Sun King, and the included coach house Jester, combine to create one of Beachwalk’s largest properties, complete with 7 bedrooms and 6 full bathrooms. And, unlike many, Sun King is a true beach house—modeled after the Kennedy Compound in Nantucket—with a wrap-around screen porch, windows galore, and plenty of outdoor living. Unsurprisingly, it is one of the most well-loved houses in Beachwalk, with families returning year after year. One of the reasons for its huge popularity is that the owners annually reinvest much of the income derived from rentals into improving the property. This to go along with a newly upgraded kitchen that includes two full refrigerators and a commercial grade ice maker.
Sun King comes complete with the usual amazing Beachwalk amenities--swimming pool, tennis court, basketball court, beach volleyball, boardwalk leading to Lake Michigan's most beautiful beach, interior Lake Kai for kayaking, turtle-hunting, or relaxing, the custom sand castle park, kitty-corner waterfall park, next door to Central Park with summer concerts, and more! But unlike most homes, Sun King also includes a custom designed house golf cart for renter use, a large outdoor fire pit for marshmallow roasts and family bonding, a crib, a garage filled with beach and other toys, plenty of parking including one garage spot, an outdoor shower, and an incredible finished basement complete with a large television, ping pong table, and other assorted games. Sun King is gorgeous and in immaculate condition, with a wrap-around screened porch, hardwood floors, new kitchen counters and appliances, multi-level decks (several of which were recently replaced with new composite decking), and two dining room tables abutting each side of the open kitchen with seating for at least 20, including an enormous custom farmhouse dining table that itself comfortably seats 14. The farmhouse table sits below two end to end sea-shell chandeliers you will have to see to believe.

We had a family vacation spanning generations- this was the perfect find! Very spacious, and the second house was a great seclusion for my parents. Very close to the beach and all of the Beachwalk amenities. I would definitely recommend staying here!

Place was nice a big. Needs some upgrades for the price tag. Had some birds flying in and out of screened porch bc of broken screens and missing wood. TV worked very poorly. Rentals should all have a subscription for price we pay. Grills were partially working and leaking grease all over the deck. Garage spot was fill with so much stuff we had to move stuff to get a car in. 5 cars will not fit without a garage spot. Outside shower does not work which makes a sandy mess inside. Overall we still had plenty of fun and basement was great place for the kids. We love Beachwalk resort and just wanted owners to know what they might want to consider moving forward.

We stayed here 2 yo and found that this property has gone down hill.
Obvious that the owner has not done much to maintain. Exposed nails on rear deck and stairs. All nail heads are rusted. Carpets are beyond dirty. Front yard overgrown.
We're looking elsewhere at Beachwalk for next time.

While we love Beachwalk as a whole, we were very disappointed in the homes, SunKing and Jester, that we rented. They were filthy. We found ants, mice droppings, hairballs, and toenail clippings. The dishes had dried food on them. The walls were black, the furniture was very dirty. The chairs at the dining table were so dirty with old food that we ate standing up. The patio furniture was covered in mold. There was even vomit dried on on e of the bunk beds. The Jester did not have any pots/pans for cooking. There was a coffeepot but no coffee mugs.

The house would have been perfect if it was clean. The layout and size worked perfectly for our group. But it’s hard to enjoy a house when you can’t sit on the furniture because it is filthy and the bedding has soiled spots on the comforters and the dishes in the cupboard are dirty and the carpets are so filthy that the bottoms of your socks and feet turn black.
We understand these houses are not brand new and have renters in and out frequently, but when you want to charge as much as this property owner does and the house has not seen any improvements, it appears, in a long time, and the furniture and window blinds look like they came out of a dumpster, it’s very disappointing.
The description of the house in the rental listing is extremely exaggerated. The description states, “The Sun King is gorgeous and in immaculate condition.” Not that the kitchen is bad, but don’t sell that it has been updated when the cabinets, countertops and appliances are what you would expect from a 2000 build. The wrap-around porch is probably nice if it was not covered in dirt. The screen doors do not latch and slam open and closed in the wind which woke us up during the storm. The garage was full and we were not able to utilize a parking spot, but we were still able to park 5 cars on property.
The Beachwalk office staff were very accommodating and brought sheets to cover the furniture, at our request, so we were able sit on the furniture and enjoy the spacious living area. And they brought new bedding for those that needed changed.
We have been coming to the Beachwalk Community since 2012 and we always make the best of our time here. We will not rent this property again, but we will definitely be back.

Sun king and Jester was a perfect vacation/retreat home for our group of families with young children, singles, and couples. We found that there was a very well stocked kitchen with basic seasonings, ample cookware and utensils, and servingware. Kitchen drawers were not super organized but we could find everything we needed.
We appreciated the number of bathrooms to serve the group as well. It would be helpful to note that the bunk beds downstairs are low bunk beds, with the bottom bunk on the floor and the top bunk height at about an average person’s shoulder height.
The basement area was fun for the children, with ample toy selection and books. The movie area could benefit from a few more kid-friendly movies.
Everyone in our party really enjoyed their stay and we would definitely consider returning next year!
Beachwalk Vacation office was also helpful for our check in and check out. Clear directions and quick immediate responses to phone calls and texts.

We arrived early but could not check in until after the check in time because they were “cleaning” the property. Upon arrival, the screen on the front door was busted, windows on the doors were covered in finger prints, grills were covered in grease, it smelled, & the deck was filthy & overrun with flies. It only got worse. The carpets were filthy & stained to the point it left everyone’s feet black throughout the stay. The couches were dirty. Strands of hair were found in multiple beds. In 1 room the pillows had several blood stains on them. A giant chunk of hair was in 1 shower. There were no trash bags & the previous renters were throwing their open trash in the outside dumpsters. We spent time & money cleaning on our vacation. The property management company responded quickly but only so much could be fixed. This property needs major cleaning & updating especially the carpet & furniture. There’s no way I would recommend this property. Sad because it could be really good & has a good location.

My family of 4 grown children and their families came together from across the country to stay at the SunKing/Jester. There were 22 of us most of the week. The accommodations were fabulous. Probably the best one ever over our years renting at the Lake. Every family has some personal space and yet the common areas were generous enough to accommodate us all in a myriad of activities. Our ages ranged from 72 to 2 and we all had a wonderful time. It would have been nice to have a six seater golf cart because of our sheer numbers and the distance to the beach head. But we really enjoyed being tucked away a little farther back in the neighborhood rather then on the main drag by all the resort facilities. The resort facilities were excellent, activities for all ages and most everything was clean and well maintained. We have stayed up and down the lakeshore for many years from Michigan City to Union Pier and Beachwalk was the best yet. The management was very responsive to the few issues we had. Best vacay ever for this grandmother of 12. Thank you Beachwalk for a great time!

We had a couple of issues with some of the locks on the property, and property managers swiftly helped us. The house and apartment had plenty of room for us all to make use of. We were taken back when we arrived to the resort. The houses seemed very close together and the front lawns were unkempt on a lot of them. We saw a few intoxicated individuals when we arrived but thankfully, we didn't see any after that. For the amount we paid to stay for 3 nights, we expected better. The carpet was filthy in every room that there was carpet. There was a mysterious stain on one of the blinds in the living room. The couch was very uncomfortable and felt dirty. Most of the screens on the porch were broken or missing. The porch furniture was outdated. We liked the layout of the home. There was plenty of space for our family of 8. The crib came in handy. The kids loved all of the books and toys. The waterfall shower was really nice. The ice machine was helpful. We loved the golf cart. I liked that we could drive the golf cart and park near the boardwalk to the beach. We also loved driving around and looking at all of the houses. The pool was nice and clean. All of the employees we came into contact with were friendly.
