About this house rental
Situated off of a quiet acre of land, this updated, modern residence offers a peaceful and quiet Hamptons getaway. The designer home is the perfect getaway for golf enthusiasts and for those who wish to relax by the pool, ocean or visit town. The residence includes 5 bedrooms and 4 new bathrooms, central air conditioning ( In main bedrooms ), an updated kitchen, heated pool, and outdoor shower. The generous living area is a lovely refuge, with natural hard wood floors. With peace and relaxation in mind, the living room's glass french doors opens to the large private yard w White Hydrangeas, French Lavender and Crepe Myrtle Trees. Surrounded by an amazing deck enjoy the deep 30'-foot heated pool all summer long. An outdoor dining table can comfortably seat 8 people. A convenient washer and dryer combo is in the laundry area. The master bedroom easily fits the king size bed, and has an en-suite bathroom with a tub/shower. Additionally The pool house screened porch living room overlooks the pool and the yard. It is NOT GLASS, the outside structure are screens.

Check in/Check Out: We have an easy process: Please note:
We aim for a 4pm check in. We cant accommodate early check ins as we have the home deep cleaned. While we aim for 4pm and usually hit that timing, if the home is slightly delayed, we are not responsible or liable. We will communicate all times to you as quickly as possible. Additionally, Sunday we tend to be slightly delayed. Check in could be delayed by an hour or 2. Check out is at Noon Sharp. A lack of compliance could lead to an extra day being charged. Please note, we always provide best efforts and we are not liable if our timing is slightly off.
As mentioned, communication is extremely important with this lease and partnership. We highlight:
1) No events/Parties, No Bachelor or Bachelorette parties or photo shoots. This is a strict policy. Any false statements will terminate the lease.
2) Please be sure the exact number of people you intend to sleep at the home is the exact number of people you booked in the system. Please note, the house has a outside security camera doorbell for house protection. We are reasonable and happy to approval practical requests and encourage you to communicate. Additionally, trying to cover or alter the device will result in immediate termination of the lease and no refunds will be granted.
3) No entertainment policy. This includes chefs, music coordinators, DJ's, party planners or any other person considered as a hired guest. No Dinner, Lunch, cocktails, showers, events, shoots, or anything that is considered an event w invited guests. The house is meant for your comfort and family / personal enjoyment and not marketed as an event space.
4) No Balloons, or signs permitted at the home. No delivery of any items permitted outside of food deliveries. No Yoga instructors or Massage therapists. No Photo Shoots or any social media photo shoots, no production movie films. Please: no moving the furniture or beds. No beer pong or any juvenile games. No Diving or rough pool play. No Fireworks, Drones or anything that can we launched into the sky. No Karoke Machines.
5) No PETS without knowledge and approval (See Pet policy ) . We tend to have a $100 Pet fee per pet per stay.
6) No parties, events, chefs, baby showers, wedding showers, will not be accepted or permitted. 100% no smoking anywhere on property (including the driveways and outside - No Vaping or Drugs)
Other things to note
Pool Access is limited to the seasonal dates of May 15th to Sept 15th. Pool heat will be provided between MD and LD. We do not offer Pool heat in the rain. Additionally, please note: If the Pool is open prior to May 15th and/or between May 15th to MD, while we do not offer pool heat at our cost, pool heat can be provided at an additional fee/cost of $250 per day. The same applies from LD to Sept 15th and after. While the pool is serviced weekly, the host is not responsible for any organic debris (leaves, sticks or anything considered natural ) that could fall into the pool between the weekly service. We do provide a pool skimmer and tenant has permission to use the pool skimmer at any times during their stay.
Additionally, there is a strict cancelation policy. No refunds will be granted under any circumstances once booked. No Smoking anywhere on property. MAX 3 cars permitted on the property. Termination of the lease will occur if there are any neighbor complaints or if the police are called.
Outdoor Furniture: We provide basic outdoor furniture for your personal enjoyment. Please note that the outdoor furniture comes as is and the furniture could be subject to pollen, leaves, sticks and debris from the natural elements. While we will provide best efforts, we are not liable if the condition is not up to your standards. We note that during of winter season, there could be snow: fall there could be leaves,: spring and summer, the furniture could experience heavy pollen and/or dusting. We consider this standard for outdoor furniture that is exposed to the elements.
Yard/deck: We have Weekly lawn service. Some items to note: We don't know their schedules but assure you when they arrive, the team work quick and they are very polite. While we have weekly lawn service, we are not responsible for any natural and organic debris that could fall on the yard. These items include, sticks, leaves, pollen or anything else that is considered natural. If you have any questions or concerns, please let us know right away. Please understand that this is nature and some items are out of our control, however, we will do our best to be sure you are happy.
Bugs and Ants: Please note that the home has a monthly pest control service contract. We are not liable and consider, ants, insects and any other natural specimen as ordinary for the country. While we will always make best efforts, we would like to remind guests that mosquitos, ants, bees, and any other pests are a part of the area and not a refection of the homes cleanliness.
Grill Use: We provide an outdoor BBQ Grill for your enjoyment. Please note, the grill uses a stand alone propane tank. We do not guarantee that the tanks will be filled, however we will make best efforts. We do have back ups for your ease of use. Additionally, the grill may have food particles stuck to the grill surface. We are not liable and we provide grill tools/cleaning materials if you like to clean the top of the grill.
CONDITION AND USE OF PROPERTY The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access or pool as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, , decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.
-----POOL RULES------- Do not use or allow the pool to be used alone. Minors under the age of 18 shall not utilize the pool unsupervised. Unsupervised use by children is strictly prohibited. Never leave children alone in the vicinity of the pool. Do not add anything to the water, including foaming bubbles, chemicals or bath oils, etc. If any of the above items are added, additional cleaning fees will be assessed. No candles or glass is allowed in the pool area or in the pool. No Shoes are allowed in the pool. Absolutely no pets are allowed in the pool. Absolutely no electrical appliances should be used in or near pool. If any damage occurs to the pool liner, the guest is responsible for full replacement of the pool liner. Guests agrees to fully reimburse and indemnify operator for damage cause to the pool during lease term , including damage caused by any person, including invited or uninvited guest, pets, animals or children. The pool is serviced and chemically treated weekly. Surrounding patio/deck may be slippery when wet. By electronically accepting this agreement, guest agrees to abide by the above conditions and hereby swear the information provided above is true. Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give operator permission to charge credit card accordingly.

We stayed for a few days as we needed an escape from the city. The house was perfect. Plenty of room, tons of sun on the pool (even though we were there in April, we still hung out on the beautiful deck), and everything was super comfortable. My family (husband, 3 adult children, and 2 golden retrievers) had a fabulous 2 week stay. Chris the host went WAY above and beyond to make sure our vacation was perfect. The house itself was immaculately clean, charming, and furnished like something out of an interior design magazine. The pool was beautiful and warm (Chris turned up the heat for us). There were multiple areas to relax, and the large lawn was perfect for the dogs. A perfect getaway.

I can’t express enough how perfectly idyllic this house (+ entire area) is! Chris was so accommodating and easy to work with, and all of his recommendations for restaurants, wineries, and things to do were spot on. We had 4 kids (3 teenagers) and they loved stayed in the sweet guest house, which made it nice for the adults in the main house. The kids loved playing in the pool, and it was easy to hop out and grab lunch or dinner in Sag Harbor or East Hampton. We will definitely come back! We made so many incredible memories.

We had a wonderful, magical stay at Chris's architecturally stunningly designed home and bountiful gardens. Our stay was perfect and so close to Sagg Main, Wolffer Estate Winery, Bridgehampton shopping and restaurants and Sag Harbor. The house is an oasis from city life and one with nature. We enjoyed our stay thoroughly especially the lovely pool deck which has a gorgeous forest view. The pool house is so special and screened so the night air is just incredibly relaxing. Chris was a wonderful, kind and joyful host and stayed in close touch with us to help us navigate some of the home's more high tech features. He was incredibly responsive and I enjoyed our exchanges very much. Highly recommend this special, peaceful home and location. Thank you, Chris for everything! We will be sure to book again.

From beginning to end, our experience staying at Chris' property was a pure delight. The home is simply gorgeous, the location was perfect (between Bridgehampton and Sag Harbor), and outside pool area is resort style. It was so nice communicating with Chris. Looking forward to another visit.

Chris is a wonderful host. We loved being able to escape the city for a long weekend and so happy we could bring along our puppy with us! The house is beautifully decorated and has everything you need. The basement area is perfect for a movie night in! We hope to come back when it is warmer to enjoy the pool and well kept yard space. Chris checked in daily to make sure we were comfortable and that everything was going ok. Can’t wait to be back!

Had an amazing time with friends at Chris’s property. You immediately feel a sense of calm when you walk through the doors. The house is meticulous, beautiful, and surrounded by nature. We had morning coffee in the pool house with the sun shining in. Very cozy. Chris was extremely helpful with suggestions and quick to communicate with. 10/10!
