Everything was great with the exception of the incessant barking of dogs every night. The power went out on the last day making for a difficult clean out. The property and the owners were lovely and accommodating, immediately bringing over flashlights for the evening. The location was perfect. For the most part of the week we had our own private beach. Great place for little ones to run and play in the beautiful backyard.

Our family had a lovely stay in Rincon at Casa Playa beachfront house. The home is older, but well cared for. It has all the things you need to be able to enjoy the beach (towels, chairs, umbrella) and with so many beaches nearby in addition to the one right out the back door, that's a great thing!
Ample cookware and dishes though we often took advantage of close proximity to restaurants! the fridge didn't have an ice maker and it was tricky to stay on top of the demand for ice using old fashioned ice trays. The beds were okay on comfort, not amazing, not awful.
The property manager was FANTASTIC! She was always within 10 minutes to respond (one of my kids had an allergic reaction to ant bites ~ not on the property ~ and she gave fast advice on where to seek medical treatment).
Just one thing to be sure you understand...if you are booking for 8 people, you will have the entire property, but the upstairs (two bedrooms, a queen and two singles) and the downstairs (two bedrooms, a king and two singles) are not connected via the interior of the house. You do have to go outside to get from one to the other. We put our four older teenagers downstairs and had the two younger children upstairs with us. That bit wasn't 100% ideal for a family vacation, but there was room for us all to gather in the living room upstairs so it wasn't unworkable.
The view and easy access to the beach made up for having to go outside to wake the kids up. :)
We would stay again!

We rented both the upper and lower units together. Very comfortable for our group of 7 with room to spare. Bright and airy. Beautiful outside living space.
The lower unit had floats for playing in the ocean as well as plenty of beach chairs. We were in and out of the water all the time - great adult fun!
Loved walking through all the neighborhood for early morning exercise. Lots of dogs but no troubles.
Clean and well appointed. Beds comfortable.
We walked to many restaurants and bars. Must try pizza next to the brewery in town! Cowboy Cantina is a short drive (uphill) and yummy. A great spot.

Overall, our stay at this rental vacation home was enjoyable. The location was perfect, with stunning views and easy access to the ocean, restaurants and shops. The manager was very helpful and provided us with useful information about the area. However, the description of the house was not entirely accurate, as it is divided into two apartments and it has a separate entrance for the apartment upstairs. Additionally, there is only air conditioning in the bedrooms, which may be an issue for some renters.
One thing to note is that power outages are common in Puerto Rico, which can be inconvenient for renters. We had a wedding to attend and had to go to a hotel that had a generator to get ready. However, the manager of the property was kind enough to offer her own house as an alternative.
The house itself had everything we needed, but we did encounter an issue with the fold away cot. The mattress was dirty and had holes in it, which was disappointing.
Overall, we would recommend this rental vacation home for its location and helpful manager, but renters should be aware of the inaccuracies in the description and the potential for power outages.

The property was great for our family of 8, all adults. Loved the beach front, snorkling, sunsets and relaxing on the decks, breach and lawn. Plenty of space to spread out and everyone had their own room and bathroom. A plus for our group. The kitchen was small for cooking for 8 but we managed. As the house is set up with an upstairs kitchen also, we liked having the two refrigerators. We could have done without the barking dogs at 6:00am from the neighbors but enjoyed hearing the roosters at 4:00am! For the most part it was a quiet neighborhood, we could walk to the grocery store and restaurants. Great location to explore all the beaches in Rincon, participate in excursions or wander around a wonderful downtown. Our adult children enjoyed the local brewery!

This property was a dream for us. The access to the beach out front with the warm water and sandy large beach was amazing. We rented both units and that was plenty of room for us for our family. The outdoor shower was a nice feature as is the patio and veranda on the second floor which allows for amazing sunset views. We could walk right into town to restaurants and grocery stores. And would definitely rent this property again.

Great location for swimming with no sea urchins as you enter. Very few farther out in overhead deep water. Great surfing a short drive away and even shorter to Rincon town center. Young and old family members all enjoyed the stay.

Beautiful location on the beach!
We rented the upstairs and downstairs units. The property location and layout of the units is very nice with patios of each unit over looking the large yard and beach. We enjoyed the sights and sounds of the beach from the house. We also enjoyed grilling. We cooked a few times, and the upstairs kitchen was better equipped, having a small oven. Downstairs only had a toaster oven, so we cooked some of the meals in the upstairs oven. We were close to town and the lighthouse, so we loved that, too.
The sea was a bit rough for swimming, especially for kids. That is normal of the beaches in Rincón and along the entire north shore especially in fall and winter. There are some rocks near the shore. If you get past the break, they are nice for snorkeling. Compared to other Rincón beaches further north, the property is on a calmer beach. To get very calm beaches, you have to visit the southwest and south shores of the island - Cabo Rojo, Guánica, etc.
The cons: Dogs get into the yard even when the gates are closed. They are friendly, but they aren’t shy about doing their business in the yard. It’s very noisy early in the morning with neighborhood roosters, dogs, and other animals welcoming the dawn. The furniture needs updating, especially mattresses and the downstairs sofa. The unit could have been cleaner - there was a lot of dust on fans and light fixtures, floors were not thoroughly clean (left the bottom of our feet black), and the shower curtain in the master upstairs had lots of mildew. There were cleaning supplies available, so we swept and mopped to be more comfortable. Other than that, bathrooms were clean and so was the kitchen. We did not complain to the property manager about the cleanliness. Perhaps if we had, she would have had the unit cleaned. It
Overall, we enjoyed our stay, and I would rent here again if looking to stay in Rincón.

Yep, it has a beach. But that doesn't mean you can skimp on everything else!
The beach is amazing, and the yard really can't be beat. If that's all you care about then you'll be just fine. However, all of the other aspects of our stay were bare minimum or below.
Cleanliness: The house has a lot of built up grime and dust and could use a really good deep clean. (dare to look under the beds and couches). The dishes were put away but not washed properly, corners and behind doors were not swept. There was mold in the showers.
Supplies: Ok so I realize that property managers are not technically supposed to provide things like soap and laundry detergent, or dish soap. But basically EVERY other place I have rented has provided at least starter supplies. We had to buy soap, dish soap, laundry detergent, charcoal for the grill, matches, paper towels, toilet paper! (there was one partially used roll in each bathroom)
Disrepair: Many things in the house are in various states of disrepair. The doors scrape the floor, you have to bend down to hold up the doorstops when closing the doors because they don't stay up anymore. The door is falling off the dryer. The gate for the driveway was totally rusted and refused to close so we had to leave it open. The door to the upstairs does not latch unless you lock it. All of the cushions are worn down so it feels like you are sitting on hard bars on the chairs.
Neighborhood: Yes, it's right on the beach, but the neighborhood was not that great. I did not feel comfortable walking through it. The stray cats try to get in the house all the time, and the dogs start barking at 3am and bark constantly all day.
For the price we paid to stay here, I expected a lot more. I stayed the week before in Old San Juan, and am now staying in Vieques, and those properties are just lovely and much less expensive. (and yes, on the beach)

Location cannot be beat!
We rented both units for our party of 8. The houses are comfortable and perfect for a beach vacation. There is a supermarket down the street and a big charcoal grill in the backyard. The location in Rincon cannot be beat. It is minutes away from the town center with great restaurants nearby and the nicest beach in the area is your backyard. This is our second time staying here and we are already looking forward to out next visit.

Great location
Our stay at Casa Playa in Rincon was for the most part great. we did encounter a loss of power for a short time one day but it came back in a few hours, we had both units and the refrigerator in the 2nd unit stopped working but we contacted Sabrina and she responded pretty quickly and the frig was replaced the next day. Overall it was a memorable time with my grandkids, the best part was the beach was our backyard I fell sleep every night listening to d waves, beautiful sunsets.my grandkids loved the snorkeling.

Great location, beautiful views
This property is in a great location and you can’t beat being steps from the beach. The beach is great because it’s surrounded by private homes so there isn’t heavy traffic nor large crowds. If you are looking for a place to relax right on the beach, this is an option.
As for the home, it was functional and met our needs. With a little bit of TLC, this would be an absolutely perfect property. We found that the place was dusty and bathrooms had mold in the showers, which we ended up easily cleaning ourselves. Due to COVID, we had already planned to disinfect and clean, so it wasn’t worth noting this during our stay. The one issue we did have (non-working air conditioner) was immediately fixed upon notification to the property manager.

Loved that we didn’t need to stress about bringing 25 bags to enjoy our time in the beach! Falling asleep to the sounds of the ocean is therapeutic and the sunset view from the patio is espectacular.

Loved Rincón and loved the property!
House setup was great and because it was two separate apartments, it made it easy with a large group and the access to two kitchens was wonderful. The views and beach were amazing and it was easy to get to groceries and restaurants. Enjoyed it very much!

Great house right on the beach!
My family of 6 stayed at this house last week and it was perfect for our needs. I wanted the beach to be in our back yard and it was literally steps beyond the yard. We rented paddle boards and kayaks for the week to enjoy whenever we wanted. Description is accurate and location is convenient to restaurants, coffee shops, grocery store etc. Private driveway for parking and it felt very safe. We utilized both floors and it was nice to have plenty of bathrooms and space. The kitchens had microwaves , toasters, and cooktops, blenders, but no ovens ... that was fine for us since we were looking forward to trying as many of the local restaurants as we could, but would be good to mention in the description in case someone prefers to cook. The manager was helpful, easy to reach, and provides a book with recommendations which we were grateful for :). COVID curfews and restrictions are still in place in all of PR which limited the capacity for restaurants so be prepared to make reservations or get there earlier than you normally would, and expect a wait. I recommend this house and this town. We’d like to return sometime after restrictions are lifted so we can experience Old San Juan which was mostly closed at the time of our visit.

Perfect beach house
We rented the entire property for our party of 8 and had a great time! The houses are simply furnished but have everything you need and the location can’t be beat. The beach is perfect for swimming, kayaking and paddle boarding. There are restaurants and a grocery store within walking distance. This is the perfect place to stay in Rincon.

Unbeatable beach location for kids
The location is amazing....views from the house are to die for, especially the second floor balcony. We were traveling with another couple, both families were traveling with young kids (ages 9 months - 3 years). It was amazing to be able to to let the older kids run free in the yard! The grass is great, and the entire thing is fenced in. Our girls had a blast "hunting" lizards for hours while listening to the waves right past the fence. Inside the house, it is functional but modest, which is exactly what I expect and hope from a beach house. Would definitely stay again.

10 Star View
The sunset is amazing here. If there was a way to give 10 stars rating, the view would would have done that. Right on the beach. Had both top and bottom units. Plenty of room.

Location is great--on a lovely beach and close to everything. The house is nicely equipped for a family vacation. There are great restaurants nearby and a variety of beaches to experience.

Best beach house ever.
Beautiful property on the beach. The house is great. Awesome grill, out door shower. Beautiful vegetation, palm trees, papaya, bananas, hybiscus, bird of paradise.... The owner and the property managers were so accommodating. I couldn't have asked for more. Being able to snorkel out of the front yard was amazing. We looked but couldn't find a better spot to do that. This is my first time in Puerto Rico and Casa Playa made it my best vacation ever.

Lovely oceanfront home
Wonderful experience for us and our four adult children. Easy to find, easy check-in, the house was clean and well cared for, good communication from both the owner and the property manager. There is a great farm co-op/organic grocery store within easy walking distance (5 minutes), as well as a larger Econo grocery store and a yummy bakery (15 minute walk). If you are a coffee drinker, you will want to stop there before you get to the house, as coffee is not provided. Sipping delicious ( and cheap!) Puerto Rican coffee on the back steps of the house at sunrise, listening to the waves and watching pelicans glide over the ocean is a soul-restoring experience.
There's a fabulous, fun bar at Villa Cofresi, a five minute walk up the beach (if you don't mind getting a little wet going around the rock outcroppings), or a 3 minute drive (if you want to show up dry). We went on a Saturday night and it was hopping. Great music, pool tables, lots of families with kids, and super personable/entertaining bartenders. From the house, it's an easy walk or quick drive into Rincon, which is cute and not overly touristy. Cowboys Restaurant, a ten minute drive into the hills, was also tasty and fun.
As has been mentioned in other reviews, there are some overzealous roosters near the house--they are part of the culture and are pretty much everywhere in PR. Not a problem for me, but for others it took some getting used to. The bed setup in the house lists three king beds; for us, there was a queen and two twins upstairs, and a king and two twins downstairs, which worked out perfectly.
A wonderful experience overall and a good value for the price. I wouldn't hesitate to stay here again. Thank you for the memories!

The perfect getaway!
This property exceeded our expectations! We stayed on the first floor and we witnessed some of the most beautiful sunsets we have ever seen. We spent most of our time outside either on the beach with the beach chairs provided (very nice) or on the porch, eating every meal outside. There was everything you needed to cook with and a nice grocery store minutes from the house. The bed was very comfortable too! If you are not familiar with the area you may not know that many residents have roosters, so do not be surprised if you hear them close by. I wouldn't even consider it a draw back, just something to be aware of. The water was perfect for snorkeling right off the back steps. We are already planning our next visit to Rincon to stay in Casa Playa. We reminisce about it often and look forward to returning very soon.
