Our home has the best entertaining yard and cutest gazebo in Estes! There are 5 TVs in the home, including one in the bar. These are new HD LED TVs and the smallest is 50”! The home has welcomed guests from all over the world for nearly 100 years! It is a historic, newly restored home, on one of the first homesteads, which extends into the fenced yard with amenities beyond your imagination. It is often described as a place straight out of a fairy tale. This home was re-imaged as the ideal place for couples or families. During the re-imagination, our focus was to create an environment, inside and outside the home, where new shared memories are created. It has three bedrooms and one and one half bathrooms. With a custom Gazebo with fireplace and Hot Tub, you can relax after a long hike. The Master Bedroom is large and luxurious. It has a queen size log bed, fireplace, sitting area, library, large TV with cable, internet and Roku, walk-in closet, and private patio with table and chairs. The two additional bedrooms, which are legal bedrooms, are relatively small, as most bedrooms were 80 years ago, but have full size beds and small walk-in closets. These bedrooms are usually perfect for children but can be relatively small for adult couples. Nevertheless, we have had many couples stay in these smaller bedroom without issue. These bedrooms also have 50” TVs, internet and cable. The living, dinning and kitchen areas are based on an open concept giving you plenty of room to gather as a family or group. The home is one level, is handicap friendly with a ramp, has a fenced yard, a spectacular outdoor entertainment area which includes an Tiki bar, hot tub in a custom gazebo with fireplace, horse shoes and a 14 person picnic table within a fenced yard that actually has grass.
LUXURY - In 2014 and 2015, the home was completely restored with all the modern conveniences of a premium property and many unexpected creature comforts. These extend outside to an entertaining sanctuary with spectacular views.
VALUE - The home is historic, but new to the general public and priced below similarly situated and furnished properties. We provide many of the consumables and convenience items you would normally have to buy.

This former hunting lodge/farmhouse/home offers 3 bedrooms, 1-1/2 baths, a wrap around deck, fenced yard, custom gazebo with fireplace, Tiki bar (in summer), outstanding views, a gourmet kitchen, soaking tub, laundry room, coffee bar, free internet, cable TV, 50+ inch smart TV with DVD and surround sound in the Living Room, a large LCD TV in the Master Bedroom, TVs in every bedroom PLUS a TV in the outdoor bar! It has new hand hewn oak flooring in the Living Room and heated tile in the Kitchen and Main Bathroom.
Outside there are numerous places to enjoy the view. There is a 14 person custom picnic table, a custom gazebo with fireplace, table and chairs on the hill overlooking the valley, and a private deck with table and chairs off the Master Bedroom. There is a custom fire pit where you can sit, enjoy s'mores, view the stars and overlook the valley. There is even an outdoor bar (summers only) with 60 inch TV that can be watched from nearly any position in the yard. There are also several gliders and chairs on the wrap around deck. There is a horseshoe pit in the fenced yard and a delightful swing suspended between two pines with a fantastic view.
The Master Bedroom has a sitting area, fireplace, and library. There are TVs in all the bedrooms. All three bedrooms have walk-in closets. There is free WiFi and cable TV for your enjoyment. There is a DVD player in the Living Room and a library of DVDs, books and games.
To encourage and simplify caring for our planet, we have a recycle center and compost bin to minimize waste. We collect rain water for our garden. We have super insulated the home to reduce our carbon footprint by over 75% compared to similar properties.
For your safety, we have fire and carbon monoxide detectors in all bedrooms, multiple fire extinguishers, security cameras and flood lights, fenced yard, and fortified doors with deadbolts. We have emergency lights throughout the property and backup power.
We are a licensed vacation rental. Beware of unlicensed vacation rentals operating in the area. A recent survey suggests over 70% of the vacation rentals operating the Estes area are illegal. Legal vacation rentals in the Estes area must meet local building codes, safety requirements, parking requirements, pay taxes and provide commercial insurance. Illegal unlicensed vacation rentals can be shut down anytime, even during your vacation. They usually don't have commercial insurance, so you won't be protected against accidents or catastrophes. Once you arrive at the Overlook, you might decide not to get back in your car. Many of our guest do! The home provides a great spot to walk into the RMNP, sit and watch the wildlife, or walk to nearby restaurants and shopping.
There is nothing behind the home except forest. In front of the home is a birds eye view of the valley below. This is the perfect spot for viewing the local wildlife.
The location is between downtown Estes Park and the YMCA of the Rockies. It is right next to the original park entrance. This convenient location allows you to walk directly into the Rocky Mountain National Park, to restaurants, grocery store, shopping and entertainment.
The bus stop for the downtown shopping shuttle and the RMNP shuttle is only a 1/2 mile walk. These shuttles are seasonal and the schedule should be researched before you arrive. However, the nearest restaurant is less than a mile away. Within a mile you can walk to shopping, groceries, restaurants and entertainment.
EXPECTATIONS - Full Disclosure of Important Quirks and Considerations
The property is beautiful and accommodating but due to its age, it dates back to 1911, there are some quirky characteristics we want you to know. It retains the original historic water tank for the farmhouse and surrounding buildings. This water tower is no longer functional. In addition, it was built before there were cars and therefore has limited parking. The parking is directly in front of the home on a private road. We have a well lit parking area for one car. Additional cars must park along the road directly in front of the Overlook. We own the road. However, we must leave room for cars to reach the two cabins next to the Overlook on a dead end road. This is a very well lit and safe place for parking. It also has only 1-1/2 baths. The main bath is gorgeous with a fantastic view. However, it has a combination shower and soaking tub. The shower is a rainfall shower directly out of the ceiling. It is new and luxurious tub with a fantastic view. However, this can be a limiting factor for individuals that have trouble stepping into a tub. However, there is tub seating available and plenty of grab bars. The home is built on the east side of Eagle Cliff Mountain. The property has a level fenced yard but the rest of the property is on a hill. Once you reach the property, there is a wheel chair ramp or you can take a short flight of stairs. The home is all on one level with easy wheel chair access to the deck and yard.

In general we were really pleased with this location! The hosts were very thoughtful, the house was stocked with pretty much everything anyone would need to stay there. There was a hodge podge of items. We appreciate especially the laundry area, coffee station, fully stocked kitchen and bathroom. Also it was all very clean. There are a few minor repairs that need to be made. Such as the plumbing on the bathtub. But we made do. Also, navigating the many remotes and light switches was a bit confusing. But we did appreciate having tvs in each bedroom. And everything in the house was labeled - which helped a lot. The backyard was super fun for our kids. The bedroom closest to the bathroom could use a ceiling fan also, it was a bit hot. Overall though the home and hosts were great! Again we really appreciated walking into a clean home, we’ve had some rather rough rental experiences.

This cabin is perfectly located near all the action of Estes park. Close to down town and entrance to the park. The cabin has everything you need to enjoy you visit with a well appointed kitchen, games, coffee station, laundry, and hot tub. There isn’t anything they haven’t thought of to make your stay comfortable. They even had a small cooler for taking lunch out into the park. I would highly recommend.

Our family had a wonderful time. Great location for accessing hiking trails, including some hidden entryways into RMNP, courtesy of tips from Tim (owner). The outdoor area is a great entertainment space, complete with chairs, fire pit, swing, hot tub, TV, and (most importantly) carpet ball - the game I didn't know we needed (or even existed). Tim was a very helpful host who provides tons of useful information. Great area, great house, and great host!

There is no better place than the Overlook. Every attention to detail is thought of at the Overlook. From the heated floors and toilet seats to the entertainment, every thing you could possibly need has been thought of and thought out. Tim and his wife have done such a good job preparing their cabin for your vacation, you won't know you are on vacation. All you need are your clothes and your person! We will be back!

Was a beautiful house with lots of character!! That front porch view, is like a postcard, and you can get the same view, while hanging out in the soaking tub!! Heated floors and toilet seats, were a huge bonus with it being so cold!!

The property host was good & communicated well. The location was good and not far from town so that made it convenient if we needed anything. I would recommend " smoking daves barbeque" the service was great and food was great. The view from the cabin was awesome and the pit served its purpose.
On a different note and just our preference but the cabin had too memorabilia & things around the house. This made us worry since we have kids and didnt want them hurt or break anything. All and all stay was good and we enjoyed Estes Park and the surrounding beauty.

We truly enjoyed our stay. The cabin was lovely and beautifully decorated. It has eveything you could ask for and more. Including heated floors and toilet seats. The beds were very comfortable and we felt so cozy inside while it snowed. The linens were soft and the towels were thick and plush. We loved being able to use the clothes washer and dryer and the hot tub. The kids loved the sleds and all the games that were provided. We also appreciated all the condiments and the kitchen has everything you need. All the little details make it such a magical cabin. Tim and Karen have thought of everything. The only thing I would have enjoyed more would be a longer hose for the bathtub. We will definitely book this cabin again for our next visit. Thank you!

We stayed a week here. The cabin is well stocked with lots of extra unexpected amenities. Everything you need except for groceries.
We enjoyed the tiki bar and hot tub each evening after full days of hiking. The location was great, close enough to everything but stil has an off the beaten path feel. We saw lots of wildlife from the porch.
We will definitely make plans to go back, already missing the place!

Not sure what I can add that the other reviewers haven't already said, but we absolutely loved this house. I wish our stay was longer so we could have spent more time just enjoying the beautiful views from the yard. We watched an outdoor movie by the firepit, enjoyed the hot tub, and played some intense games of carpet ball. We enjoyed the hummingbirds, deer and chipmunks. Its obvious that thought and pride were put into every inch of this property to make sure that every detail was attended to. Our girls really enjoyed the themed rooms, the scavenger hunt, and the swing.
Location was perfect for exploring Estes Park and RMNP. The hosts provided some great recommendations.

This was the perfect spot for us and we would not want to stay anywhere else in the area. It felt like our home away from home, the hosts thought of everything. We love to cook and have our dinners out side and play, and we got all of that. Fabulous kitchen if you like to make your meals, everything you need is there. This a wonderful rental has anything you could possibly need already there. No, need to bring any kitchen ware everything you could need is there. Plenty of extra blankets. Wonderfully kept home and a beautiful view everywhere you looked. We would highly recommend. Close to many good restaurants and stores and lovely downtown shops for browsing. RMNP right outside your door. We loved our stay here.

Delightful place for any type of group. Our family had plenty of space to be together or have some solitude. The hot tub is amazing . Kitchen really well stocked with appliances and anything needed to cook.
BBQ is great. Tim had prompt and helpful communication with us. He and Karen have thought of literally everything you could possibly need- and notes help you find things quicker .heated floors and toilets and other luxurious items were so fun. We enjoyed the views and wonderful yard. Prime location, close to others but you feel secluded while enjoying the outdoor space. Kids enjoyed the cabin as much as the adults. Lots and lots of amenities included with your stay, entire property is well equipped. The property includes great descriptions on how to operate things around the house. We appreciated the thoughtfulness that went into making this property a great experience. Great base camp for RMNP and a much needed respite after long days in the park. We absolutely fell in love with the Overlook. The pictures do not do it justice. It is cozy, luxurious and eclectic. We spent a week in Estes and loved our time at the cabin. Every day I noticed a unique piece of art/decoration. The amenities are outstanding and no details were missed. I loved how well everything was thought out and explained. The outdoor space was so fun with the bar, hot tub, fire pit, and games. The view was gorgeous and we enjoyed seeing the sunrise each morning. The location is perfect as it is so close to town and RMNP. We enjoyed the following hikes: Bear Lake, Alberta Falls, Nymph Lake, Dream Lake, Emerald Lake, Lake Haiyaha, Mills Lake and the Loch. We ate at Dunraven, Rock Inn, Bird & Jim, and Estes Park Brewery. We also enjoyed Snowy Peaks Winery for a tasting and the Barrell. The cabin is actually bigger than the pictures appear. The master is amazing and so many unique touches. The other 2 bedrooms are small but cozy. Our daughter came for the weekend and she had plenty of room. It was nice to have the other 1/2 bath. We definitely would book again. The owners were quick to respond to our few questions. Truly, the cabin is so detailed that you just have to read the instructions/suggestions throughout the cabin. This cabin is truly heaven on earth!

This cabin in Estes Park maximized our time in RMNP due to its nearness to the park entrance as well as to Safeway. It was great to have the dishwasher and a washer/dryer combo on city water. Everything was easy to operate due to a binder and many strategically placed instructions, right down to all the light switched being labeled. And a bonus for early risers is a beautiful sunrise with the sun emerging from behind the mountains to start your day.

Tim was great to work with and everything at the cabin was as advertised on their website. We enjoyed everything about the property except for the firepit as a fire ban was pur in place the week we got to Colorado. I was going to suggest a propane firepit for the property, but the day that we were leaving Tim was already working on converting his fire ring to propane.

Peaceful Retreat
We loved everything about this property! It was beautiful, peaceful, lots of amenities, something for all ages (my young adult nieces even enjoyed visiting), and close enough without being too busy and loud!
The hosts were very kind, and even mailed our camera charger and battery back to us at no charge when we left it. We were inspired to take many more road trips in the future (I hope :).
