About this house rental
Avoid cabs and finding parking for festivals and Downtown. A short pleasant walk to most events. A great 1750 square foot, three bedroom, two bath, two story home with an incredible location one block from South 1st and six blocks from South Congress Ave.(SoCo).

Just minutes from downtown Austin (walking or biking), fine dining, and quaint local restaurants with entertainment. This cozy and inviting home is fully appointed with all furnishings, appliances, well equipped kitchen is excellent for cooking and entertaining guests. The home has hardwood floors throughout and is very comfortable for both adults and children.
The first floor features the Master bedroom with a king-sized bed, and a second bedroom with a queen size bed. Also on the first floor is a multi-person sunken tub in the first bathroom. The second full bathroom, also on the first floor has a red 'clawfoot-type' footed tub in the Wild-West bathroom.
The kitchen is fully equipped with a stove, oven, refrigerator, microwave, and dishwasher. Coffee maker, French press and coffee grinder as well as all the normal kitchen stuff are included. The washer and dryer are also on the first floor.
The peninsula kitchen has a breakfast bar. There is a flat screen in the living room, as well as a convertible full futon, which converts to a sofa-bed..
The second floor contains the loft style living area, with a king sized bed as well as a full sized bed, located on the carpeted floor. Access to the outside second story deck is thru the sliding glass doors. The deck is crowned by large oaks and secluded in a forest of lush bamboo.
Behind the property is a detached one bedroom garage apartment. (Additional charge) Sleeps 4; Two in queen bed in bedroom and two in living room, full futon bed. Has it's own kitchen and 3/4 bath. This also has a deck nestled among the oaks and bamboo. Available for additional space, if needed. Rates, for the garage treehouse apartment, are roughly 50% additional. The place is a bit musty - one of my friends had issues with allergies. Location is fantastic. Owner was very communicative and responsive. As someone else mentioned, would not be good for anyone with mobility issues (spiral staircase, bathtubs that require large steps to get into).

House is in a quiet area surrounded by bamboo. Kirk was a great host, accommodating a later checkout even tho he had new guests coming. The house is older but nice and clean and comfortable. Comfortable beds. Recommend staying here

The location of the house is very close to downtown Austin and so convenient to many travel sites. The neighborhood is interesting and mixed, and house values reflect its location to downtown Austin. A couple of the neighboring houses are being remodeled and are two million-dollar plus houses. According to Zillow this particular property is worth $1 million, however, it is clear that is for the land and not the house.
My wife was distraught when she saw the inside. It was not unclean, but neither was it spick-and-span clean. The bathrooms are very old with limited shelf space. There are two bedrooms and a loft. Our kids stayed up in the loft but whenever they walked it was very noisy downstairs. There is one television in the living room. The kitchen does have pots and pans and is fairly well-equipped.
The house is probably ideal for a group of college aged males who, as a general rule, probably care less about refined living. The rent is reasonable for the size and location, but if you are looking for something classy, tasteful, or elegant, steer clear of this house.
The owner was very helpful in terms of communication. Our family would not stay there again. If I were back in college and planning a trip to Austin with a bunch of guys, this place would be high up on the list.

I stayed here with a group of friend for 4+ nights, and we had a great time! Great location - walking distance to lots of great restaurants and shops. The house was roomy enough for our group, and I was so happy when the shower stayed nice and hot for 8 back to back showers! Kirk was also a very kind and attentive host.

The house is in a great location. Kirk was easy to work with. With had 3 adult couples and there was plenty of room. The house is a little funky, but the beds were comfortable, the heat and a/c worked great, and the place was clean. There was no outside sitting area to speak of, but we didn't care as we could walk to South Congress St where all the action is.

The house was not only as good as promised, it exceeded in space, accommodation, atmosphere, and amenities the words in the description. The host was quite accommodating and attentive to questions and messages. The house is an area in Austin that harkens to a period that established an "Austin vibe" that is receding as the 'new Austin" arrives (curiously seeking the Austin vibe that the the new Austin might accidentally smother). Bouldin accommodates both streams of energy. The neighborhood is quiet, but within easy walking distance of dining and entertainment attractions of Austin's South Congress district. It was a pleasure to have found the house, to have spent time there, and to have worked with the host. Kudos.

This place was honestly adorable and had everything we could have asked for. We were in town for ACL with a few friends. The home is a short 15 min walk from one of the common uber drop off points for the festival. The home had a very cute charm about it and looked nicer in person than the pictures. Our host was in great communication with us and was always available if we had any questions or concerns. He was flexible with our check-in time, which we greatly appreciated. We recommend this place and would book again. Thank you for the great stay!!!

Lovely spot for a reunion
I stayed at this property with 7 other people, half of them being my old college housemates that I haven’t seen in years. We all got to hang out together like the old days in this sweet lil house with plenty of room for all of us and partners in between wedding activities. Kirk was very responsive and had many suggestions on things to do and places to eat. He provided towels for us to go swimming at Barton Springs. We didn’t get to walk to as many places as planned due to the heat but this a great central location and there are food trucks and coffee shops super close. Loved staying here and would definitely stay again! Thanks Kirk!

Fun in a funky pad
This place was in an awesome location. Walking distance to some great bbq and very short drive to great parks, bars, etc. Kirk was super friendly and extremely accommodating. Very quick to respond and was very generous with his procedures for check out. The house is definitely funky (in a good way), particularly the bathroom with a tub that dips into the floor. The neighborhood the property is in is beautiful and the greenery surrounding the house makes this place feel like a hidden gem. Overall, this was a great place in a great location with a great host. I would recommend this place if you want a good house in a prime location.

I can’t say enough great things about Kirk. He not only was very accommodating to our schedule and flight changes, he was just an absolute pleasure. 1st time visitors to Austin
The house is in a quiet family neighborhood. We watched an Easter egg hunt at a park a block away, people walking dogs and strollers, and saw some incredible new homes being built in the area. It's walking distance to a lot of amenities and short bike, scooter rides to everything.
The house was clean, beds very comfortable, and spacious for 6 adults. We didn't cook at all but the kitchen had everything we needed had we wanted to. It's not new or fancy, but it's very functional and well-kept. As many others have commented, the 2nd bathroom has an odd shower/sunken tub combo. AC worked great. The front yard is almost completely full of bamboo and bushes so it's hidden from the street. We sat on the porch every morning and had coffee before leaving to tour the city and have some fun, which we did have a lot of.
Kirk was great. Very responsive and flexible.
My only minor complaint was there wasn't enough seating in the living room for more than 4 people to watch a movie after a day out and about.
I would 100% come back to this house though! Well worth it.

Great Location, Great Host
The location of the property was perfect. Close to S. Congress, S. 1st street and to downtown.
I had some scheduling issues due to some of our party getting sick prior to our visit and it looked like I was going to have to reschedule the trip. Kirk was incredibly understanding and accommodating. Fortunately we did not have to reschedule, but again, Kirk was fantastic and was so easy to work with.
