About this house rental
WHAT WE LOVE ABOUT THIS PROPERTY:
Soaring ceilings and windows overlooking the White River. Natural stone wood-burning fireplace. Recently updated with new furniture and paint! Gently sloping direct trail access to the river (in normal levels) on a mostly private lot that is wooded and also has a level lawn.

But please, feel free to reach out with any questions. We love them. **Rental prices are dynamic. This means that the prices vary – determined by software – dependent on area inventory, day of week and time of year. You will not know your true price quote until you enter amount of people and the dates you are interested in.
IMPORTANT NOTICE that you’ll appreciate:
As of Sept '22: If you only need access to the main house with 3 bedrooms (sleeping six) we will refund $55/night – at the end of your trip. You will not have access to the bunkhouse sleeping area which sleeps 4 in one queen, two twin beds. There is no bathroom in the bunkie.
PROPERTY LOCATION and ACCESSIBILITY:
Conveniently located on a paved road in a quiet neighborhood, this cabin is 3 minutes from Angler's restaurant/fishing guide services and 10 - 15 minutes from shopping, medical and area attractions including Blanchard Caverns, Ozark Folk Center, Loco Ropes Course, Arkansas Craft School, horseback trail riding, and lots more.
Some other area attractions are Blanchard (world class) Caverns, trout fishing on the White River, Ozark Folk Center State Park, Loco Ropes treetop adventures. And what we're most famous for, the best folk artist musicians always " picking and grinning" behind the courthouse on fair weather days.
ABOUT THE WATER:
This river is very cold and swift even in August. (Makes for great cool breezes on summer evenings). It is tail waters from two dams and levels fluctuate daily. You may or may not be able to easily stick your toes in the water. Anglers' and Jack's Resort rents John boats and trout guide services economically. Boats can take you to the confluences of other creeks where you can swim. Really fun!
PETS:
We love dogs! They are welcome here for an additional fee of $85 for up to 3 dogs - a flat fee for the duration of your stay.
*Heads up: sometimes your fur babies are not included in your quote on certain booking sites! Please send us a message to let us know your pup(s) will be accompanying you during your stay. See further rules in the rental agreement. For example: pets are not allowed on furniture but we provide doggy sheets if it's difficult to keep them off - like ours!

Main Level (1) - a couple of steps to enter - with a handrail:
~ main bedroom downstairs - with full bathroom (shower only), king bed, and porch access

~ fully stocked kitchen with smaller size dining table
~ generous living room with wood burning fireplace and soaring windows
~ access to large porch with ample seating, propane grill
Second Level (2):
~ private bedroom with queen bed
~ loft - 2 twin beds - in common area >> these beds must be passed by to access to the private bedroom in one direction and the bathroom in the other direction (small smart TV here)
~ full bathroom with shower
Detached Bunkhouse (river-facing garage apartment) included in price
~ Has no bathroom (uses bathroom in Main House)
~ 2 twin beds, a queen bed, and a smart TV
~ Small dining table (perfect for games)
~ Window unit AC
SUPPLIES INCLUDED:
~ All bed, bath, and kitchen linens for number of people contracted. Body, hand, + dish soap, trash bags, basic cleaning products + tools, and toilet paper.
~ Starter supplies (1 or 2 days depending on personal usage): paper towels, ground coffee + filters, sugar, laundry pods, dishwasher pods, salt + pepper, and cooking oil.
~ BYO toiletries such as shampoo, toothpaste, etc.
EXTRAS:
~ We offer free to all our guests an EV charging station. It is a Tesla level 2 and we provide J-1772 adapter for other vehicles. It is located on the historic town square in Mountain View, Arkansas > where you can likely catch some dulcimers in action while waiting on your juice.
~ We also offer kayak and canoe rentals available to peruse after booking
ABOUT US, THE BOOKING PROCESS AND FEES:
We are Ivy Vacations LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties. All properties are self check-in – with key code – after 4pm. Check out is 11am. Taxes and clean/supply fees are always required as is a processing fee that varies depending on who you are booking through. We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months.
1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE
2. If you need to change your reservation due to COVID-related government mandates, we will apply monies paid towards a future reservation good for 12 months from booking date.
3. If you prefer to just cancel, we will retain monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees.
4. Please note that 3rd party sites like AirBnB have different policies in effect. Please read their fine print.
5. Airbnb has an agreement with the state of Arkansas to collect and remit sales tax. For all other bookings, we collect and remit applicable sales taxes as required for all fees associated with a reservation.

Too short, but packed full of fun. We thoroughly enjoyed the accommodations and the location. Our host was extremely helpful and informative. Thank you for allowing us this opportunity.

This place was a great fit for our groups little Weekend getaway. The only complaint we had was the back porch does not have any covering so you can sit outside when it's raining. The bunk house was a great addition when we had a few so in our group last minute. cell phone service is just as listed, NONE! But you are so close to town make the short drive and you can catch up with the world, we loved being able to disconnect and simply relax.

This house was perfect for our girls weekend for hiking the North Sylamore Trail. It’s conveniently located near Angler’s restaurant where we had a burger and beer after our hike!
The house is situated right on the White River with a nice deck and fire pit overlooking the water.
The beds were comfortable and the kitchen had everything we needed.
Sarah was great to work with!

Perfect location and amenities were as described. Both main house and Bunkhouse were very clean, comfortable, and nicely equipped.
A few suggestions for future stays:
- Hooks or bars in bathrooms for towels and clothes.
- TP roll holders
- Mow the front before guest arrival
- Fix kitchen corner cabinet and consider other pulls (we get the fish motif but they catch clothing).
- cushions for outdoor metal furniture
- exchange stemmed wine glasses with tumbler style and add more drinking and coffee cups.
- provide a surge protector and electrical extension in Bunkie.
We had a great time there and the ladies at Ivy were very kind and responsive the few times we had questions. Thanks for the great show in the sky 2024!

My trip was with my 84 year old mom and 3 cousins. We really loved the house and it provided most of what we needed. It was clean and the beds were comfortable. But I do have just a few suggestions: a chair in the bedrooms would be nice. It’s hard to put on shoes sitting on the bed. Some clear directions on how to work the tv. Since our group are big coffee drinkers, a heads up on the kind of filters the coffee maker uses would have been nice. I did buy some after we got to the house and left them there. Also, I did not know there was a Keurig coffee maker! (The picture of the kitchen online only showed the one coffee maker. It looked brand new!!) There was no ground pepper, only salt. (And somebody put salt in the sugar bowl. My mom ruined a cup of coffee with it! Not a huge deal but I did go ahead and empty it and it got a good cleaning in the dishwasher.) A bigger roll of paper towels. We used all of the one there in a little over 2 days. Clocks on the walls. Some extra clean sheets and blankets would have been nice. We had a family member that needed to sleep on the couch. We made do with the dog sheets that were provided (they looked and smelled clean!) and an afghan I brought from home. These are all trivial things but hopefully some issues that can be addressed. Would definitely stay there again! A great location and was easy to find!!

Gorgeous, comfortable, beautiful views. Only issue we had was getting response from property manager about cable service not working or using our Roku app to get the college games we wanted to watch. Highly recommend and we would stay again.

We had the majority of our family staying in the area and I can honestly say this is the best customer service I’ve experienced! From the time we began considering our cabins until the time we checked out, this team of people were extremely attentive, knowledgeable and so friendly! I enjoyed our experience and will certainly use them again!

We had 2 families stay for a week. The house was great. It was clean and well stocked with an amazing view and pretty simple access to the river. The bunk house served teenage boys perfectly and we found lots of beautiful hikes, swimming holes and rivers to enjoy

There are a number of inexpensive improvements that could be made to the house and outside areas that would make this a 5 star accommodation but overall it was still well above average.

This was our third stay/house in Mountain View in recent years and this one was our favorite. It had everything we needed and are looking forward to a return trip. The water was low enough to climb down to the waterfront. We hiked part of the sylamore creek trail and swam at some of the recreation areas nearby. Hiring a fishing guide from Jack's to take us out on a boat was a highlight. we all caught our limit of rainbow trout! We went into town and enjoyed dinner and music on the town Square one night.

Quick Getaway
We decided to take a quick getaway to the Ozark region of Arkansas, specifically the Mountain Home/Mountain View area. A quick search for pet-friendly vacation rentals turned up this listing. The house was quite comfortable and located close enough to Mountain View, but not too close. It enabled us to make day trips into the forest and wildlife management areas, as well as to the Folk Center and Mt. View for meals.

Comfy beds and bunkie worked well. I really appreciated the week-long bike rental to help exercise my two huskies! Despite photos, yard has a steep decent to river, difficult 8 foot drop offs to the water and no swimming or personal kayaking possible in the swift, clearly fishing-only(!) White River. Too bad Day Use swimming is no longer an option at the recommended nearby Sylamore Camp, but we found other (marginal) creek swimming in the National forest along Route 14. Ivy was VERY very helpful connecting us with fun River floats, trout fishing, and Mountainview city fireworks.

We had a wonderful stay! We wish we had been more aware and understood better regarding river access but some nice locals helped us. We were able to get to a nice, cool water spot!
