This is an unprecedented 10 acre estate on Lake Travis perfect for large groups, family reunions, intimate weddings, corporate retreats, and other gatherings. This amazing property includes a two-slip boat dock on the main channel of Lake Travis, 6,500 square feet of living space, multiple kitchens, two large indoor bars, large grilll/gazebo, huge covered patio with outdoor dining tables, gameroom, volleyball, and an optionally heated pool and a spa/hot tub.
This property can sleep 40+ guests in 5 separate suites which include a total of 11 bedrooms and 7.5 bathrooms. We recently completed a complete renovation of the main house kitchen, doubling its size and doubling up on appliances with two refrigerators, two ovens, two cooktops, two farm sinks, two dishwashers, etc. Other significant upgrades in the last few years include a completely refurbished pool, new furniture, hardware/finishes, games/amenities, etc..
Upon entering the property, guests will see an expansive lawn drawing you down to our private cove on Lake Travis where our guests will enjoy a large boat dock that can accommodate two boats and multiple jet skis / kayaks. Our partnership with a locally owned boat rental company makes it easy to rent boats, jet skis, and more and have them delivered straight to our dock. We also offer 2 complimentary guest parking passes to the nearby private parks/boat ramps if you’d like to launch your own boat/jet skis.
Behind the house there is a covered back porch that connects four of the five living spaces and has 6 picnic tables for outdoor dining. The backyard is an entertaining paradise with a grass volleyball court, tetherball, gazebo with an outdoor dining table and huge charcoal/wood grill, fire pit with adirondack chairs, large pool, brand new spa/hot tub, hammocks for relaxing under the live oak trees, and lots of space to play yard games.
Large groups will appreciate the 5 separated living areas / suites, each with its own entrance on the backside of the home.

We will need the license plate, make and model for the allotted 2 vehicles allowed, and then we will send you the passes to access the boat ramp. We have to go through the city, so we need at least 3 weeks notice to ensure your passes arrive on time.
We have several primary rules:

2) Fireworks are not allowed per city ordinance.
3) Parking is not allowed on the street per city ordinance. There is parking behind the house and parking in the front circular driveway.
4) Groups that misrepresent the nature or size of their party will be asked to leave. We monitor exterior noise levels to ensure that your group complies with the rules.
Guests will have access to the entire 10 acres including the 4 main house living suites, the guest house, laundry room, pool, entire private cove on the lake, and the boat dock. We have parking for about ~25 cars between the circular drive in the front and in our back parking lot.
THE LOCATION
The property is right on the water with your own expansive lakefront yard, private cove and much more. Please be advised the water levels fluctuate on Lake Travis which can sometimes make accessing the dock more difficult temporarily. Our team works very hard to adjust the dock and its access each week to make it as safe/easy as possible to utilize. You'll have the comforts of home with a supply of paper products, toiletries, towels and linens.
We make it personal to stay with us! We’re available 24 hours a day to help. We follow local/state tax rules. Each reservation includes applicable taxes and cleaning fee.

We recently had our first-ever family reunion in Austin, TX, and chose a beautiful VRBO property to accommodate our large group of over 30 family members. I’m thrilled to say that it exceeded all our expectations!
The layout of the house was ideal for our diverse group. With ample space to spread out, everyone had their own little corner to relax and unwind. The adults particularly appreciated the expansive living areas where we could gather for meals, share stories, and enjoy each other’s company without feeling cramped.
The pool was an absolute hit! The kids spent countless hours splashing around and playing games, while the adults enjoyed lounging by the water and soaking up the Texas sun. It was the perfect way to keep everyone entertained and cool during the hot afternoons.
One of the highlights of our stay was the game quarters. This separate space was a fantastic spot for late-night fun after the elders had retired for the night. We played pool, ping-pong, and even had some intense card games that went on for hours. It provided a great atmosphere for bonding and creating lasting memories.
The property itself was clean, well-maintained, and had everything we needed to make our stay comfortable. The host was responsive and helpful, ensuring that we had everything we needed for a successful reunion.
All in all, this VRBO in Austin was the perfect setting for our family gathering.

This property is amazing! There are several things to do. My family and I loved the location and the property. We had about 35 people ranging from different ages and everyone had a great time. No issues with sleeping and the kids has a blast in the game room. The host was easy to reach and accommodating.

We hosted our annual company appreciation event here. As our company has grown, it has gotten harder and harder to find a venue that sleeps enough people and still has the amenities the families enjoy. This location was well suited to our needs. The kids always enjoy a pool. This location has a game room with ping pong, old fashion arcades, etc. that was well used. We also tuned in a pay per view fight in the game room and most of the team watched.
We always try to do team building exercises as this is a company outing and the large back yard area worked well for what we needed.
Yes, the lake is down so it is a hike to the water, but we still had employees go down there. Most just stayed up top and enjoyed the deer population that is abundant.
All houses like this utilize a lot of bunk beds to get the "sleeps number" up... so you need to pay attention to who you bunk together. This place had mostly queen bunks which is so much nicer than the regular single bunks we've seen at other venues. And having 10 bedrooms was nice for privacy. We didn't have to use the sleeper sofas... but the murphy bed in the game room did come in handy.
From the outside, the buildings are not impressive... but nice remodeling made the interiors very comfortable.
Lago Vista's noise ordinance is an inconvenience when you have a large group, but there is enough indoor common area to allow people to socialize into the later hours.

We were not able to go out on the grass as it was loaded with grass burrs, and they really hurt
There were no umbrellas around the pool for shade so the pool was only useable in the morning and evening

The property is great for large family/work getaway. The property was described perfectly and was excellent. Lake levels are terrible right now but that is the only thing that we would have done better redearch on prior to coming using the water for relaxation.

There were 37 of us and we had a blast. We spent the day in the pool and lake, enjoying the kayaks and paddle board. Even though the lake was very low, we had a great time. We had room for yard games, card games and a talent show. The communication with the property manager was great and we hope to return next year. A very relaxing time and the view and sunsets were beautiful.

As far as location and place, it was a wonderful area and they got back to me as soon as they could for any questions we had! However we are very disappointed with the overall situation. We do have to say it is very false advertising and does not sleep anywhere near to 40 people. Unfortunately during the time of our stay more than half our group got Covid and could not attend. We’re talking over 20 people that did not make it. We asked for a refund which they declined due to it being so close to our stay which we understood and had no problem with. We then asked if we could postpone our visit for a different weekend and they were not accommodating unless we had paid additional money. It was already very expensive to begin with. Because of this only 14 people got to go out of roughly 36. We were supposed to stay Thursday to Monday and only went Friday to Monday. Did not get refunded for that night. The actual house itself is extremely small to consider anywhere near 40 people as advertised. The 14 people that did go fit comfortably and a couple more would have worked but anything more than about 17 people would have been a disaster. The living rooms also do not fit the entire group so if we had all gone we would have been split the entire time because of the lack of seating. They charged for any additional things we wanted which we ended up opting out of. They wanted extra money each day to have the pool heated, any additional hour to check in early or check out late was an extra 100$ per hour. The check in and check out times are already ridiculous. Check in is after 5pm and check out before 10am. We asked about getting the fire pit turned on and they said it was never reconnected after their remodeling so we did not even get to use that. The house is old and a few things such as the kitchen were remodeled but not everything in the house. The outdoors of this place is really what saved us and thankfully weather was great. We spent most our time outside and it truly was a beautiful area! But other than the outdoor space, it is not worth the money and will not sleep even half the amount of people as advertised.

From the very start, Robert was very helpful. He responded to me in a timely manner and made sure we were all set for our arrival. Even during our stay, the team messaged me to ensure everything was fine.
The property was PERFECT for our large family. Plenty of parking, lots of bedrooms and bathrooms and plenty of space for everyone without being crowded. The check in process was easy and the house looked like the photos and was clean when we arrived. The house was also stocked with towels and paper towel and toilet paper. We enjoyed the pool everyday and although water level is low due to the drought down at the boat dock, we were still able to get our boat rental and jet skis in. The stairs are a little steep walking down to the dock but it was fine for all of us who went, even the kids. We loved that we had access to the laundry room and were able to wash towels and clothes as needed. The main kitchen was fully stocked with all the basic necessities and we loved that there were double the appliances and sinks. The huge charcoal grill was a challenge for us at first since we've never used one like that but it worked out once we got the hang of it. And with the Texas heat, I will have to say the AC was working great during our trip and we enjoyed our time inside as much as outside.
We will definitely stay here again if we have another family trip to this area. Thank you Robert and team for helping us make great memories!

We enjoyed having a space where 40 members of our family were able to congregate. Robert was always so responsive, which we appreciated. There were obvious signs of wear and tear. Some rooms did not cool as well as other parts. Overall the place was clean, comfortable, and the double appliances were a great plus.

The house was laid out perfectly for our family of 25 aged 6 months to 72 years old.
Beautiful remodeled kitchen. House was in good shape and appears as advertised. Unfortunately the lake was down 42 feet so the dock was unusable for our 23 foot inboard surf boat. They did provide us a pass to a private dock only 6 minutes away which worked out as well as it could.
Downside was the pool! Slightly murky when we checked in and the pool people came the next day and appeared to service it. Long story short they should be sued and fired!!!! The pool had and has back algae which gave my granddaughter, two of my daughters and two of my nephews daughters awful cases of swimmers ears requiring trips to the ER to get antibiotics. I let the owner know we would not be swimming the last day after all this happened and he had the pool service come back out and shock the pool. Cleared up the pool bit the deep end is still covered with the black algae as we get ready to leave.
No reputable pool company would ever allow it to get to that poin!!
I don't fault the owners . They hired the people to do the job and they didn't.

We had our wedding here on the property. The house and property are beautiful. We had enough room for everyone to be comfortable and not feel on top of each other. The pictures and description are accurate.
Communication was definitely lacking prior to checkin. I had a couple questions about extra charges and house details and found the responses to be minimal if I received a response at all. It also would have been nice to have a notebook or a how-to guide for the house since it’s so big and has some quirks.

I had my wedding at this property and my friends and family stayed at the house. Unfortunately my nephew left his necklace behind at the house after we checked out. The property manager, Robert, confirmed on 10/6 they had located the necklace and would mail it back to me. I agreed to pay shipping costs. I haven’t heard from Robert or received any type of update since then. The necklace is a family heirloom and my nephew is distraught. We understand we shouldn’t have left it behind but we were told the necklace would be mailed back to us. We’re extremely disappointed with how this experience ended for us. I’ve messaged on the app and messaged their direct number. I’m not sure if they’ve just blocked me at this point because I’ve received no response after multiple follow ups. I’m willing to revise or rescind this review if we receive an update on the necklace. We just want the necklace returned.

Three families met here for a lake vacation and it was such a great time for all! The property allowed each family to have their own space to sleep, cook, and relax, while the pool and common areas were able to accommodate the entire group for meals and fun.
Robert and Sarah were especially helpful before and during the trip. Even with a few hiccups while we were there, their prompt help ensured that those things didn’t overshadow our visit.

Our family had a fantastic time on this vast expanse that truly has everything you need. We played volleyball, cornhole, swam for hours and took convenient trips to the lake from the dock on site. We enjoyed our quick stay with family at this property. The house itself can accommodate a very large group. Though a smaller group, we enjoyed the space during these COVID Days. There is an abundance of bunk beds and multiple kitchen setups. We had a great time using the fire pit and outdoor deck dining. We also enjoyed a family ping pong tournament and watching the deer. We paid to heat the pool but it was too cold for most of us to enjoy being in the water (January). The lake access was a bit more rugged than we expected (could be the current lake level), so we mainly enjoyed family time on the upper property. Nice neighbors.

We had a group of about 25 out there, and everyone was raving about how much fun they had and how beautiful the house and property was.The property managers were super communicative, helpful, and responsive when answering questions prior to our stay. We were a group of Families who stayed at the Highland Lake Estates. The way how the rooms were organized worked perfect for our Group. The place was very apt for outdoor activities as we enjoyed playing volleyball, fishing, Swimming in the heated pool, enough room for pets to have their time, Camp fire etc..We loved the drive to the place and deers that visited us in the morning. Might even be a good and ideal place for retreats!Thank you for accommodating us and for the wonderful stay we had!
