It's rural, but still close to downtown Kerrville, making it the perfect place, no matter what's in your plans. This cozy property houses up to four, and it's also kid-friendly. The property shares access to the Guadalupe River with two other cabins and several RV's, but on this spacious lot, neighborly congeniality is assured!
The Park Model Cabin at River Run is a tree-lined riverfront property, so you'll have your own piece of the Guadalupe at your disposal! Fish or swim from the shore, or use the natural tube shoot (located by the nearby island) for a peaceful float down the river. Just want to kick back? No problem! There's a shaded deck, picnic table, fire pit, and charcoal grill-all with patio furniture. The roomy grounds here are perfect for a sightseeing hike, and animal lovers will be rewarded when they spot the wildlife that uses this section of the Guadalupe.
The light and airy interior will give you that home-away-from-home sensation. There's a roomy living area-complete with fireplace-and a cozy dining nook. The kitchen is appointed with a microwave, oven and stove top, fridge and freezer, regular coffee maker, and basic utensils. With the queen-sized bed in the bedroom, and queen sleeper sofa in the living room, this cabin sleeps up to four. This property has a massive open field on a gentle slope leading down to the Guadalupe river. There are several benches beside the water with pleasant shade from big old trees. Simply sitting, listening to the frogs sing is a magical experience.
The cabin itself is small, but adequate. The only negative during our stay was that the sheets and blanket tucked inside the fold-out couch were overdue for replacement: noticeable stains and torn cloth. We left a note when checking out, and hope there will be new bedding waiting for the next lucky guest.

Comfortable and inviting place to stay. We had s very nice time visiting with each other, swimming and hanging out in the river and hanging out at the Bar and Grill just down the road. We are looking forward to staying again.

Property manager was very nice and helpful. The only negative thing about the trip was that the property description failed to mention the various RV neighbors. We were under the impression that the rive was right in our backyard however it was a good walking distance away. Not too far at all but was just unexcepted. Regarding the RV neighbors, they were extremely nice, however, it felt like we were intruding in their own backyard since they actually live on the property.

It was such fun to take a trip down
“ Memory Lane” with friends and former neighbors in Kerrville…..We RV’d there many years ago ,so it seemed familar and safe for 2 old Octogerians! ( sp?)

My wife and I went for 2 days on the Guadalupe. The location is perfect, as the river has easy entry for little ones, and it is not moving fast in this location. This is basically an old mobile home in an RV park. So it's stand-alone, but you've got close neighbors as well. The best thing about the lodging is the on-site manager, David. he was fantastic. He called me the day before our arrival to make sure I knew where to go and how to enter the property (there is a gate). As soon as I got there, he came over to introduce himself. He gave me his personal number and said "Call me if you need anything". Sure enough, the power went out for a brief period while we were in the river. I could not find the switch for the ceiling fan to turn it back on. I called David and he led me to the remote (which is the only way to turn this brand of ceiling fan on and off). Service with a smile! The place also had a ton of towels and bedding. Things in the kitchen all worked (except the sink drain plug, which made doing dishes a challenge).
The not-as-good things included a bathroom faucet that runs constantly (we tried many ways to turn it off, but no luck). Also, the blinds in the front door have broken slats that eliminate privacy. This is an inexpensive fix that the owners should take care of pronto. The listing on VRBO is confusing in parts. It has both washer/dryer listed as well as coin-operated laundry. THERE IS NO WASHER OR DRYER IN THE HOUSE.
Overall, we had a wonderful time. Just know that the lodging is more "glamping" than it is "condo". It's a fairly hefty price for the quality. But it IS in a good location. Out of the way with a large piece of property on the river (with plenty of picnic tables).

Small clean house. Perfect for 2 people. The deer were fed twice a day, so was really nice sitting on the porch in the morning and evenings watching them. The water was jus a very short walk. Most of the area was about knee deep so would be great for children. The river did go 6 ft deep where we were. There are several nice places to eat. Ringo’s on the river had some really good steak fingers, The Lakehouse had some really good chicken fried steak and chicken fried pork. The Southern Sky Music Cafe had some really good tamales and venison meatloaf ( they ran out of pulled pork… so I’m sure that was really good, also) Fredericksburg is only 30-45 minutes away where there are a lot of wineries. We went to Fat Ass Ranch and Winery. I would definitely stay here again. David was very polite and accommodating. Bonus of pet friendly so our dogs got to play in the water . If you want quiet and more private. This the place to go. There was also a bath house right next door to go rinse off is after getting into the river.

Great property!
My boyfriend and I absolutely adored this cabin! The location was great and super quiet. Our dog loved hanging outside with us and watching the deer. The fan light remote stopped working one night and even though it was 9pm, David was there within minutes and was able to fix it for us. Overall, the cabin was great for our weekend getaway!

Park like setting
We enjoy watching the wildlife, walking down to the river and soaking up the sun in this park like setting. This location is so handy as our family lives nearby. Dave is a welcoming host and the house had plenty of room for the two of us and to accommodate family members for meals. We will be back!

The experience was good. The property was nice and clean. Easy access to the river and the guests and host were very pleasant.

This stay was very little different than one month ago. There were issues with the gate upon arrival and with departure! It was not clear in the description exactly where the (tiny) button was on the "box" to open the gate or that it needed to bit hit 2 times in order for it not close on your vehicle. I looked for 20 minutes for the button and was unable to find a button. Finally, I saw some residents that I recognized from the stay prior who were kind enough to let me in.
The host, David was not there to greet as before, and I didn't receive a phone call asking about my arrival time or requested departure time. I did see him once and was able to ask for an additional trash bag, which he was more than happy to provide. He did state that he is no longer in the role of Host. That is very disappointing, as he was one of the best assets to the property.
The Park Model is much larger and nicer appearing than the Cabin I stayed in last month! I was very happy; however it was fairly dusty. The dust was not on any of the furniture but on the valances and light fixtures. It needs a deep cleaning or removal of the curtains totally, as the blinds are sufficient. It had a beautiful amount of dishes and towels provided as well as bed linens. There however, were hardly any cooking pans. Fortunately, I had brought a cookie sheet and one other flat grilling pan. The cabin seemed to have more. I think that management needs to check the two for consistency of items if customers are being told they are provided. Overall, the property is well maintained, quiet, and has a beautiful piece of river to enjoy. The RV residents are lovely and seem to enjoy their home. This little gem can be improved, but I will continue to keep it as a top place to visit in the Texas Hill Country.

This park model home is situated in a quiet residential neighborhood within a beautiful park. We were right on the riverbank with abundant wildlife and plenty of space for walking. Our grandsons visited and enjoyed the green space. The home was more than comfortable for two with plenty of towels, bedding and kitchen utensils for our stay. Dave was friendly and helpful. Very peaceful location
We loved the location. The wildlife was enjoyable and the people were friendly. The rain messed up our plans but we enjoyed staying in instead. The manager on-site was very approachable and checked in on us to make sure we had everything we needed. It was a pleasure talking with him.

We were so glad to get a way and this place is amazing as far as quiet, peaceful, nature all around and the host was excellent. We had coffee on porch and watched the deer morning and late evening. Will we look forward to our next visit. Had a great relaxing time.
