My family and I absolutely love it here. We love the peace and tranquility of this beautiful property, the environment is tranquil country living near the river. The amazing hosts/owners are just truly exceptional and deliver excellent customer service. This lovely country home is the perfect escape for my family. It is far away from the hustle and bustle of Los Angeles traffic that we endure back at home. If I could move in permanently, I would. Thank you Janet & Rob for such wonderful hospitality. 5 Stars Plus Plus Plus!! : )

Lovely stay in river view property. Enjoyed the animals, eagles, herons, osprey and each other. Didn't have time to kayak but weather wasn't cooperative anyway.

Our family enjoyed staying here with a lovely view of the James River and an easy drive to Downtown Richmond, Colonial Williamsburg, and other spots. Plenty of space to spread out and plenty of spots to spend time together, it was just what we had in mind. Would recommend!

Fabulous time. Rob was a fantastic host. Spent time with us teaching me and my kids how to fish, helped me when my boat broke, brought down gas for my boat, made sure we were comfortable the entire time. The list could go on. Could not recommend him or this location enough. We will be back!!!

After a long family road trip from Western New York to Florida and back, this was a nice place to come to on our way home. It felt very much like back home for us. The property has a beautiful view of the James river. I wish we had more time to explore the area, but we visited family in Richmond and enjoyed the history of the city. It was a great place, plenty to do, and a comfortable place to relax and enjoy the river.

Our visit was absolutely perfect! From the cleanliness of the house to the incredible attention to detail inside and outside, this property is a gem. The owners care about the property and the region, and it shows everywhere you look. Perhaps, the greatest thing about this property is that it is not new construction. This house has history and charm that can only be found in older homes that are well-loved. The property is close to the Upper Shirley Vineyard and Richmond’s incredible restaurants. While we missed Janet on our visit, Rob was a super host, and we look forward to visiting again for the beautiful views and incredible hospitality.

My husband and I enjoyed our stay here. Our only regret is that we spent most of our days at a busy conference and couldn’t spend more time relaxing here. But mornings and evenings by the river were incredibly peaceful. The horse and donkey were so sweet, and it’s also a great spot for birdwatching. Despite being remote, it’s still very accessible to downtown Richmond. Definitely recommended for a quiet getaway.

My family and I had the most amazing stay here for two weeks!! From the very start, we were treated like family and wish I could leave a 10 Star Review because it is absolutely 100% well deserved! The owners Janet & Rob are the most wonderful and gracious hosts. This property is a slice of heaven, the location is ideal with direct access to the river, it is so peaceful and tranquil with amazing views of the James River right from your living room window, kitchen window and sun room. The private dock is a fisherman's dream-my husband and kids were in heaven catching blue catfish, crabs and a variety of other fish. The hosts provided us with plenty of kayak's, life jackets, fishing poles, and went out of their way to deliver us exceptional hospitality. We will be coming back to stay during our son's college breaks and can't wait to stay again in this amazing cottage on the river. Also, we love coffee and appreciated the Keurig coffee maker as well as the overall cleanliness-it was top notch all the way around. Thank you so much Janet & Rob for everything! : )

Home was fine. I believe exterior i.e. access to river, availability of kayaks, firepit, rocky beach, etc were misrepresented and this is the reason we left early.

This was a great place for our family to stay. We were centrally located among so much American history as well as wilderness. Deer and fireflies were nightly visitors. Down at the dock, blue crabs and fish were in abundance. The property owners were always quick and polite to respond to all of our questions.

We have stayed here before and were looking forward to the opportunity to get back to this slice of heaven on earth! Breakfast in the sunroom overlooking the James River cannot be matched in any restaurant. Coffee on the dock with the cool breezes adds to that experience. Communication with Janet is immediate so you are never left with any unanswered questions. Check in is easier than you can imagine. Perfect!

I’ve been using VRBO and HomeAway for over a decade, for both work and leisure. I’ve probably stayed at over twenty properties and none have been as clean, peaceful and well-stocked as this one. The location, although it was over an hour away from my work, was absolutely perfect! This is the type of place where I felt no need to even lock the doors when I left for the day. The kitchen has everything you could possibly need, and more. The owner really has thought of everything! And I mean everything. This is a first for me. I usually have to go to the store for something; maybe a sponge or big boiling pot. But not here. This house is stocked as if the owners live there themselves.
And speaking of owners, you won’t find any better than these. They went far above and beyond for me. They treated me as if I were family. This place and these owners are a rare jewel and I consider myself fortunate to have been allowed to experience the little slice of heaven that is their property.
This is the total package. Great place, wonderful folks, a donkey named Bubba, and catfish to be caught right off their dock.
Thanks again Rob and Janet. I hope to see you again soon!

Only 15-20 minutes from Downtown and close to other food and gas options as well. The cottage is quietly located high on the James River with a wonderful dock below for fishing, kayaking ect. Janet responded quickly to questions. Great Stay!

Enjoyed our stay. Small house in a lovely woodland setting. Large sunroom was a perfect place for meals. Very pleasant living room and bedrooms. Well stocked kitchen. Steps to the dock are challenging for the physically handicapped. The property is near the Henrico Police and the Varina Deep Bottom Park. We felt very safe at this property. There is a handicapped ramp at rhe front door of the house.

We had a great experience right from the start when Janet contacted us to let us know the the place was ready if we wanted to get in a couple hours early early. So nice! We came to fish the James River and the house was less than a half mile from the boat ramp which was so convenient. The house was clean, well supplied, and easy to get to. The bed was so comfortable and the washer and dryer were a nice touch. The house was close to the grocery store and restaurants. I forgot to mention that we caught ten fish during the three days we fished. We will definitely book again!

We have returned several times to this property, and we will continue to return every chance we get! Each time we venture out a little more and explore! Each time we catch a bigger fish than the time before! Each time we get to know the amazing owners more. And each visit we fall more in love with this place! We are already working on planning our next stay!

We really enjoyed our stay. The cottage was perfect for what we needed and I love the aesthetic of the home! Access to the James River was easy and the hosts offered to share all of their water resources with us. It was pleasant and charming, and the window AC units kept everything comfortable despite the record heat during our stay. Our adult children who live nearby came over and we all enjoyed the water and the cottage.

Another wonderful trip
This is the second time we’ve stayed and won’t be the last. This place has it all! Beautiful spot on the river, kayaks, fire pit, grill… a perfect place to reconnect with nature and friends that’s just a short drive from Richmond. Kind and flexible owners as well.

Perfect Retreat
This cottage on the James River was everything we hoped for and more for a much needed retreat.
The location was remote which provided privacy and peacefulness. However, it was only a short drive to local grocery stores and restaurants and we were surprised to find how close we were to downtown Richmond's downtown riverside area.
The home was equipped with everything we needed and the owners were quick to respond to any questions we had.
We definitely recommend this cottage and hope to return ourselves in the fall.

Beautiful home. Great fishing!
Such a welcoming and beautiful home! My family and I stayed 5 days and were sad to leave when our time was up. We spent our mornings and nights fishing, and during the days toured the sights of Richmond. Couldn't ask for better accommodations. Best of both worlds, quiet and serene yet close to everything at the same time. Beds were super comfortable, view was to die for, and the catfish were biting like crazy! My husband pulled in a whopper of 33lbs! Would highly recommend this place to stay!
