Overall, it was a nice house and stay. It was roomy and felt private yet it was close to town.
They say the good outweighs the bad so here are the bad things that stuck out while staying here.
The communication with the owners was nonexistent. I sent messages weeks before my booking and while there, no response.
My friend had to clean the pool, backwash the pool filter, and pulled a grocery bag sized amount of hair out. It was gross.
The house itself had a bunch of tiny notes all around the patio, some you couldn’t see because of the placement and how they blended in to the wall. They definitely need to type EVERYTHING up on one page and hang it on the fridge or something so they can actually be seen.
The beds were very uncomfortable unfortunately. The microwave was broken and the washer and dryer is located in the closet of someone’s bedroom.
Also, the check in info had a few door codes on it, some were obviously old and didn’t work on any of the locks. Thank goodness the correct ones were also on there because as I said, we couldn’t get in touch with anyone.

House was perfect for our family! Very clean, beautiful pool, large kitchen, wonderful family room, great parking & minutes to everything. Communications with our contact person was easy. Hope to stay again next year. Thank you for a wonderful memory!

A nice large home for our big family. The pool was a very nice touch for the kids. Overall the pool was great with plenty of seating. However, none of the pool furniture appeared to have been cleaned for the season, so we spent a few hours cleaning it all. The projector TV and game system in the home were nice. Enjoyed the patio area at night. We had toilet issues the first day of our stay, but the owner promptly got the plumber out (Sunday) to fix it. A number of burnt out light bulbs. The home was spacious and nice overall. Owner very pleasant. Enjoyed our stay.

Cons:
Upon arrival, the pool was a mess, which was disappointing. When I reached out to the host, she promptly responded that the maintenance tech would be out shortly. A few hours later, he arrived to clean the pool. When I asked for instruction on how to vacuum the pool, he said he didn’t know how it worked but then proceeded to vacuum it. He left without any instruction on how to clean pool during our stay. There is a net to scoop out debris but no pole, so we literally got in the dirty pool to scoop out the bugs and debris if we wanted to swim.
•Porch area dirty.
•Grills dirty & firepit didn’t work.
•Dryer stopped working. However, very quick response time by host to replace washer/dryer set. Much appreciated.
•Main house fridge ice maker not working and moldy. Had to buy own ice for the week.
•Refrigerator froze food we purchased.
•Leak in tub causing mold in bathroom.
•Musty smell in family room / theater room. House could use dehumidifiers.
•No hangers for clothes.
•Minimal toiletries provided.
•Bedroom suite near driveway has ant problem in bathroom tub area.
•Mold in guest cottage shower.

Could be a nice place if maintained properly and cleaned up before guests arrive. Our family made it work, but we were a little disappointed for the price we paid.

Our multiple families had plenty of room to stay at property. Everyone loved the in ground heated pool. Kids liked the wood playground equipment and adjustable basketball net we lowered for the younger children. In wooded quiet neighborhood 10 minutes from Dollywood. Very clean. Parents with younger kids liked it was all on one floor. Pool table popular with adults. All our families said if we ever come to Pidgeon Forge again we want to return to this property.

This place is great. Very close to Dollywood and all the attraction. The house is very roomy, clean , and well stocked. We only had a shortage of blankets, as we had a few ladies on opposite sides of the spectrum.I would recommend this place, we have already booked for next year!The owner was quick to respond to a few issues.

We had a great time. We did have a shower not working in the cottage but we notified Monica and she sent a maintenance man out to fix it on Easter. We would recommend it. Has nice pool table , gas fire pit . Games etc.

We stayed here for a church youth trip. We couldnt have asked for a better placed. Everything was just as described and on point. Plenty of room for all of us.

We really enjoyed our stay. Several items in the house to stay occupied with from arcades, pool table and movies. Pool was closed because it was out of season. Only thing we didn’t like is there was no propane for the fire pit. Paying this much money should have included having that there. Sign says it’s the renters responsibility to get propane if it’s empty but again that should be the property owners responsibility to make sure there is some. Other than that we would stay here again.

First impression was a dark, unclean home that is not well cared for. Refrigerator required a new water filter to dispense water and make ice. Bedrooms as advertised. Kitchen is small as were the dining areas. We got our 14 in, but it would never hold 21 for a meal. Pool was reasonably clean and inviting. Needs skimmed daily. Floors in the house are uneven, I estimate a 2–3 inch drop from one end to other. Video arcade game did not work, Foosball table is so warped as to be unusable. No operating instructions for any of the TV's or the theater ensemble. Pool table was in decent shape but needs new cues. Bugs abound, particularly in the Master suite to the right of the main entrance. Not worth the price!

Great house for our family! Kids had a blast with pool , hot tub and games. Fire pit and outside area were great. House could have had more dish towels and wine glasses and there were no beach towels. A dehumidifier in the house would be nice. The location was perfect!

The location is excellent with a 5 minute drive to Dollywood. The house is quirky as it looks like rooms were added onto an older home. There were lots of bedrooms with lots of beds for our big family. We had wished there was more seating in the large room with the billiards table. We never used the theatre room but that sofa or one similar would be great if that had been in the big game/billiards room. That is where we were in the evenings. The pool cabin was small but sufficient, it just needs to have some cleaning of the deck and some of the boards on the steps replaced as they seem a little unstable. The outdoor firepit area is very nice and this home offers a lot for a large family.

This is the perfect home for a family. We had 18 people and were all very comfortable. The home was clean and had everything we needed. There is a lot of entertainment features for the teens. The hot tub is a plus. We were in an off season for the pool but that would just be even better. The location is perfect for visiting all the fun places. The process and communication was quick and easy.

This booking was disappointing to our group. For starters, the outdoor space was totally not cleaned in preparation for guests. I called the Property Manager to share our concerns and she promptly had maintenance come by to blow the accumulated leaves from the patio and the walkway to the room up by the closed pool. Thanks for the quick response. An unsolved issue was the fire pit. The required battery appeared to be missiing and the starter button was not in place or missing. During the call, the PM told me we were required to take the propane tank to our retailer for exchange at a cost to us. I could not find this information in any of my communication with this booking. Anyway, we were unable to use the firepit. On another issue, the silverware provided looks like a kid's kitchen table set. There were only 4 forks of any kind, and they were smaller that any salad fork I have ever seen. We had to go purchase a can opener when we discovered there was none. The boys loved the basketball goal, but, in general, the property was in need of serious updates. I do not recommend this property.

There was some minor issues which the manager took care of. the group that had stayed before us damaged some of the furniture, damaged the pool sticks and used up all the propane gas so we were not able to use the fire pit which was disappointing. but our over all stay was great.

What an amazing experience staying at this beautiful home it literally has everything for all age groups! I went with a mix of elderly (grandparents) teens (13-17) and small kids (1-12) and they all had a blast! From the private pool and private jacuzzi, to the huge gaming area and theatre room! It even had a swing set for the smaller kids. On top of that we had enough towels for everyone and enough space that we weren’t crowded on top of each other unlike other places we have stayed. It takes a lot to impress a 17 year old gamer lol but there was so many games and activities that came with the home he only got on his phone twice the entire stay!!! And let’s not forget it’s literally near everything!!!! We went and had a ball at the island down the street! Perfect location, perfect house, perfect host! I swear I’m not a robot and not getting paid for this review (crazy I even have to say that lol) if I could add the many pictures and happiness my family experienced at this home I would. Many blessings to anyone that gets to experience this home with love ones We will be back thank you thank you thank you Monica!

In a great location for us to get to the LaConte Center very early without having to get on the main roads.
We did have a baby with us so the highchair and pack-n-play was greatly appreciated.
All and all, love the hang out areas, the parking options and the locations.

Very nice with plenty of room and things to do. Entrance should be included in cleaning. Replaced worn out furniture (chair in bedroom) Spray for insects in bedrooms. In spite of the above our family truly enjoyed our stay.

Skeptical turned joyful
Upon entering we were like wow this isn’t what I expected. But we grew to love your home and location. It was very accommodating for us all.
LOVE the en suite and pool cottage. My entire family enjoyed the hot tub and game room. Eight grands ages 4-17. My mother, husband ,kids , spouses , and in-laws That memories we made and plan to return

Pool and layout very conducive to family stay
While this house may not have the view of the mountainside cabin, it turned out to be an excellent facility for out large family. With the single floor arrangement, it was easier to keep track of the kids and not worry about them falling off or throwing things of high balconies. The private pool kept the extra energy burnt off and the detached pool lodge bedroom was a special treat for our childless couple. We were close to Pigeon Forge, but secluded enough not to notice.

Great place
Nice large home for our group of 20. Plenty of beds and towels for everyone. Very accommodating for a last minute early checkin. Had an issue with the AC but after a phone call to Monica, she had the AC guy there to fix it. Only issues were the dryer- had to run it through several cycles to get the clothes dry and the pool house bathroom. The building is not level and the shower is scary sloped. Had to hold on the whole time with no anti slips on the tub. Otherwise, we had a great time and would book this place again for a large group.

Beautiful place
Had a great time staying at the lodge for a friend's wedding. Beautiful spot. It's a charming and unique ranch with a lot of personality. Lovely covered porch. Host is very responsive and helpful.

Five groups of Motorcycle Enthusiasts made this our destination in Pigeon
This hidden treasure is secluded from vacationers to this area. We enjoyed the spacious areas the most with a covered patio and hot tub. There was enough parking area for 5 vehicles and trailers. The amenities for gaming was abundant. We enjoyed playing pool and watching movies on a huge projection screen. The location was perfectly close to most restaurants, food shopping and Dollywood. If you are looking for a restful quiet getaway this is for you. Our host was very attentive to a few minor needs and were taken care of promptly.

Property was short a bedroom, not as described...
I searched for days to find a property thst would suit our needs for my sons wedding. There were 18 of us coming from SC, Dallas, Destin, and Las Angeles. When I found this ptoperty I studied it carefully. I studied the description of each room, because it was important that many of us had out own private rooms...and they have since fixed it, but i have the screenshots...the property had described the 7th bedroom as a queen/twin bunk and the additional sleeping as a pullout sofa. Now theyve chsnged it, but just so future guests are aware, that bedroom 7 is actually a laundry room with a pullout sofa. But when i booked they losted the 7th bedroom as a queen /twin and we only booked after studying all these rooms carefully snd deciding where evrryone could sleep and have privacy. When ii called my guest services contact, she was very dismissive, basically assuring me that theres snough beds there for evryone to sleep. She wasnt concerned the 7th bedroom (which is now listed xorrectly as additional sleep space) has zero privacy because its in the game room area that the entrance to the unit is located. Also, this property is losted as a cabin. And it is vertainly not a vsbin. Not by sny stretch of the imagination. Its just a house which obviously was smaller and has been added onto over the years. Please stsy sokewhere else. There atr much nicer options in the area. There is no view here at all. There is a reason there are no photos of the outside of this cabin, or the entryway. Do not be fooled like i was. This was the biggest mistake Ive ever made booking a reservation.

We enjoyed our stay
We had a great time, a couple of hiccups, the master bedroom code was broken when we got there but maintenance came and brought us a key, the cottage stayed cold and was farther away than we thought. The only other thing i would've s suggest this be listed as a 6 bedrrom house because if you have all adults the bunk beds in the game room cannot be a bedroom because they are inthe living room and the room with the let out sofa is too small to be considered a room. But if you have kids and adult i guess its ok. Also cleaning crew needs to look under beds when they clean, lots iof trash and cigarette butts under beds. Monica was an exceptional hostess, and we did enjoy our stay, just needed to put everything out there.

Great trip; great accessibility to Gatlinburg and Pigeon Forge
Our family had a great time in the Smoky Mountains on our vacation. This location was very close and convenient to all the local attractions. We had a couple hiccups with some appliances, but Monica and her team were quite responsive and quickly provided everything we needed! We loved the pool and the hot tub especially!

Family vacation
There was plenty of room for all of our family to enjoy our stay. The house was big enough for 6 teenagers, 8 adults to play board games, watch movies, or just sit and visit with each other. The kitchen was equipped with enough dishes and utensils that we would need to fix a meal if we wanted. When we arrived there were essentials already provided ( dish detergent, dish washer tabs, paper towels, complimentary soap, etc ) so we didn't need rush to the store right away. We could not have had a better location. We were minutes from anything we wanted to do and yet we were still in a fairly quiet area away from traffic noise. Literally 2 minutes from Dollywood. Great stay!

Older house that has been remodeled. only had 1 problem with a door lock, called the manager (very nice) within the hour the maintenance man had it fixed.

This Property requires maintenance
Our 3-night stay was overall nice. The property owner was kind and easy to reach out to. The dishwasher broke just one day before our arrival, and we were provided enough paper product for our group and stay. The bathroom/shower doors, faucets, refrigerator's water filter requires immediate repair, it was very inconvenient for our group to deal with lose shower knobs and faucets. One of the bathroom doors would not lock. Baking pans are really old and rusty, there are not enough plates, glasses, and cups. (only 7 tea/coffee cups). This is a big house with a nice private pool, but the new charcoal BBQ grill is really small and not compatible with the size of the house.

Wonderful Quiet Family Retreat
Our family had a wonderful time at this vacation rental. It is located in a quiet neighborhood, very close to Dollywood and Pigeon Forge. Our family spent majority of our time in the private pool. It appears a power surge hit the house during the storms prior to our arrival and the owners did everything in their power to make sure any concerns were addressed.

Awesome vacation
Over all the property was wonderful. Plenty of bedrooms and bathrooms. Except for some dead flies in the one bathroom window sill the place was clean and comfortable. We loved the pool, the game room and the large covered porch. There were a few small issues, tv box wasn't connected in one of the bedrooms, ice machine quit working half way through the week and the dishwasher was possessed. It wouldn't run when we turned it on, but the next day started on it's own (no the timer was not set.) The only bad part of our stay was the shape of the gas grill. It was really dirty and rusted bad inside. It looked like it hadn't been cleaned this season. We cleaned it the best we could, but there was a sign right beside it saying it was the renters place to clean it or they would be charged for the staff to do so. Evidently no one thought it was important. The grill was in such bad shape we recommended they replace it. Our contact person was fantastic, she called me back and did everything she could to address our concerns. Including listening to our concerns about the grill. I would definitely recommend this place for anyone planning a family vacation. It was easy to get to, quiet and slightly off the beaten path. If we go on another family vacation to Tennessee I will definitely try to book it.
