The four-season, heated cottage sits quietly along the tranquil Crooked River, which feeds into Sebago Lake. The Living Room has DirectTV with a 55-inch UHD TV. Recently, we added an outdoor private hot shower, an expanded deck, and a new tiled floor to the kitchen. Come for the fun, come for the lobster! Want to indulge in some lobster while visiting? We will provide information on getting the freshest and cheapest lobster and will provide the lobster pot!
You are in the heart of the Sebago Lake Region. The cottage is minutes away from Sebago Lake State Park Beach, the magnificent sights of the Naples Causeway, and the shops, restaurants, and bars of downtown Naples. However, you will feel a world away from the hustle and bustle of the city. Being a family-owned and operated cottage, you are like family when you stay with us!
We recently updated the kitchen with a granite countertop and added hardwood flooring to the living room and upstairs bedroom. The deck overlooking the water has been doubled in size since 2021.
The location is quiet and relaxing for families, couples, and friends reuniting. The vacation house is 1300 square feet large. The outdoor deck overlooks the 125 feet over water frontage. A small, sandy beach area is located by the river, along with a dock to swim from and to keep a power or pontoon boat. Sebago Lake is a 20-minute boat ride from the house. Boat landings are nearby. Within a few minutes by car are several marinas that rent watercrafts for personal use. You can ride to the Songo Locks, Brandy Pond, Long Lake, and Frye Island by boat. You have access to the kayak and canoe with life jackets. During all four seasons, anglers of all ages fish for such species as landlocked salmon, bass, lake trout, and brook trout.
The location is also less than 3 miles from an 18-hole golf course. The house rental allows free access to the Sebago Lake State Park and Beach. The State Park Beach has a sandy bottom, and its entrance is 2 miles from the house. Take your family or loved ones to a movie at the Bridgton Drive-in. The house is less than an hour from popular tourist areas such as Oxford Casino, Portland, Freeport, and North Conway!

The three bedroom house can hold up to 11 guests. The bunkhouse can be used for up to 3 guests to sleep. The house has several amenities you may not find at all vacation rentals. It has a dock, grill, stove, porch, dock, canoe, kayak and a campfire area with firewood. A staircase takes you to the master bedroom. Pets are welcomed. The nearby sister property can be rented for multi-families vacationing at the same time.
Upon your arrival, the house has such supplies as toilet paper, paper towels, facial tissues, trash bags, common kitchen spices, dish towels, matches, firewood, first aid kit, fire extinguisher and flashlights. Renters must provide their own linens and towels for bathing. One king-size bed, two beds are queen-size and one twin bunk bed. The living room has a full-size pull out sofa and a twin-size bunk bed. The house has several board games and three televisions. The living room has a 55 in hdtv and a dvd player.
The area is truly a four-season delight! In the summer, many vacationers visit the Lake Region to fish, boat, sightsee, kayak, canoe, and relax on one of the many bodies of water. A unique feature of the area is the Songo Locks, one of the last remaining functioning locks to connect two bodies of water in Maine. The house's dock can be used to secure a boat and swim.
The price is based on number of occupants, length of stay, holidays and season. It is a pet-friendly rental that does not charge extra for pets. Smoking is strictly prohibited indoors but smoking is allowed outside. A security deposit is required to occupy the house. The deposit amount is based on the length of stay and number of occupants. The security deposit is up to $350 per week. For security deposit due at arrival, VRBO payment, Paypal with a fee, checks and cash are accepted.
Cancellation Policy: Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If they cancel between 14 and 30 days before check-in, they'll get back 50%. Otherwise, they won't get a refund.

Such a peaceful week!
The house was great. Beds were very comfortable, rooms were clean. The deck was my favorite spot. I could have sat out there forever listening to the lake sounds.
The center of Naples is very close and has a grocery store, pharmacy, restaurants, and a few fun touristy things like mini golf and ice cream. The brick oven pizza place was great!
The town of Windham is about 20 minutes away and has everything you could possibly need- a very clean large laundry mat, Walmart, every fast food place possible. My teenage kids liked going to Windham because apparently they can’t live without Chipotle.
We fished in the lake- these fish are smart and need live bait. The kids enjoyed using the canoe.

We had a lovely stay at Kyle’s cottage. The house was clean and well maintained. Sitting on the deck watching the boats pass by was our favorite activity. There’s good food, shopping and outdoor activities in the surrounding area too. Kyle provided us with a lot of great information and resources to make our trip enjoyable and was a very responsive host.

We stayed just after storms had came through the area so understandably some of the property's attributes were not accessable to us. The floating dock was pulled out of the water and placed on the beach area, which didn't leave too much bank area for fishing, and obstructed the view of the water from the chair swing.
The deck was huge and beautiful.
The inside of the house was clean and cozy. The kitchen was fully stocked with plenty of dishes and cleaning supplies. The washer worked great and there was even a wooden rack available for drying clothes on.
Beds were SUPER comfortable. We all really enjoyed staying here and hope to stay again next year!

We loved staying at this property in the off season (December). It was so quiet in the area and we found plenty to do hiking, campfires, and just spending time unwinding. The homes are closer than I could tell from the listing photos, but the trees also had no leaves- it would be more private in the summer. The home was so well stocked that it made cooking out meals a breeze. We have already talked about coming back for the summer. Thank you!

Needed a long-weekend getaway. Neat cabin in the woods, on a river. Location is nice because it feels "middle of nowhere" but in fact it's a convenient location to explore the lakes region and get to Portland if desired. Cabin was very clean and well-appointed. Kitchen had everything we needed, no issues with the place whatsoever. We'd come back!

The cottage was charming. I appreciated the attention to detail the hosts left all over the property. Plenty of clear directions. The light switches were even labeled! There were extra chargers and recommendations for anything we could need. Cleaning supplies were plentiful and they even left the most thoughful welcome gift! Hummingbird Lane has stood up for its name as we saw many birds bopping along right near the rear deck! The deck has been redone and is so spacious, clean and comfortable with provided outside chairs and lounge area.

The atmosphere of this place was so calm and relaxing. I enjoyed the area and was close to everything we needed or wanted (umbrella factory, Dunkin’ Donuts, family dollar and the causeway) My 3 and 2 year old boys had the best time. Beautiful outdoor trees and got to see a hummingbird come around a few times! Kyle was a great host. I wish we got to stay longer and I look forward to coming back to visit this rental!

We had a very nice stay at the Rhoads Family Cottage over the holiday break and the cottage being dog friendly was a bonus. From the time of booking until check-in, the communication with Kyle was fantastic. The cottage was clean and as described. We were hoping for enough snow for snowshoeing, but that wasn't in the cards this week. We did, however, do some nice hikes at the Bald Pate Mountain Preserve and in Sebago Lake State Park, both within 20 minutes away. The cottage is right on a river with a nice big deck and side yard so would certainly be a great place to return for a warm weather visit to enjoy some fun on the water with grilling and yard games. Myself, my husband and our two dogs had a wonderful stay at Kyle‘s cottage. Incredibly warm and cozy feeling. And just beautiful surroundings outside! A full kitchen so we were able to cook our meals if we wanted to. Kyle was an excellent host and quick to respond.

The property was the perfect size for long weekend getaway with our 3 dogs. There was plenty of room for their beds and comfortable accommodations for the adults. House was stocked adequately and we found all equipment we needed. Large yard for dogs to roam and fire pit was a plus. Quiet location along a beautiful river that leads to Sebago Lake. We went during off season so missed out on water activities. Would love to try again in season. Great state park nearby that allows dogs on trails and no hunting allowed. If we go back in November I'd bring fluorescent vests for us and our dog to expand our hiking opportunities. The cabin was great. Although it was just the two of us, it accomodated several more. Heat worked well. Nice deck overlooking the river. Nice neighbors along the rural road. Felt very welcome.

From setting up the reservation to check-out, it was super easy and awesome talking with Kyle. The pictures don't do the place justice. The master bedroom was gigantic and the yard even more perfect. Great place to enjoy a river and have a camp fire. Nice large deck overlooking the River. Easy access to local lakes and beautiful state park. The causeway is a fun place to grab a bite and have some drinks. Plenty of antique shops a short drive away. Fun for all ages.
