Situated in the centre of Keswick, Rose Patch Cottage is the ideal location to explore all the Lake District has to offer.. 6 steps to entrance.

Second Floor:

Parking permits for 2 cars included for public car park, 80 yards. No smoking.. A superbly-located, semi-detached cottage in the very centre of the thriving Lake District town of Keswick, just a minute’s walk from the main high street and the market place on the edge of the pedestrianised walkways. This Keswick cottage is in an ideal setting for a family or group of friends to get together and enjoy traditional real ale pubs, good restaurants, a fabulous market and the delights of the Lake District National Park with its unrivalled walking and scenic beauty. Set over three floors, the cottage boasts a spacious living room leading to a separate dining room, five lovely bedrooms, two of which boast en-suite facilities, and a large terraced area, a perfect spot where you can enjoy a drink whilst watching the world pass by.
Guests can take evening strolls from the cottage to Lake Derwentwater, passing through Hope Park’s putting green and Keswick’s Theatre by the Lake. The boat landings provide launch trips around the lake with the opportunity to stop off and enjoy a number of famous walks including Catbells, featured on TV’s ‘Wainwright’s Walks’, Maiden Moor, Dale Head, Grisedale Pike and Causey Pike, all of which can be accessed via the launch.
With its wonderful location, fabulous accommodation and easy access to Keswick and the Lakes, this cottage provides the perfect base for a get-together, whatever the time of year. Shop 100 yards, pub and restaurant 50 yards.

Only downside was the heating. It went off and we struggled to put it back on so a little cold.

Excellent location and good to have a couple of parking permits for the central car park. Great library and good equipment in the kitchen. The only drawbacks were the inadequate towels and hand soap, (none in the downstairs cloakroom), lack of tea towels - but we purchased and left two more for future guests - and lack of a ‘welcome tray’ with some milk, tea and biscuits. This may seem trivial, but would have been very welcome after a 6 hour drive from home.

We were an extended family of 8 adults staying for a week and everyone really enjoyed the property and all the facilities that were provided. The bedrooms were lovely and there was plenty of space in the dining room for meals and the lounge to relax after a day out. The cottage is at the edge of the pedestrian precinct and everywhere was within walking distance, whether going to the shops, restaurants, theatre, cinema, the lake or all the other local attractions.
There were 2 areas where we thought improvements could be made. The Wi-Fi wasn't great and we had to reset the router a few times during our stay. The windows are difficult to open and close, as well as being single-glazed. It was very noisy early in the morning, as I suppose you would expect in the town, so double-glazing should help there.
Overall, we really enjoyed our stay in the cottage and would recommend it to other groups, particularly if you want to walk around the town in the evening time and don't want to take a car to get about.

We had a brilliant week hiking in the Lake District. Rose Patch is a short stroll to shopping and food. Kitchen is really well stocked. The only thing we all had an issue with is one small towel per person. Some hand towels please. We’ll be back in the future. Keswick is a super spot.

Lovely stay at Rose Patch Cottage
We had a brilliant week hiking in the Lake District. Rose Patch is a short stroll to shopping and food. Kitchen is really well stocked. The only thing we all had an issue with is one small towel per person. Some hand towels please. We’ll be back in the future. Keswick is a super spot.

The owners provide one bath towel per person per week. There are no hand towels included.
This was my second time to stay in Rose Patch cottage and I’d be happy to return again

Our party of 5 had plenty of room in the cottage and there are a good number of bathrooms. Beds very comfy! Only slight disappointment was outside area ,we did feel a bit on show.

Fantastic location in the heart of Keswick town centre. Was very pleased overall with the house layout and comfort of the house but the best feature of this property is definitely the location.

Location fantastic. Decor is tired. Not enough easy seating for us all. Wifi very poor. Only one TV for 11 guests. Cleaning not up to standard, Christmas wrapping paper and party hats under the living room sofa.

Although the cottage is in an excellent situation the lack on parking could be an issue.
Although the cottage is in an excellent situation the lack on parking could be an issue. We were supplied with 2 parking permits but this doesn't guarantee a space on the public car park. We arrived the Saturday before the Easter weekend. The whole of Keswick was absolutely full of people and cars. We unloaded outside the cottage then waited until later in the evening to find spaces on the car park. By that time it was easy to park. The website states that towels are provided but there was only one towel per person. I would recommend that anyone who books this cottage takes some towels with them. We were a party of 10 (6 adults and 4 kids). The cottage was ideal for us and we had a great week.

A very nice cottage, one of the best we've stayed in.
A very nice cottage, one of the best we've stayed in. Only (slight) negative points were:
- the front door opened onto only a very small foot-of-the-stairs, then the living room - with the boot and clothes-hanging room still some way beyond; so outdoor clothing tended to pile up in the living room; OK in good weather (with which we were blessed all week), but would need management if wet.
- the kitchen while large and very well equipped, rather lacked food-preparation space. Almost all the counter tops were occupied with appliances etc. But we managed and had some fine meals!
- no on-site parking was a mild nuisance but not really a big deal.
On the plus side:
- a big "Wow, this is NICE!" from everyone as we walked in.
- very convenient location - especially for boot buying (George Fisher being across the road) and shopping generally. Also we could drop people at climbing spots etc., knowing they could easily get back by bus.
- great dining room - seated everyone comfortably and with room to move around and dish up food.
- new big modern oven (gas hobs - hooray!) and massive supply of pots (really big ones if needed), pans, crockery, etc. Multiple toasters, kettles and coffee pots to feed the hordes quickly.
- a well-stocked and varied library (not just airport novels...) and games/jigsaws cupboard.
- comfortable, good-sized bedrooms.
We'd be very happy to stay there again.

Great cottage in perfect location for town . Good for large groups and using the car parks with the permits not a problem. This was our second stay and we will be back for a third
