About this house rental
A beautiful 3,000 sq. ft. house in an upper-middle class neighborhood, 7 miles from the University of Kentucky and downtown Lexington, and 5 miles from the airport and Keeneland. There is a small park across the street and a grocery store (Kroger) about half a mile away.
Although listed for 12 people, that's an arbitrary number because it depends on your sleeping arrangements/needs. There are six proper beds, plus two high-quality roll-away beds, a cot-like pull-out ottoman, an air mattress, a baby crib, and multiple couches and recliners.
One television in a common area downstairs and another in the master bedroom, both with YouTubeTV and Netflix subscriptions (or you can connect to your own streaming subscriptions). The internet speed is 500mps.

When making a reservation, please purchase trip cancelation insurance (it's really not very expensive) to protect yourself in the event of an unanticipated circumstance that forces you to cancel the reservation late (e.g., someone gets sick, injured, or dies; your event gets canceled or postponed; weather or other circumstances prevent you from traveling). I take no pleasure in keeping the money if you have to cancel late, but the cancellation policy is my trip cancellation insurance; I do not waive my insurance to protect you from the consequences of not having your own insurance.
In accordance with zoning ordinances and/or to address problems that have occurred with past guests, the following additional rules are enforced:
1) MAXIMUM OCCUPANCY of the property is limited to the lessor of (a) 12 people at any one time, and (b) one daytime visitor per registered guest at any given time. For example, if you have 5 registered guests then you can have a maximum of 5 additional awake-time visitors at any one time; if you have 10 registered guests then you can have a maximum of 2 additional awake-time visitors (to not exceed 12 total). These limits are determined by local regulations on short-term rentals.
2) QUIET TIME is 10pm to 7am. This is a quiet family neighborhood; if the neighbors can hear your voices, your music, or anything else from their property then you are too loud.
3) INTERFERING WITH THE SECURITY SYSTEM IS PROHIBITED. This includes tampering with, disabling, repositioning, or covering the cameras or security system equipment. (FYI, the cameras are positioned to watch all entrances/exits from outside of the house and in the garage; there are no cameras inside the living area of the house itself.)
4) NO SMOKING/VAPING. If someone has smoked/vaped in the house it will be quite obvious to those who do not smoke/vape (e.g., the cleaner, myself, and most subsequent guests). Any evidence (including smell) of smoking/vaping anything in or near the house will result in a minimum $200 charge to the damage deposit.
5) NO MOTORCYCLES. Due to noise complaints from neighbors every time a motorcycle has been at the house in the past, motorcycles are no longer permitted.
Most guests followed these common-sense rules even before they became explicit rules, but those who didn't have upset the neighbors (or the cleaner, myself, and/or subsequent guests in the case of smoking/vaping). Therefore, failure to comply with these rules can result in police involvement, eviction, and/or forfeiture of the deposit. Please note that the neighbors are aware that this is a short-term rental, and I have encouraged them to call the police and/or me if problems arise. That said, follow these rules and everyone will be happy. :)

Such a great location - Lexington is so easy to get around- we were about 20 minutes from my daughter’s house and the wedding venue - we had my 89 year old mother with us and the first floor bedroom was perfect- a couple friends from out of town which the extra full bath upstairs was just perfect for them.The kitchen of course is the gathering place and it was so well appointed- could have cooked easily with all the great pans and grill- but we ate out mostly. Our host Jason was great and we highly recommend this property for a short or long stay! Also it’s in a wonderful neighborhood!

We had 7 guys down there for a bachelor party. The place was in a great location with plenty of good restaurants and highway access to satisfy any party. We all had plenty of space with 7 adult guys, and the house was well maintained and clean.

Used this house as a place to stay for the Kentucky Bourbon Trail. Close enough to all distilleries, plenty of space and parking for a large group. We had the air conditioning go out on our stay and the owner came and had it fixed within the hour of me notifying him. The beds were comfy and the outside patio was nice. A great quiet neighborhood too. Highly Recommend!

We stayed at the property with our group of 8 friends for a golf trip. We had a great time and thoroughly enjoyed the property. We have stayed at this property at least 4 or 5 times and we look forward to our annual trip. The house is perfect for our group.

We used this house as a hub for golf and sightseeing and it was perfect. We enjoyed using the patio for both morning coffee and evening relaxation. The neighborhood is quiet and inviting to walk through. A market is nearby (and walkable) and access to highways easy.
Jason was available quickly to answer any question we had before we arrived and any other information was readily available at the house. We highly recommend this property.

We were in town for our annual Easter gathering and this was our first stay. We had previously stayed in another vacation rental in Lexington that we’d outgrown. Our two adult children and their families (spouses and two children each) came in from Seattle and Washington DC. There was more than enough room and the house was exactly as described. Check in was smooth and effortless, instructions were posted throughout the house as well as with the check in instructions. We had a minor glitch as there was a power outage briefly throughout the area and Jason responded quickly and confirmed that yes there was an outage. We would definitely rent this home again.

This house was great! It was clean, neat, fully stocked. Great neighborhood and close to everything. Jason was easy to contact and answered quickly! Would definitely recommend.

Everything was great - except - I do not like smart thermostats. It takes away the ability for the guest to regulate theperature they are comfortable with. We were often cold in the house.
Also no instructions about garbage and recycling.
All in all we were very happy there.

Mildew in upstairs bathroom shower wall shelf. Coffee maker not cleaned at all. TV hard to sign into. If you dont have signon passwords you cant get in. Location great, beautiful house. Lots of space and plenty of bedrooms. Nice to have xtra chairs in garage. Stocked great.

We all were able to sleep in quiet rooms with very comfortable beds, and there were plenty of extra blankets, pillows, and towels. The living areas were roomy, the kitchen was well appointed, and the bathrooms were wonderful.
The host sent us house information in a very timely, his instructions were clear, and his requirements for check-out were easy and quick to handle. However, the host's promise to respond any issues or questions at the number he provided went unanswered.

We are six adults from different states who meet up annually. This was our best rental experience. The home is roomy and comfortable. Would recommend to larger families or groups.

Property was the perfect size for our group of 8. Lots of space to relax and unwind. Kitchen was stocked with ample equipment needed to prepare meals. It is conveniently located to most of the “to do” things in Lexington/Central Kentucky. Bourbon distilleries are 30-45 minutes away, airport/Keeneland are 20 minutes away and downtown is 20 minutes away. Really is a perfect location if you are planning to go sightseeing.

Our group of 8 friends thoroughly enjoyed staying at this property. We stayed for 3 nights for a golfing vacation. We enjoyed hanging out together in the living room and on the back patio. This was our third time staying at the property and we will definitely stay at this property again on future trips to Lexington.

This was just what we needed for family who traveled for a wedding. The house was clean, well supplied, and the neighborhood nice and quiet. Everywhere we needed to go was within a 20-30 minute drive, so we found it to be a great location! Would definitely stay again if I need extra bedrooms when in Lexington!

AMAZING house for a week-long stay in Lexington. Extremely convenient to Keene Trace Golf Club, Airport, and fantastic restaurants. Our family of 5 adults stayed here during the NCAA D3 Men’s National Championship. There are plenty of bedrooms with immensely comfortable beds, and high quality linens. The entire home was very clean, with a well equipped kitchen. The neighborhood is exceptionally safe and walkable. Our host was responsive and easy to work with.

very well-maintained home and property. Not far from anything. This house has 5 bedrooms, all equipt with nice mattresses, comfy pillows, lots of clean linens and extra blankets. There are two washers and two dryers so pack light!

Great house for a cousins retreat. Good location for getting into Lexington and checking out the Horse Farm. House was in wonderful condition. Jason was very responsive. We will absolutely return to this house the next time the next time we visit Lexington.

We enjoyed our stay in Lexington at this lovely home which is near perfection and in a very nice area. Very spacious, well equipped and conveniently located. Jason is very helpful, easy to communicate with, and reacts promptly if there are any problems. We were lucky enough to be in Lexington for the coldest weekend so far and had an issue with the heating system, but Jason worked quickly to try to get it resolved. It’s a great place for families to spread out and visit!
