. Both bedrooms are newly equipped with acoustic glazing, so extremely quite from the street noise below.
large elegant lounge with two large windows, contemporary furnishings and decor with two comfortable sofas and a marble dining table with chairs for six with matching consul and side tables. There is a large Sony flat screen TV with access to Sky and Apple television.
State of the art Kitchen and Bathroom ( with under floor heating & steam enclosure) - limestone throughout: Fully fitted contemporary, luxury kitchen with everything you would expect of a 5 star property and bathroom. Double ended bath and steam shower, under-floor heating and limestone wet-room.
The property comes with access to the beautiful private gardens on Queen Street (residents only), just two minutes from the front door, which provides the most perfect oasis in the heart of the city. I use it for my limited jogging circuit when I'm in residence, as it's perfectly manicured and also entirely geared up for secure doggie walking. Wonderful in the Summer for festival picnics and reading the papers of a morning.
Christmas and Hogmanay (Scotlands' New Year Celebrations) also bring their own added attractions, with new events planned on George Street every year; Xmas markets and a wonderful sparkly atmosphere, enhanced by the beautiful festive street lighting. There is still availability for Christmas and Hogmanay 2023/24! The celebrations have evolved into a world class event over the years with a full daily programme designed to appeal to all tastes and age groups in the heart of the city and literally just minutes walk from the door step. Fancy a change of scene in one of the most historically beautiful city's in the world - book now to avoid disappointment! Please refer to bookings calendar for availability.
We have two luxury apartments in the building, both with the same elevation and stunning views of Edinburgh Castle. The Robert Louis Stevenson Suite ( below this one) has a more retro feel, but with classical over tones, especially in the master bedroom and kitchen. Please do contact us to enquire about a dual apartment booking, when we can offer a special rate for larger groups, special occasions, wedding parties etc.

Easy check-in great communication absolutely lovely apartment would stay here again. We wish we had more time.

Great location and the flat was roomy and clean. The owner was also very communicative and willing to accommodate as our original plan had changed. The only feedback from us was the flooring. While it was likely chosen as it is sturdy, thick thatched covering, it made it difficult to walk barefoot or in socks as the fibers would poke through and irritate your feet. But if you walk around the flat with shoes or slippers with thick soles, you’d be fine.

Morris was great at responding to all of our questions. The property is in a great location in Edinburgh, very close to the castle. We were only there for a night but it was exactly what we needed. Highly recommend!

Morris was very helpful in accommodating our schedule. The apartment is beautiful.

Very clean, beautiful views, wonderful kitchen and bathroom. Location was easy to get around. Con was not understanding there was only stairs up two flights with 2 ladies carrying heavy bags up and down. Otherwise excellent.

This home charmed us from the moment we walked in the door. The charm is off the charts. The ceiling are hugely high. The beds are so comfortable. And the location is to die for. Everything you could possibly want is within extremely close walking distance. The view of the castle from the enormous bedroom windows is the icing on the cake. We have stayed at The Balmoral. We have stayed at the Witchery. Next time in Edinburgh, we will be staying at this beautiful place.

My daughter and I stayed at Morris' flat for our week in Scotland. The apartment was as described in the listing and well appointed. The view of the castle from the flat was stunning. Morris is an excellent host and easily accessible. The location is easily accessible to many Edinburgh highlights and attractions. We appreciated the quieter location to return home to after a day of sightseeing. We found some lovely restaurants within walking distance, our favorites were Badger & Company, Copper Blossom, and Gusto. Panda & Sons is a wonderful cocktail bar.

Great flat in a lovely neighbourhood. Easy check in process, realise that there is a huge flight of stairs so be prepared with luggage. Heated floors in the bathroom were dreamy, huge main bedroom and lovely living room to relax. Kitchen was functional, some instructions for the appliances would be helpful for those that are non European. Super helpful to have a washer and dryer.
Flat is a 8 min walk to marks and Spencer’s and sainsburys for groceries, 10 min walk to Princes street and a 15-20 minute walk into Old Town. Perfect location for restaurants, pubs, shops, with beautiful castle view.

This stay was perfect if you’re planning on exploring the city. Everything was with in walking distance & the view of the castle was amazing! There are two bars below the apartment that have some noise coming from them, but they close at 1am. With all the adventuring though it was quite easy to fall asleep. There is only one plug in the bathroom and it’s only for shavers so if you’re planning on getting ready with hair styling tools it cannot be done in the bathroom. But overall this stay was fantastic! Plan on coming back to Edinburgh soon!

Wonderful location with easy access to transportation or walking. Great kitchen and bathroom, space to hang out at the end of the day. Good communication with owner and responsive when a few challenges occurred.
A few minor updates needed like carpets and nobs on ovens - worn off and unable to operate them. But overall a super place.

Everything about this location, flat and interaction with the host was perfect. If you like a lot of space, well appointed features and tons of charm in the heart of a gorgeous city, this property is a win! It is a walk up, if you have a lot of stuff or mobility concerns, talk to the host.

This flat is not n perfect walking distance to many of Edinburgh's treasures. I will definitely book this flat next time😊

The flat is elegant in furnishings and décor, and at the same time bright and comfortable. There are high ceilings, large windows, spacious rooms, and a well-equipped kitchen (which we used lightly due to the plethora of excellent food options in the immediate area). The flat occupies the front corner on the second floor (the steps are well-worth the result) of a handsome building, overlooking the intersection of two handsome streets, easily walkable to the main attractions of the city, though public transit options are readily available. The host is accommodating and responsive to questions. My wife and I were delighted to be residents here for our week in Edinburgh.

Loved this apartment. The beds were very comfortable and the place was very clean. It’s a corner apartment, and you can see a beautiful view of Edinburgh Castle. We love that there was a washer and dryer. The bathroom had heated floors and great water pressure. The kitchen was huge and my family had a nice time having breakfast in the mornings. The apartment is on the third floor (US third-floor UK second floor) and there’s no elevator, but I was made able to manage getting three people suitcases up no problem however, if you were elderly, this will be a problem

We had an absolutely lovely stay at Morris' flat over six nights. The flat is so well equipped and extremely comfortable, quiet yet with spectacular views and close to so much. We traipsed all over Edinburgh, and returned for a drink in the Kenilworth, and for some lovely shopping at the Scottish Design Exchange, which is just around the corner from the flat. It seems that the flat no longer comes with a garden key fyi. Would love to stay there again someday.

We had a wonderful stay at this apartment in Edinburgh. The place was spacious and comfortable. The location was close to many good restaurants and attractions. I highly recommend this apartment to anyone visiting the area!

We adored our stay. Easy to walk to anything we wanted to do. Plenty of delicious restaurants and a fridge at the flat to which we could bring our leftovers and cook up the next day. The owner is extremely commutative and would help us with any questions or needs.

The property was stunning and spacious. The character of the building alone spoke to me, as well as the decor and comforts. Oh, of course there is the view of the castle!
The location couldn’t have been more ideal. Bars and shops were just a step away on George and Rose streets. The castle was only a 15 minute walk as well as the surrounding areas that you are in Edinburgh for.
I highly recommend this stay for your next trip to Edinburgh.

We chose this home for our recent stay in Edinburgh. The home was wonderful. We loved staying in the place.
The home is right in the heart of New Town, it is a historic Georgian home, but it still has the modern amenities that we needed for us to be comfortable. The views, (particularly of Edinburgh Castle), from the primary bedroom are unmatched.
The home is only a short walk to just about anything. There are stores, pubs, and restaurants, in addition to parks and historic points of interest, all within easy walking distance. We did not require any form of supplemental transportation to get around. We walked (rather easily) to just about anything that we wanted to see.
The home is comfortable. The living room had plenty of seating for the whole family. The kitchen has all that you need to make meals, and the dining area is plenty big for the whole family to eat together.
The only thing I would note is that in the summertime, as things warm up, the lack of air conditioning may be a problem for some. We were able to open the windows in the evenings before sleeping to cool down the rooms (the flies loved coming into the home when the windows were open).
All in all, it is an excellent property. If we ever travel back to Edinburgh, this will be the first place I look to for a booking.

This sits in the heart of the city in a building built in the 1700's. You can walk to everything from this great location. It is charming place and offers everything you need including a modern kitchen. It should be noted that there is 1 king bed in the very large main bedroom and a single bed in a small bedroom. The couches do not fold out but they can provide a roll away for a 4th person or they could sleep on the comfortable couch which is what we opted to do with our 4th person.

Unfortunately we didn’t have a chance to spend the night there after 15 hours of traveling because when I picked up the keys and went up to second floor with my bags I found other people there on our apartment (they didn’t speak English so I couldn’t figure it out why they were there). Finally I call the owner and he was nive and very sorry but…

Location couldn’t have been better, within easy walking distance of Royal Mile and shops.
Very large apartment and well stocked with dishware etc.
Only small negatives - carpet a bit shabby, well worn and Cooker had symbols on buttons worn off and only found instructions in French. Managed to Google English ones.

We were perfectly situated to meet up with friends at the Balmoral and others just a few blocks from the Castle. The apartment is spacious with a terrific king sized bed, awesome shower/steam shower combo and heated towel rack- in short all the amenities. I offered a few suggested updates which Morris said he was planning to undertake. We’ll be back.

This is a romantic space with an optimal location for exploring Old Town. In the immediate vicinity of George Street and North Castle, you have a variety of restaurants and bars that are just a quick walk away. Cafe Andaluz (Spanish tapas), Tantra (upscale Indian), or the Queens Arms for a quick pint, the selections were plentiful. For the space itself, you had to climb a few sets+ of stairs to get into the flat, so prepare yourself if you have a lot of luggage. We managed this fine. When you first walk in, you will notice the space being homey, but with some wear. Other reviews have pointed out that some of the space looks a bit dated, but we didn’t mind that. However, the carpet was interesting, some burlap material that clung to your socks. I’d say that the carpet was the only real gripe we had, but this was super minor. The space has a full kitchen and living room. The kitchen had everything you would need to whip up a quick meal, or do a load of laundry. The living room had a a television with plenty of places to sit. The bathroom included a large tub, a shower, heated floors, and a towel warming rack. We thought the floor got a bit too hot right outside of the shower door, and noticed that over time the hot water would diminish quite quickly. Though, there is a way to turn the heat down on the floor, but response time was slow. If planned correctly, you can abate any loss of hot water through a spaced out showering schedule. All in all, even with some of these minor issues, we would stay in this space again, and would recommend anyone to book here. The host is very kind, prompt, and clear with instructions. Whenever I find myself in the great city of Edinburgh again, I’ll be sure to stay here on North Castle Street!

We had a wonderful stay! The apartment has loads of character and is in the perfect location to see the city. We were very comfortable and had everything we needed. The large kitchen was great so we didn’t have to constantly eat out. Shopping, many restaurants and pubs, and the grocery store are all close. The train station and Royal Mile are just a 15 minute walk away. Also has an easy pick up spot for a taxi/Uber. There are several stairs but then….welcome to Edinburgh! Stairs are everywhere. :-) Thank you so much Morris! We would definitely stay again.

Morris’s apartment is in a fantastic location with some great restaurants and bars only a few minutes walk. It’s clean and spacious and has everything you need to ensure a home from home stay in Edinburgh. Communication was quick and helpful and ensured we had a hassle free break. We will certainly be coming back and would love to stay again.

The apartment was in an absolutely perfect location. Very comfortable beds and especially pillows! I usually struggle with rental properties because the pillows are never comfortable. Both rooms have very comfortable pillows and bedding. The bathroom we all loved. Heated floors and fantastic water pressure. Communication was quick and responsive with owner for all my questions prior to arrival. He has a very help folder with all important information you need about the apartment, maps and restaurant suggestions in the area. It was a wonderful stay! The only suggestion would be to provide some coffee pods for the maker in kitchen. When I’m on vacation I don’t cook in the apartment. But we arrived late in the evening on our first night. When I roll out of bed my heart doesn’t start until I swallow my coffee. At least 2 pods per guest should be provided for your first day. Then provide a location in your folder of where to purchase more. Thank you! It was a very comfortable apartment and we would definitely stay again. Edinburgh was absolutely gorgeous!

A great location to explore Edinburgh from. Beautiful view of the Castle from the main bedroom. Comfortable bed. Spotless kitchen (we prepared breakfasts in the flat). The rooms stream with sunlight from the high Georgian windows.
Edinburgh is very walkable, and this is the perfect central location to set out from whether you are heading to the old town or trendy Stockbridge.
Nearby: the highest rated ramen in Edinburgh made a great lunch one day (Hakata-ya); fabulous Thai at Dusit (but you must book ahead as it’s very popular); a block away is Charlotte Square with the historic Georgian house open to tour.

We’ve stayed here several times and came this time to enjoy the Christmas market. The location is amazing, the view is stunning and the owner is great.

Fantastic location and beautifully appointed. Comfortable beds and sofas and great shower!
Acoustic glazing in the bedrooms helps with the city centre noise but I think you need to accept it’s inevitable with a location like this. So easy to explore both new and old town from here with plenty of lovely restaurants nearby. I have no doubt I’ll return at some point!

This place was bigger and more comfortable than imagined. Fully outfitted bedrooms, living/dining, and kitchen. It is located in the new town area next to many restaurants, pubs, fast food, and stores.

This is one of the best places to stay in Edinburgh, great central location with everything on your doorstep with a view of castle as well. Lovely, clean and tidy. There is a shared spiral staircase so not great if you cant manage stairs very well.
Very small issues solved with a phone call and messages, just what you need - a responsive host who comes back to you in minutes and not hours or days.
100% recommended.

We loved our stay here. The place has lots of character, is conveniently located, has HEATED FLOORS in the bathroom (the best thing ever!), lots of space, and a gorgeous view of the castle from the bedroom. Highly recommend staying here!

This lovely property was the perfect location for our brief stay in Edinburgh. We parked our rental car in a nearby rental lot and walked the city comfortably. The building is quiet, and the castle views are as advertised. Our host was prompt in answering our few questions.
However, parts of the apartment were a bit tired: and could use some attention. I am sure that our kind host is on top of it!

It was a great location as described. The flat was comfortable but dated. Needs new carpeting, it is a straw like material that gets stuck on your clothes etc. also there are spots/stains on some of the furniture that certainly makes it less than a five star as it was advertised. The oven’s buttons in the kitchen are worn to the point it is hard to figure out what each one’s function is. Loved the location and the roominess of the flat though.

We loved our stay at this apartment. The location is perfect, the apartment is large yet cozy. Check in was a breeze and everyone was extremely helpful while quickly answering our questions. SO much better than staying at a hotel! And Edinburgh is beautiful, highly recommend a visit!
Thank you!
