About this apartment rental
.An update to the repairs after Ian and Nicole. Roof is new now, balcony door on our unit replaced, rest of balcony doors will be replaced by end of July, 2024. Garage ceiling repairs completed. North and main beach stairs are replaced. After 2 years dunes are very slowly building. Also we are very near completing the engineering milestone inspection required by Florida law. Fortunately our building is structurally sound with a good sea wall intact and protecting us. As the major door replacement project winds down over the next couple of months exterior painting and some stucco touch up remains but in a coastal property it is an ongoing battle of some type always to keep the facility nice and in good shape. Our unit, and some others, suffered from ceiling water leaks that appear to be repaired, we will be replacing the ceiling popcorn in the master bedroom this fall after the busy summer rental season and after final water intrusion testing verifies no leaking. Right now a 2 ft x 3ft area of ceiling popcorn surface has been removed because of the leak.

We rent the unit through VRBO and our condo office. Every rental request we have to check the office to make sure the calendar is clear. Just to let you know the vrbo calendar is not our primary calendar and does not interface.
This unit is direct beachfront, oceanfront balcony, no streets to cross, unit is on the no drive portion of the beach in the beach conservation area. It is the corner unit on the North end of the building 6th floor so in addition to the oceanfront view from the master bedroom, living room and balcony you also have windows facing North up the beach in the master bedroom. It is as far from the elevator as you can get so you don't hear that bell ring every time somebody gets on or off and is right across from the north end stairway for those who use stairs for fitness.
A no drive beach can be a major positive if you have small children. Daytona has historically been about the beach, not cars. The "drive on" beach sections a few miles north are great for cruising, but a real headache for the smaller kids and parents because the beach is basically a city street. The only cars on our beach are the beach patrol about twice per day and the small atv that gets the trash cans on the beach in the evening.
We are in the town of Ponce Inlet a few miles just south of Daytona past the last bridge to the mainland, it's really a peaceful place compared to the urban Daytona area. For those who walk or run from our beach steps to the end of the inlet fishing jetty it's 3 miles, also 3 miles north to the Dunlawton lifeguard station.
Our condo is unit number 601 at Southpoint Condominium. Our condo is a 6th floor oceanfront end or corner unit which allows not only direct views of the ocean from the master bedroom and balcony and the sliding glass doors off the living room but it also has side windows in the master bedroom so you can view up the North side of the beach. The building itself has 7 floors of rooms and an additional floor of parking at ground level underneath, so the room is 7 stories off the ground even though its on the sixth floor. The view out to sea from the balcony is outstanding! We circled our unit in one of the photos from the beach.
The master bedroom has a king size bed and a full bathroom with a walk in shower instead of a tub. The second bedroom has a queen and twin bed with the second full bathroom having a shower/tub unit . Other recent upgrades to this unit are tile floors through out, 3 flat screen TV's, new washer/dryer and real leather rocker reclining love seat and couch in the living room. Four positions full recline on the set. Its one of my favorite features of the unit because when I am there I can sit back in the evening and watch the ocean horizon out the balcony doors from the recliner.
HVAC unit on roof replaced summer of 2021. Ready for summer heat now! Also replaced kitchen cabinets, bathroom vanity cabinets, sinks/faucets, and water heater.
The entire complex has new unit entry doors, they are really nice and seal good. The facility also has an upgraded beach shower and a new gate on the beach steps that has a digital lock. This gate should prevent anyone who is not an owner or guest from walking up our steps into the parking area. Just one more security feature. Also coming in 2025 will be digital lock on pool and 2nd floor entry to eliminate using keys for common area access.
Some folks wonder about tile everywhere and no carpet, it's because of the sand issue. This part of Florida is all sand everywhere and its hard to keep it out of your carpet. Tile is clean if you clean it, any sand or other stuff is visible on a tile floor.
All of our tv's have Spectrum cable service, land line phone service, and we have our own wi-fi dsl type modems as part of the subscription. The whole building is not sharing bandwidth on a central server, it's an individual connection like you would have at home.
We also have central air conditioning, not through the wall units. AC is great in the summer when it can be really hot, especially for sleeping, but if you visit in the late fall through early spring when the nights are cooler our windows do open.
We have a full kitchen with smooth top stove, no more coil burners, dishwasher, refrigerator/ freezer w/ice maker, microwave, toaster, blender and coffee maker. Plenty of dishes and cookware if you want to prepare meals instead of going out.
We have some really nice restaurants near the condo but for long term stays or breakfast and lunch without going out, the kitchen is a big asset. There is a fresh off the boat seafood store, Kings Seafood, on the northeast corner of the Dunlawton bridge if you need fresh caught raw fish or shrimp during your stay.
Southpoint has recently undergone a renovation of the exterior and has a great heated pool with lighting for evening swims. . There are picnic tables near the office and a couple of grill units for outdoor cooking while overlooking the beach. There is a shower at the top of the beach steps that includes a foot spray to wash the sand off. There is also a hose for car spray off out by the street side parking.
Some other positive features of the building are the security cameras in the elevator lobby, parking areas, and pool area. Our elevator lobby, pool area, and pool area restrooms are guest key or pass code access only. This limits access to the land side walkways where the room doors are to guests and staff.
Our owners association employs an on site manager to handle guest reservations for condo owners if they choose. Unlike a rental direct from an owner operator or a web page you will be dealing with our professional on site management team for a secure transaction. They are really nice folks who staff the building office in the event that there is an issue with something during your stay. They keep the common areas, elevators, and pool area clean and they also do a good job working against the salt air corrosion that is constant along the beach.
The sand grains below the tide line are small enough to pack when wet for riding a bike on, walking, and running. Above the tide line the sand is soft and dry and very light gray in color. It holds up well in sand castles building too. Depending on the season the beach can be huge as you can see in the pictures. 300-400 yards of open sand at low tide.
With the lower population and limited public parking there is always plenty of space on our beach because you have to walk in to get there, unless you are staying here, then you just go down the steps.
This is an idea list of things you may want to bring with you, or pick up as you drive in from an airport.
Sunscreen, a must have for the strong Florida sunshine, wide brimmed or floppy hats work well too. I use a floppy beanie type hat, makes me look like a silly old guy but I don't get red ears!
Flip flops or sandals, all paved and concrete surfaces get hot in the sun so barefoot can get uncomfortable quick. Everybody leaves theirs around the stairway or in the sand at the steps, they are safe there.
Paper towels, paper plates, dish or dishwasher soap, laundry detergent, bar soap, aluminum foil, zippy bags(for seashells), food and beverages. Disposable waterproof camera for in ocean pics. A red lens flashlight. The beach can be VERY dark at night, depending on the moon phase, no area lighting is allowed because it confuses the sea turtles in nesting season.
Toy ideas:
Kids beach toys, sand pails, little shovels, boogie boards, frisbee, football, soccer ball, binoculars to look at boats & wildlife, bicycles (we have a bike locking rack in the parking area), surf board, kayak, floats etc. There are usually some beach toys in the closet
You may also want to bring lightweight lawn chairs, beach umbrellas, canopy's, or a large beach blanket to lay on. As of summer 2024 we had beach chairs and a canopy in the closet.
A cooler can come in handy for packing cold drinks and picnic lunches down to the sand.
Also a note about wildlife, sea turtles nest on our beach in nesting season. It is not unusual to see manatees and dolphins while out in the ocean, along with little fish and some bigger fish depending on season. These creatures are all wild and will keep their distance, except the manatees sometimes get curious. The turtles and manatees are protected, do not touch, pet, harass, or interact with them. If a turtle is nesting stay back, give her space, take no flash photos and enjoy the moment. Also do not pick up baby sea turtles, if you see an animal or bird in distress contact the lifeguard station, they will get trained folks to help. Jellyfish have stinging cells, avoid touching them as well, especially the man-o-war ones. We also have lots of birds and some crabs on the beach.

The property is as described and we enjoyed the views from this corner unit and balcony. We loved being on a quieter, less crowded beach - our granddaughters even commented how nice it was to not be in a crowded area. The condo was nice, and had everything we needed. It’s great to have washer/dryer in unit. The AC wasn’t working when we arrived so we messaged the owners and they responded immediately. All got taken care of and they stayed in communication with us until it was fixed.

The condo was clean and the full kitchen and laundry was great for our family! The location on the no drive beach is the best location we have stayed at (our 6th time staying on “Daytona” beach).
Would definitely recommend and stay here again!

A little over-priced, but a nice place for a FAMILY to feel safe to bring ALL ages to have wonderful access to the beach and great restaurants, as well as beautiful and relaxing surroundings. Thank you for having us!

Stayed here with my spouse and two children. We've been booking our vacations through VRBO for many years now and honestly this was the top rated beach in our opinion so far. Don't need to mention the view but the beach itself makes you feel like you have your own private beach. It's a peaceful and safe location. Not a place for someone who just wants to party, which was great. Our condo owners / property managers Tim and Greg were great. They were extremely kind and very responsive to any questions we had. We all loved it here and would highly recommend it.

Stayed here with my spouse and two children. We've been booking our vacations through VRBO for many years now and honestly this was the top rated beach in our opinion so far. Don't need to mention the view but the beach itself makes you feel like you have your own private beach. It's a peaceful and safe location. Not a place for someone who just wants to party, which was great. Our condo owners / property managers Tim and Greg were great. They were extremely kind and very responsive to any questions we had. We all loved it here and would highly recommend it.

We were here for Bike Week 2020 and had a blast!
The location was perfect, staff was super friendly, even a part time resident helped us when we were parking the trailer. The only problem...........we didn't want to leave!! Thanks for sharing your place!!

This is a nice building and the 601 unit is right on the northeast corner so its oceanfront and you can see up the beach as well. The unit furnishings are really nice leather couches and tile throughout. Good wifi service and good air conditioning. Full kitchen and washer and dryer in the unit so not as much packing. The pool is on the west side so in the evenings its still in the sun after the beach is shaded. Its perfect for kids because the beach is gentle sloped and there are no cars allowed on the sand here even though Daytona and all the crowds are just 6 miles north. Its close to the lighthouse and a few small restaurants.

This is a nice building and the 601 unit is right on the northeast corner so its oceanfront and you can see up the beach as well. Perfect size for our family of 6!
Beautiful view from the balcony! We enjoyed our stay and appreciate all the info we received from Tim before our arrival. We loved being far enough away from the hustle and bustle of Daytona. The beach was marvelous! Will definetely return to Ponce!

Pleasure Trip
This condo was great, for me and my family. It was directly on the beach and it was not crowded on the beach. Everyone was very friendly and it was a great room. Loved that one of the bedrooms had two beds for the kiddos. Will definitely stay again when we visit this area.
