About this apartment rental
Two houses from the sand and two house from the bay, this newly remodeled, 1000 square foot two bedroom, one bathroom luxury condominium with two patios, is ideally located west of Pacific Coast Highway and is a 15 second walk to one of the top rated beaches in the USA. This beautiful beach house sits in between both of Newport Beach’s piers and is centrally located to everything our beach town has to offer. The condo comes with one assigned parking spot. Our home is fully furnished with modern décor, has a washer & dryer in the condo and offers free Wi-Fi and cable tv streaming.

This place is small and quaint. The place was clean and I’m glad it had multiple fans. It got quite hot. Close to shops and restaurants but because we are older, glad we had a rental car to get around. Watch out for parking costs by shops. The patio needs a little sprucing up and the garage was way too small for even our compact car. Be careful. Lots of traffic going by in the front. Felt safe and loved the weather. Worth it.

Started with no communication from Jason but did hear back once I reached out. He provided the code to check in with parking information but parking spot was already taken and the other spot was blocked by multiple trash cans and 4 christmas trees. Luckily we did find street parking and turned out not to be an issue. Biggest let down was that the beds were listed as 1 king, 1 queen, 1 twin. Turns out there was 1 queen in first bedroom and 2 twins in second. Thus forced us to have our oldest child sleep on the couch which i was trying to avoid and specifically looked for houses that would have enough bed space. Second disappointment was that the drying was not working. I started laundry (must for me with kids at the beach) and rnded up with a load of clean wet clothes that my husband then had to take to the laudromat to dry. If i had known there would not be a way to do laundry and bot enough beds we would not have stayed here. There was also a broken living room chair which property manager told me happened with the last guest. It really should have been replaced. With all that being said the house really is in a fantastic neighborhood right next to an amazing beach and within walking distances to two great playgrounds and many local restaurants and shops. This place has amazing potential but needed to be more clear with what the unit had to offer.

Overall, this place is a nice little place close to everything we wanted to be close to, and really enjoyed our stay. The only negative things which is not a big deal is that you have the one parking spot in the garage which is not big enough for anything other than a very small small car. The ad said wouldn’t fit an SUV so we had a very different idea of the car fitting.. Also, it would be nice to have a screen door on the sliding glass door that we liked having open because we ended up with a lot of flies. The bed was comfortable. Everything else about this day was fantastic.!

Stayed for in September 2023 and had a good time.
It is a quick walk to the beach but is not super close to restaurants/coffee/etc. Still walkable but it takes some time.
Overall we were pleased with the house but there were a few gotchas and issues we discovered that keep me from giving it a 5 star rating:
I didn't receive any check-in/out information before arriving but was able to call the property manager who was very helpful.
The garage parking spot is super skinny (compact car) but there is plenty of street parking, both free and paid.
Front room gets very hot during the day making it very uncomfortable (even when running the portable A/C in that room) until sunset.
Wifi seemed fine but the Internet kept disconnecting every 10-15m (probably related to the heat in that room).

Not a first class stay- but everything was super clean. Shower for short people, no pressure, couldn't follow required check out because detergent was not there- took video of for proof. Had question for host didn't hear back until second prompt 12 hours later. I think this should be cheaper.

Location was perfect, size was perfect for our small group, and meets expectations for a beach house. Was a bummer the bbq had no propane, so that was an extra trip to get some after buying food and the internet was spotty. Other than those small issues, it was a great place to stay and I would stay here again. Would suggest warning your guests about street sweeping tickets when you park on the street. If you are not used to that, it skips your mind.

We arrived late in the day after traveling from Las Vegas. The property was very clean and well put together. Unfortunately my wife and daughter were both not feeling well so they wanted to just lay down under covers and watch television. The property was smaller than expected but could easily fit 4 people. It was an older beach house and you could hear the ocean across the street. Unfortunately we did not stay very long but I would recommend the property. The only thing I would recommend is getting a longer curtain for the sliding door. so people cannot see in so easily. But I would recommend this property.

Walking distance to a shopping and right between the two piers. You have to cross Balboa blvd to get to the ocean. It's not horrible, you just gotta pay attention when crossing.

The property is located ideally on Balboa Blvd between each pier within walking distance of the beach, rentals, restaurants, and activities. We thoroughly enjoyed our stay.

The property was easy to access, not sure where the assigned parking spot was (wish there was better instructions). House was small. Floors were dirty, the baby had black feet after walking barefoot. We were not aware there was someone directly above the bedrooms, someone was very loud walking all night preventing us from getting sleep. Location was great though! Super close to the beach which was wonderful and an easy walk. Saturday we had some sort of bug infestation near the patio door. The toilet also had to be adjusted a few times so it could flush. Overall place worked for what we needed. Wish there were instructions somewhere for TV, internet. Couldn’t find a manual or anything.

What makes this little home such an ideal vacation spot is the location. It's a super quick walk to the boardwalk, fun touristy shops, excellent restaurants, ice cream, coffee and cocktails . No need to get in a car at all once you arrive. (*Note - Parking on the street out front is not a problem.) There's a friendly neighborhood grocery store that is a quick on-foot trip as well. The unit itself is cozy and comfortable. The neighborhood feels entirely safe. I would say one thing: If you feel like having a glass of wine when you're winding down in the evening, be sure to bring your own wine glasses. There is exactly one on the premises. But hey, you're at the beach, so any glass will do.

Renting was fine when going in with friends since we all paid. Only one thing I didn’t like was the garage. Way to small. Wasn’t comfortable parking my Honda Accord so I parked out on the streets.

WE absolutely loved staying here and had a blast! Great location, walk able to everything we wanted to do. Hosts were easy to communicate with and very helpful. Only complaints are the toilet was having issues with flushing, a little warm due to no central AC and parking was pretty tough because the garage was so small. These were all pretty minor issues for us. If not for this I would give 5 stars.

Perfect Beach Cottage
Perfect beach cottage in an amazing location. Right in the heart of the Newport Peninsula - across the street from the beach and the bay. Responsive owners with good communication and ease of rental. The unit has everything you need for your beach getaway and was a great value. We would stay again and recommend to others.

Very small and had issues
The pictures make the place look bigger than it actually was. We had the kids sleep on the couch, which was fine, except for the fact that the couch was made of fake leather and it was peeling horribly. I had to sweep up the little black pieces of fake leather off of the floor multiple times a day. Parking was impossible for our small SUV, as it was in a tiny garage. We found spaces on the street a short walk away. Be careful of the street sweeping times! There was not enough silverware for our family of 5. We had to buy plastic spoons. The wifi was weak throughout the house. There is no access to the bay from the house. You can walk over and see it, but cannot play on that side (sewage drain). To get to the beach, you need to cross a busy 4-lane road without a signal. The final straw was not under the owner's control, but they also did nothing about it when we contacted them. We had a termite infestation on our second day. Gross. So overall, we would not stay here again.

Perfect home a family with kids!
This property was perfect for my kids and I. Convenient location to beach, bay and the Newport Pier area was an easy walk! As a single mom of three young kids, this home was perfect for us! The house was very clean and had bath and beach towels! The washer and dryer, air conditioning and patio were excellent perks...which made our week even more enjoyable! I'd recommend this property to anyone!

Good location.
Wifi never worked the entire time, therefore we couldn't work. The Queen mattress is in desperate need to be replaced. We didn't sleep all week. Very sloped and very uncomfortable. The refrigerator doesn't keep things cold.

Great little Newport house
Great central little house on the Balboa peninsula in Newport beach. Owner has done lots of upgrades to the house and was easy to work with. Our family of six stayed there and while it was a bit tight, we was certainly manageable. The house was clean and reasonably priced. The beach is literally 30 seconds away - across the street. I recommend renting bicycles and taking a day trip to Huntington Beach, it was lots of fun.

Small unit and close to the road
The unit is very closed to the beach. That's what I like about this unit. The kitchen has been upgraded and very nice. It is small for 6 adults. One room does not have AC unit, just fan only. So it was hot in that room. We all didn't sleep well due to the noise (neighbors up to 2am talking) and the cars driving by. Since we have 6 adults, one person has to sleep on the air mattress. At first, it looks very nice and comfy. However, in the middle of the night, it deflated. We didn't have the extra blanket for the 6th person. We ended up using the sheet but it was cold in the middle of the night.

Newport Beach
This property was well located and easy to access and close to everything. The garage parking was appreciated as parking in the area is very difficult. We found it much easier to leave the car in the garage and call an Uber car for local transportation. We were disappointed in the sleeping accommodations. The second bedroom was to have a queen sized bed, but we found 2 twin beds when we arrived. All in all, it was satisfactory.

Great vacation condo!
This place was great. It was extremely close to the beach and walking distance from the nightlife. Also, the owner was very helpful in making our stay comfortable. The bed linens were clean, bath towels stocked, and there was even two bags of ice in the freezer. I would certainly recommend this place for anyone looking for a nice vacation rental.

Mini Vaca
I was a little skeptical, However after opening the door the place was nice. It was perfect for my daughters and I. This was a mini vaca for just us girls. I like that it had everything we needed just like home. The location was perfect. The bay behind us and the beach in front. Since my daughter has multiple disabilities we didn't have to climb any stairs, and the furniture placement and patio ect... was perfect.

Noisy, no real AC, scratchy towels
I was surprised by my stay based on the positive reviews. Maybe I'm picky.
Pros: clean, pretty inside, close to beach, great amenities (tv's, cookware etc).
Cons: noisy as hell off main rode, close to neighbors. Hot inside and only way to keep lukewarm at best was 2 loud windy fans inside the home. Manual AC just doesn't do it. And it's not a king bed in master -- it's a queen. A huge white trailer was parked in front of the home the whole week...what an eyesore and nuisance, not to mention it took up 2 convenient spaces.
Definitely overpriced for what you get.

Great location!
What we loved most about this home was the location. You are located right smack in between balboa and Newport pier. We had a lot of fun doing family bike rides along the boardwalk to both. The boardwalk was so convenient and fun, we took our bikes and I felt that really was a must. We didn't have to get in the car all wknd except for a quick store run to refill their empty propane tank (that was a bummer). We had a large truck and finding parking was not easy in this busy area. There is a garage for those with small cars, that's your best bet. We also were within bike riding distance from the wedge in Newport which is a well known spot for particularly high surf waves, that was fun to go check out as well. As for the home, it is a cute little place. Their is an enclosed patio area with grill that we really enjoyed. It was perfect for a couple with 2 kids but any more than that and you would feel pretty cramped. Our biggest frustration was trying to keep the house cool. It was bloody hot and we couldn't seem to ever get the house to a comfortable temperature even with the screen breeze and fans which made for a couple of grumpy campers. By the third day we had finally gotten used to it, I think my husband had expectations of air conditioning which caused some frustration so as long as you know what you're getting ahead of time I don't think it's that big of a deal. Definitely a fair price for being directly across the street from the beach. Overall, a very enjoyable stay.

Great Place for a week vacation
Very affordable. Coffee pot was excellent - a must for us. The boogie boards were broken except for one so we bought one and left it for the next renters. Boogie boards are very affordable. There were plenty of towels and the shower was wonderful. Enough hot water for everyone. All the beds were comfortable. There was, indeed, only one wine glass as someone else mentioned and it was cracked but we just used the water glasses. The wine tasted fine. We are looking forward to our next stay.

Business trip
I along with two colleagues stayed her on a quick business trip. This condo was great for our quick trip. It was clean and cozy. I do not recommend it if you are traveling with more than 4 people as it may feel cramped. During the day, the living room was very hot and it was hard to get air circulation. There were a few electrical problems. The fan in the living room and some of the outlets in the bedrooms didn't work. Besides those minor things, it was a great place to stay. We would definitely use this condo again.
