About this house rental
Perfect house for one or two families to enjoy a peaceful and/or active vacation in the middle of nature and with many amenities. This is a stand alone home with lots of privacy and none of the noise, activity and clutter of the condominiums. You can sleep peacefully without all the noise of condo doors slamming, kids running around yelling, car doors slamming, cars coming and going at all hours, heavy traffic....

It is possible to bring inflatable mattresses and sleeping bags but only with advance permission by owner. We understand large houses are difficult to find and even harder to afford - you can exceed these numbers but accommodations may start to feel a little cramped for longer rentals, especially if you aren't out taking advantage of the many outdoor activities or using inflatable beds in the living spaces.
The house is located on a large secluded private lot in a heavily wooded area of the Eastman resort community. It has an open floor plan with two separate living areas, 5 bedrooms (sleeps 11 plus), 3 bathrooms, dining room, sun room, office loft, open deck and covered porch. There are many large windows and skylights providing natural lighting and wooded views. The living area on the main floor features a large stone fireplace giving it a chalet feel and provides a spacious area for socializing, while the second living area on the lower level features a large flat screen tv for gaming/videos, cable provided, a foosball table and gas potbelly stove and is perfect for kids, sports enthusiasts or anyone else who wants to break from the group.
The main floor has one bedroom which has a queen bed (sleeps 2) and is connected to the first floor bathroom. The second floor has two more bedrooms connected by a second bathroom. One bedroom has a full/twin bunk set (sleeps 3) and the other has a queen bed (sleeps 2). The lower level also has two bedrooms, one with a full bed (sleeps 2) and the other with a full bed (sleeps 2). The third bathroom is on the lower level.
Activities:
The natural surroundings provide unlimited opportunity for outdoor activities as well as full-time relaxation.
Eastman’s outdoor activities include an 18-hole golf course, over 17 miles of hiking, snow shoeing and cross country ski trails (also a cross-country/snowshoe center with rentals), a sled hill, ice skating pond, 6 private beaches on the 360 acre lake, canoe/kayak/boat rentals, fishing, 14 tennis courts and a basketball court. Eastman’s new multi-million dollar recreation center features an indoor swimming pool, fitness center with state-of-the art exercise equipment, game room and meeting areas. Additionally, there is a club house with a restaurant and bar (both with outdoor seating weather permitting) and a large banquet room.
The location is also convenient to many other new Hampshire natural and community attractions including downhill skiing (approximately 15 miles to Sunapee mountain, 10 miles to Whaleback mountain and 55 miles to Killington or Okemo), lake Sunapee, Quechee gorge (Vermont’s little grand canyon), many state parks, hiking trails, biking trails (rails to trails and mountain biking), rivers and lakes and many wonderful small towns such as Hanover (Dartmouth college), Lebanon and Woodstock which feature many restaurants, shops, museums and festivals.

The property was everything it said it was. If you want privacy for your family this is the place to stay. The lake was a short drive away with clean beautiful water which was great for swimming and relaxing. Jim, the owner, was excellent. We had a few small issues which he addressed quickly. The house was spacious enough for our entire family. I would recommend this place to everyone.

The location was beautiful. We were there during a snowstorm and we looked out at a winter wonderland. Even though we got over a foot of snow, the road and driveway was plowed soon after the snowfall. We loved our stay and the host was amazing. We relaly apprecaite being able to share his home for a week.

This is a great house for big groups. We had six adults and five kids, and we fit into the house great. And it was perfect for kids to run around and have fun. It is also great to have a nearby pool to use and an ice skating rink and cross country skiing. A great place and Jim is super!

Jim’s home was great and spacious for our large group. Plenty of living space for different activities. The kitchen had everything we could need for cooking and more. Communication was great. We talked on the phone the day prior to go over some things as well as community activities.
One thing that differs from place to place is check out item. One checkout item was to minimize cleaning time by laundering the towels and sheets. For a large group, this can take a lot of time. We started the towels the night before and sheets the morning of. Just be aware of that part of check out. It wasn’t an issue and was communicated.

Ok, let’s start with the pros: good location, good road access, good overall appearance, ok heat for the weather, which was much warmer for the season so cannot judge whether heating was adequate or not, good communication with host… that’s pretty much it…
Cons - not sure where to start - let's put this way - the property’s “qualities” do not justify the commanded prices… I understand it’s new years but let’s begin that it cannot accommodate 12 people comfortably - there isn't enough bedding for 3 4-member families, not to mention the capacity advertised is 14…
next, every step in this house's third floor can be heard on the ground floor… toilet flushing 5-6am, kitchen steps 6-7am, oh yeah, forget about quiet time and good nights sleep, if you fancy such…
all in all, this is an older generation house that was never designed with with noise isolation in mind...
cleanliness was well below perfect (for the price) - attention to detail had been the last thing on cleaners minds - patch of hairs on bathroom walls, dust, crumbles, bugs in some rooms, bedroom cabinet drawers last checked/cleaned maybe sometime last year…
we explicitly asked if there was a (working) grill on the property for our stay - would have imagined the BBQ igniter was not broken, but to our frustration we had to scramble over how to start the grill for new years dinner at 6pm…
last but not least, it only had one 40-yish inch HD TV for a 3-story property… yes, only 1 screen… I mean, I get ppl. should have less screen time but why limit your guests in such 20th century way... I get it could have been mentioned in the description, but come on, who’s checking how many screens are available in a 3 level house - we are in the 21st century, this isn't a luxury... and no need to equip the latest tech but to leave an old 40” screen in there cannot be serious.. the price of a half day's rent can buy you a decent used 55" 4K screen online..
There’s more to be said, like check in at 3pm and check out at 10am - effectively taking away 5 hours of your 24hr daily rental time you pay for, but I will stop here and ask whether you want to spend your time and money here.. maybe these are unimportant for you or maybe owner will take a note and will do something to align its pricing with the property/services being provided, if customer experience is at all important !

Went to house and due to storm no power at house. Line down in driveway so couldn’t be plowed. Had to go to hotel and stay. Can’t give ratings didn’t stay.

Our group of 5 really enjoyed ourselves. The house could have easily accommodated double that amount of people. The property is secluded, but not far from several of the lake beaches. Property owner was super responsive. Beds were comfortable. We rented kayaks and paddle boats, and swam daily. We'd rent again!

Nice House for Family Getaway
Very clean and nice property. Lots of room for two families to stay together. The pool/ community center at South Cove was very nice and accessible. Was further from Mt Sunapee (around 30 minutes) than I was expecting but still a good place to stay for a weekend getaway.

Lab Group Trip
We are a group of graduate students who work in a lab together and came up to NH for the weekend. Great house that fit our large group for a reasonable price. Open kitchen made cooking for a large group very comfortable.

Great, clean place!
We stayed for a long weekend of skiing at Ragged Mtn. There were 4 adults and 4 kids (15-10 years old). The home was very clean and spacious! We all had plenty of space to spread out when needed, or snuggle up on the couches in front of the fire. Jim was very responsive to all my questions and very helpful! We thoroughly enjoyed our stay!

Great location and great host
This was a great time for a large family to get away. 15 mins from Mount sunapee. The kids had fun utilizing the activities in the community-skating and sledding.
Would recommend to anyone looking for a quiet family getaway.

The property fit our needs with multiple couples getting together for a retirement party in the development. Great access to Lake Sunapee and New London from the house. Owner was easy to work with and very communicative on our needs.

Amazing stay!
Jim saved our family trip after our original rental cancelled less than a week before we were due to check in. We were headed to Vermont for our daughter’s Family Weekend at college. I couldn’t find anything close to Northfield, VT and was in a panic. I searched southern Vermont and Jim’s home popped up. I quickly reserved it and within minutes Jim confirmed it. Jim was very responsive anytime I had a question and I can’t thank him enough!

Adequate to our needs
This property worked out for us for a family reunion over a two week period, but was complicated by the fact that the head count varied over the rental period. The property was clean and the kitchen was adequately equipped. The television service and WiFi connection were excellent. The owner, was readily accessible and was also very cooperative about refunding per-person fees to adjust for variable daily occupancy above the minimum of 5. I would agree with a prior reviewer that the house is a bit tired.
Regarding occupancy: while the owner will allow 14 people, the actual sleeping accommodations are for only 11. We suggest that before booking you read the owner’s expanded description. Dining for more than 6 or 8 is problematic, as the only dining table had 6 chairs, with 2 additional chairs that could be squeezed in around the table. Members of any group beyond 8 would need to eat buffet-style on the living room couches or on the outside, very small deck (in good weather).
Another important thing a future renter needs to understand is the price structure, which is not as straight forward as could be hoped for. For instance, while the base rate included 5 occupants for the entire period regardless of actual occupancy below 5, we listed 7 persons on the VRBO site at booking and were charged an additional $420 host fee for those 2 persons. When we got close to our rental period we found that more family members could come and for a few nights we had as many as 11, causing an extra charge for those days of $180. The owner states that it is recommended that the renter put in the maximum head count for the entire stay (14 max) generating a host fee of $15 per person times the number of rental days for all persons greater than 5. Renters could then request a refund from the owner to adjust on a per-day basis for occupancies lower than that initial estimate. It would be optimal to be able to accurately predict occupancy at the time of booking to avoid this complication.
Frankly, as renters and as vacation property landlords ourselves, we are accustomed to the base price constituting the entire cost for any number of occupants up to the limit the owner sets upon the property and were surprised by the additional host fees, which also included a $100 property fee for some reason.
In order not to be surprised, prospective renters should examine the details of the host fees on the drop-down and contact the owner with any questions.

Review of stay from Aug16-21
Overall, we enjoyed our stay. The location was great and the Eastman community was beautiful and facilities easy to use. The house easily accommodated our large groups' needs; the amenities of the house were an added bonus. Generally speaking, the house was clean, but much of the furniture was dated and stained and well used. The kitchen was not as clean as it could have been, but usable with some light cleaning. Great place!

Relaxing Family Weekend!
This place was perfect for my family weekend! We had a group of 12 members ranging from age 1-66. And EVERYONE enjoyed themselves thoroughly. From these gorgeous photos I thought the lake and activity center were walking distance; good thing we reached out to Jim (which is awesome host, BTW); he suggested since we had kiddies to go to the larger beach since its better for the kiddos and family! It definitely was; we even tried some kayaking and peddle boating! Great experience; wished we stayed longer!! I will definitely be booking for a longer stay for next summer! Thanks Jim!! Oh and also, it’s just under 2hrs from Boston. 👍🏽

awesome place to get away
very clean and well kept. we had 5 people, friends came up for the fourth and the house was spacious for 8. could have had more here. thank you for a great place to vacation. amenities were shut down in the clubhouse but the pool was open and the lake was wonderful. so much to do we will have to come back.

The home was a little more rustic than we were expecting and was in need of an uplift. It had a wonderful fireplace which we enjoyed and the owner was very responsive.

Nice house, great location
We had a very nice time, relaxing time with friends. We wished that the check out was little but later especially with doing the laundry from all 5 bedrooms. We brought our own sheets so we wouldn’t have to get up at crack of dawn to do the laundry. Community center was nice, only pool opened with limitations due to COVID-19. The staff there wasn’t really organized, didn’t know the rules and regulations about pool use., kids were disappointed that they couldn’t go swimming.,

Relaxing Stay
My husband and I with our 5 kids stayed for nearly a month. It was a relaxing location with endless hiking options available. The kids enjoyed swimming in the lake (too cold for me during that time if year, but the kids didn't mind). Jim was very helpful and the house was plenty big enough. The only negative I would say is the kitchen is a little sparsely stocked. Overall a great stay!!

Family members from as far away as Arizona ,New Jersey and New York state all gathered together in the warm living room.
Overall wonderful weekend, would have liked an extra couple hours for check out, had to get up fairly early to wash all the sheets and do the cleaning.

A house in need of renovation
The Eastman area is lovely. The facilities at the clubhouse fun for all. But the house is dingy, dusty, and just sad. In the pictures, the kitchen and living room appear open and spacious. However, The kitchen is tiny. The living area not much bigger. The house sleeps 10, but there is only seating at the dining room for table for six. Part of the fun of our vacation for our extended family of ten, is cooking meals together and dining together. This house did not accommodate that at all. We ended up using an excellent restaurant nearby twice during our visit. That, however, was not what we preferred. All in all, we were very disappointed in the accommodations. The Eastman area however was very nice.

All of the kids enjoyed the spacious rooms, bunk beds and finished basement! The adults enjoyed playing cards by the fire!
It is close to many mountains. We enjoyed a day of skiing at Sunapee before coming back to the house for a relaxing evening!

Family get together!
We enjoyed our time in the Eastman community of Springfield ,New Hampshire very much! It was wonderful to get everyone together and the house was large enough to provide space together for nine of us! The owner of the house is very responsive and concerned that we had a comfortable experience . The community offers hiking trails, biking, a pool, multiple beaches, a golf course, and more It is close to Mount Sunapee to enjoy the rope/zip line course as well as go to the lake . It’s a great location if you like to ski with multiple ski areas available within reach!

Nice Time in the Mountains
The home was extremely adequate for the week. It was clean and comfortable. Thank goodness there was one room with air conditioning as the weather for the week we were there was in the high 80's to low 90's, which is extremely rare for New Hampshire. Our only complaint, and it is not really a complaint, is that we didn't think that the house was provisioned with the basics for preparing meals. All there was for meal preparation was a small salt and pepper. (So if you are going to stay make sure that you bring all of your condiments for your favorite meals) There were plenty of pots and pans as well as dinnerware, however there was a shortage of glasses.
We also found that at the end of our visit we were rushed to complete all of the required tasks to check out. Make sure you leave yourselves enough time to launder all of the linens and run the dishwasher before leaving.
All in all it was lovely house, clean and large enough to accommodate either a large family or two families. It is conveniently located near South Cove, the pickle ball courts and all of the other amenities of the Eastman Community.

very tired dwelling with issues that owner tried to correct on the spot which we appreciated
the activities and water "toys" on the beautiful lake that were made available at the Resort were well utilized which made the vacation memorable for all of us.... mostly for the grandchildren. No regrets on that score. Owner supplied the kids with fishing rods during our stay which thrilled the boys.
