Lakefront house with dock, swim float and large yard on beautiful Lake Champlain. Mooring available. Walking distance to town. Perfect for a family reunion or to share with another family. The sixth bedroom is a studio apartment on the lower level looking out on the lake.

Absolutely loved this property as soon as we set foot on it! Beautiful grounds and beautiful huge house. We are a large extended family group and it’s not often we find a house that will comfortably fit us all. Comfy beds, plenty of dining space. Kitchen was fully stocked with most everything you will need for cooking. There were games for inside and out, puzzles and lots of books. We all had a great time swimming and boating. Host was easy to contact and responsive to our needs. We will certainly come back.

This is our 2nd year staying at this rental and it was wonderful. We are a very large group of 17 and we all fit! The house is large and comfortable. The beach is where the kids 3-11 years old were all week.

It’s difficult to find a house big enough for grandparents, adult children and spouses, and grandchildren. We felt so lucky to have found Annie’s house that had room enough for all of us to gather under one roof. Not only are there plenty of beds, but there is also a large living room and an adjacent “sitting room,” a big dining room table, and a kitchen that accommodates multiple chefs, sous chefs and folks just observing on stools at the peninsula. And four bathrooms! There is also tons of space to hang out on the deck and patio. There is a great play structure and a huge lawn for games. I was so happy to have my whole family together! Best house we’ve ever rented. Thank you, Annie!

Everything that was represented in the listing was exactly as stated. This spot was perfect for our large growing family. Everyone was comfortable. The large kitchen and large great room were our main areas of gathering. The views, dock, swing set, large yard and washer/dryer were priceless. We were a group of 8 adults, a 2 month old, a 1 1/2 year old, 2 two year olds and 2 five year olds. We never ventured off the property except to hit the grocery store in Elisabethtown. Looking forward to exploring more as the grandchildren get older. Annie was so responsive to any concerns that came up and when the refrigerator gave out on us had a new one setup in the kitchen that evening!

Thank you so much for allowing our group to stay at your home! Such a fabulous older home and a wonderful property! We love the recently updated basement. The lake was absolutely beautiful and the dogs had such a wonderful time! Thank you for welcoming our gentle giants, my vacations revolve around my dogs! Of course we had an awesome time too! The guys enjoyed fishing in the lake and caught some nice sized bass and pike!

Overall, our group of 14 enjoyed our week long stay. The access to the lake and yard with swing set and fire pit were enjoyed. The space was large enough for our group. Kitchen was well supplied. We had a warm week and the 2 bedrooms without ac were warm, even with the fans supplied. The bathroom in the downstairs area/apartment needs to be redone. Communication with the owner was very good.

We had a lovely stay at the Lakeside House in Westport. The rooms were homey and comfortable, there were lots of inviting places to spend time outside, the kitchen was well-outfitted and the proximity to hiking and biking was terrific.

Wonderful house and property!! We traveled to Westport to attend a magnificent & magical wedding in Ballard Park.
It was a perfect location and the house suited our family of 12. Enjoyed canoeing, fishing, swimming and preparing big breakfasts on the super stove.

Wonderful large house for family reunions to unwind. We had a fantastic stay. Annie was a great host and very communicative. We are thrilled to book another year.
Things that stood out to us compared to other reviews:
The room that has beds by the ping pong table we thought would be a high-traffic area but was actually a very private wing off the house and a preferred place for our teenage daughters to stay.
The room with a pullout couch bed turned out to be very comfortable foam bed when opened. My nephew was very pleased.
Kitchen stove is good sized for meals. Second fridge not shown but around corner from kitchen was very useful for beverages leaving main fridge clear. Fridge in basement also a useful backup.
Two upstairs bathrooms for four bedrooms was a great ratio.
If you want to spend your vacation inside with AC on, this is not the the best house for you. We spent most of our time in the lake. Note that beyond the beach, the rocks underwater are somewhat sharp and you need some sort of water shoe or protection on your feet.
Walk into town is easily (safely) possible as one side of road has sidewalks all the way in.
Dining outside on the deck or the long table by the house fits many people.
Highly recommend overall.

Beautiful historic property on lake Champlain with views of Vermont mountains. We had a great time for a week with 15 family members. Plenty of space for all! Large dining tables inside and out for family meals, spacious yard with playground, ping pong table inside and fully equipped kitchen to make cooking for groups easy!

Our family absolutely loved this spot. It was really great for our large group of 16 and 6 kids (5 and under). The yard was enormous and perfect for so many activities. Everyone enjoyed themselves and had plenty of space to spread out. We particularly enjoyed cooking in the kitchen with the awesome stove / flat top. The deck was great with plenty of places to sit. One recommendation I would have is a clean-up of the beach in front of the house. We enjoyed the water a lot the week we stayed - one day we rented a boat and water skiied, we brought our kayaks and the kids spent lots of time enjoying the shore. It would have been even more enjoyable if there was a little more beach to enjoy. But other than that it was so great - we would stay again for sure! Thank you for hosting us!

The house was beautiful much more than you could see on line the grounds were beautiful plenty of room for a large family loved the old stove. beach was wonderful the water perfect. not bothered by morsels at all. the only drawback was there was no air conditioning on the main floor and in the studio apartment. Other than that it was wonderful.

Our family group of 17 had the most wonderful time at this property. The house was large enough that everyone had their own space and we didn't feel like we were on top of each other. The views of the lake and surrounding mountains were breath taking. The area is very quiet, keep that in mind if you need groceries and food, but we prefer that to the hustle and bustle of some of the other areas around the lake. The sprawling lawn allowed for the kids to play outside, there is a staircase down to the lake and dock. Bring water shoes, the beach is rocky once you enter the water. Annie was a wonderful host and answered my questions right away. Hands down one of the most beautiful places we've stayed.

We absolutely loved the house and the location! We had 16 people with us and we all had enough space to spread out. The large living room and dining area allowed us to gather as a group! The yard was perfect for playing games which we love to do! The owners were very responsive whenever we reached out to them and were amazing! We can’t wait to go back again next year! Best house EVER!

We had a wonderful stay here! We were a group aged 10-84, getting together for the first time since Covid-19. The house is huge and had plenty of room for us to spread out, and areas for us to gather as well. The view of Lake Champlain is beautiful; we loved waking up to see the sunrise and looking across to the mountains of Vermont. This house has everything you could need. We like to cook, and found the kitchen to be well stocked with everything needed for cooking a meal of any kind, as well as plenty of plates and flatware. And that stove...awesome! It's obvious that this house has held many family gatherings and been the place where memories are made, and it has done that for our family as well. The town of Westport is quiet and lovely, and a short drive to area attractions such as Ausable Chasm and Lake Placid. We loved kayaking and canoeing on the lake. The owner is great! She responds to communication quickly, and made check-in/check-out easy. We would go back to this house again and again!

We really enjoyed our stay at this house. It's well laid out -- a beautiful living room with sweeping views of the lake, spacious master bedroom, lots of other bedrooms on the second story/basement well-insulated from the upstairs noise, 3 different dining areas (1 indoor, 2 outdoor), and a ping-pong room.
There is lots of land -- a playground for kids, a firepit, a big lawn for lawn games (this isn't apparent in the pictures) -- and the dock is very close to the house. It's walking distance to town, which was also nice.
Annie was a very responsive host. We couldn't figure out wifi instructions when we first got in and she responded to my text within minutes.
A couple of things to be aware of. (1) the kitchen stove looks like it's from a restaurant kitchen -- massive, with a built-in griddle, lots of burners, powerful exhaust hood, and no obvious way to simmer. If you're familiar with this type of appliance, it must be really cool. If you're not, it takes some getting used to. (2) Only the upstairs bedrooms are climate-controlled. It really shouldn't be a problem most weeks but we picked a particularly hot one, and the basement/ping-pong room bedrooms were too warm as a result. (3) We went in late June, and the lake was quite cold. You can pop in and out but you wouldn't want to stay in for a while. Neighbors who were making dock repairs were wearing wetsuits. None of these are problems with the house, of course. Just something to keep in mind when planning your trip.

This house is exactly what we wanted. The cottage is older, historic, with lots of creaks and cracks but it really was just perfect. We had our annual family vacation with 6 adults and 4 small children and we couldn't have been happier. The kitchen has everything you could ever need, there are grills, outdoor furniture, a playground and of course the beautiful lake.
We look forward to returning.

When we arrived at this property the cleaning lady was there and apologetic about the condition of the house - she said the renters before us left it in the worst condition she had seen in her 17 years cleaning the house. She was right, the home was very dirty and the kitchen smelled awful. When we pulled out kitchen towels, silverware and sponges everything was filthy. It was hard to even be in the kitchen given the smell. I reached out the owner, she apologized for the condition and came with her husband to evaluate it the next day. While she was there I asked if I could get my money back and she offered the next day that I could get a 50% refund (after staying 2 of 7 nights) or the cleaning lady could come back. We opted to have the cleaning lady return given the amount of money we would lose. We made a list for the cleaning lady and she worked hard to get it as clean for us as she could, although it certainly still needed a deep clean to get it up to an acceptable level. The positives are that this is a very big house on a beautiful piece of property. The views are absolutely incredible and we found jars full of sea glass. We enjoyed swimming and floating in the lake and spent hours on the grand deck staring out. The people in town were very friendly and we enjoyed some take out food as well as a few nights outdoor dining (and the most affordable coffee shop I’ve ever been to).Overall, the house could certainly use some updates, it’s old, has a ton of character and could probably be one of the most amazing place in the Adirondacks with some money put into it.
