You come to the Cape for the beach … so why not stay just steps away? This charming two bedroom one bath cottage on a quiet cul-de-sac is just steps from Keyes Memorial Beach. It sleeps up to 6 on 1 king, 2 twins and 1 queen pull-out sleeper sofa. The perfect location for enjoying the beach, shopping, dining, or simply getting some rest and relaxation.
Upon entry, the first thing you'll notice is the cathedral ceiling which opens up the bright airy living space where we have carried the feel if the Cape into and throughout the cottage. The Jack & Jill bathroom can be accessed from either bedroom and towels and linens are provided.
The fully equipped kitchen makes home meal preparation practical, efficient, and affordable. Whether grabbing a quick bowl of cereal for breakfast at the kitchen table, or enjoying steaks grilled to perfection on your own private patio, this cottage will be your vacation home away from home. For those who prefer fine dining, the restaurants and activities of historic downtown Hyannis are just a mile away.
Centrally situated on Cape Cod it is ideal for day trips anywhere on the Cape all the way up to Provincetown. The Ferries to Martha’s Vineyard or Nantucket are also close by.
This vacation home has many extras from an in-ground heated pool (seasonal), to WiFi to help you stay connected, and a dedicated parking space.

This tiny little house was perfect! Access to both a pool and the beach, each exactly a 2 minute walk from the house. You can access downtown Hyannis in a 15 min walk or by car in just 5 minutes. This was the perfect llounging locations! Highly recrecommend!

This is our second stay at this cottage. It is perfect for our family of 3. Very clean and has all the essentials. Steve is easy to communicate with and made suggestions of things going on in the area. We loved using the pool and it’s just steps to the beach! We will definitely be back!

Charming cottage close to the beach. Great location to explore up and down the cape. This is our second time here. The owner Steve is top notch and very helpful with information on local events. I wish I could have stayed another week.

This was our first time in Hyannis, but not our first time on the Cape. We chose this rental based on the positive reviews and we were so pleased with our choice. Communication with owner, cleanliness of property, proximity to town (.8 mile!) proximity to beach (about 250 steps!), pool (with lifeguard!) for residents of association…we have already planned a return trip! I had a couple questions during my stay and the owner got back to me within minutes, always. Air conditioning units in bedrooms kept us comfortable at night and the ceiling fan in the living space was a nice addition (it was a hot week in Hyannis!). The king bed in the master bedroom was super comfortable (memory foam, I think), and the kids were comfy too. We walked into town a few times, which is totally doable with kids esp since there’s a great ice cream shop on the main drag to keep them motivated. Having a very functional kitchen was also great; we cooked on the stove, grilled, made sandwiches… Really a fantastic week, so glad we discovered this little sliver of CC paradise.

Steve was very responsive and helpful throughout the trip. The house was the perfect location to the beach and well located to other Cape Cod destinations. We spent a week there with our family of 4, including two small children. Space felt a little “cozy” at times, aka small, but it was very functional and just pushed the kids to play outdoors. House was well stocked with beach chairs and kitchen needs, but bring your own beach towels, umbrella, and some other simple toiletries. We had to make a laundry run mid week, there is a laundromat about a mile away that was convenient. The community pool was perfect for small children, 3 to 5’ deep. We enjoyed this little gem and the town of Hyannis.

Stephen’s place was the perfect home away from home while visiting on The Cape! The location is truly in the middle of everything and literally steps from a great beach (Keyes Memorial).

Our vacation could have not been more perfect. The cottage was adoreable and roomy for two people. The weather was perfect all week. It is located very close to the beach. You can see the ocean from your personal courtyard, and the walk to the beach is no more than 1 minute. You can be set up and soaking the sun on the beach in less than 5 minutes. Plenty of papertowels, toilet paper and garbage bags provided. Two different types of coffee makers for your preference Kuerig or traditional carafe coffee maker. The temperature in the cottage was very comfortable. Fan in living room was perfect, and AC in bedroom took the heat out the night.
The only thing I felt was missing was a small iron and board. So if you are traveling with all your clothes folded up in a suitcase, make sure you bring a travel iron to get the creases out of you clothes.
The location was centrally located. it was closest to the ocean where you want it, and also no more than a 5 minute drive to main street with all the restaurants and shops.
We very much enjoyed the seclusion of our stay, however, don't expect that if you are traveling during tourist season (July-August). I would imagine most cottages are all occupied, and it is very busy in that little area of cape cod paradise. We traveled the first week of June, so most tourists had not arrived yet.
We would most definitely come back and rent this same cottage. The owner kept in touch via text mail, checking in to make sure all was well.

We spent 4 nights at this charming cottage just steps from the sand. The home was incredibly clean, quiet and had all of the comforts we needed! The owner is a great communicator and the location was ideal. We will definitely be back!!

We enjoyed our stay at Steve's property. The location is wonderful and there are so many things to do on The Cape! There were fairly minor issues that did not detract from the overall stay. And when Steve was contacted he made great efforts to fix the issue(s).

The cottage was perfect for a weekend stay for my husband and I. We used this as a "baby moon" getaway before we are a family of 3. The short walk to the beach was perfect, even for a pregant momma. Close to Main street where you can find all types of great food. Also, a shirt distance to other towns in the area. I woukd definitely stay here again.

We absolutely loved our stay at The Breakwaters. The cottage was exactly as advertised! It was super clean, comfortable and contained everything we needed for our delightful 4 night stay. The location was perfect, steps away from a very lovely, quiet beach and blocks away from downtown shops and restaurants. We also appreciated our host Steve, for his communications and his recommendations. We highly recommend The Breakwaters and Steve!

The cottage was immaculate. Perfect for our needs. Including location… proximity to the beach, shops and restaurants. Great starting point for everything on the Cape as well as being not that far from Boston, Salem, Worcester and Fall River, everything we wanted to do…. Did I mention immaculate; super clean and fresh smelling. We above all appreciated the communication from the property manager/host. We have stayed with VRBO lots of times and this was the Best

The communications to book, get directions, make inquiries were exceptional and immediate. Steve was fantastic in following-up, checking if everything was OK and even offering early check-in. The property is fantastically located not only steps from the beach but also at the heart of Cape with easy access to all parts as well as ferries to Martha's Vinyard and Nantucket. The house is impeccably clean, has beautiful beach decor, separate parking, easy access by code. Everything worked perfectly and it was truly a home away from home. This little cottage is exactly as described. Exceptionally clean and obviously well cared for. The bed was very comfortable. The sheets were soft and the bath towels were fluffy. Nicer than what I have at home !! We would definitely stay here again.

Just steps from the beach with space outdoors to enjoy the weather. Views of the water from front door and outside table. The space was clean, well-maintained and ready at check-in. Easy check-in process with the owner very responsive and wanting to make my stay the best possible. Only issue I had was finding the pool mentioned on the check-directions. If I would have ignored that aspect I would have found location sooner. Granted it was dark and winter time during my visit. I wouldn't hesitate to stay again.

We loved our visit to the Breakwaters 4B for a weekend getaway from the city in Winter. The Cape had received a fresh coating of snow and the snowy beach was perfect. The cozy little cottage was clean and fully equipped for our friends getaway. Best for 2-4 people. Love that you provide linens and towels not something many VRBOs do in Maine. Steve was the perfect host and attentive to all our needs. We'd love to come back in other shoulder seasons but before the crowds. Thanks Steve!

The cottage is just what my family and I needed. It was quaint and extremely clean. It was very quiet since it was Winter time and it was perfect. The beach front is just seconds away and easily accessible. You can see the water from the front door which made waking up a treat. The sunset in the distance was beautiful. Stephen the host is a pleasure to deal with. We would love to come back. We looked for Summer options but it was completely booked and I can see why. Thank you again Steve.

This was a wonderful stay, just the right size for a couple. (It is a bit small for two couples.) The beach is close by and the water was very calm while we were there. Also close to the downtown area - highly recommend the Daily Paper on Main for breakfast and the Portside Tavern. Communication with the owner was excellent.

The perfect place to come for a relaxing vacation. The cottage is lovely and very Comfortable. It has all of the comforts and convinces of home. There is a beautiful view of the beach which is only steps away!

Very welcoming and feels private. The ocean is visible from the front door and easy to walk to. Very clean and cozy. I needed to communicate with Steve a couple of times and he responded immediately. I will definitely book this property again.

The cottage is as sweet as its description. The water is just steps away. It is conveniently within distance of Main Street and its restaurants and shops. There’s a walking trail along the water and across from the marshes. Steve, our host, was friendly, supportive and gracious.

We had the best weekend staying at Breakwater! The location was amazing- just steps to the beach with great views from the patio and living room! The charming and cozy cottage was extremely clean and well equipped and the owner was very responsive to any questions we had. We will definitely stay here again!

Just a lovely cottage located next to a gorgeous beach. The weather was rainy so we spent more time in the warm and cozy cottage by the sea. All the conveniences of home.
