About this house rental
Welcome to Our Lakefront Paradise!! We have a roomy 2 bedroom, one bath suite with a kitchen nook that has a small custom coffee bar and full size sink. There are two entrances to your suite....One right from your own private parking, and the other entrance/exit takes you right to your grill/firepit area. You'll have an extra large brand new deck with an amazing view of Beaver Lake and the surrounding Ozark Mountains where you can relax and soak in our 6-person hot tub. The sunsets are to die for and they change with each passing minute (keep your camera handy)!! The large master bedroom is equipped with a queen size bed and a long antique sofa. There is even a bookcase stocked with books for your reading pleasure. Although, when you sit up in bed and find yourself staring right out onto these beautiful lake views....it's hard to want to stick your nose in a book. The smaller bedroom is currently set up as a sitting room with two twin beds (easily converts to a king bed) and a 48inch LED TV, Blu Ray player, and Roku TV service....the fireplace under the tv will keep you warm and toasty on those cool evenings in the fall and winter. The full bathroom has a pedestal sink and bath/shower combination including all of the essential toiletries for our guests. Beaver Lake and Ozark Mountain views from each room!! Our custom coffee bar provides a Keurig coffee brewer, toaster, compact fridge, and microwave for your use. Your hosts Mr. and Mrs. Achenbach have the upper part of the home shut off from guests. Our rate is based opon double occupancy (2 guests). Each additional guest will be $25 per person, per night (maximum of 4 guests). This suite is nestled into the side of the mountain with windows in the treetops for a very peaceful and quiet setting. This is the only suite on the property, so you will have absolute privacy. Bring your swim suits and soak in the hot tub or just sit out on the deck in a hammock and watch a gorgeous sunset as you relax or walk down and take a dip in the beautiful clear emerald lake waters. As you enjoy your adventures in the historic Eureka Springs, don't forget that your sunset/moonlight on the lake awaits your return. The night sky is not something you'll want to miss here!!! If you want to try a new restaurant, the 20 min drive into Eureka Springs is one of the most beautiful scenic drives you'll ever see, with so many different and excellent choices to eat....you won't know where to start. Such a great experience, first of all Stand and Andrea are excellent host.
It sure was a beautiful stay, my husband and I had a great time.
It was very clean, refreshing and great for us.
We would have love to have a kitchen, but we knew the condition of the home and with the grill we made it worked.
Jacuzzi was great and well maintained.

We did not get to stay as there was no electricity. We drove 4 1/2 hours and then couldn’t find another place to stay. We had to drive another hour to Branson to find a place to stay. They wanted to offer to stay another weekend but we want our money back instead. Still waiting to hear when we will get our money back. Two single moms just wanting a weekend getaway and ended up spending double the money. All the bad stars because we never got to stay so can’t exactly rate it.

Our trip to Eureaka was great. Will we stay here again? No. The view of the lake was very nice. The location was secluded and peaceful, but we should have read the description a little more in depth. Because of the layout, we spent all of our time on the deck when we were there.
The negatives:
- The trees growing through the deck blocked the view of the lake.
- There was no dart board (which was shown in the pictures).
- The trashcan next to the firepit was full when we arrived.
- There was 3 pieces of wood and nothing to start it with, so no fire for us.
- There was poison ivy growing right next to the deck, so we had to be careful as we walked by as we are allergic.
- The hammock was ripped, behind the hot tub, and unable to use.
- There was no hot water at the kitchen sink.
- There was shampoo/conditioner, but no soap in the shower.
- The drain wasn't woking in the shower, so when done there was 4" of standing water.
- There were cob webs in the window sills and behind the doors.
- There was no satellite TV.
- The driveway had loose gravel, was steep, and 4-wheel drive would of been beneficial.
Overall, we enjoyed our trip. The homeowners communicated well. For the money spent, we expected more.

The air conditioning vent was but in tact and therefore it left a big hole in the wall we could not say there and we did not get any kind of refund so out 520$. . this is the worse I've ever seen

The road to get to the place was not made for cars my husband had to put the four wheel drive on to get there also bedroom was the only one with air conditioning which was very loud did not have nothing but dvds to watch hot tub did not work very well tried to contact the person in charge but unsuccessful bathroom dirty stay was for 2 nights just stayed 1. Went somewhere else this was supposed to be our very much needed 2 day rest but was not

Falsely advertised as a roomy place with kitchen nook and new deck with beautiful view of lake. It's a dirty cramped basement apartment with no view.
My sister and I don't get much chance to get away and we're looking forward to the deck with a view.
The deck was not covered and the furniture was soaking wet due to the rain. Since it was a basement, there was no view as we could not see over the tops of the trees. The place was unkempt with overgrown foliage. The hot tub was filthy and could not be used.
The interior had a musty/mildewy smell. I found long black hair in the bathroom and on my pillow.
We were hoping to cook but there was no kitchen, only a cramped mud room with a dirty microwave and mini fridge. The glasses were unwashed.
We had rented the place for 2 nights but checked out after the first. We asked the hosts for a refund but they refused.

Scenery was great, hot tub very nice. House in need of some minor repairs and deep cleaning. Lake access from house was quite the walk over a steep rough road. Not able to swim there, could possibly go fishing. Drive way to the house tricky, loose gravel, would recommend 4 wheel drive. Overall had a good time views were relaxing and the drive into Eureka springs fun and interesting.

When we showed up everything was as described and the place was perfect for us and what we were looking for. AC unit worked GREAT!!! It was extremely quiet, peaceful and secluded. We slept with the window open each night and could hear all kinds of wonderful noises and at daylight we could hear boats on the water. The hottub worked great and was a huge reason we selected the home. Thanks for meeting our expectations and fulfilling our wonderful weekend in eureka springs with no worries in the world. We highly recommend.

Hot tube didn’t work have tons of pictures of how dirty the place was, once the owner didn’t like what she heard she stopped communicating, also don’t be fooled by the pictures it’s a basement type thing not the whole house… literally turned our romantic get away into a nightmare

I’d like to say the view was to die for and the hosts were pleasant. Some of these issues are my fault from getting lost in the beautiful pictures and not reading thoroughly. I did not realize we were staying in a small portion of the home. The main page of the VRBO says house and lists it at roomy. Buried in the description though it does state the upper part of the house isn’t accessible. At this price point we had many options for full homes w similar views, again my fault. The listing title should be more clear and I believe that would prevent further issue. The kitchenette is tiny and not usable. There are hot plates but I did not locate any cookware to use. After contacting owners they explained where they were supposed to be however they were not there. 1 plate and 1 bowl. I’m glad I brought a large cooler as beverages and food would not have been able to be refrigerated properly.
Upon removal of the hot tub cover a layer of slime was on the underside of the cover and a film on the hot tub. I didn’t expect perfection as I have one and they’re hard to maintain. I scooped the film the best I could and turned on the jets to let it circulate appropriately. Chlorine was ok, PH was extremely low which cause a sour smell and green water. The alkalinity was extremely high as well. After a period of time we felt comfortable and we’re able to enjoy it. We decided to start a fire. I did not see any of the starter charcoal. The few pieces of wood we located were wet and not protected from the elements. The lighter fluid appeared to be watered down alcohol that did not do much at all. After numerous attempts and about an hour we gave up. We brought steaks to grill, the grill worked without issue but we only had the one extra plate that was suitable for cutting. The heating and air situation even though the air was not needed was a surprise and disappointing as the ac was not hooked to the wall leaving a large hole. The heat however was suitable.
As the night came to an end for us we realized the door leading outside by the fire pit would not lock. It would shut, the locking mechanism seems fine it’s just off enough to where it will not secure. This made my wife very uncomfortable which led to her, us not getting much rest.
We are very unhappy overall and chose to leave early. This was honestly the most disappointing in the several VRBO’s we’ve done. They did refund the second night but just a bad experience with very high additional costs.

- They do not have adamant amounts of shampoo & conditioner (we stayed 3 nights and they had one bottle of travel shampoo & conditioner)

- The grill is propane. No coal or matches are provided for the fire.
- The hot tub didn't have chlorine in it and was turning green.
The view was gorgeous but everything else was just disappointing.

The owners of the property said they would be there most likely when we checked in to give us a rundown of how to use the hot tub and if they were not, then we could call and ask for directions in the message they sent. When we arrived, they were not there and when I called, the woman was very awkward and acted like she didn’t know why I was calling. The hot tub was unusable due to the fact that it was filled with filthy leaves and grime, and there was no cleaning it because the net had no pole attached to it. They also did not say anything online about the fact that there is no central air or heat and they had a hole in the wall that let bugs in where their cheap
‘AC unit was’ because they had tried to patch it together with tape that obviously didn’t work. We killed 4 flies, a dozen of the biting ladybugs, and 3 spiders. They also did not disclose the fact that their gravel driveway is full of potholes, and we nearly popped a tire on our rental car. Will never be staying at a private home property again! Honeymooners beware!

The unit was filthy! It looked like it had not been cleaned in a very long time! Cob webs and dirt were everywhere. Dust was so thick on all the furniture, microwave was dirty, fridge wouldn’t cool and the vent in the main bedroom was disconnect from the wall leaving a hole for anything to crawl in. One of the beds looked as if someone had slept in it. The hot tub was slimy and dirty as well. We requested more towels and it seemed like a big issue. They were finally left on the other side of the house at the top instead of by the door we used. Luckily we found them. The fire pit was full of trash and could not be used. I contacted the owner and sent pics but can’t get a response from her now. I guess we paid for the view. I contacted VRBO and was told I had to contact the owner. I made attempts but have not been successful in getting a response. The owner is a realtor and I expected better. The rental was up for sale and taken off VRBO.

We were looking for a quiet place to get away and this property did not disappoint. We loved the lake view from the balcony and the heavenly hot tub to unwind in the evenings. Even though this was away from town the directions made it easy to find and communication with the host was excellent and check in and out was a piece of cake. We will be staying here again! Highly recommend!

Overall we enjoyed our stay. Read the reviews and come with the right expectations. My disappointments were 1. The propane grill looked dirty so we did not end up using it. 2. Venting for portable AC unit was connected with duct tape and kept falling off. 3. Second room was not as cool as main room. Recommend they get a 2nd portable AC for that room as well. View is awesome and hot tub was nice. Lots of pot holes in road once off of main roadway with steep inclines. The daily rate is ok, but when you add in all of the VRBO extra fees, it takes the daily rate up. I’ve paid less and received more (full size kitchen) in the area. Overall we enjoyed our stay.

Disappointing Accommodations
The property was very disappointing. We read the description and understood the owner lived in the home and we would be in the basement. They did not tell you the kitchen consisted of a hot plate and microwave instead of a stove. There is not central air and the basement smelled stagnant. They did have a floor model ac in the bedroom and dehumidifier. The rest of the space was extremely hot. We stayed for an hour and then left. We asked the owner to refund our stay except for the 1st night because we could not stay there because it was hot and smelled like mold or mildew. The owner assured me it was not mold but nevertheless I ended up spending my first night in Eureka Springs with a vicious migraine due to the smell and heat from the home.

Reeks of Mildew
Won’t be back! Disgusting mildew odor!! Even with running the humidifier. The property is the lower portion of the owners home, which was weird, even though we only spoke with the gentleman once. He was nice and quiet otherwise. Great patio and view of the lake but the house is like a few guys brought some old stuff from home and threw it together to make a deer camp! Portable a/c in bedroom so it was nice and cool in the main bedroom but the rest of the house was too warm. Everything was old except the bathroom but the towels smelled like mildew. You almost need a 4-wheel drive to get up the hair-pin turn made of uneven gravel, otherwise I would have given the property location 5 stars. The steps to the bathroom were cute but the concrete was loose and breaking off. The hot tub was nice and clean but the jets didn’t blow very hard. There were no paper plates and cups, one pod of coffee, and one coffee creamer. Had a few sugar packets, some opened and left in the drawer with loose sugar. Shampoo/conditioner in the bathroom but no soap (thankfully I brought my own)!. How can you miss that many promised items? I’m sure they would have brought some to us but because there were so many things, it just made me mad!
There were nine light bulbs in the kitchen. Only two worked. Thankful for cell phone lights. The two burner stove sat on an old wine rack (kind of cute) but underneath an old quilt..seemed like a fire hazard. Several rugs in the kitchen…filthy! We spent most of our time outside because the view was amazing and the outside grill worked great! The refrigerator is a small compact like for a college dorm. The ice portion was frozen over but since it was so small, we had to buy a cooler and ice!
DEFINITELY WILL NOT RETURN!!!

Secluded and quiet
This place is amazing for those looking for a quite secluded place where the only sound is from boats on the river and the chirping of birds.
The hot tub was warm and in the process of being repaired. Had it been 100% functional, would have given 5 stars.

Stunning views and Relaxing atmosphere
We had the best weekend getaway at the lake house. The view was absolutely stunning, the atmosphere was soo relaxing, the home had a cozy vibe and the deck was amazing, we fell asleep cuddled up to the sunset on the lake. Will definitely have memories here!

Beaver Lake Family Trip
Great view of beaver lake from the balcony. Very friendly hosts and a cute dog that would come down and say hi. Hot tub worked well and was relaxing. Would recommend parking at the top of the driveway as it’s a little steep and rocky going down. Overall a great trip to Eureka Springs! Crescent hotel pizza is fantastic.

No kitchen, bring all your supplies you need with you. Propane tank was empty. Robes that were there for renters weren’t clean from last renters. Hot tub filter was full of dirt and jets didn’t work.The only trash can outside was full. They only have a Kurig coffee maker. Bring your coffee with you.

Weekend getaway for 2 *detailed*
My wife and I spent NYE weekend here and loved it. I really couldn't find much that we didn't like. Nothing worth mentioning really. The view was amazing, and it was very quiet and peaceful. Ill detail the property more below, but its a great little spot. The town is 20 min away with plenty to offer in food and things to see all around. Overall it was clean, cozy and comfy.
The rental is located deep in the woods, basically lake front. The view is great! It takes some driving to get to it, but the driving is not bad for intermediate drivers, and even not so great drivers are fine. Just take your time, watch for deer, and keep your eyes on the road. The last 100 yards or so is the only rough road, and its basically a non paved/half paved stone road that has a few pot holes. Nothing at all to worry about. Was paved at one time, but its gotten old. I drive a 4dr AWD car that is low to the ground and it made it just fine taking my time.
The rental is the bottom half of a house built on a hill. I barely knew anyone was upstairs and actually didn't even hear them until the last day I was there. It was clean, had 3 beds, a nice wooden deck for relaxing outside. The spa is on the deck overlooking the lake. It is uncovered, so when i checked the weather and rain was in the forecast so I brought a $45 10x10 canopy from academy sports and that solved that problem. We even used it in the snow! The kitchen is really small but is functional. Just don't plan on cooking big meals unless you use the grill outside. There is a small 2 burner hot plate, microwave, toaster oven, sink, and Keurig. With food in town 20 min away, plus the snacks we brought it was no problem at all for us. Heating and air was sufficient. Bed was comfy, and we did not experience bugs of any kind. It was winter time, im sure spring and summer there will be plenty since this place is in the woods.
All in all I would definitely book again. The hosts were great, and gave us our privacy which is hugely important to us. If you want a 4-5 star hotel, this is probably not for you. But if you want peace, quite, relaxing then definitely get this place. Its great!

Remote Location with beautiful lake and starry skies
What a nice location! It's been many years since I was able to look up at the sky and see so many stars, all while relaxing in the hot tub. This overlooked a big lake surrounded by trees. Thank you for the great stay.

Was not satisfied
I don’t normally give reviews but due to my experience I wanted to give my opinion of the rental. I’ll start off by saying I’m glad others have had great things to say and enjoyed their experience. That was just not my case with this property and I would like to share my experience. For starters, I contacted the owners by noon the day of like it had listed in the email to do so. I called, left VM, and text. I did not receive a reply until after 3:30. By this time, we had walked to the front door of the property and was greeted by the owners family -who we were not aware would be staying. He showed us around and we settled in. It was upsetting to find out on arrival that there would be someone staying in the upstairs-it would be nice to let your visitors know that the upstairs would be occupied at their time of stay. The entire stay there were children running around above and you could hear it loudly. It was not walking sounds-it was loud thuds and running across the floors. There were pets above you could hear barking as well as muffled conversation. Though it says they shut off the upstairs for family and themselves, they should really let their guests know beforehand that it will be occupied. I did not spend xxx amount of dollars to stay somewhere & get a hotel experience (other than the view.) The inside of the rental is in need of an upgrade. I read a review where they mentioned it smelt musky/moldy and I can second that opinion. The bed had hair in it. The bathroom mat was not clean (thankful I always bring & wear house shoes!). The hot tub (which I was super excited about and was a MUST when picking a place) had green water, smelt strongly, and one filter was completely covered in dirt. I can honestly say I would not recommend and would not stay again. It has a beautiful view but the stay itself is not worth the price you pay. I know many have had great things to say and it was one of the reasons I booked this place-but I unfortunately did not have the same experience.

Girl's Trip
It was a friend and I, and our stay was nothing but pleasant. The place was clean, accommodating, spacious and absolutely gorgeous. Listing was accurate with what the place had to offer & did not disappoint. We spent just as much time at the place as we did adventuring since it was so peaceful. It is a trek to get to the property, backroads, but that's a piece that goes into the view it has to offer, certainly worth it. We didn't have any issues with the property, everything was there that was needed for the amenities offered. It was a great experience & would highly recommend, such a beautiful area to be around.

Honeymoon hideaway
We had a great honeymoon getaway! The property has an incredible lake view with a 5 minute drive to the marina for boat rentals. The owners were so kind! They were home in the upstairs main house, but we never would have known except for seeing the car parked in the upper driveway. Knowing it was our honeymoon, the owners had chilled champagne ready at our arrival. The entire downstairs apartment and deck with hot tub was for our exclusive enjoyment. An overall wonderful, relaxing experience! Make sure to bring groceries with you as eureka springs is about 25 minutes away, we did not want to leave the property once we arrived. Mini fridge, toaster oven, microwave and Keurig available in the apartment as well as a fire pit and gas grill.

Paid for the view
The owners live above in the house attached to the rental. And you can hear them talk, walk and their pets. Hot tub broken, glasses in the were dirty, rentals smelled of mold, had to empty the dehumidifier every hour and half. Just not what was expected. Disappointed on arrival. Paid for the view.
