The House can be split into the sand level rental (3 bdrs, 2ba) and the Upper Two Floors rental (5bdr, 3 ba). Wake up to the water. The sound of the waves at night, and the views are unforgettable. Stayed here for a week in March 2024 with the entire extended family. The house is large and spacious. The house is oceanfront and steps down to the beach. The location is a short walk to Doheny state beach and the Dana Point harbor. The house basically functions as two separate units. The main unit on the ground floor has a beautiful deck that faces the ocean. To access the second upstairs unit you have to take stairs on the exterior of the unit. The kitchens were well stocked with pans and dishes. The stove on the lower unit was a little finicky. Labels on the stove were worn off so hard to tell what knob went to what burner and what intensity the heat was set at. The bathrooms were not stocked with toiletries so a trip to the local Costco fixed that. The location is absolutely stunning. We saw dolphins cruise by on multiple days and the beach is very quite. On arrival we did ask for clarification about the listing as it said there was a hot tub as an amenity. The owner/property manager responded, "first step, boil water". Was a little taken back by that, but I did see a bit of humor in it. But I would recommend correcting the listing and remove that amenity. There is a soak tub in the third story bathroom. Not sure if that is what they are calling a hot tub.

The property is in an excellent location with good access to the beach and easy parking! We rented all three floors and had plenty of room! It was great to have 2 kitchens and comfortable furnishings. We loved roasting s’mores while watching the firework shows in Dana Point and San Clemente! Unfortunately, most of the windows were inoperable or were missing screens, and the carpeted stairs and bedrooms need updating. Overall, it was a great choice for my family and we enjoyed our week at the beach!

thr whole family raved about how relaxing and fun the vacation was and asked to do it again in the future

Amazing and beautiful place to stay! Right on the water. Great host!!

Great Location and alot of room. We couldn't use beach in front of house most of the time, the tide was too high and rocky. The kids loved the ocean and playing in the waves. Alot of parking and very safe feeling in gated community. Great bike and walking paths to explore. Nice large beach just outside of gated communtiy, was great for family.

We had a group of family from around the country coming in for my mother’s 80th birthday. We had such a great time and it was made that much better with the beautiful, spacious, and comfortable setting provided by this house (we rented the entire house for this occasion but could easily rent either levels for future trips in the area). The house had everything that we needed already but the few times that we needed anything or asked, Lee was very friendly and responsive. We would definitely recommend this place to anyone!

Great location, the property was spacious and allowed our 3 families to get together and not feel cramped. Overall just a great spot and appreciated the ease of communication between myself and the property manager.

My family has been renting homes on Beach Road for 27 years. Best communication with home owner and ease of gate access in 20 years.

We had so much space, even with a large group. So close to the water and without the large crowds of the larger beaches. Beautiful expanse of the ocean every morning. Fully equipped kitchens with everything we needed as we cooked a lot at the house. if you want relaxing comfort, it’s perfect. Lee was very responsive with advance questions and if we had questions while there too.

We had a wonderful time with family. Perfect way to check-off a family “bucket list” idea for having Christmas on the beach. Lee was amazing responding to questions. Would come back in the summer for sure…

What a delight! The views are incredible. Communication was excellent. We had an issue that was resolved. Recommend for a relaxing time at the shore.

Great location on Beach Road. Limited beach access from the house, but walking distance to nice beaches. Not really appropriate for young children due to safety hazards off back deck and no screens on upstairs windows. Lovely view of the ocean and sound of the waves. Train runs directly behind the house, so nighttime noise was an issue.
4.5
This is a beautiful location with some issues. The view is spectacular but the beach side has an uncomfortably steep drop off. I wouldn't bring kids here.

Perfect set up for the two of us, the four kids, and the eight grandkids. Secure, beautiful, convenient, quiet (except for us at times!). Just what we were hoping for. We’ll be back!

The location was great. Right on the beach and plenty of space. The house could use a deep cleaning due to proximity to the water and the defects of the elements. I provided the owner with some details. It was fun to watch the extreme high tide while there, waves were breaking very close to the house.

We had a nice visit. Unfortunately, no direct beach, but still able to get down to the beach via empty lot one house down.
Nice place for a large group!

Beds are comfortable.

The location of the property was great, however, the property had a lot of issues. It all began at check-in where we didn't have the code within a couple of hours of the check-in time. We had to message the manager repeatedly and he would only give us the code to the garage and not to the doors. After check-in we were notified that there was no heat on the second floor and he couldn't send anyone out to look at it until the following day. It was bearable in the main areas by blasting the heat on the other floors, but it was relatively cold and the back two rooms were unusable. The heat was not fixed during our stay. There was a cleaning crew there that left after our check-in time but the property was still dirty. The floors felt dirty and there were dead bugs all over. The views were very nice and made it easier to get through. However, the next day, there was some construction work going on next door and something happened which caused hundreds of termites to start swarming in throughout the living area. We spent most of our morning cleaning up the termites and trying to get rid of them. Our breakfast was ruined from termites all over the kitchen and we were an hour late to our afternoon plans because it took so long to clean up. When we notified the manager, he recommended sending someone to spray the property, however, we had infants with us so this was not allowed. Overall, it had a lot of potential from the photos, but the experience was a nightmare. Most of the group we were with left a night early, because they couldn't stay after the bug incident.

Beautiful Property. Unbelievable waterfront home.
The master suite (3rd floor) is spectacular. The ocean views are unparalleled. Despite being mid-December we got a wonderful weather window. Sunny days, calm sea, no wind, loads of dolphins and a few whales.
Bedrooms were nice, heard no complaints on comfort from any of our large group.
Some of the kitchen appliances were new and both kitchens were well stocked with the tools and utensils to keep a large group happy.
Large sitting areas inside and out. Fireplaces made for cozy evening and early morning gathering places.
Unfortunately we caught them in the middle of some renovations and there were a few issues. One inoperable bathroom, no heat (mid December) on the 2nd floor. House had a 2-car garage but we had no access to use it as it was occupied with owner's vehicles. Felt like the communication could have been better from the owner / property manager regarding the renovation.
Despite our minor communication and renovation inconveniences we enjoyed the home immensely. Tried to leave it as good or better than we got it and my only regret is that we did not have more time slotted to enjoy the property.
If you have a big group and you want the best possible views of the Pacific Ocean, this place seems "cant miss" to me.

This place is great for a large gathering. In the 1960s and 70s two families came every Easter week to Capistrano Beach. We had a 50 (ish) reunion for a week. 8 adults. This place was spacious and the kitchen well stocked. The beach had little sand at this point but the high tide on the rocks was pretty thrilling. You could walk on the beach at low tide. Good bike paths nearby.

Everything was great from check in to departure, would stay here again. Everyone had a great time!

Extended family gathering for a nearby wedding. House was great for our needs. Owner was responsive. Would absolutely rent again.

The house location is perfect, the view is amazing. House is nicely decorated, beds were comfortable.. new living room furniture. House was clean it was a great community.
Lee communication was great until, I texted him when it appeared the air wasnt working he didn’t respond for two days and then I was told there is no air conditioner. This is not clear in description, for amount of money we paid, one wouldn’t expect the temperature in house to be 85 and at times above 90 degrees. When he finally responded he suggested we keep windows open, all windows don't open, no screens on windows and felt unsafe during night on first floor.
I recognize it was unusually hot the week we were there however, the house should have fans.
Third floor was impossible to sleep, one couple left to go to hotel.
I did ask if he could at least bring fans which would if made the entire experience different he never acknowledged my request about the fans.

This was a perfect house for our family! Lots of bedrooms and sleeping arrangements to fit us all in. And plenty of parking (which is hard to come by in this area). The host was amazing to work with and communicated easily and promptly. He takes very good care of this house and the folks that stay in it.
We grew up coming to Capistrano Beach one week each summer for our vacation, and it was surprising how much the beach has changed over the years. Due to the storms, so much of the sand has been washed away and the water comes up very close to the houses now. Your beach access is 2 lots over as you can no longer step off your back porch/patio onto sand. But you still get enjoy the ocean spray, the sound of the waves, and the magnificent views. It is also a private/gated community with security, so you don't have to worry about crowds or the public beach goers.
There are lots of beds to use with all the linens provided, but if you need to use the convertible couch (full) or the blowup mattresses (queen and twin), you will need to bring your own sheets/pads. There are also plenty of bath towels to use, but you need to bring your own beach towels.

This property was perfect for a large family vacation. The property owner "Lee" was available and very helpful during our stay. Everyday the family had beach access, took walks along the shoreline and long bike rides in the area. Plenty of space on all 3 levels with spectacular views and plenty of parking spaces available. The cleaning crew left the units clean and ready for the family to enjoy. Highly recommend the location.

What a memorable week we spent at Lee's Dana Point getaway! The house was perfect for our group of 14 people- so much space for everyone! We loved the proximity to the sandy beach spot just a house over, and enjoyed every night out on the decks watching the sunset. We can't wait to make this a yearly tradition with our family! Thanks Lee for having us!

We immensely enjoyed our stay at this beach house! Some things were a bit worn but, then again, it is a home on the beach. We certainly had everything we needed. It had perfect beds and baths for the fourteen of us. Lee was wonderful with communication, the gate was easy to get in and out of, and parking was no problem. It was the perfect home base for my son's wedding in Laguna Beach! Thanks Lee!

beautiful location in a gated community. house is roomy & clean with a well stocked kitchen. Owner was responsive to all our questions. Quite rocky in front of the house so we enjoyed the nearby public beach.
4.5
The home itself was perfect for our family! We had plenty of space, had plenty of parking, and the beds were comfy. We loved the upper deck and fire pit. The lower deck was nice but dangerous for children since there is no railing to prevent you from falling onto the huge boulders. The pictures are misleading because the house never got any beach in front of it (even during low tide). We were able to use the open lot one house down to play in the sand and run across the water to access beach a few more houses down. Further down Beach Rd, the houses still have beach but unfortunately, the first 10 or so no longer do. The house had some random beach towels but definitely bring your own. The house could also use a better blender. It took a lot of effort to make some margaritas…haha! Lee was great at communication. Overall, we had a great trip just be aware that you won’t be playing in sand right in front of the house.

We very much enjoyed our stay. Perfect for the grooms family the week of the wedding. The owner is great to work with. Beautiful location.

The check in process was easy. We loved all the available parking for such a large house. The kids and adults enjoyed using the boogie board available. We were notified by the host that the upstairs refrigerator was being replaced the next day but the downstairs refrigerator was large enough to hold everything. The downstairs unit was quite large so we ate all our meals there. There were 16 in all. The ocean provided a spectacular show all day; sometimes splashing up to the second story! We were there for a wedding reception at the Casino San Clemente that was rescheduled from the previous year for our son. The location was easy to get to from the beach house. The house was stocked with most things you would need. We liked that this beach house was near the entrance and rhe guard's kiosk. Access to the beach was just one house away which made it convenient. We would definitely stay here again and would recommend it to others.

Fabulous water front property and the master penthouse suite is off the hook. Great location close to everything. Property owner Lee was wonderful. Thank you Lee for giving us the privilege of staying at your amazing property. We were 12 people but room for 20 for sure.
4.5
The house was nice and the ocean was dramatic. However, I wish I would have known that there was really no beach for the children. Years ago, when we stayed here there was plenty of beach, However, now there is no beach except for an egress next door. This was tough because we had to drive to a public beach for the kids. Just so others are aware.
The sunsets, the ocean, all were beautiful.

Wonderful ocean front property. Clean and well stocked. Lee was very responsive to all inquiries.

We thoroughly enjoyed our stay at the beach house. The location is amazing. We were able to ride our bikes to the beach and into town. The house worked out really well for our group of 20. Lee, the owner, was great to work with. I highly recommend this house if you are looking for a great property on the beach!

The property was clean and such a great location. Lee was easy to deal with and very responsive . Thanks for a fantastic vacation Lee!!!
