Our beautifully landscaped, very private estate, includes your own private of white sand beach sitting right on the Caribbean Sea!!!
Our home is set up perfectly for large or small groups, this rental includes the 'main house only' with groups of up to 8. The Main House has 4 bedrooms and 3 baths Kitchen and Dining area and a large Covered Tiled Front Veranda and also a 30x30 rooftop Veranda for some R&R overlooking the beauty of the ocean.
Our home is located on a beautiful part of the island. Just a few steps down the beach are full service resorts where you can rent kayaks for exploring or fishing in the reef or enjoy a wonderfully prepared meal beach side.
Upon your arrival, our local manager will greet your party at the San Pedro airstrip, take you shopping, if you wish and then arrange transportation for you and your party via water taxi to one of the nicest houses on the island, The Belize Island Beach House. There, you will enjoy the beautiful Caribbean life in your own private home that is fully furnished.

The property is beautiful! It is quiet and peaceful, right on the blue water and the beach. The cabana on the dock and the pool are wonderful spots to relax. My friends said that the reality actually exceeded the photos.

This amazing property is about six miles north of San Pedro. Luscious palm trees and other tropical plants surround the property so that you are unaware of any neighbors who might be next door. The private infinity pool is inviting and the water is at the perfect temperature. Mary from Caye Management was incredible to deal with, responding to every email in a timely manner and immediately taking care of replacing any items missing from the house. She arranged for our transportation to and from the airport, set up a fishing excursion and beachside lobster barbecue, and had a golf cart waiting for us when we arrived at the house. There are some incredible restaurants within walking distance of the house, so there is no need to go into San Pedro if you don't want to. All in all, it was an incredible experience - one that our group will never forget.

Great Vacation House on Ambergris Caye!
We had a great time at this property. We had a group of 11 people (adults and teens) and rented the main house and the casita. The property was great! The live-in caretaker (Sergio and his wife) and the property manager (Trish) were responsive to anything we needed. The location is great, and if you are divers, you can have the dive boat pick you up on the house's private dock.

We had a wonderful time. Sergio and Stanley took good care of us. The island provided many opportunities for fun. Fishing, snorkeling, visiting the secret beach, eating at nearby restaurants, and more. A golf cart is a must! We would come back in a heartbeat.

We loved San Pedro! The house was comfortable for our family of 6, and we enjoyed our stay very much. Our kids loved the pool and the kayak, the views were GORGEOUS, and the AC units were cold! Sergio, the caretaker, was very helpful, and it was nice to be able to walk along the beach to the Portofino resort to have dinner or breakfast. We had a wonderful time and hope to visit again!

Family vacation
We loved San Pedro! The house was comfortable for our family of 6, and we enjoyed our stay very much. Our kids loved the pool and the kayak, the views were GORGEOUS, and the AC units were cold! Sergio, the caretaker, was very helpful, and it was nice to be able to walk along the beach to the Portofino resort to have dinner or breakfast. We had a wonderful time and hope to visit again!

We had a great stay at the property and especially enjoyed the pool. The property management company was helpful and good with communication. We also loved having the portofino resort a quick walk down the beach for breakfast, dinner, and dessert. Thanks for a wonderful stay!

Ambergris in General: What a great place. Town is very busy - but the people are super friendly. Food is great - lots of options. Bars are as good as any beach community in the world - SO MANY out on docks over the water - which is always fun. ACTIVITIES are too many to mention. BUT - all come with a significant price-tag. So don’t assume air and house are the biggest expenses. ;).
Location: It was 19 years since I had been to Ambergris and it has grown. I would likely avoid staying IN town. However - you are going to find yourself going into town quite a bit. This particular house is a LONG way from town on a golf-cart. It wouldn’t be so bad except in the six mile trip - maybe 2 miles is decent concrete - 2 more is ragged asphalt - and the 2 miles closest to the house is TERRIBLE and incredibly dusty dirt road. My wife was NOT happy about that and fashioned a hair cover out of a shirt for each ride. You WILL need to shower after a drive. You might also need a Chiro adjustment. ;). The roads are BUMPY!
The House: I have to say - I don’t think the pictures on here do it justice. Everything about it was a little better than I expected. I could very easily live here - and I am semi-particular. It IS island living - so water is a commodity. But it didn’t really affect us at all. The pool is SUCH a great addition. It was pretty hot - so we didn’t utilize the rooftop patio too much - but it would be a great place on a nice day - or if you were entertaining a group.
The Property: The landscaping is amazing. SO picture-worthy. We had a photographer come JUST because of how great photos would be. The dock is amazing - definitely older wood - but pretty and solid and gives the best coffee in the morning - cocktail at sunset place ever! The caretaker was super nice and, although we didn’t’ need much done, he busted his butt everyday clearing the beach and keeping the place gorgeous.
The Beach: We couldn’t use the beach. A sea-grass was there the entire trip. We were told it had been an issue for 6 months. I do wish we knew this. The smell was rough - SO ASK QUESTIONS ABOUT THIS. You do NOT get used to the decay smell. We couldn’t enter the water at the house as the first 20’ was piled up sea-grass.
I would HIGHLY recommend the house. You do need to be accepting of the location - and the grass if it sticks around - but it was the best trip we ever took with our boys.

The house is well kept and Sergio, the groundskeeper, was there to meet us on arrival (his dog Stanley is friendly and all the girls fell in love with him straight away). Him and his wife were amazing and helped us with every need, including a home cooked meal in the house one night. Between the rooftop deck, pool and the dock we had lots of places to spread out, relax, fish and have fun in the water. We dove 2 days and were picked up at our dock, which was super convenient. The place is close to a couple of resorts with good restaurants and a short golf cart ride to a lot more. Definitely rent a golf cart, and the management company can set that up ahead. We own a number of short and long term rentals and I can say without reservation that this place is 5 stars. Very comfortable beds, well appointed, all the kitchen stuff you need, quiet beach and exceptionally well maintained. Cold A/C. Our whole group raved about it the whole time and I look forward to staying here on our next trip.

The dock is a wonderful place to sit and the sea is warm and inviting. Israel and Mel took wonderful care of us when we were there. We arranged Mel to cook and she and her food were both lovely. Israel kept the place fantastically tended and helped us arrange scuba with the dive shop only two piers down but made sure we were getting a great deal. Anything we wanted, they helped us to figure out. And before we arrived Brittany was responsive and made the reservation and travel arrangements easy and worry free. The house was tidy and very nice. No problems with water. The house stayed cool with either air conditioners or fans. The beds were comfortable and there were plenty of towels for bathrooms pools and beaches. The kitchen is well equipped and if you can't find something, chances are Mel or Israel can help you. There were games and books and the internet was always available and the speed was great, no trouble streaming. The grounds were lovely and well cared for. All in all, a magnificent, relaxing, beautiful holiday. Thank you!

5 Stars – Because VRBO won’t let you award 6 Stars
Wow! What a place. This is postcard perfect. We stayed a week over Christmas with our two adult sons and daughter-in-law and had a fantastic time. There are so many things to mention about the house and grounds that gives this place a 5-Star review. The house has vegetation on both sides almost all the way the beach giving it plenty of plenty of privacy, the pool with its sunbathing stations was a great place for the family to relax as was the hammock, and the palapa at the end of the dock. The owners have thought of everything including a foot washing station to clean the white sand of your now tanned feet. There were plenty of towels and the kitchen had plenty of cookware, utensils, and dishes. Don’t be discouraged by the listed location on this web page. It is not in the Corazal District but is in fact located right on the beach in Ambergris Caye just a ¼-mile south of the Portofino Resort. Hopefully, management will update the page with the correct location.
We used three different operators for our activities in order to hedge against getting a bad one for all three of our adventures. None of them disappointed us. We used Roberto from Action Divers located at Portofino Resort for our snorkeling trip and had a great time. Roberto was very attentive to our needs and I would recommend him. For our Resort Discovery Scuba Dive we used White Sands Dive Shop. They picked us up right at the private dock and took us to their place for the instruction and dives. Juan Carlos (JC) was our instructor and a great guy. I highly recommend. For our Cave Tubing and Zip Lining we used Seaduced by Belize and we had another very good trip.
I can’t say enough good things about the caretaker Israel and his wife. The owners of this Beach House have struck gold with Israel and his wife Mel. They met us on the dock when we arrived by water taxi, helped us with our luggage and were available every day in case we needed anything. On one occasion Israel took a kayak out to the reef, caught some Red Snapper for us and then Mel prepared a delicious meal for us. Although Isabel speaks perfect English, I enjoyed practicing my Spanish with him.
Brittany (the property manager) was very prompt in answering all my emails and questions. Carol from the management company met us at the San Pedro Airport when we arrived. She arranged for a cab to pick us up so we could go grocery shopping in San Pedro and then arra

Beautiful Setting
This is a fantastic island home. The views and setting could not be better. The homes (Main house and Casita) are well constructed and very comfortable. The infinity pool is beautiful and allows you to gaze at the ocean as you lounge and relax. The pier is also a wonderful place to enjoy, whether just relaxing, reading, napping or taking a swim. It is a very comfortable place that can easily accommodate a large group.

Beautiful Beach Getaway
We took a trip with girlfriends and wanted a place that was safe but private and serene. This beach house was the perfect match. It has incredible views of the ocean,open sky and natural landscape. Our focus was relaxation and tranquility away from our busy lives and this place met all our expectations. There are many niches to find solitude even in a large group. From rooftop to veranda,dock or infinity pool or the soft sandy beach there is a place for you to find that place to just relax and get away from it all. The home is equipped with a beautiful kitchen with granite counter tops and fabulous new stove.We enjoyed some meals at the place and sat out on the veranda overlooking the pool and it was just gorgeous.Personally, I'm a big eating out person so was thrilled to find out there was a restaurant close by and another just down the beach. Portifinos was an excellent place and was within close walking distance. Not only do they have great food there but they are so kind and friendly and will handle your excursions from their dock as well. When our vacation was over we dreamed about this beautiful home and beach and decided to repeat the vacation the next year.

Beautiful Belize
Beautiful Belize Great house great time !!! this house it's right on the water with a beautiful pier and veranda space overlooking the Caribbean!! House is huge there's plenty of room large open upstairs and downstairs with a great family room and flatscreen TVs in many rooms. Kitchen was awesome granite countertops and stainless steel appliances. The top has a big open veranda with a little tiki bar and was beautiful in the evenings and early morning quiet time. Infinity pool with a little loungers built into it for great for sunning . We walked to many nice resorts in the area for fun meals excellent food I would definitely recommend the Belize island beach house to any family

In defense of the people of Belize and San Pedro Island, they are very friendly and accommodating. However, I am unable to say the same for the property management. Provided below is a list of several of the issues we experienced.
1. Kitchen - Dishwasher did not work (suspect to the water issues we experienced), oven did not heat.
2. Infinity pool - Nice until it gets filled with sewage water and turns an opaque greyish color.
3. Rain collection for water source - It drizzled on our first day upon arrival certainly not enough to fill a cistern or be "ample supply" for 10 adults.
4. The on-site care taker was informed multiple times of depleted water supply since day 2.
5. Water supply was not available until 10am on our departure day despite claims that maintenance person replenished the supply.
6. Office opens at 9am Saturdays – Had to inconvenience property management, as caretaker was not on-site to support.
7. 8 guest rate, should be 10 - Please deduct the extra person per night fee from the bribed refund amount that was offered by property management in return to retract the bad reviews (bribe was refused by guests, hence the remaining bad reviews).

I guess we need to bring our own source of water, gas, electricity, and toilets...
It is also quite shameful that the property management and staff trying to place blame of the unfortunate circumstances on the guests, rather than taking responsibility and rectifying the situation.

Poor Property Management
In defense of the people of Belize and San Pedro Island, they are very friendly and accommodating. However, I am unable to say the same for the property management. Provided below is a list of several of the issues we experienced.
1. Kitchen - Dishwasher did not work (suspect to the water issues we experienced), oven did not heat.
2. Infinity pool - Nice until it gets filled with sewage water and turns an opaque greyish color.
3. Rain collection for water source - It drizzled on our first day upon arrival certainly not enough to fill a cistern or be "ample supply" for 10 adults.
4. The on-site care taker was informed multiple times of depleted water supply since day 2.
5. Water supply was not available until 10am on our departure day despite claims that maintenance person replenished the supply.
6. Office opens at 9am Saturdays – Had to inconvenience property management, as caretaker was not on-site to support.
7. 8 guest rate, should be 10 - Please deduct the extra person per night fee from the bribed refund amount that was offered by property management in return to retract the bad reviews (bribe was refused by guests, hence the remaining bad reviews).

Our visit to the Belize Island Beach House on San Pedro Island was for 5 days & 4 nights from the date range of June 7-11, 2016. Our group was comprised of 10 adults & 2 children ages 3 & 5.
Day 1: While brushing our teeth before bed, we found out that the downstairs shared bathroom sink was clogged & slowly draining.
Day 2: Started day off with very low water pressure. We let Walter (caretaker) know about the issue in the morning & he went around back, turned some valves, & returned the pressure back to normal. While cooking dinner we discovered the oven & dishwasher did not work.
Day 3: Noticed a yellowish discoloration in the water and again low water pressure. Informed Walter of the issue and departed for a snorkeling excursion.
Day 4: Again discolored yellowish water & this time a stench accompanied it. I contacted the property manager, Brittany to inform her of the situation. She stated that she would call out her mechanic, Eric to see if there was something he could repair. Walter comes knocking on the door & he walks me over to 3 empty above ground water tanks. He then shows me the 2 underground cisterns in the guest house, both empty & the last underground cistern, which is what the house is currently drawing from, & it is full of the same brownish foul filth that is running through the house. I sternly inform Brittany, "I have seen all the empty tanks and all the empty cisterns. There is nothing here to fix. The problem is there is no water except the nasty sewage water we are drawing from now.” Around 10:30pm I can hear a truck pulling up. I think to myself, “Finally!” and return to sleep with aspirations of a shower & decent toiletry conditions in the morning.
Day 5: Filth pouring out of the sink. Chris (logistics man) is scheduled to pick us up at 10:00am to head back to the airport. Not knowing what to do next, I let my group know that I cannot reach anyone, Walter is nowhere to be found & Brittany is not picking up. Left with no other choice, we begin rationing our drinking water for toiletry purposes and relieving ourselves in the foliage around the property. 7:15am Brittany returns my call & informs me that the water was delivered last night & that Chris will arrive early to help. He arrives at 10:00am. No one has showered and everyone is pissed. All the girls in the taxi took turns lashing out at him. Chris stated "Sorry about that, but that is not my responsibility. We did get water delivered & ready for the next group."

Six of us laid claim to this beautiful home for a week and didn't want to leave when our time was over. No matter where we were, the views are spectacular. Brittany, the property manager, made sure everything was handled in advance, even arranging golf carts to be waiting for us at the house. We were met at the ferry landing by Chris, who directed us to a grocery store for a pick up of Belikin and basics before we left for the house, got our luggage and us loaded into a van and off we went! The paved road ends about four miles north of town, the house is six miles north, so be prepared for a few bounces once off the pavement. Upon arrival, we met Abner, the caretaker, who showed us around and made sure we were comfortable. During the week, he referred us to the best (where the locals shop) grocery store, gave us the insight on the area, advised us on restaurants and just made sure we were happy. Brittany referred us to Chefs for Hire who came in and prepared Saturday night dinner. I would highly recommend doing this. Not having to cook or worry about going out to eat on our arrival night made it very relaxing. Do this at least once during your stay, you won't regret it! Delsia and Norma delighted us with the most wonderful meal and best of all, they even cleaned up and left the leftovers! Our only regret is that lobster was out of season during our visit and unavailable!
We used another referral, Seaduced by Belize, for our excursions (sunset cruise, jungle trip/Lamanai, and Mexico Rocks/Robles Beach/bbq). Again, highly recommended. We were picked up at our dock for each trip, and the memories our group took home can't be described.
The house itself is beautiful and secluded. We did have guests who found navigating the inside stairs to the lower floor an issue. They seem to be placed a bit too far apart and there is no hand railing. We solved this by using the outside front stairs to the lower outside door. Since we were outside most of the time, this was not a huge issue and at times, more handy. Also, a notice on the door of those very same stairs advising there is another step down would be nice. On a last note, a dusk/dawn or solar light at the bottom of the entry stairs would be helpful.
Every one of us, though, enjoyed the whole experience. Words can't do it justice. I'd encourage anyone to stay here, whether to be alone and enjoy the seclusion and beauty or go out and carouse or take tours, no matter what, highly recommended and we will return!

Belize island beach house was great. My wife and daughter and I had a great vacation. This is truly a relaxing place. Spend the day sitting on the dock swimming in the pool fishing or snorkeling what ever you like it's here. There are many resorts walking distance to eat at use there kayaks and book excursions. I recommend going to shark ray alley and hol chan marine reserve we had a great time. Will come back.

Belize island beach house was great. My wife and daughter and I had a great vacation. This is truly a relaxing place. Spend the day sitting on the dock swimming in the pool fishing or snorkeling what ever you like it's here. There are many resorts walking distance to eat at use there kayaks and book excursions. I recommend going to shark ray alley and hol chan marine reserve we had a great time. Will come back.

The house is beautiful. The balcony is amazing, the pool is great, rooms are fantastic size, you get two kitchens...there is a lot to like. Abner is helpful and very friendly (as was everyone we met). Brittany was responsive throughout in planning the trip. Chris was really helpful in getting us to and from San Pedro. The resort (Porto Fino) is a nice resource for activities (diving, snorkeling...if you are a diver, make sure to insist on a Wall Dive-- Mexico Rocks Canyon is really great).
There are some quirks to staying here. Be aware the getting here takes some doing-- you have to take either a plan or a boat from Belize City to San Pedro, and then another boat that takes you right to your own dock. Not a problem; just know that's coming. There was a problem with the pipes while we were there. The team did a great job of fixing the problem quickly. The water got all over the floor and we had to use a bunch of towels to clean it up. We were told that we were going to get a complimentary cleaning because of this inconvenience, but nobody ever came.
The carts were great to have, but came with some quirks as well. They have a hard time when it is muddy and wet on the dirt road that is used for travel. They stall out, and you have to dry the spark plugs to get them restarted. Riding the roads was fun for our group, but it is muddy and stinky, with potential to stall out or get stuck. It would be nice if the cart company would provide more instruction on how to use the carts. When we got there, there were two carts waiting, as promised. However, neither would start and we had to get somebody to come out. They had to replace one of the carts (they had to replace one again later in the trip) and finally got the other going. They then tied to collect more than 125% of the price that I was quoted by Brittany for the carts. I was able to do some negotiation, but be ready for some haggling.
Overall, the trip was beautiful and full of adventure. I would certainly recommend staying here if you don't mind being off the beaten path a little bit.
