YOU WILL ALSO NEED TO INCLUDE IN YOUR E-MAIL THE EXACT AMOUNT OF ADULTS (21 and older), CHILDREN OF ANY AGE (under 21) AND THE AMOUNT OF PETS THAT YOU WILL HAVE IN YOUR GROUP. (DOGS ONLY ALLOWED, NO OTHER ANIMALS ALLOWED). YOU ALSO NEED TO INCLUDE ANY PEOPLE YOU MIGHT PLAN TO INVITE TO COME TO THE jacksoncabin WHILE YOU ARE STAYING AT THE jacksoncabin . WHEN I GET THIS INFORMATION FROM YOU I WILL SEND YOU YOUR EXACT RATE INCLUDING THE VRBO FEES AND TAXES THAT VRBO WILL CHARGE. I can only rent to vacationers who sign and fill out our rental agreement that is required by my Insurance Company. Rates vary from $100-$220 a night in the "OFF SEASON", $115-$230 in the "SEMI PRIME SEASON" and $145 -$270 a night in the "PRIME SEASON" and "MAJOR HOLIDAYS". Monthly rates vary from $2500 to $7000 a month depending on the month you stay and the amount of people you have in your group. Daily and Weekly Discounts do not apply for Summer reservations of more than 10 days and $15 a night will be added to the nightly rate for reservations of 10 or more nights . The Cleaning Fee is $150 for 1-6 people, $175 for 7-8 people and $200 for 9-10. The "Administration Fee" is a combination of the REFUNDABLE Security/Key Deposit, the REFUNDABLE Pet Deposit (if applicable) and the VRBO Visa Payment Fee and will be adjusted depending on your group size, the amount of pets and the nightly rate. The REFUNDABLE Security/Key Deposit is $150 for 1-4 people, $200 for 5-6 people, $250 for 7-8 people and $300 for 9-10 people. I REFUND your Security/Key Deposit to you the day you return my key, I DON'T CHARGE THE NON-REFUNDABLE Damage Insurance Fee. There is a $50 Pet Fee and a $100 REFUNDABLE Pet Security Deposit PER PET PER STAY and will be added to the "Administration Fee".. My Insurance Company only allows 3 Dogs Maximum, (NO OTHER ANIMALS ALLOWED). PETS CANNOT BE LEFT ALLONE IN THE jacksoncabin UNLESS THERE ARE IN A LOCKED CRATE. THERE IS A 3 NIGHT MINIMUM ON ALL MAJOR HOLIDAYS, SUMMER MONTHS AND 3 DAY HOLIDAY WEEKENDS, HOLIDAY RATES VARY FROM $175-$250 A NIGHT. All of these rates vary depending on the season or holiday you rent, the size of your group, the length of your vacation and the pets you bring. VRBO will add their VRBO fees and taxes. I RESERVE THE RIGHT TO CANCEL ANY RESERVATION IF THE VACATIONER DOES NOT FILL OUT AND SIGN OUR RENTAL AGREEMENT WITHIN 24 HOURS FROM THE TIME THE RESERVATION IS MADE. After I have given you the correct rate, you can pay for your reservation. I will send you the Rental Agreement after you make and pay for your reservation. VRBO will give me your phone number and e-mail after you pay for your reservation. When making a reservation on VRBO I abide by my agreement with VRBO. WE ARE UNDER STRICT GUIDELINES FROM OUR INSURANCE COMPANY TO VERIFY THAT THE INFORMATION REGARDING THE GROUP SIZE AND NUMBER OF PETS IS REPORTED CORRECTLY.

The cabin was wonderful. We had 2 mother deer with 2 fawns each hanging out in the backyard every day. It was quiet and peaceful with plenty of room. Management was easy to deal with and very accommodating.

Big kitchen, two dining areas, plenty of beds, comfy living room, great heating system, easy access to stores and restaurants.

My family and I had a wonderful stay. The cabin was more than spacious for all 7 of us. Everything was clean and lovely. The area is very quiet and peaceful. We will definitely keep this cabin in mind for future vacations!

Cabin looked pretty nice on line. But the rental manager required way too many docs to be signed, stated camera on premises to check on # or people. maybe even had cameras inside rental. Check-out at 10 am with knock on door at 10am by cleaning person. Too many beds in cabin, too many rules, not a relaxing vaca we had imagined. Never again.

I enjoyed the location of the cabin. I got there right at check-in and it was clean and ready. I will say some issues I experienced. 4 of the large windows did not stay open without something to prop it open. I bought something. All doors only use a key, which when going to bed is a bit of a pain to walk around with the key to lock deadbolts (and vice versa in the morning).
There are lots of old family photos and the furniture is old, old, old and cluttered. There's a twin bed in a closet where the King is, one twin bed in a laundry room, a room with a double and a twin. Very strange sleeping quarters.
I actually felt like someone moved out so I could stay there. The owner lives 2 doors away and unfortunately has alzheimers and forgets its a rental. She was sweet enough after a minute or two, but she popped in and didn't know who I was, who the rental coordinator was, why I was there...just an odd interaction.
The "orchard" is in very poor shape and the yard has been ignored and several plants and lawn are overgrown.
All in all the location was great. But with the $ spent on the rates, they coukd easily replace all the windows and locks. It was basically my grandma's house,"charming" isn't quite the word I would use. Nice enough people, but for the money you can find better.

Perfectly located, quiet, peaceful, tranquil. Loved the family history displayed throughout the cottage. Wonderful to work with Jack Wolfe. Intending to return for even longer stays.

Jackson Cottage is in a good location - convenient to many activities in Pinetop. It is an old house, built in 1932, but it has had some additions and renovations. The kitchen is fairly well equipped, and we also enjoyed using the gas BBQ out on the deck. The king bed in the master bedroom was very comfortable. We didn't use all the beds, so I can't vouch for the others. The decor is like a grandmother's house in 1975, except for small flat screen TVs and unsecured wifi. The deck has tables and chairs, which we enjoyed using. We really enjoyed exploring the White Mountains with Pinetop and the Jackson Cottage as our home base.

If you’re expecting luxury, this is not the place for you, but it does have charm. There were definitely quirks: common rooms tended to be cold, bedrooms were very warm, you had to walk through sleeping spaces to get to other spaces or get to the bathroom. Fun to have a piano in the place and there were plenty of beds for7 people, and ample chairs for around the table. We did have to do some cleaning ourselves when we arrived, including washing a bedspread and retrieving empty water bottles from under the beds. We found previous tenants had stuffed plastic bags in nearly every drawer in the kitchen and left spiked pot holders (c’mon people!). There had been a snowstorm and there was no snow shovel to use on the sidewalk—had to use a dust pan. But Owner Jack was very quick to respond to questions and needs and we appreciated that. I think with a few tweaks for esthetics (throw out the dried flowers and tchotchkes, repair drawers and drawer pulls), go with a keypad entry (I was paranoid about losing the one & only key!), have bigger entry rug & place to put shoes, and including basics like plenty of toilet paper, I would rate this “good” instead of “fair.”
