Stayed for a week in September with my son and his family. The condo was very clean but we had a few issues.. baby pool not functioning and dirt/ mold in one of the bathrooms. Went to office since it was across the street and spoke with staff. All issues were handled very quickly and staff was helpful and friendly. Pool was actually been repaired at that time

The location is wonderful! Short walk to the beach, everything is right there and plenty of room. The microwave broke while we were there and they brought one the same day. The only down side was the beds. They were so hard and uncomfortable my back was killing me all week.

Unit 23 was no exception it worked out perfectly for our trip. We would recommend it to anyone. We love this complex and any unit is always great we will try to rebook unit 23 if possible in the future.

The location and set up of the unit was great. Outside of that the unit was disgusting. Mold on the walls, filthy floors, dirty linens and old nosey beds making it hard to get a good nights sleep. We were very disappointed.

Big beautiful Villa. Very clean..
Awesome location. Both pools are right out your back door & the beach is a 2 minute walk away. A short 10 minute walk to Coligny Plaza, the Beach Market, and several excellent restaurants.
The only negative is there was NO beach chairs or pot holders.

The location of this property was outstanding. Perfect view of the pool and out the back door and on the beach in 30 seconds. Really close to shops, restaurants and grocery. Small complex that was quiet.
The cons of this property - the couches on the main living level are dilapidated. They need to be replaced. A really good deep clean and some touch-ups would make this location a 5 star rating. The condo must have been closed up for a while as it was musty smelling when we arrived. Once we opened up the sliders, all was better.
Something to note that wasn't 100% clear in the description -- this condo is 3 levels. If you have anyone that has an issue with stairs, I do not recommend this unit. When you walk in, the laundry room and one bathroom are in the foyer. Go downstairs for a den and bedroom (this is also the access level for the patio & pool). From the foyer, go up 1 set of stairs for the kitchen and living area. From the kitchen, go up another set of stairs for 2 bedrooms and 2 bathrooms. Note, the downstairs bedroom & den worked well for having separation of families/generations. This was a plus. The guest that stayed in one of the upstairs bedrooms commented that the mattress was extra firm. Not their preference, but maybe okay for others.
The kitchen was nicely equipped with what we needed to prepare meals. The picnic table and patio grill (charcoal) were a nice convenience. The deck/patio chair cushions could use a good cleaning (maybe keep them inside or stored when not in use).

The Condo was in a GREAT location. Nice that it is gated, so little traffic. Close enough to walk to restaurants and shops. Loved having super close walk to the beach with small children and just steps from the pool! But this condo definitely needs to be updated. The bed in the lower level room had dead bugs under it and pillows were dirty looking. Upstairs bedrooms were cleaner. LR sofas are worn and Fridge is on its last legs. But great TVs in all the rooms and flooring was new in most of the condo. Overall it was a good place to stay for the week.

We enjoyed our 3 month snowbird stay. One of our favorite things about this unit is the south facing private balcony. It filled the kitchen and living area with lots of sunlight on the winter afternoons.
The unit does require a bit of TLC. The bathrooms were dated (lots of brown/tan tiles), the tub had the hot and cold water lines reversed, The dressers in the top two bedrooms had draws that did not open. These things are not showstoppers. We would recommend this unit to our friends (and we might even stay there next year). The unit has problems but they are minor.

Now that my family has expanded we moved to Beach Villa and love the location. My grandchildren love the pool and ocean close by plus the rabbits that run @ and soft grass to play on. You could not ask for a more professional and courteous staff plus have meet some nice neighbors that we have seen now over the years. And again the location is close to Coligny and Harbor Town. We will be back!

Fabulous complex with direct access to the beach but this unit needs some updating. The mattress seemed new but it was uncomfortable. The place was reasonably clean but we were rushed out by the cleaning staff well before the 11am departure time when they showed up around 9:30/9:45am.
Overall we love this complex and with this unit you get a clean and adequate facility.
I just wish that certain guests would respect others enjoying the pool by taking their diapered babies to swim in the lovely kiddie pool available specifically for them.

I have used Vacation Time of Hilton Head for more than 25 years and have never been disappointed until this year.
I booked my vacation wrong, coming in on a Sunday rather than a Sunday.
When I arrived, they flatly told me I booked it wrong and never offered to help me find other place to stay. They basically said "sorry" and pushed me out of the line to help the next person.
They never got on their computer to see if anything else was available for one night.

Great time and this year no major storms for this Labor Day Holiday. Always friendly professional staff at VTHHI with good suggestions of where to eat and shop locally. We really like staying at Beach Villa and this year was in much better condition and only suggestion would be to do away with the carpet. All was in working order and no complaints. Plan to be back next year and yes would recommend to others.

The location was close to everything. Steps from the beach. Within walking distance to Coligny. We had an issue with the AC but it was fixed the same day. The only problem was, we had a Condo Association board member come up to us and say “you’re not in Myrtle Beach, you need to take your towels off the balcony or you will be fined”. He was a little harsh, could have asked nicely. We may not stay in this complex again, but definitely this area.

We have stayed in this villa for the last few years. We keep coming back because the price for the location is unbeatable. However... this was not a great year. Unit appeared cleaned, vacuumed, fresh linens when we arrived. Downstairs closet smelled like urine. Washing machine overflowed, saturated carpets in downstairs area. After that, the whole downstairs smelled bad for the rest of our stay. Toilet handle broke. Rental company was responsive, sent maintenance people, water abatement company quickly. Took a couple of days for the owner to decide to replace washer. Laundry room floor leaked a bit (where pipe comes out of floor) during very heavy rain. Beds and sofas, and wicker chairs from upstairs bedrooms, are pretty old and uncomfortable. Only six dining chairs available - we borrowed wicker chairs from the upstairs bedroom so we could all sit at meals. Overall location great, rental company responsive, but the unit wasn't in great shape.

Who would have thought that 2016 Labor Day Weekend would have an unfriendly Hurricane named "Hermine" to a beautiful place like Hilton Head. But obviously "Hermine" decided not to stay @ and moved on out so that we could have a gorgeous weekend at the beach. And it was just wonderful! We have stayed at many different locations with 'Adventure Inn- Vacation Time of Hilton Head" for well over 20 years and we keep coming back and only wish could come more often. The staff are always professional, courteous and helpful. We now stay at Beach Villas as it fits our family needs and has everything from the pool, on the beach, and the best grass ever for the kids to play and chase the rabbits. Plus we have meet the nicest people while staying at Beach Villa. We will be back and highly recommend others to stay with Vacation Time of Hilton Head. If never been to Hilton Head would suggest you contact the friendly staff of VTHHI for great time on Hilton Head Island.

Rental company was great. The owner of this villa needs to do more updating and keeping up of outside better. Carpet is awful and a mold smell downstairs and upstairs tub bathroom has a smell. This is a prefect place if the owner took more pride and up keep. Outside patio furniture was old and dirty. The kitchen and bathrooms have been updated and new appliance. It could be a really nice place, it is a great location and very secure and family orientated.

As usual we enjoyed the convenience of staying at Beach Villas. This was our 3rd year in a row staying in #23. We did all agree that the carpet in the living room area needs to be replaced. The shower door in one of the bedrooms was inoperable and a shower curtain had been hastily put up for the guests. There is furniture, etc. outside the ground level door that needs to be hauled off. It's obviously not used any longer and is propped up against the condo. The grass in the pool area needs some work. We're used to the grounds being very well kept but this grass has progressed into a large patch of dirt. Last but not least, we were there a week and the entry gate was open at least 75% of the time including at night. We stay at Beach Villas for security and privacy. The gate need to be closed unless cars are coming in.

My family had a great time staying over Thanksgiving. The place was able to accommodate our three children on the bottom level and provide enough space for a game room down there, while my wife and I were in one of the "master" bedrooms and my mother stayed in the other (both upstairs bedrooms have their own bathrooms and are each worthy of "master" status, which is nice). The wi-fi worked well, and we were able to really enjoy some football on the huge TV on the main level. It's a great place to stay if you have kids!

August 15+ and the beach is not as crowed. Villas are in a good location but they are somewhat dated. Our unit really needs new carpet and help controlling mold issues in the bathrooms. That being said, there was plenty of room for 4 adults and 3 kids and the pool was right outside our door and the beach was an easy walk (no view, though).

Second time staying here. Enjoyed it again. Having 2 large bedrooms upstairs and a room with a double bed and bunkbeds downstairs was perfect for us. Huge TV upstairs made Thanksgiving football games and kids movies better!
