This beautiful luxury apartment has been carefully restored. It boasts all modern conveniences while maintaining its original 16th century vaulted ceilings and exposed tufo walls. The kitchen has a professional 5 burner gas stove top & oven, Miele dishwasher, built-in microwave, double door fridge/freezer and 2 islands. The open concept dining seats 8. The living area hosts seating for 8 and a large screen TV. The master suite includes access to the private terrace, king bed, seating area and a large bath with walk-in shower & tub. Two separate guest rooms include 2 twin beds, 1 queen bed, a shower room and 2 pc. bath. The terrace has a large seating area for 4, a spacious dining table for 8 and a smaller seating area for 2. This apartment is air-conditioned.

Our second year to stay at this wonderful rental. Last year one week, this year two😀. We love Orvieto and this rental property-it has everything! A patio to relax on, gourmet kitchen, convenient to everything! Oxana the manager is EXCEPTIONAL!!!

The apartment is even better in person than in the photos. We were two couples traveling together and having the bedrooms located on opposite sides of the apartment afforded us both privacy. The common area including kitchen, dining, and livingroom was large enough to give us space when we were together. Not only is the kitchen fully equipped for making meals but much thought has gone into making sure our stay was comfortable. There was a shopping cart for us to use on market days, complete instructions on how to use appliances (there is even a kitchenaid mixer), and lots of info on how to get around town and sites to see. Lastly, the apartment is beautifully decorated - we hated to leave. Btw, the manager of the apartment was charming and always helpful and on hand when we had questions.

We loved the property — it was well situated to allow for exploring Orvieto and the surrounding region. The property is lovely, clean, safe and quiet. Oxana was extremely helpful in answering our questions and making sure we were comfortable. We had a small issue with the shower and she arranged for the plumber to arrive the next day. The kitchen is well stocked and it was a joy to cook in.

What can you say about an apartment that is the cleanest, most equipped and comfortable place to stay with a bonus of being located close to all the sights of Orvieto. We visit Italy at least once a year for several weeks at a time and have rented everything from country and seaside villas to city apartments and this apartment was impressive. The owner and property manager were easy to deal with and the helpful details provided were the most complete and extensive we have encountered.

we stayed here 3 years ago and liked it so much that we moved off our vacation by a week just so we could stay here. Stayed with my 2 siblings and with one of their spouses (we are all in our 60's) and with my parents in their 90's. So close to everything! Manager responsive. They even accommodated us with a late check out for my parents. Wonderful place!!

This large apartment is a gem - elegant but comfortable, secluded but a central location. It was immaculate upon arrival. The kitchen is well-stocked, the water pressure is terrific, the Wi-Fi is fast, the beds are comfortable, and there’s a dryer ( a rarity in Italy)!. The patio is great for morning coffee or lingering over wine in the evening. Owners Michelle and Aldo are exceptionally kind and helpful - showing us the grocery store, arranging a taxi for an early morning ride to the airport, offering great restaurant suggestions. We’d all stay there again in a heartbeat.

The property was in a perfect location to walk to everything and Orvieto. It was a very well stocked and well equipped kitchen with everything you could possibly need. I would highly recommend anyone that wants to experience Orvieto like a resident to stay at this property.

Great comfort and fantastic kitchen in historic building
We, 2 adults, stayed at this wonderful apartment from May 7 to 14th, 2022. We found it well and comfortably furnished and were very happy that the kitchen is equipped in a way that shows that someone really does actually use it and likes to cook since one of our favorite things to do is shop for local produce/ingredients and cook. We enjoyed sitting out on the terrace for our morning coffee and evening aperitivo and imagining the history of Adolfo Cozza's palazzo. Grazie mille!

A perfect location in Orvieto
This was the second time in three years that my wife and I spent a week here with friends. We love this place and highly recommend it.
Unfortunately, we had some hot water and wifi issues when we first arrived – the house had not been used for two years due to the covid pandemic. But the owners were quick to respond and make sure that our issues were dealt with. Which brings up the point that Michele (owner) is fantastic at responding and helping make sure that you've got everything you need for a great stay.
Orvieto is a fantastic place to stay for several days. There are so many wonderful things to experience here along with fabulous restaurants to enjoy this region's excellent cuisine.

This is an exceptional property in a charming town. Orvieto offers great restaurants and shopping as well as incredible vistas everywhere you look. We had absolutely the best time in Orvieto, and a lot of it had to do with this amazing space. For our large family, it was perfect. The amazing kitchen was a highlight, and we had some incredible meals made with local finds from shops and the market. It was very clean, comfortable, and the little extras were so appreciated. Beautiful stay, close to everything in town
Very pleasant and easy to work with Michele the owner. A beautiful place inside, better in person than the photos. A great size for the 5 of us, nice to hang out in the morning with espresso (yes, there is a machine) or cappuccino on the balcony. Everything that we needed was there, instructions for the appliances, where to go, what to do, how to navigate the city. Everything is walking distance- local grocery store, coffee shops, pastries, restaurants, Duomo, and of course, shopping. Roy, the local property manager, was easy to communicate with and stopped over when we needed something or couldn’t figure it out. A really easy and most enjoyable place to stay in downtown Orvieto.

Amazing!!
This place was absolutely incredible! It was well equipped with all necessary equipment- from kitchen necessities to boards games, it had it all! The kitchen was beautiful and we were able to enjoy it when we had our home cooked meals! The location of the house was very good as we were able to go to different places without having to travel very long. I would highly recommend this place to stay at.

Complete and high quality
Six of us stayed for seven nights in this wonderful accomodation.
Not only is it centrally located, it also has every thing you could possibly need to make your time in the apartment relaxed and convenient. We all love cooking and we found everything we needed to have our own Italian master chief competition.

Absolutely Phenomenal
Beyond 5 star. Michele’s home is glorious and decadent. Exceeded all expectations. Her home is beautifully decorated, thoughtful details. The home is immaculate, beds and linens are incredible. The kitchen is made for a master chef, all the essentials are there. We did not want to leave and most certainly will be back.
Orvieto is also amazing, it is a perfect base for exploring. There is a market close to the apartment, dozens of wonderful restaurants, the people are warm and welcoming. We relaxed on the huge balcony and enjoyed the sounds of Orvieto.
Highly recommend.
I traveled with 2 teenagers and they both agree, we should have stayed for our entire trip - a week is not long enough.
Communication was fantastic, Roy met us and guided us up to Orvieto. He is also wonderful.

Michelle's apt in the heart of Ovieto was wonderful. It's a 5+ star apt
The apt was so beautifully restored and the location excellent. Orvieto has many great museums, shops, history, restaurants, views and underground caves. It's Etruscan history and relics are pre-Roman. Michelle is easy and quick with communictions. Roy Driver, the local property manager was so very helpful with everything, including getting us a taxi at 1:00 am. We all loved it.

Near perfection
My husband and I spent a week in the apartment and can affirm that it is a lovely and high-end accommodation in a perfect location in Orvieto. The following comments are not criticisms but are simply observations of features that are outside of the owners' control but that affected us none the less. We were aware of these features ahead of time but didn't anticipate that we would grow tired of them, and so decide to leave a day early. First, the apartment's location in an historic building in an old town means natural light is limited. The owners did incorporate interior lighting as well as possible. Second, while we enjoyed the generous and comfortable balcony, days of looking at the uninspired enclosed courtyard below and the wall of the building across the narrow street became somewhat oppressive for us. Again, I stress that these features are inherent in hill towns and our observations about them are purely subjective.
Were we rating the apartment alone it would get five stars without question. But, the setting of the apartment, though unchangeable, was part of our experience so we must give a four-star rating.

Apt is in a perfect place, right near Piazza del Reppublico. Restaurants, shopping, piazzas all within easy walk.
The apt is beautiful, extremely well done. A super kitchen & great room. Master bedroom delightful. Very nice porch & lovely old building.

A gem of a place to stay in Orvieto
We and another couple rented Michelle's fantastic place in Orvieto for a week. Every aspect of this place is top notch including the personal attention that Michelle took to make sure our entry went smoothly. Great kitchen, comfortable beds, peaceful ambience, large bathrooms and the magic of Orvieto is steps outside your doorway. This town is one of those places that should really be savored. I can't imagine a better place to do that from. Highly recommended.

What an amazing Home in Orvieto
Wow..what an amazing home. Plenty of space for two adults and three kids under 4. Beds were super comfortable and the bathrooms were very luxurious. Also the Kitchen! What an amazing kitchen. We ended up making pasta and pizza, and cooking for Easter Dinner in it. Has everything you need. The location is amazing. Steps away from everything. Roy, the property manager met us outside the city and guided us in. He also assisted in finding parking garage. If you are spending a week in Orvieto, this is the place to stay if you want to relax, live comfortably, and live as an Italian. Hard to be beat.

Excellent, spacious apartment in prime location
Charming and very large (2000 sq ft) apartment with all the comforts of home. We appreciated the attention to detail - the kitchen was equipped with everything we needed, we had a washer and dryer, and the seating areas inside and out could comfortably sit 6-8 adults. The apartment is also very centrally located, just a short walk to the plaza de republica, where you can reach restaurants and the bus. The property manager, Roy, also very kindly picked us up in his car when we arrived at the train station, and answered a few questions that I had during the visit. Only small quibble was that it's a bit dark inside and the terrace doesn't have much of a view, but those were very minor issues and come with staying in a medival town!
Overall, we couldn't have been happier with the place, and are very appreciative of Michelle and Roy!

The EXCELLENT Reveiws Are All True
We just returned from our weeklong visit in Orvieto. Everything positive you read in the reviews are true. Incredibly beautiful apartment and so perfectly stocked. Amazing location really close to everything. The town is big enough to be really interesting and yet easily walkable. We stayed an entire week and were never bored.
The photos you see of the home are all accurate. The home really could not be more spectacular. It truly gives you a sense of being in Italy. The beds are comfortable. The home was clean. The coffee maker is amazing. Michele and her son Alex were amazing to work with. Really cannot find one thing negative to say. Everything worked out exactly the way a traveler would want it to unfold. Absolutely no problems from beginning to end.
Lots of great restaurants are within a 5 minute walk. Small grocery store is very close and a much larger one (Meta) is about a 10 minute walk. If you don't see something, ask! Often things are behind the counter. The home has shopping bags and a rolling bag/cart for shopping. Great local market held on Thursday (and Sunday). Shopped for wonderful things and made an amazing meal in the gourmet kitchen. The kitchen is spectacular furnished as well as mine at home. Fish and butchers are nearby, but you may need to ask someone where they are. Many of the shops have their doors covered with a type of hanging rope (think 1970's beads going across the doorway), which makes seeing inside difficult. We went to the fishmonger and what an experience that was! He spoke no English and we spoke no Italian. Lots of pointing and gesturing and laughter! Most folks speak Italian and those that don't are still pretty easy to communicate with.
Lots to do nearby if you want to rent a car. We drove the countryside, visited wineries and went to Assisi. Wanted to see the cathedral for St. Francis, but we could not get in as the Pope was visiting on that day!
We had two couples in our party and there was something for each one of us to do. Great outdoor space to sit and read or have a glass of wine. Wines are excellent and really inexpensive (about 7-8 Euro per bottle). We had several bottles for 6 Euro and they were great as well!
In summary, this place is AAA+. Beautiful. Clean. Perfectly located. Wonderful walking city. Great restaurants nearby. Wonderful history. Sweet people that are glad you are there. Easy to communication with locals. Great shopping. Spectacular cathedral. Amazing owners to work with. GO!

The property is beautiful and well maintained.
We are a family of six (4 teenagers). We loved this apartment and Orvieto. During our week in Orvieto, the weather was very hot but the apartment was comfortable and we slept well each night. The apartment is spacious and well maintained. The town is fun to explore and it's close to other hill towns that we visited as well. Thank you to Michele and Alex for their hospitality! It was a wonderful Italian vacation. We highly recommend this property!
