12SunnySlope is located on a large private forest lot with hundreds of trees and lots of privacy and beautiful views. It’s in a valley between two huge mountain ranges, the 10 mile range and the Continental Dividewith easy access conveniently off the well-maintained main road through Breckenridge.
12SunnySlope is a 3 BR 2 BA single-family home away from the congestion and congregate living in Breckenridge proper. 12SunnySlope is within minutes of an extensive network of hiking trails, many trails established during the Gold Rush of the late 1800’s. It is a short 6 mile drive or 3.5 minutes to Main Street in Breckenridge and Peak 9 chair lifts of Breckenridge Ski Resort with restaurants and shops galore. The modern gondola that takes you up the mountain to Peak 7 & 8, and a massive parking area is about a half of a mile away.

12SunnySlope has been hosts to vacationers for decades and is a popular property due to its location, incredible natural beauty and Swiss architectural style of the house with all the amenities of home and more; it is especially designed for the outdoor enthusiast. Set up for skiers/riders in the winter and a base camp for all the summer activities in the area. We didn't buy the house and are renting it out to make the huge mortgage payments of recently purchased homes in the area. It has been paid off for years. We love what we do! We have hospitality traits (along with skiing, hiking and mountains) is in our blood. We like to share our fantastic experiences with other like-minded people. We have a seasoned local team that maintains 12SunnySlope, including an emergency caretaker on call 7 am - 7 pm.

12SunnySlope is not a huge oversized mansion; it is a single-family home at a popular price. It is just the right size for a family, solo travelers, 2 or 3 couples, relatives with children, families with children and friends, solo travelers and couples with a dog or two. It is probably not the best for those with physical impairments (unless they stay on the main level) and a guy or girl getaway trip due to 3 queen bed configurations.

In the warmer months, hiking, bike riding, rafting, horseback riding, fishing, golf, off-road 4WDing, mountain biking, shopping, historical tours, kid zones, nature photography, bird watching, wildflower appreciation. Chilling out and getting away from the heat and humidity of the summer, exploring the quaint historical downtown area of Beeckenridge with a plethora of unique locally owned shops and restaurants while being in the mountains are all very popular activities in the summer with 12SunnySlope as your base accommodations. AllTrails smart phone App has most of the major trails near 12SunnySlope. For the expert hikers, there is Quandary Mountain a few miles down the road, which is the only 14,000-foot elevation mountain (14er) in Summit County.

It isn't for someone looking for the Four Seasons; probably Vail with their uber prices is the place for that. 12SunnySlope is best suited for the outdoor enthusiast, who wants the amenities back home, and 12SunnySlope probably has most of them, if not more in some cases. It is not what you would call roughing it at all! If you want something different than the dark wood, log home, bear, moose and elk themed décor ubiquitous in the area, come to 12SunnySlope. You will get a touch of the Europe in the Rockies, designed after our numerous trips to the Swiss, French, Austrian, German and Italian Alps.

To make your stay more enjoyable we have added several new renovations to the house this year. We developed a picnic area in a picturesque natural opening near the house. We call it the Centennial Picnic Area. It includes a full sized picnic table. We also added a small table with four chairs and an umbrella for your morning coffee or for guests not wanting to go in the hot tub but be with those that are. It has past year and have several on-going projects. We changed out the typical bunk bed (queen down, twin up) mattresses (in the St. Moritz bunk room) with Casper mattresses for an incredible sleep experience! This matches the other bedroom's premium mattresses for your optimum comfort. The bedrooms in the two Masters have brand new furniture.

There are a total of four flat screen TVs with Blu-Ray disc players & in each bedroom, and the living room, too! The living room has a sound bar you can blue tooth music from your digital library. We started a kitchen renovation by adding a new dishwasher, new refrigerator, and new smart oven. To top it off, we added a new gas hot water heater for your comfort.

Recently, we purchased a brand-new hot tub for 12SunnySlope and positioned it on a sunken concrete slab within steps for easy in and out and close access to the house. Enjoy the latest technology in our huge 7-person capacity water-winter-wonder hot tub with unique jets at every seat for a relaxing water massage after an active day!

We also purchased a new full capacity washer and dryer set recently. We now have a clean heating gas dryer for quicker drying and a full-capacity washer for large loads; it isn't the typical small units crammed in an out of the way closet, either. It is quiet, efficient, full sized and beautiful!

There is no one above or below you, and houses are generously spaced away from each other in our neighborhood that is at the base of the extension of the 10 mile range. No one to look out their window when you’re in the hot-tub, either! You've got the National Forest for your back yard. This is very unique because we are at the base of Peak 12, or that’s what we coin it because it is on the same range as the Breckenridge Ski Resort, just two peaks away. It’s really a jewel of a location. And there is no river with wild animals and insects frequenting nearby, no trying to find a parking place because we have a very large driveway with free parking unlike most places, and no light pollution that drowns out your view of the starry night while you are star gazing into the Milky Way bonding with your group, not someone else’s. Everyone seems to love the location!

The home has two decks, one on each level, and a small and large charcoal grill. Additionally, Wi-Fi & hard-wire high-speed internet, and a genuine wood-burning stove and tons of entertainment, including hundreds of popular movie titles for free and no rental fees. We also have Netflix, Prime Video, that has HBOMax inside the App, also. DirecTV stream has hundreds of channels including network TV channels. The Wi-Fi is ultra high speed and very reliable. It has a 10-device capability for all your phones, laptops, etc. We also have two PlayStation units, a PS3 & PS4.

I started my adventure in Switzerland. After that, Austria, then Italy, Germany and finally France. I went initially by myself, to scope out the territory and brought my family back to my favorites.

My most favorite resort in the Alps is Zermatt, Switzerland, where the famous Matterhorn Mountain Peak is. I like it the most because it reminds me of Breckenridge. It was at first a mining town, it is located at the end of the pass, and it has a village at the base of the runs that is in the Swiss-Bavarian style similar to Breckenridge's Victorian style architecture. A short time after Vail Resorts bought Breckenridge, in 1998, my kids were ready to ski, so it was the beginning of a great era, having a great time skiing and holidays together as a family!

The hotel that I like the most from my visits to the Alps was the Alex Hotel in Zermatt. It is owned by Alex Perrin and his family has been the owner from inception. He held the philosophy of always renovating the hotel, with projects every year, not every 15 years, are appropriate. The thing he was most proud of was his pool. So, I adopted the Swiss Hospitality values I learned to 12SunnySlope. Recent past projects have been:

Thinking of Alex and his expensive pool we bought an expensive, top-of-the-line hot tub. It has all the bells and whistles; incredible lighting options, a waterfall that soothes your neck and back muscles, specialty jets at every seat and it is uniquely positioned in the privacy of a grove of pine trees. I think the trees protect us and laugh with us. I sometimes talk to them it is so real and I think they enjoy the company of people. It is an incredible, magical feeling you have to experience.

Then we updated the exterior lighting at the house which required electrical rewiring; weary travelers are met with a lighted house and driveway, activated by motion detectors and sensors for more visibility. We also installed outdoor security for the safety of our guests.

We added An HP Pavilion, HD 24" Touch-Screen PC with a modular desk set-up. PLUS, an air/hard wire printer. There are supplies for a mini-office on the fly, too.

Next, we replaced all lighting fixture w/LED technology, replaced all electrical switches & outlets for energy efficiency and less carbon emissions. Bedroom outlets have USB connections, too!

This is my story, it is not another hotel chain trying to make as much money as possible. We offer you a lot; for the price of a hotel room in a crowded corridor, you can have a charming house on a huge lot, located at the base of the mountain of a protected National Forest, in a valley between two huge famous mountain ranges, The 10 Mile Range and the Continental Divide. It is incredible!

We’ve been staying in Breckenridge for the last 10+ years during the summer. This was our first stay in Blue River. It is a beautiful location. If you want to go anywhere to hike or bike, you need to plan on driving. We liked the number of bedrooms, which was good to separate my two daughters. The new appliances were nice and we thoroughly enjoyed the hot tub. The stairs were steep, you have to turn your foot sideways to walk up/down them. The bedroom furniture and beds were nice as well. The bedding was soft and fluffy, we all slept well. The Roku and TVs were also very nice. The living room sofas need some TLC or perhaps replacing. The main floor carpet and rugs seemed dirty. The utility room floor was soft/squishy. As noted, by others, there wasn’t anywhere to put trash so you had to pile it in the utility room. The cabinets were old and smelled musty, but again the appliances were new. None of the windows had screens and those in the kitchen and dining were painted shut. I don’t know that I would describe it as “renovated”. Overall we had a great trip and the positives that I outlined made it possible to overlook the negatives.

Great location just south of Breckenridge and a great getaway from Breckenridge. Older home but well kept and maintained. The hot tub hit the spot every evening/night after a long day of kayaking/hiking/etc...and the stars are plentiful and a great view. The house sits within earshot of traffic and not a lost in the woods setting. There is an inclined trail (walking stick recommended but not necessary) behind the house that leads to a Harry Potter grotto, keep climbing and you intersect w/one of the many trails around the area. We traveled in a 32' RV and had plenty of parking. The layout is great, large open space for living room/dining/kitchen. WiFi works great as my BiL had to work remotely one of the days. Great water pressure (challenge in mtns) and hot. Lots of places to hang things and a large utility room to keep your outdoor gear organized. Check-in/out is easy and Dan responds quickly and easy to work with. 5 stars, would stay again.

House was easy to get to and super convenient! My kids were surprised to see a pretty challenging Lego set ready to be built - it was an added bonus! We were a family of 4 (2 adults/2kids) - the house was great for us. Just a note, but unpacking was kind of a challenge- some of the closets were locked and the downstairs bedroom had 2 small drawers. We made it work! Kitchen was compact and had all the appliances/dishes you could ask for but we struggled to find any dish towels/oven mitts. Trash situation was interesting. We arrived on a Friday afternoon and trash cans had not been properly taken care of - it appeared that a creature had gotten into them. About 4 days into our stay, the trash was picked up by the property management. All in all a great stay! It was an homey “camp” house. The property manager was super responsive.

We enjoyed our stay. We wanted to be be out of town and this cabin gave us the isolation we were looking for, while being less than 15 minutes to parking lot F to go skiing. The property was what we expected in the price range. The rooms were tight with the TVs in each room, that we did not use. The stairs were steep and may keep us from coming back. Having the wood stove was great, my wife and I enjoyed getting it started to keep the cabin warm throughout the day and night.

We enjoyed the stay at the property very much. It was close enough to Breck while it was also just enough removed. Plenty of room for a family of 5 to enjoy. We all had a great time!
