House is beautiful. The only downside was that the kitchen sink faucet really needs to be replaced water pressure is extremely low and one of the shower doors also needs to be replaced because it does not close correctly.

The property is very clean and nicely maintained. One thing I do have to complain is the WIFI network, which is really slow. I had to make a few Zoom calls during business hours, it is completely unusable. The management was helpful in investigating the issue only to figure out the network plan is too slow from property owner. The other drawback is lack of useable washer/dryer. They put an extremely old coin-operated dryer in the garage. We don't even know if it is operatable or clean. Unusable.

Overall good place and I would have given a higher rating if they would have solved the noise issue above the unit. Poor planning when they remodeled as they could have put in better sound barriers. You could hear way to much...footsteps, conversation, and it did not need to be that way. I probably would not stay there again, unless I was 100% sure that there was no one above me.

This was our second time to travel to California and use Beachview Realty for our rental. Both experiences have been excellent. Rentals were clean and ready for us. We had a fantastic time in Newport last week, made all the better by the service we received from Beachview Realty! Our family rented one entire house (2 units) and found it exactly, or better, than described! They were both immaculate! We also rented some extra items like chairs, pack'n'play, wagon, roll away bed, etc., all affordable and all of it was there when we arrived. When we go back (can't be soon enough) we will definitely use Beachview Realty!

The house was very clean and well decorated inside and out. It was a short 20 minute drive to Disney. It is a short walk to the beach which is great for a relaxing day on the beach. The only downside is there is always construction in the neighborhood so you will hear some construction noise during the day.

Loved the location of the property. It was close enough to walk to the beach and grocery store. We loved the outdoor area, sitting outside watching the boats and paddle boarders passing by.

Had a great week for a family trip to Newport. Property was exactly as described and everything was tidy and clean. Could not have asked for a better location - home right l on the bay and just a quick walk to the beach. Beach view was easy to work with by providing detailed information as well as being extremely responsive. Would highly recommend this property.

Stayed here over New Years with the family. The location was great, we were able to walk to the grocery store and even the lido marina village. Parking was a bit of a challenge on the street, but having the garage space was great. The property was beautiful although we were disappointed in the quality of towels provided. There weren't very many provided and they were very thin and threadbare. Also ran out of toilet paper our second night there so had to go buy our own. Just didn't seem like the quality of items provided really matched the property. Otherwise was a great experience. Really loved the outdoor deck.

The walls/ceilings are thin. After signing waivers for no partying a party occurred above us. Extremely frustrating when little ones woke up.
There was a trick to secure a door and that was not shared until after we left.

Great stay!
Had a great stay with our family. Clean, bright upstairs unit over looking the canal. Location is great, quick walk to beach and boardwalk. Stores & dining are within walking distance if you don't want to deal with the parking & like to walk. We were there during the week so no one was in the downstairs unit till the last few days & they were very quiet. I could see how this would be a problem if they were not. There were 5 of us using wifi & we didn't have any issues as other reviews indicated. Overall everything was as described.

Perfect for the Whole Group
Great place not just for adults, We planned a 2nd birthday get away for my grandson Disney trip , back side was totally secure he loved it there very open for him to enjoy also only 30 min from Disney and beach right across , very comfortable , relaxing place and beach view reality was amazing with us . We couldn't of had a better stay highly recommended . Will stay again very comfortable .and garage parking A+++

Did the job
We needed a place to stay last-minute in this area near where our family was staying. We were thankful to find a place! This place did the job. We have two small children, ages 4 and 2. We needed a place with a fence and gate between the patio and the water because our two year old wild man is quick. We checked the gate to the dock right when we got there. It was unlocked but we were able to lock it easily. The patio was really nice to sit and have coffee in the morning while waiting for my little ones to to wake up.
With my two year old escape artist, I was also appreciative that the front door and sliding glass door could be locked and dead bolted to give me peace of mind while sleeping.
There were two parks within walking distance, another plus.
Other reviewers mentioned you can hear people in the upstairs if the upstairs people are loud. I want to explain that better: you can hear the upstairs people even if they are quiet! We had a sound machine in each room (we have small kids and figured our sound machines could drown anything out) and could still hear all kinds of noise coming from outside and from other homes in the area. When the older gentleman upstairs got up to use the restroom in the middle of the night, we heard it. When he coughed, we heard it. When he took a shower, we heard it. Every step he took! I was worried he could also hear our two year old when he cried, but he was a very polite gentleman and never said anything about that.
There were a couple of sleep mats in the master closet. That’s helpful to know if you have kids. My 4 year old son loved the bunk bed and felt very cool sleeping in the top bunk.
Other reviewers mentioned the couches needed replacing, and I believe the host handled that as the couches seemed new and clean.
The garage fits a mid size or smaller vehicle and you share the garage with the upstairs tenant, so there was no way my Yukon xl was going to fit in there. But luckily we were able to find street parking.
Please note that this place has all kinds of management and housekeeping fees that end up costing you double what it’s listed as. The fees seemed especially harsh when the house didn’t even have a bar of soap. And you’re expected to wash, dry, and put away all your own dishes. No frills.
But like I said, this was a last minute booking and we couldn’t be picky so we are glad we found this place to do the job.
Overall, I’d give this place 2.5 stars.

Pros- Location, Patio and cleanliness
Cons- it’s old and it shows….paint, floors, drywall,etc. the quality of amenities is poor- from the kitchen plate to the towels.
There are several inexpensive things you could do to make this place great (vs.good) Suggestions-drywall, paint, floors, toilet paper holder, provide Kleenex, replace kitchen dishes and utensils, new couches and master bed frame and mattress, add real doors for closets.

This property was decorated beautifully. It would greatly be improved if you got double pane windows in the dining room because it was very very drafty there. But mostly just fresh towels would be a big improvement and also cups. Four of us stayed and there were only three cups without cracks. Ocean is beautiful only a block and a half away.

Up- Stairs renters Very loud toilet,walking. HELP!!!
First of all this place does not sleep 8. Thats only if you wanna rents beds. The upstairs noise woke us up everynigh at 6am with toilets and bath, walking. The RULE book they have in the house Is CRAZY!!!!!!!!! Cannot use pier, so not paddleboarding. Nice Patio.

Fabulous outdoor space
We enjoyed a small family dinner outdoors using both patio areas. That is the best thing about this property. We cooked this dinner and found the utensils provided adequate, but just barely. The very inexpensive dishes were very scratched, almost dirty looking. But, we managed.
We've had many VRBO rentals and this was the first one where we had to go to an offsite office to retrieve keys instead of having electronic access at the unit. The property manager called me early on checkout day mistakenly assuming we had been locked out of the unit instead of having already left. The managers were polite and friendly.
Also, I haven't had to wash, dry, and put away all dishes before leaving the unit before. I would also have appreciated a 11:00 checkout time. The linens are cheap and a little worn. But, the beds were comfortable.
The reviews stating that any renters in the upstairs unit can be noisy are accurate. The first night there were children who ran across the floor and up and down the outside stairs constantly. The next night, other renters were quieter but every step sounds like a stomp.
Overall, this is a nice place to stay and I would recommend it.

Disappointed Traveler
The property looks nothing like the online pictures posted. We were also awakened every single morning at 7 a.m. by construction workers jackhammering and asphalt cutting right in front of the rental unit. To say the least we were not well rested . Also the air conditioning in the unit did not work so we had to leave the windows open all the time risking that our property could be stolen from this ground floor unit while we were away.

Canal side apartment
Just be aware that workmen are installing new water pipes in streets nearby. Our first day was spoiled by loud noise of jackhammers. Maybe check that before booking. Dishwasher was a bit tricky. Screen door onto patio is broken. But general ambience was very pleasant especially outdoor living area.

Family Vacation
We had a family vacation with our adult kids. This was a bright and airy common area. Was clean and well stocked with kitchen items. The Manager responded quickly with for any issues. Loved the patios and had a great time at Crystal Cove Beaches nearby and walking the Newport beach area.

Beautiful inside and out.
We had the best girl’s weekend in your beautiful beach house. The location was perfect, and back yard was quiet and serene. A quick walk to the beach one way, and the calm waters of the canal the other way. The best of both worlds. The beds were extremely comfortable and the kitchen very well stocked! The management was so easy to work with and so accommodating. I will stay again and again. I just can’t say enough. Thank you for all the beautiful memories.

Really nice with a few minor exceptions...
We've been going to Newport Beach every few years, for a number of years, and at the top of the list are the canal locations. My husband and I are in our 50's and we have teens and the canals offer us all the ability to rent kayaks, stand up paddle boards and stay active and take in the enviable real estate scenery...BUT, this particular rental does not allow renters to access its dock. The description on VRBO makes this clear, but somehow I missed this when I was booking. My fault entirely, so be aware of that. The owner understandably wants to keep renters off his Duffy and has maybe had bad experiences with renters in the past...we've owned boats/rentals, so understand wanting to keep certain areas off limits...one solution might be to fence off the Duffy somehow, but not the dock. The dock is the absolute best real estate down there and we were sad not to be able to take advantage of that! We could have rented paddleboards, etc and put them in and out of the water at the nearby canal beach locations, but that felt like too much work, so we abandoned those activities this time. Also, be aware that the upstairs unit will probably be booked by another party and the footsteps and water noises (toilets, sinks) are pretty loud. All in all, great location though, nice furnishings, great patio area, and good value for the price. I'd give it an overall rating of 3.5 stars out of 5. I always feel very grateful to experience Newport Beach whenever we can. Rent a Duffy and cruise the bay...such a great way to spend a day.

Comfortable apartment, clean, kitchen was well equipped.
We enjoyed our stay. Great location for seeing the area. The living room needs table or floor lamps. Overhead fan lighting is not good for evening time. Operating the TV system was difficult to figure out ... need directions. And parking for sure is an issue for guests ... there is none unless you plan ahead. Beds & pillows were VERY comfortable! Great sleep!!
One suggestion: upgrade bathroom towels - this would make a big impression plus a bar of bath soap would be appreciated.
One important note! We mistakenly went to the wrong apartment when we first checked in. OUR key opened that door!!! Our key opened both apartments. That was disturbing! There is a deadbolt but no way to lock it as we would leave the apartment. Our neighbor could easily enter our home!!!!!

Great layout for multiple people
Excellent location! We could walk everywhere. Just be mindful of parking, if you have multiple cars. We found street parking and then used the garage car :)
