Stayed here with 6 people and a dog and we were all happy campers. My dog especially didn’t want to leave. Beautiful, well maintained property for morning walks and coffee. The house is huge with more than enough space for everyone to spread out and enjoy.

My husband and I stayed here with our adult children, their significant others, my mother and my son’s dog. We had the best time and everyone thought Songbird Haven was gorgeous!
The general consensus was “Why don’t the owners live here! Haha”
We walked around the beautiful property, dipped our feet in the river, played games, sat around the fire, cooked meals and ate on the deck.
We highly recommend this property!

The owners have made this home absolutely perfect for any sort of group - large families, multiple families, and people with dogs. The house was beautiful, clean, and very spacious. The beds were all comfortable and the house is stocked with nearly everything you may need. They allowed us to bring our two large dogs and they had a great time running around in the yard and exploring the river. We had campfires at night and relaxed near the river during the day. Completely peaceful and a great spot to let your dogs run free. There are places to check out if you want to leave the house. Our young adult kids left and explored while we happily stayed back with the dogs. We will be back for sure. Our kids are getting older and they are starting to bring their significant others on vacation and this house was able to give everyone space and privacy but had lots of space to gather as a family. Additionally, we have trouble finding vacation homes that allow for our two English Mastiffs to join us. We were very grateful to find a place that did.

The house easily fit three couples and two children ( 2 and 5 years old) and dogs. The house was well supplied with all you needed for cooking and grilling. The yard was very nice to walk and for the children to run around. The internet service was fast. The daytime outside temperatures were in the high 80’s and 90’s , the house fans kept the house comfortable. The access to the river required a little hill but not an issue.

Very spacious and well-equipped. Wish we had more time to stay and relax. May come back again! Lois and Tim are gracious hosts, answered all questions and gave great information about the area. Rochester is a lovely, quaint town.

Had a family Christmas at songbird and it did not disappoint! The house and property are massive with plenty of room for everyone. The house is fully equipped with everything you need. There’s detailed instructions for everything in the house. We couldn’t have enjoyed ourselves anymore then we did it was amazing. Highly recommend.

For the second year in a row we stayed here over Thanksgiving and had a wonderful time with family! Can't say enough great things about the property and the hosts! Highly recommend if you travel to Vermont. Everything you need in a cozy environment.

We were a group of 4 couples who enjoyed this spacious home and beautiful grounds by the river. The owners were easy to communicate with both before and during our stay.
The Rochester area has many accesses to trails and views in the Green Mountain Forest.

Songbird haven was heaven for us. We escaped the heat of the Philly area to discover majestic mountains and raging rapids. The river calmed down midweek after the crazy storms. We went from a calm mountain stream to raging waters but it was fun to watch. The Generator is a huge plus. The owners have thought of everything to meet your needs. The beauty of the lush green mountains and the comfort and size of the house will make your vacay wonderful. Even with some bad weather, this was one of our best vacations. A gem
We loved the river. It was

Spacious, with lots of beds, and lots of great outdoor spaces. It was 90 degrees (in VT!) on the weekend we were there, but the house stayed comfortable despite no AC. The basement bedrooms were particularly cool and comfortable. So many shared places for gathering throughout the home. I could imagine spending the holidays up there with the extended family. It is off of windy roads in the mountains, so access might be challenging in the winter, but no problems in the late spring. Easy access to Brandon (20 minutes) and Middlebury College (35 minutes). Some might find it too far away from the college, but the drive through the mountains is resetting and therapeutic. Our next child is also going to Middlebury, so we will likely book this place for his future graduation weekend.

This property is just as listed! Secluded, quiet and a great place for a multi family vacation! Plenty of space, loved the two living room and two kitchen option, large table and comfy furniture! Would recommend the early birds stay in the 3rd floor bedroom as there’s limited curtains, but overall was perfect and equipped with everything you may need or have forgotten!

I wish there were more than 5 stars to give in every category! My family and I just loved, loved this house. It was spacious, comfortable, peaceful - you name it! The location was great for a week of skiing. Easy drive to Middlebury Snow Bowl, Killington and Sugarbush. After a long day of skiing, we loved coming home and making a big dinner in the beautiful kitchen and then sitting all together around the fire and admiring the amazing timber frame surroundings. Lois was a very communicative host - check in was simple and everything was easy to navigate once inside. We cannot wait for our next trip to Rochester.

We are an island family of 13 who were looking for a different Christmas experience. We joked about having a Christmas just like in the Hallmark movies and we defenitly got that and more!
Coming from an Island it was a bit scary booking this vacay. With the help of Tim&Lois it became so much easier to plan. From tips of what to pack, where to eat, where to get groceries to updates of weather reports! They made the experience even better :)
Getting to the house was an easy 3h drive from Boston. Ones we entered the house we were all speachless. It was way beyond our expectations. So beautiful decorated, clean and spacious. The house has everything! And I mean Everything! The only thing you have to pack are your clothes!
We loved all the details in the house and we spent a lot of time playing with the kids outside in the snow, walking to the river was a beautiful treat. We played games( all provided) and cooked almost every night together ( the house had everything we needed for our meals).
We had lots of plans to go sightseeing Vermont but ended up just staying home, it was too cozy to leave!
Everything in the house was a 10 out of 10! Everything worked good, hot water, good WIFI, very comfortable beds, spacious rooms and bathrooms, enough linnens and towels ect. Having 2 washers/dryers was very convenient too.
We are very happy we booked this property. We had great family moments and made memories( and 10000 pics) that will last for a lifetime...
Thank you Tim & Lois for letting us enjoy your beautiful place!
We hope to be back one day..
Ps: dinner at Maple Soul is a must do!!!!

We stayed at this beautiful property over the Thanksgiving holiday weekend. It couldn't have been more perfect for our family! We love the outdoors and this property was nestled between mountains and an amazing river. It was all the things we look for when traveling with a large family. There was plenty of space for everyone with their own rooms and bathrooms, a gorgeous well stocked kitchen that opens into a grand living room. We would absolutely recommend this to our friends and family and look to stay again in the future. It really set the tone for the start of our Christmas season. :)

The house and property are beautiful. Everything you could want in a home away from home. The Wi-Fi calling was great as there is limited cell service in the area over all. Everything one might need or want it near by if you have to run out for an errand. We walked the property and enjoyed the river. The stars at night were amazing. There was plenty of space for our group of 7 and our dogs were so comfortable. We will definitely be back again

We live in a small beach town on Central East Coast of Florida and we pretty much figured we had found paradise. However, after spending 5 nights 6 days at Songbird Haven I can say without a doubt that mountains trump the ocean! The scenery the house and the town of Rochester was just what we hoped it would be and more(and this was with 3 days of rain.) Everything we needed was supplied by owners. We hope to come back again! Excellent!

We had a great time at Songbird Haven! The house was perfect for our family gathering- plenty of beds, seating- indoor and outdoors, and parking. Nice grounds and right by a small river- enjoyed by the kids and dogs. It was quiet and secluded but the house was stocked with basically anything we needed. A wonderful time!

Wonderful get away
Beautiful setting, spacious and comfortable home with a full kitchen for those who love to cook. The nearby village of Rochester has a wonderful bookstore bakery and there are plenty of spots for walking and hiking right in the area.

Beautiful location. Well provisioned.
A great place to get together with family. The house was very comfortable. The yard was wonderful. Lots of room for dog and kid to run and play yard games. Lots of options for sitting outside and enjoying the quiet, the babbling brook and all the birds.

Peaceful family retreat
We stayed here with multiple generations of family for our daughter’s college graduation. The property is beautiful and in a very relaxing setting. The house had everything we needed for fun family activities and for preparing great family meals. The hosts were very easy to work with. Would definitely come back!

Extended Ski Weekend
Skied at Sugarbush on Friday and Saturday which was about 30 minutes north.
The house was perfect. Exceptionally clean and well cared for. Plenty of space for everyone to spread out and relax. Beautiful fireplace with a large screen tv. The upstairs kitchen worked out great and we didn't even use the one on the lower floor. The pictures accurately convey the interior of the house and the layout of the rooms.
Most important, the owners were very response to email and could not have been better to work with. Excellent and timely communication and response to questions. We were all very grateful for the accommodations and the comfort during the snow storm.
A five star weekend all around.

Spent the Weekend Cleaning
The house itself is fine; it’s quite large with a cool layout. However, there were less than ideal aspects such as only one person could bathe at once due to incredibly low water pressure and the heating was hard to control (they even had box fans in each room because the house is so hot). All of these elements could have been easily overlooked had the house not been so dirty. There was dog hair everywhere (including in the kitchen drawers and coffee maker) and the cooking utensils, glasses and pans were covered in grime, lip marks, etc. We ended up having to clean everything in the kitchen before using it. Even the bathrooms had to be cleaned because there was someone else’s urine left in the toilet and the tub was filthy. The owners were apologetic and said we could leave early and get a refund, but it was too late to find other accommodations, we’d already purchased lift tickets and, to be frank, we’d already done a ton of cleaning! Ultimately we felt like we paid a lot to have to clean someone else’s house and that left us pretty unhappy with the overall experience.

Great stay
This listing was great! The house was fully stocked with everything you need. Not too far from Killington and pico mountain for skiing. The only disadvantage is the cell phone service but the wifi worked very well. I would definitely stay here again

Christmas Holiday in Vermont
We had planned a Christmas Holiday vacation with our family and could not have been more pleased. The hosts were great and communicated with us to assure we had everything we needed including a beautiful Christmas tree . The property was amazing!! We had everything provided that we could need. Really enjoyed the local towns nearby in Rochester, Brandon, Middlebury, and Woodstock. Great eateries and shopping. We even got to enjoy a sleigh ride at the Mountain Top Resort in Chittenden. I would not hesitate to book this rental in the future. If you are looking for a quiet stay out of the mainstream but having access to beautiful Vermont towns close by, this is the place for you.

Songbird Haven is an incredibly beautiful home!
I just returned yesterday from a wonderful long weekend at Songbird Haven with my husband, daughter and dog. The house was extremely clean with so much space for us to spread out!
The white river is in the backyard and so soothing! Also has a great fireplace, Xmas tree and a piano if you play! An awesome place! Thanks so much! !Dan, Rochelle, Katie and Maya!

This was a super fun house for gatherings and to be on your own. The place was large yet cozy, quiet yet steps from the rushing river, in a word gracious.

Lovely Retreat
This was a lovely house in a gorgeous area. Our only regret was that we didn't book a longer stay! The kitchen was well-stocked, the decks were great, and the beds were comfortable. For foodies like us, it's conveniently located an hour's drive from Waterbury (Ben & Jerry's factory) and Norwich (King Arthur Baking Company campus). Just one note if you're sensitive to noise: the upstairs suite does not have a door and sound travels up the staircase.

Breathtaking
This property is breathtaking, The house is fabulous and the owners have taken care of very last detail imaginable. Very easy to communicate with. I sincerely want to get back to this heaven on earth again. We had the best time in Vermont and this house will be in all of our memories of this vacation. Thank You!!!!

Amazing mountain getaway
I cannot say enough good things about this house. Our trip was cut short because of hurricane Henri and my kids cried when we had to leave because they loved it so much. I have never seen a house stocked with absolutely everything you could ever need! This truly felt like we were staying at a family house. We were able to borrow what we needed and we left things behind for the next visitors to use and I love that everyone does that! The grounds were breathtakingly beautiful. Our 10 year old golden retriever enjoyed her walks on the property and her two giant beds that were provided! Our favorite part was the swimming holes we found in the river, so much fun!! and making s’mores by the fire pit while listening to the river behind us. Tim and Lois are absolutely the kindest, most reasonable people to work with. They will go above and beyond to make their guests feel at home. We have already recommended this house to so many people. It was perfection!

A fantastic get away
This property was both spacious and cozy. The kitchen, great room, and dining room/bar areas gave plenty of space to spend together as a family, while the separate sleeping areas provided privacy and plenty of room to retreat. The back deck provided beautiful views of the surrounding green mountains, as well as the delightful sound of the water bubbling by in the rocky brook beside the house. The kitchen was well stocked with all cooking essentials, as well as a variety of coffee options that were well appreciated by all members of our family. The spacious setting gave plenty of space to romp with our border collie, as well as to play yard games such as croquet and corn hole, thoughtfully provided by the owners. We enjoyed blueberry picking just a few miles up the road, appreciated the proximity of the village of Rochester and also explored Waitsfield. Bingo Brook provided nice hiking as well as swim holes. Altogether we had an absolutely delightful week!

Amazing property
I can't recommend this property enough. We stayed for 3 nights and wish it was longer. The house is so well stocked, so if you forget to bring something chances are they have it. The beds were so comfortable! The owners are so kind and pleasant to work with. We are already starting to think about booking another stay. My favorite part was sitting on the deck listening to the river -- so relaxing.

Best stocked rental I have ever been in!
We stayed at Songbird Haven for over 10 days and enjoyed ever part of it. First, I always do the homework when selecting a palce and based on what we were looking for, this place checked all the boxes for us. It then delivered on all of them. In the middle of the Green Mountains with hiking trails all around you. The small city of Rochester with Rochester Cafe, Maple Soul, Sandy's Bakery and Huntington House for dining options. Then Mac's Market for food. Even going to Brandon going the other way from the house had great places to eat, Brewery and a winery. Most key cities and locations, Waterbury, WoodStock, Middlebury, Killington and Stowe are within a hour or less.
The house is well stocked and I mean by far the best stocked of any rental property I have been in. We used the dirt road just down from the house that went to a Green Mountain camping area as our morning walk and running trail. The grounds were large to let the doges run around.
For us, the only negative had nothing to do with the property. We went when temperatures went into the 90s. But once again ceiling fans, box fans and oscillating fans were in stock and plentiful for use.
We are all on Verizon and found a lot of places in Vermont we could not get cell services...but hey you are on vacation. At the Songbird, we just enabled WIFI calling and had no problems.
So I will close with what I started with. If you know what you are looking for and understand this property, you will not be disappointed!!!

This was without a doubt the best property that any of of us have stayed at. We all just wanted a comfortable weekend away without any responsibilities. Tim and Lois provided us with all the information we could possibly need prior to arriving. The house was spotless and beautiful. We had six adults, two children and two dogs. Even the dogs walked in to find large dog beds which they loved (even more so since we didn’t have room to bring both of their massive beds with us).We brought extra towels and bedding just in case, but there was no need for any of that! Plenty of clean towels as well as extra pillows and blankets. The upstairs master provided more than enough space for two adults and the two kids, along with a large loft for them to have their own space and privacy. The bathroom was amazing and has a washer and dryer, both upstairs and basement masters. The middle floor bedroom provided two very comfortable beds and a bathroom right outside of the bedroom. Downstairs was way more than we were expecting. The downstairs master was massive with another beautiful bathroom, washer and dryer. There was a separate kitchen and living room space along with another bedroom with two beds. All the beds were very comfortable! The kitchen had everything possible for cooking and several condiments. The grill was in great shape on one of the two beautiful decks, with a great river view. There were such cute features around the house, such as the wine bar; take a wine, leave a wine. We can’t wait to come back! Thank you, Tim and Lous!!

Fabulous rental
Thank you so much for sharing your beautiful home with us. It truly is a Songbird Haven. What wonderful memories we made from learning my youngest son got engaged to finding out I was going to be a grandma a 3rd time. What a better place to be told this wonderful news.
We spent the week with 7 adults, 2 children and 2 labradors. We went blueberry picking which was outstanding, to a brewery then hiking to Texas Falls which was spectacular. Our only down fall was the unexpected visit to the ER with my husband who broke his clavicle bone. LOL, he thinks he’s still a kid.
My dogs loved running and swimming in the stream. Star gazing was fantastic. We saw the meteor shower which was phenomenal. Thanks for letting us us the telescope my granddaughter was able to see Saturn and Jupiter(a big thrill for a 4yr old).
Hands down this is the place to stay. Tim
& Lois are exceptional. Thank you Lois for checking up on my husband too!

Awesom vacation!
The river was very low but it was perfect for my 3 year old. We walked along the river even found a few deep pools to lay in. The house was big enough for 8 of us. We loved our stay.
