About this house rental
"Sandy Toes" is conveniently located on the tranquil West End of Panama City Beach, yet within only 5 miles of the bustling Pier Park, it is in a prime location for night life yet still provides peace and quiet for a family escape!! With spectacular views of the Gulf of Mexico, this 3,300 square feet beach house sleeps up to 19 guests.
Guests will enjoy many amenities that make each beach vacation unforgettable. Relax by the pool, cook up a feast on the charcoal grill, or watch the sun fade away from one of 2 decks. Sandy Toes spared no expense when it comes to a 5 star experience. The beautiful white sands and the Gulf of Mexico is a spectacular sight. Guests can enjoy the luxury of the pool, and grill without compromising the remarkable views of the Emerald Coast. WiFi is provided throughout the home, as well as cable TV. Sandy Toes has everything you need to make your beach vacation unforgettable.
Right when you walk in, you are embraced by the feeling of home! First with a 2nd living room with comfortable seating to watch TV or play a card game at the table. Walking down the hall to the 1st bedroom with 2 twin over full bunk beds with a connecting bathroom, which also leads right to the pool deck. The pool deck is furnished with loungers and table & chairs to enjoy the commercial size grill next to the pool.
The 2nd floor opens up to a kitchen with seating for 18. Equipped with state-of-the-art appliances and fully stocked kitchen, where you can't go wrong with home cooked meals. Sit with the family and enjoy the views sitting off the kitchen/living room balcony. Travel down the hall to a queen bedroom with a connecting bathroom and walk-in-closet.
Climb up to the 3rd floor to see the common area with TV and reclining couch. The 3rd floor consists of 4 bedrooms. A queen over king bunk room with a connecting bathroom. Next to this is the queen bedroom with a connecting bathroom and walk-in-closet. Walk across the house past the common area and we have the 2 king bedrooms with ocean views. Each has its own bathroom and a shared balcony.

A vacation rental lease agreement will be sent to you upon confirmation of your reservation and is due within 72 hours of booking. A credit card is required to be put on file. Some other important items to remember:
No Pets: Pets are NOT permitted in or on the premises of any Management's properties. Violation of this policy will result in a $1,000.00 pet fee, per pet, that will be charged to Guest's credit card on file. Additionally, Guest's credit card on file may be charged extra cleaning fees to include but not limited to; extermination fee, deep clean fee, odor, and dander removing fee, and animal hair removal fee. If a Guest needs to bring a service animal who has been trained to do work or perform tasks for a disability, Management MUST be notified at the time of booking and proper paperwork will be required upon request. Guest is responsible for picking up animal waste and keeping the animal on a leash at all times. Guest will be responsible and liable for any damages caused by a service animal to reservation property or its contents. Emotional support animals are not service animals, and therefore not permitted.
No Smoking or Illegal Drug Use: Smoking and illegal drug use is not permitted in or on the premises of any Management rental properties to include but not limited to porches, pool decks, balconies, and driveways. Violation of this policy will result in immediate eviction of Guest and a $1,000.00 fee will be charged to Guest's credit card on file. If evidence or indications of smoking or of illegal drug use are found in or on reservation property during or after reservation occupancy period, this will be deemed by Management as a violation to this policy and this Agreement. All smoking devices are prohibited including but not limited to; the use of vape pens, e-cigs, pipes, hookah, marijuana smoking devices, or any drug paraphernalia.
Age Requirements: Primary Guests must be 25 years of age or older. Violation of this policy will result in immediate eviction of Guest. All of Management's vacation rental properties are family accommodations. The Guest must occupy the Property throughout the entirety of the reservation dates. This to include arrival through departure dates, overnight, and anytime persons under the age of 25 are present in or at the property. The Property is subject to inspection by Management at any time.
Listings / Pricing:
All information regarding property listings is believed accurate but cannot be guaranteed. Availability, rates, furnishings, accommodations, fees, and taxes are live and therefore subject to change without notice. Rarely, systems or sites will quote a reservation improperly. This being the case, Management reserves the right to make corrections to the improper booking, listing, or reservation quote. Management will contact the Guest within 48 business hours of reservation booking to make the necessary corrections or cancel Guest's reservation.
Promotional Offers & Discounts: ALL discounted rate changes, specials, and promotional offers are NON-TRANSFERRABLE and will ONLY be applied to new bookings. Modifications made to Guest's reservation may deem discounted rate changes, specials, or promotional offers invalid and no longer applicable to Guest's updated reservation. Guest understands and accepts that said inaccuracies will not result in any offered credits, discounts, or adjustments to correct rates or information.

Sandy Toes property was more than accommodating for our family of 14 consisting of 8 adults and 6 teenagers. Great location away from the busy condos, but close enough to eateries and grocery stores for convenience.

house necessities weren’t enough had to go out my way to buy toilet papers, broom & mop told me they would turn on heated pool 👎 didn’t work but great service always answered my calls and questions! also recommended great food places just so much money to atlleast have ENOUGH necessities

This house had a great deal of space for all four of our families. The pool is very small but the beach access is extremely close!

Spent a week with 12 people - parents and college age kids with friends. Property was well furnished and fairly well maintained - could have used a couple light bulbs above the kitchen table and there were no hair dryers so had to make a run to the store for that. Probably our biggest suggestion would be for either an extra fridge or a small beverage fridge (or two) to help with fridge space. One fridge in a house this big, feeding that many people, was challenging. Other than that suggestion, great property.

The house is a 60 second walk to the beach and had a lot of spacious rooms to fit everyone in my party. Would definitely recommend.

The property was everything we hoped for and more! Location is great!!! Suggestion the description says pool but it was more like a plunge pool! Could use a TV in the pool area! Outside of that a great destination spot!!!

Loved this location and the floor plan for a family. Downfall was the fridge was on it’s late leg. Needed a bigger one or even two for this size property. Fridge wouldnt cool and what shelves it did have were broken! Had to use coolers. But nice clean house. We had a enjoyable time.

This property is ideally placed across the street from Public Access 84 and has a straight shot to the beach from it's front door. The beach at this location is also very clean, nice, and not overly crowded.
The interior is bright and open and has spacious seating for accommodating large groups. We were surprised by the choice of chairs around the dining room table, but space wise it was what worked.
The size of the rooms was nice and each bedroom having a bathroom was ideal and one of the reasons I picked this house for our vacation.
By the end of our stay, the refrigerator starting not being able to keep cool unless shut and not used overnight. We made them aware of the problem and I assume they will fix it promptly.
I was under the impression from the property description that the only queen bed upstairs (3rd floor) was the one over the king in the bunk bed room. The bedroom in the back corner at the top of the stairs has either a full or queen, but it definitely was not the king I thought I had read would be there.
Overall, it was the perfect location for what our family needed. We enjoyed our stay.

This was a great house in an even better location! You can't beat walking across the street right into the sand. The main living area was perfect for everyone to gather together and the bedrooms were really good size.

Beautiful house, lots of space! It’s a great location to the beach. Easy beach access just right across the road. It’s Very close to the pier for fishing and pier park where there’s lots of shops and restaurants and it’s close to lots of things to do for kids like put put go karts and wonderworks etc.. all that was Just a 20-30 minute drive down the road depending on busyness of the time of year/day All in all it was a really great place to stay. My only complaint about the house was the floors were sandy upon arrival. Wish they had been cleaner. We had to sweep and constantly felt grim and sand on our feet so we had to keep shoes on but other than that the house was great!

Location cannot be beat. Step out the door and you are at the beach. House accommodates large group really well. Did find it a bit frustrating that items required to care for the property were not provided. Ex: broom, trash can liners.
