13319 - The Sandbox: Family Compound walk to Downtown!
The Space:
When going on vacation, you want to bring the whole family with as many friends as possible. With three separate dwellings sleeping 14 folks, don’t leave anyone behind this trip. It’s time to play in The Sandbox! Upon arriving at this stunning compound, your first decision is which building to explore. New for 2023, each building has a mini-split AC system to keep everyone cool and comfortable. Entering the main house, you walk into the home’s beautiful kitchen, complete with center island with breakfast bar, plenty of counter space, and built-in dining nook. Passing under the arched brick doorway, your jaw will drop when you enter the incredible centerpiece of the main house: the great room that combines a formal dining room, living room, and game room under its exposed wood beams and vaulted ceilings.
Upstairs, the main home’s sleeping arrangements can be found, with three separate bedrooms to choose from. Two of the three bedrooms house comfortable queen size beds, while the final bedroom is perfect for the kiddos to crash with the twin bunk bed and fun colors adorning the walls.
Just off of the main house, a breathtaking guest studio is a great space to gain a little extra privacy on your vacation, while sacrificing absolutely none of the luxury. With towering ceilings, this studio feels like anything but the typical New York studio apartments you may picture upon hearing “guest studio.” A full kitchen means you can even cook in privacy and comfort, while natural light floods in from skylights, the large glass doors and windows throughout. Finally, a queen size bed awaits your night of slumber.
Last and not certainly not least, a final guest house completes the dwellings on this family compound. Giving the rustic Cape Cod experience, this guest house has three bedrooms and one bathroom.
The outdoors of this property are sure to be utilized throughout the vacation. The main home has a screened in porch and patio with outdoor dining options, perfect for a summer night meal. Or, enjoy yard games and have ample space for your four-legged friend to run around, all while enjoying the privacy Wellfleet brings.
Other amenities include a washer and dryer (located in the main house), and a propane grill. Don’t leave anyone behind on your next vacation, pup included, it’s time to live like a kid again and go play at the Sandbox!

The property offers plenty of space for large groups, well-equipped with a lovely main house and separate cottages, ideal for families and gatherings. Easy access to town and beaches.

My family(14 + 2 babies) mostly enjoyed our stay in this home. I believe there were inadequacies that were gleaned over in the description of this property. The "cottage" was not well kept, moldy, damp and with many spiders. The main house was lovely. Being a physical therapist, I feel obligated to say the main house bedrooms are not accessible to anyone with any leg difficulties or weakness. Both sets of stairs would not meet today's building codes. The newly renovated detached suite was quite nice! When advertising a property for 14 people, it is expected that there will be proper kitchen equipment for 14 people. There were 3 fry pans(the largest maybe 10") and no large corn or lobster pots(thankfully, I brought own!) There were no potholders and only 2 dish towels for a 5 day stay. It was necessary to wash all utensils after each meal since there were 16 place settings. For a rental in the heart of Cape Cod, there were no lobster picks or crackers(I realize that may be due to the religion of the owners of the home.) There was 1 bath towel per guest for the week, no extras. Thankfully, there was a nice washer/dryer but who wants to do laundry on vacation. The kitchen appliances appeared quite new and were quite nice. The main patio was lovely and we ate as many meals as we could out there. The game room was a hit and I learned we may have some budding pianists!! The kids(and parents) appreciated having nice driveway space for roller blading and 4-square games and our version of pickleball. Walking into town was pleasant and we enjoyed walking over Uncle Tim's bridge and around the island. Our last concern was exiting the driveway onto Long Pond Rd. We feel the hedge to the left of the drive(as you exit) should be removed. The cars travel quickly and it is difficult seeing the cars coming around the curve towards the driveway. If there were significant changes made to the cottage, I would put a deposit on this place for 2023.

Summer family vacation
A perfect getaway for our family vacation. Massive compound with plenty of comfy space for us the hang, eat and play. Downtown, long pond, and beaches were all conveniently close. Management was a joy to work with, addressing questions as they came up and promptly helping with any needs at the house. Highly recommend!!

Great Wellfleet vacation home
We rented this compound but only used the main house and the cottage so can't comment on the rustic cabin. The house is big and roomy so people were able to be together or get away a bit. The kitchen well supplied and easy to cook in. The beds were comfortable and the linens and towels that were supplied were better than I expected. The renovated cottage is wonderful. Overall a great rental and I have no hesitation to recommend this home. Two points that made me rate it a 4 instead of a 5- getting out of the driveway is difficult. The bushes hid the oncoming traffic. I would recommend installing a mirror so you could see cars coming or cut down the bushes. The second note is because the house is older the staircase has very narrow stairs. The ones by the front door are easier than the back staircase. I only mention this as a note for anyone with physical restrictions.

Great for multiple families
This property was great for multiple families with children. The main house great room was perfect for a larger group and the multiple separate houses allowed for everyone to have their own space. The property was well supplied and the location was great

Multi-house perfect Wellfleet location
This 3 separate building rental was a great location in Wellfleet for a family gathering of 12. Easy access to Wellfleet, Long Pond, and outer Cape beaches. Houses come with linens and are well equipped. Rental agency easy to communicate with. Great place.

Great Family Trip Location
Lots of room for several families to vacation together, clean and charming. Bring a flashlight if you are staying in the "rustic cabin"!

Wellfleet weekend
The property was adequate. My main complaint was we could not use the third cabin because of the awful smell of mold. We had to double up on our sleeping. When I told the management they said they could bring a dehumidifier the next day. I felt it should have been taken care of before our arrival. They did bring extra towels and sheets.

Family Compound in Wellfleet
We had an amazing stay at the family compound in Wellfleet. There was plenty of room for our very large party and plenty of room for the kiddos to run around, outside and indoors. We especially enjoyed the great room with the ping pong table, games and view of the yard. Walking distance to shops, a nice nature trail, a market and restaurants. Also a super close drive to several beaches. We would definitely consider staying here again!

Wonderful gathering spot!
We 13 family members spent a week. The property is an easy walking distance to lovely and quaint Wellfleet and we enjoyed several close beaches, accessible Audubon sanctuary, and Provincetown. The property has plenty of gathering places, large and small, and the configuration allowed folks to go to sleep early or stay asleep later without being disturbed. As it is early in the season, we had a couple of minor glitches and the contact corrected things graciously and immediately. We highly recommend this property.

Wellfleet Vacation
This property is great for a large party. The main house is great for entertaining and the studio is amazing. The rustic cottage is definitely rustic but the beds were comfortable and it was good enough for sleeping in and having down time. The internet did not work though it would say it was connected nobody could get service, it made for a great family week unplugged. The walking distance to the town was nice and it was very quiet and private.

Weekend On The Cape
Very nice family compound. Plenty of room for large family's. Nice location. You can walk to town. Main house is big with a great game/family room. Just a heads up, the main house stairs to the bedrooms may be a problem for groups with a mobility handicap or very small children. The main house has small and very steep stairs. We did not let my niece's family with two young boys stay in the main house upstairs bedrooms because of the stairs. They use the rustic cottage which was fine for them. The 9 am leave time is too early. You have to get up very early to shower, pack and eat quickly. Then strip all beds, remake the beds, clean all the buildings and take out the trash. We felt very rushed. 10 am would be better leave time. Nice location close to beaches, if you can go swimming. There is a little fresh water pond just up the road with off road parking area. Communication with rental company is very good. Would rent again.

Worked well for our family of 11.
Overall, property worked well for us and was well equipped with plenty of dishes, silverware, etc. Courtyard was a pleasant surprise. Wellfleet was a quaint town without the Cape crowds and well located for access to kettle ponds, nat'l seashore, some great restaurants, many activities, while at the same time the property was secluded offering peace and quiet. The studio was terrific and the main house was excellent. Only downside was the rustic cottage with three bedrooms that only had fans. It was a pretty warm week with temps in mid-80's.

Great location, good space for a large family
We really enjoyed our stay here - we have a good-sized extended family (14 total, 8 of whom were kids ranging in age from 17 down to 9 months old) and were able to spread out so no one felt cramped. We really liked the patio and the dinner table in the great room, both of which enabled us to congregate together. The easy walking distance to Wellfleet Center was a big plus as was the easy bike/drive to Long Pond, Gull Pond and Newcomb Hollow. We didn't feel as if we needed our cars as much, which tended to be an issue at other houses we've rented. The pond was a nice touch especially for the small kids; the multiple living spaces gave us all a good amount of space, and the 1BR cottage was a great spot for the young family among us to spread out.
A few little comments:
- We were surprised at the severe pitch of the stairs to the upstairs bedrooms. The family with an infant was going to stay upstairs but the mom didn't feel safe carrying an infant on the front stairs and especially the back stairs. Something for families to consider.
- There were no amenities at all when we arrived - no toilet paper, no paper towels, no soap, nothing. As former Cape house owners we understood that we'd need to provide linens and shampoo, but would have thought there would have been at least leftovers from the previous renter. Maybe they took everything when they checked out? Just another thing to prepare for upon arrival.
- When pulling out of the driveway, the hedges on the left made it very difficult to see east on Long Pond Road, and at least once we had a near collision with a car coming quickly around the bend.
Thanks for everything and hopefully we'll be back!

Great place and location for a family gathering
We really enjoyed our stay here. The main house and cottages provided a great space for our extended family who gathered for our daughter's wedding at Truro Vineyard. There were enough places for the children to have fun inside on an unexpected rainy day; the ping pong table was well used! We live in a 100+ year old house and really liked the character of the older main house. The new cottage was perfect for those in our group who preferred a newer place, and the older cottage reminded some of us of being at camp. The house was very well equipped for cooking, although a couple of the foodies among us wished we had brought a large saute pan. The table in the great room comfortably accommodated family and guests for a special dinner, and the washer and dryer were very much appreciated. With all of the fireplaces, this would be a great place to stay in all seasons.
We were able to walk to some great restaurants and the stores in Wellfleet, and getting to beaches and other sites we wanted to visit was easy.
On the day of the wedding, the photographer took many of the family photos in the garden and patio area next to the main house before we went to Truro Vineyard for the wedding. We will think of the wonderful time we had at the house when we look at the wedding photos. A perfect place for a large group to gather!
