Sleeping areas include a king bedroom downstairs, a queen bedroom downstairs and a full bath in that hallway. A king bedroom upstairs with a full bath, and a large dorm style room with 6 twin beds. The dorm room is spacious and over looks the swimming pool. All beds have pillow top mattresses and all pillows and linens are included.

Very nice and relaxing vacation!

The property manager was clear with directions and responded fast. The place is perfect for small children. There are some cabinets, games, and furniture that could be updated. The home was big enough to accommodate a big family. The pool was dirty and we found spiders and scorpion in it. We appreciated that there was life jackets and floaties for the kids already there for our use. Overall I would recommend this property for a fun getaway.

We absolutely loved the place! Getting there was an adventure since we were fleeing a hurricane. Berlin was easily reached outside of the VRBO app. I was having issues accessing the messaging app and Berlin was super understanding. The pool was a hit with the whole gang but the game room was the kid's favorite (ages 15-22, they'll always be our babies)! That ping pong tournament was tense. The house itself was perfect for us. There was enough space to spend it all together in one space or for each of us to have some private time if we wanted it. Our group ranged in age from 15-81 yrs and there was really only one complaint - the water pressure in the shower was not that great but it did the job. We will definitely be putting this house on the list of the places to return to. Thank you, Berlin!

Excellent place for a retreat! We took 6 kids and adults from church for a summer mini camp/leaders retreat. It served both purposes so well.
We stayed in the main house. The pool was perfect. The bedrooms housed us so comfortably. Everything was great! Great communication with the owner.

We are writing this review because we rely on others' reviews to make decisions about rental homes and so feel a responsibility.
Pros:
-Pool was fun for kids. (Info: water 69F in April, $99 to heat hot tub for app. 20hrs during stay)
-Ample common area (dining, dinette, game room)
-Fast, courteous communication. Berlin was very nice.
-Nice property with a fire pit with wood; cool overlook a short walk away; cute animals roaming around.
Main Cons:
-The main reason for our rating: The home was profoundly unclean; it had been only cursorily cleaned at best--floor unspeakably dirty, all but primary surfaces dusty, and kitchen items covered in actual food and grease. Literally every dish, pot, pan had to be cleaned before use; the very first dish we touched was COVERED in grease and led to the discovery of food stains on most dishes. Bedspreads and bathroom rugs also hadn't been cleaned in, at least, months.
-Many areas of the home had incomplete repairs.
-The fire pit was down an unkempt, thistle-laden path behind the pool, making it unpleasant to access and difficult for children and older guests.
-The layout was illogical for a multi-family group (we knew this going in). Regarding the 3 bathrooms: in the upstairs that sleeps 8, the bathroom with an unlockable, gaping barndoor is inside master bedroom; third bathroom in game room is very far away from both the upstairs and other bedrooms. Downstairs bedrooms are very small.
- Bathroom hand towels and pool towels not provided.

Stayed on this property for the second time. The family enjoyed the privacy, they were amaze by the views. Pool time was great and the rooms were neat!. 15 min away from Canyon Lake. Family enjoyed Morning and evening walks exploring the property.
Would look forward for our next stay!.

Our family loves this property. It is perfect for all ages. Close enough to Guadalupe River for floating & quiet enough for others to just relax.

Nice House w/Great Location and Pool
This was my fifth time to stay at this property. It is perfectly located. It is a nice, spacious house with a great pool that is perfect for everyone. It is on huge acreage, so you can be as loud as you want for as long as you want. It really is a wonderful escape in Canyon Lake. To be honest, you don't really even need to leave the property to have a ton of fun. The pool makes that possible. We will continue to come back to this property for the pool and the fact you don't have specific rules on quiet time.
Additionally, the host is always welcoming and has always made sure everything is perfect for our stay.

Great place to be entertained. Pool was awesome! We had ping pong tournaments and enjoyed our family time. Beautiful scenery! The dorm room was great for the kids! The beds were alittle harder than we are use to but overall was a great experience!

Will Return
We loved our stay at this house! My husband and I traveled with our children, ages 15, 15, 13, 13, 11, 8, 7 and 7, for spring break - this property has no shortage of things to do for all ages and interests. My boys loved exploring the property and my girls absolutely loved visiting the animals at the host's home. They are both incredibly friendly people! My sister in law lives in Texas and we most definitely will be back to this house next time we visit her!

Awesome, secluded getaway
We had a fantastic experience at this property! The secluded, quiet location was a welcome surprise. We had 9 children in our group and they had so much fun swimming in the beautiful pool and exploring in the woods. The hosts were super-friendly and helpful and gave us some tips of where to find some nice spots at Canyon Lake. The property offers an amazing lookout view (a short walk from the house) of Canyon Lake. I’d definitely recommend this property. !

Anniversary Celebration
Outing with our grown children and their families to celebrate our 50th wedding anniversary. We had a wonderful time! It is such a unique place. Peter, the host, was very nice and helped us with the pool. Very easy check-in. We all enjoyed our stay, and the kids just loved the pool. Great place. We loved it!

Beautiful property, very nice house with pool. Owner pointed out some interesting spots on the property and let us meet his livestock pets. Kids loved it.

Family Fun
This was at least our 4th time renting this house. Love the location and property. Owners are always helpful and nice. There had been lots of improvement since our last visit. We plan to keep renting here every summer as long as we can.

Great family get-away!
We had a wonderful time. This house is set up perfectly for a family/friend get-away!
1) beds - lots of them!
2) kitchen - very well stocked with plenty of plates/cups as well as cooking/baking ware. I always bring a pasta pot, skillet, cutting board, sharp knife and corkscrew since many places don't have them. I was pleasantly surprised to see all of those at this house, along with an electric griddle, crockpot,... even muffin pans.
3) Plenty to do - swimming (I counted at least 20 chairs in the pool area!), volleyball, disc golf, basketball, movies...
The roads are hilly and curvy. Take your time and enjoy the journey!

2021 Family Vacay.
This property was wonderful. We loved the seclusion. The kids and adults enjoyed the pool and hot tub without fear of disturbing the neighbors. There was basketball, volleyball and frisbee golf plus a play area for the younger kids set up outside. In addition to the outside activities there was a game room that included a ping pong and foosball table. The game room also had a tv and there was another large screen tv in the living area. The bedrooms and other accommodations were nice. The owners were great and easy to work with. Our family would stay here again.

Great Place for Large Group, but Read the Fine Print
We really enjoyed our stay. The house had plenty of towels and dishes. The game room was nice for the kids and gave them their own space away from the adults. The only downside to the stay is that the communication was not great. I'm used to having check-in instructions complete with the door/entrance code. These came last minute. Also, there were no instructions for the operation of the hot tub. When I returned home on Sunday, I noticed that a text message was sent around 8 pm the night that we go there regarding siphoning the water if we wanted to heat the spa. That should have come before we got there. We were already swimming and having a good time. I did not see instructions for checking the meter or even locating the meter that we were supposed to check when we got there and when we left. I was also advised that I would receive a separate bill for the use of propane to heat the pool. That would not have been a problem if the water was not at 68 degrees and only heated up 82 degrees by the time we left. We agreed, that I would not be billed for the gas due to miscommunication, but I received a bill later that evening. I have paid the bill and will not likely recommend this place to anyone.

Mountain Oaks Retreat
This Canyon Lake home is a lovely place to get away from it all. My family and my sister's family had a wonderful time playing games, hiking the property, playing foosball and ping pong, sitting in the hot tub, and cooking in the large kitchen. There was plenty of room for everyone.

Thanksgiving Christmas Family Gathering
We stayed here to celebrate Thanksgiving and Christmas with grown children and families. It was nicely secluded, had plenty of activities to do on the property and Peter was an attentive host and extremely helpful. Plenty of space inside for playing and hanging out, too. We made some great memories.

Wonderful property
Peter and Berlin were great hosts. They live on the adjacent property and were available for anything we needed. The property is beautiful with room to roam and great for larger groups.

Great property
Great property. There were some issues with a sparse kitchen and missing things like measuring cups. We brought a group of 9 adults in 6 family units so it worked well for us. The big bed room with six beds are maybe a single not a twin - it was hard for y’all guests to use those beds.
The property is beautiful and you get a lot of activities for the cost!

Beautiful location.

Fun experience
This was my first time with this type of stay. Due to the whole pandemic we wanted to celebrate some birthdays as safe as possible. The house is nice and quiet, the pool was great-kids lived in it. Property manager was readily available with any of our questions or concerns.
Everything was clean, only negative was the fridge was a little dirty and we found old food in the oven.

Perfect Getaway
This rental was perfect for a great get away with family and friends. Good Location to the Guadalupe River and to the lake. Many nice trails for the nature lover. House has everything you need. Great communication with the owners.

We were unable to attend the lakehouse due to Covid, but our Texas family made it out and had a great time. Berlin was quick to respond to all inquiries. We hope to be able to visit another time.

Great weekend getaway
This property was exactly as described. The home was perfect with 4 bedrooms and 3 baths. The game room was at the opposite end of the house which was helpful if the baby was napping or asleep for the night, as our game nights tend to get competitive and a little loud!
The only negative was the tile floors were a little dirty if walking in bare feet, so we just kept flip flops on and socks on the baby.
We spent all day in the pool, which was fabulous! Peter kept it clean and in balance with chemicals every morning before we were even awake. Thank you!

Quiet and quaint
This was the perfect getaway for my family. We spent day and night on the property. We enjoyed the pool and enjoyed the beautiful scenery.

Very peaceful area and home has lots of space.
Home is very big, fit 13 guests with no problem. Pool is huge, lots of room for relaxing and games. Deer showed up every morning and afternoon, seemed very friendly. Overall very nice place and area. I would rent this place again
