Among the neighbors on our street, is a service center that helps folks find housing and you will no doubt see some of their clients as you are walking down the street. Moreover, Downton Annie is a secure building with security cameras, locks, and the local police are never far if you feel unsafe but we want our guests to be able to have all of the facts at hand so they can choose in accordance with their level of comfort, as you will read in the reviews that it's not for everyone. The back stairs are shared with Apartment # Four on the 2nd floor and the first floor has two units. The apartment building's front door provides access to an interior set of stairs, is common space.

Downton Annie Apartment # Three has been on the block a long time, and seen many visitors. This year, Downton Annie completed a total renovation, and now welcomes guests in all four furnished apartments with fully equipped kitchens. Each unit includes one off-street parking space, individual washer/Dryer, dishwasher, two TV's, towels and linens for each guest, and WiFi with encrypted password protected networks. Twin bedrooms offer cushy Tempur-Pedic mattresses – take your pick of king or double -– and the kitchen is outfitted in high-end Ikea. Walk back downstairs, and at your feet are all of Asheville’s downtown eateries, art galleries, breweries and cultural destinations.
Public bus stops are all over downtown and the corner of blocks.
If you need additional parking for a second vehicle or for a larger sized vehicle , we can provide alternative spots upon arrival at no extra cost.
This is a dog-friendly property, but not cat-friendly. Please do not leave your dog unattended outside or inside. Please remember to pick-up pet waste. Please do not use bath towels wipe wet paws. We ask that pet owners to bring their own dog towels, food bowls, and bedding. No pets on the furniture. We stayed at the Annie #3 and the place was absolutely beautiful! It really had everything you needed and then some. Coffee, creamer, filters, and all the pots and pans and extra stuff you would not think an Air B&B would have. It was really very nice to not need to get or bring anything other than normal groceries. This is by no means a negative review, but rather an informative one. The place is absolutely incredible, but the location no so much. It was rather uncomfortable with the homeless across the street for much of the day Friday. They are not there on Saturday and Sunday when that helping hand home is not open. But if you are there M-F, be prepared for alot of loitering of the homeless. They will not bother you, and the police were "making rounds", however, seeing some of the things going on were a little uneasy feeling. If I had kids, or was a single person, I would not feel comfortable being in that location.

We really enjoyed our 9 days at this cute little apartment. Our daughter was attending nearby camps so it was the perfect place for her to rest on the weekends and for us to do all her laundry! The apartment had everything you’d need, including very comfortable beds. We were aware from the description and comments of the homeless service center across the street, but it still takes you aback at first. However, we had no safety issues or concerns all week and walked to and from town frequently without any issues. The parking lot is very tight and a large car or truck would have trouble parking. The property managers were immediately responsive via text to a minor issue with the fridge and even brought over additional supplies as needed (ie paper towels and garbage bags). With its convenient location, it was easy to explore downtown by foot and the nearby Biltmore estate and Pisgah Forest by car. We would definitely stay again!

The apartment is really cute and was comfortable. The parking is difficult at the property though. The parking spots are really only large enough for compact cars, and I assume another guest had similar issues because they claimed both spots for their one car.
Other than being uncomfortable with the parking situation, the stay was fine. We were able to walk to a few nice restaurants and the apartment itself is nice.

The neighborhood was very unassuming, but it is ideally located, near entrances to the highway, close to a sweet part of downtown. The apartment was clean and comfortable. I believe the description of the apartment and neighborhood was very accurate. I got emails and information in the VRBO app in a timely manner. Overall I would stay there agina and I would recommend it to other visitors.

Sarah was wonderful host about keeping in touch with us and making sure we had everything we needed!
Bedding linens & pillows were all top quality and made it hard to get up and moving in the morning.( coffee & tea) we’re very nice to have for us😊
We came up for the annual BMW Vintage 2024 antique car show in Hot Springs that was a wonderful day with our pup!
Restaurants and shopping in downtown is always a pleasant experience people and dog friendly places we always bring our dog with us and she is always giving a warm welcome with plenty of treats 🐶
And hopefully we will be able to stay next year if not before then..

Apartment was top not but the neighborhood made us feel uneasy because there were homeless people sleeping on the sidewalk and about 30+ people congregating across the street at the AHOPE Day Center. We didn’t feel safe.

A cozy, modern apartment with a very attractive location. This place is a very short walk from Tupelo Honey and Red Ginger, which is our go-to eateries. Then only a few extra minutes to hit the strip and do some shopping at Mast.
The apartment was very comfortable and inviting. They even included coffee, which I really appreciated. We'll definitely be staying here again!

Apartment was nice and clean! Easy walking distance to downtown attractions. Kitchen and bathroom were well stocked. There was even a cooler available to take hiking. We had a great stay with friends!

This was probably the best equipped short term rental we have stayed in. Even included necessities for cooking such as oil, salt, pepper and a full spice rack. All cookware and utensils, dishes for serving as well. Parking was convenient right behind the property and I was able to charge my EV from an outdoor wall plug, which was a nice benefit.
There is a homeless services building across the street which attracts some questionable characters and their interactions among each other, including at odd times, plus the emergency responders to go long with it. This did not present problems for us but certainly something to understand - it is described transparently in the listing. Note the bedrooms are located toward the back of the building so the noise is minimal. Outside security cameras are present throughout the property.
Otherwise the place is within walking distance of just about any establishment downtown which was super convenient. There's a small playground a few blocks south for those traveling with small kids.

We had a great stay at the Downton Annie!! The place is clean and has everything you will need for your visit (including a cooler for a road trip). Walking in to town is easy and we did it at all times of day or night. The entrances are well lit so it was easy to use the keyless entry. We had no issues with the homeless services facility across the street (although I wish there was more details provided about what takes place there and perhaps 'how to give back' information. We can recommend the place highly. Parking is tight but manageable. We give thumbs up to these places: 9 mile, the funkatorium, itto ramen, Chai Pani, and cook out, Gingers revenge (ginger beer), and Highland Brewery. Have a great visit!

This renovated 4-square home is lovely - beautifully furnished and decorated, comfortable (king bed!), very welcoming. The host was a bit terse with us when we requested an early check-in (even the night before), but the apartment is very nice. The presence of many unsheltered people around the property did not make us feel unsafe at all - the people were friendly or kept to themselves, and had no interest in bothering visitors. The walk from the house to downtown is short but steep and not exactly scenic. We chose to use Lyfts mostly.

We rented here so we could see a concert at Rabbit Rabbit and not have to drive back home. The location was great. But, It is across the street from a homeless kitchen. I live locally so i know Asheville has a high homeless population so i wasnt surprised. Just watch your surroundings and all was good. The apt was super clean and inviting. Great stay! It is next to a homeless day shelter but it never affected our stay, we were just extra careful when pulling into the driveway coming and going. We had the whole property to ourselves for the week with the exception of the last night, when another group arrived to another unit in the property, and that’s when we noticed the walls are on the thin side and sound carries pretty easily from other units in the building.

My mom and I wanted to do Asheville for a mom-daughter trip and this location was great. Easy walk into town. Nice appliances (laundry/coffee). Comfortable beds. Parking. Homeless shelter across the way is there to help people who need it. Didn’t bother us. Glad the city has resources to help folks.

Great property! Clean, comfy, easy check in, comfy beds, well stocked kitchen. I read reviews prior to booking about the homeless shelter next door. It was honestly a non issue. We enjoyed our short but wonderful stay. My only recommendation is a 11 o'clock check out time. 10 am was a bit rushed.

Location is directly across the street from a soup kitchen/homeless center. We arrived on a Thursday evening with homeless lying on the sidewalk urinating on himself and exposing himself. There was a homeless women urinating or deficating in the neighbors bushes and this is immediately upon arrival. Friday morning there were about 50 homeless across the street and also on our porch. They were yelling at each other and one of them did get arrested. By Friday night they were all gone. The homeless center had overnight security. If I were to book this place again it would only be on the weekend. During the week I would avoid. The apartment was clean and within walking distance however we cannot get over what we witnessed.

Property was in great shape, and we could walk easily to downtown. Walls/floors not very soundproof, so there might be noise issues with less considerate neighbors than we had.
And surely owners could supply something better than the nasty 1-ply toilet paper!

Super convenient!
I loved this condo! It's super clean and very comfortable. It was so nice to be able to leave the car all weekend and just walk up the street to the shops and restaurants downtown. It is a little noisy, but the owners provide sound machines and ear plugs for sleeping which was super helpful. The beds are incredibly comfortable! I would definitely recommend it for a weekend getaway. :)

Beds were so comfortable, there were towels for everyone, everything was truly amazing. My one hesitation, and I truly hate writing this because I want to leave a glowing review, was the location. It was only a short walk to the city center which was very convenient for our group since we would be hopping brewery to brewery, however the property is located directly across the street from a homeless shelter. While I appreciate the city of Asheville providing resources to those in need, the shelter attracted people who made me concerned for my safety. Thankfully I was with a large group of friends so we traveled swiftly and as a group to ensure there were no conflicts, but if I were just traveling with my girl friends, I would have been much more afraid. Again, I am not writing this because of a fear of homeless people. The group of people squatting outside the shelter were engaging in physical and verbal altercations with each other and also doing hard drugs openly and during the light of day which is concerning. I cannot stress enough how wonderful the apartment was and how fantastic the host is, but I do feel like it is my responsibility to share my experience with the surrounding area especially if someone is considering traveling in a small group, traveling with only women, has a history of drug or alcohol abuse where these scenes might be a trigger, or plans to be walking to and from the apartment as opposed to driving. I will say, only about 2-3 blocks towards town, the population was not a concern. Also, the group kept close to the shelter and never came near the property so it is up to you and your circumstances to determine if this is a concern.

Very clean, cute and located close to down town. It was noisy for two reasons; groups sleeping on the street in front of the homeless shelter across the street and the fact that we could hear the people in the adjoining apartment whenever they were there, including snoring at night. When I asked for help from the property manager about the noise, they supplied me with the phone number of the police.
